Bellarine, at Deepdene, leads top 10 sales of the week: RP Data

It's been likened to a giant, airborne Meccano construction.
High above Central Park, on Sydney’s Broadway, massive steel supports have been lifted 100 metres into the air to start work on a quite monumental cantilever that will protrude from the side of the One Central Park apartment block.
The cantilever will extend 42 metres from the facade of the residential tower and will carry a private sky garden with plunge pool along with an outdoor dining space for residents.

The cantilever will also support a heliostat frame carrying 320 large mirrored panels, which will redirect sunlight across the former brewery precinct.
The mirrored panels each have nine LED coloured lights set into them, which are programmed to deliver a major public artwork designed by Danish lighting artist Yann Kersale.
Construction is part of the $2 billion Central Park precinct by joint venture developers Frasers Property Australia and Sekisui House Australia to a design overseen by Jean Nouvel.

Watpac Construction lifted the first steel truss into position on level 28 of One Central Park’s East tower earlier this month.
Frasers Property Australia Project Director Mick Caddey says it will take three months to build the structural supports and shell of the cantilevered structure.
“This involves lifting all of the structural steelwork into place. There are four 90-tonne steel trusses that lay the length of the floor plates, each measuring 46 metres and extending 18 metres from the face of the building – the trusses are two storeys (or six metres) high,” Caddey says.
“The construction team will then continue pouring concrete to construct the upper floors from levels 30-34 and finally prepare for the highly complex engineering feat of lifting the 110-tonne heliostat reflector frame into position, affixed to the base of the cantilever.”
It will be the largest-spanned cantilevered structure to be built off a high-rise residential development in Australia, requiring the world’s largest capacity tower crane, a FAVCO M2480D supplied by Marrs Contracting and nicknamed ‘Tinkerbell’, brought specifically to the <a href="/news">Chippendale </a>site for the task.
Tinkerbell usually works on mining sites in Western Australia and the Middle East.
Watpac Construction NSW State Manager Ric Wang says the steel structure weighs in excess of 600 tonnes, including the 110-tonne structural steel frame to support the mirrors on the heliostat.
The steel trusses were fabricated in Adelaide, transported to Sydney and have been assembled on site over the last two month at ground level “rather like a large-scale, intricate Meccano set”, according to Mick Caddey.
The cantilever defines the location of Central Park’s most exclusive property offering – the Sky at One Central Park.
Comprising five levels above the cantilever, Sky will have just 38 penthouse and sub-penthouse apartments.
They will range in size from 120 to 200 square metres.
Prices have yet to be finalised, but are estimated at between $1.4 million and $2.6 million when released in coming weeks.
Completion is expected in late 2013.

Work begins on Australia's largest cantilever on One Central Park tower

Writer Melanie Hershon, the daughter of the late ragtrader Michael Hershon, has emerged as the buyer of the Darling Point penthouse of the arts philanthropists Simon and Catriona Mordant.

It was sold two months ago after seven months on the market.

<a href="https://doublebay.ljhooker.com.au/K3AF93" rel="nofollow" target="_blank">The apartment </a>had been for sale with $6 million-plus hopes through Bill Malouf, of LJ Hooker Double Bay.

Title Tattle suggested it <a href="https://www.propertyobserver.com.au/new-south-wales/arts-guru-simon-mordant-lists-redundant-darling-point-penthouse-title-tattle/2012020853311" target="_blank">could fetch around $6.5 million </a>on its February listing, but it sold for just $5.3 million to Melanie Hershon whose writing career has included stints at Ita magazine, editorship of the annual Sydney Morning Herald Weekends Away magazine and of Portfolio, the first women's business magazine in Australia.

Melanie Herson's <a href="/news">Darling Point</a> acquisition had been bought by the Mordants from the retailing Fleming family in 2002 for $5.25 million.

Her father, who died in 2007, was dubbed "the Brassiere Supremo" as head of the Hestia-Berlei company among his various business ventures. Hestia was the lingerie business that his father, Edward, and mother, Serena, started with two sewing machines after arriving in Australia as Austrian refugees.

Hestia was a Greek goddess, although it became better known across the country for the irreverent acronym Holds Every Size Tit In Australia.

Michael Hershon was also a highly regarded property developer. The nearby Retford Hall apartment building in Darling Point was among the high-rise residential developments constructed by Progress and Properties, a company associated with Michael Hershon and other property legend Tibor Balog.

Another whole-floor penthouse sold for $5.7 million <a href="https://www.propertyobserver.com.au/new-south-wales/gowing-s-retford-hall-darling-point-penthouse-gone/2012091056493" target="_blank">after being listed by the Gowing retailing family in Retford Hall.</a>

The 18th-floor Retford Hall penthouse has been sold to another resident within the Thornton Street block, who could potentially ambitiously connect the apartments.

The Mordant apartment, unencumbered by any mortgage, was a 349-square-metre penthouse that spanned two levels in a Darling Point Road building designed by architects Peddle Thorp and Walker.

The Mordants listed the property in February following their $10.8 million purchase last year of a garden harbourfront Point Piper apartment in the Elk Developments project.

The year's highest-priced apartment in Darling Point has been the <a href="https://www.rs.realestate.com.au/property-apartment-nsw-darling+point-109737366" rel="nofollow" target="_blank">Salacia, Yarranabbe Road penthouse </a>of the hotelier Solomon family to Neil Sutton of the Suttons motor family, who already lives in the complex.

Simon Mordant's mere $50,000 gain after decade in Darling Point: Title Tattle

A legal dispute between Mirvac Group and two of Nathan Tinkler’s companies over a land sale has been almost settled, subject to a $16.7 million cheque arriving next Monday.
Mirvac subsidiary Domaine Steel River had been seeking payment for an industrial site in Newcastle, NSW, from Nathan Tinkler’s companies Ocean Street Holdings and Buildev Group.
The two companies were ordered by the NSW Supreme Court to pay the agreed purchase price by September but failed to pay up, leading to legal proceedings yesterdau before Justice Michael Slattery.
The parties reach their agreement which Mirvac indicated rested on the defendants agreeing to complete the contract on Monday 29 October at 2pm.
"If they fail to complete they have consented to the appointment of a sequestrator," a Mirvac spokeperson said.
Final orders will be made on Tuesday, October 30 at 9.30am.
The Australian Financial Review reports Nathan Tinkler is slightly more liquid having sold his equity in a residential joint venture in Sydney's north west.

Nathan Tinkler resolves Mirvac Newcastle dispute

Live music venue the Sandringham Hotel, in Sydney’s Newtown, has been sold for just short of $3 million.
It was sold at an undisclosed price by receivers Ferrier Hodgson who were appointed to the King Street property in July.
The new owners have indicated an intention to run the business as a live music venue.
The purchaser details were kept confidential, but according to <a href="https://www.tonedeaf.com.au/news/local-news/217446/sando-controversially-sold-bank-newtown-social-club.htm">TonedDeaf website </a>it was sold to Tim Northeast, Matthew Everett, Richard Ludbrook, and Andrew Mansfield, who own Melbourne’s Corner Hotel and Northcote Social Club.
The pub will reportedly continue to operate in the hands of the receivers until December, at which time it will be closed for extensive renovations before reopening as the Newtown Workers Club.
The sale will ends ownership by Tony Townsend who was forced out of the business by his bank, BankWest. He paid $3.28 million in 2005. 
Several hotel sales in Newtown in recent months have included The Marlborough which sold to <a href="https://www.propertyobserver.com.au/leisure/john-singleton-backed-riversdale-group-adds-marlborough-hotel-in-newtown-to-%2485-million-pub-portfolio/2012090656439">John Singleton's consortium for $12.175 million </a> and The Bank sold to pub baron Bruce Solomon for about $11 million.

Newtown's Sando Hotel sells to Melbourne syndicate

Sydney entrepreneur Drew Muirhead is now seeking to sell his unsold five-bedroom Cottage Point waterfront on Sydney's Pittwater in 12 shares, each costing more than the average Sydney home.

It has been given a nominal $7.8 million value, with each portion listed in $650,000 part ownership shares, while he would retain two himself.
The house was briefly listed for sale in late 2006 and then almost ever since April 2010 with $10 million plus hopes through four different estate agencies.
It's possibly the biggest house within one of Sydney's smallest suburbs, Cottage Point, complete with infinity-edge pool, spa, jetty and pontoon.
Last traded for $1.7 million in 2005, the vendor has previously rejected the suggestion the almost $3.5 million he spent building his dream home was an overcapitalisation.
He says when he had hopes of selling for more than $10 million, he had interest at $8 million.
Designed by architect Richard Cole, it has water views from every room with its pitched ceiling expanding the view to include the bushland behind.
Fractional ownership is a model used in the US and Europe.
"It is not time share," Drew Muirhead says.
“I have chosen this method because the market is at an all-time low and the top end is getting hammered, so I have been researching for the last 12 months to see what else I can do.
"There are few people who have $6 million to $8 million to buy a holiday house these days, and the strength of the Australian dollar is killing the greenback, so we have no expats investing – which is probably where I would expect the buyer to originate,” Muirhead says.

The five-bedroom home was featured on Grand Designs Australia in 2010.
It has been rented out for $20,000 a week in the peak season, with Australian actress Kim Wilson once calling it her "perfect piece of Sydney paradise".
Muirhead is offering the property under a co-ownership agreement drawn up by PodProperty chief executive Jeremy Levitt, who says the method has become more popular especially for holiday homes.
"The owners will have a deeded share of the title of the bricks and mortar and can use their share for their own holiday stay, or rent out your time for a great return," Levitt says.
Trent Brewer of Ray White Terrey Hills says there is usually only one sale a year in <a href="/news">Cottage Point</a>, the highest being $6.45 million in 2008.

Cottage Point waterfront carved up into 12 portions with expatriate buyer expectations

Brownlow medalist Jobe Watson's Melbourne investment property play has been sold.
His three-bedroom <a href="/news">Albert Park</a> investment cottage had lingered unsold on the market since its early August listing, then passed in on a vendor bid of $970,000 at its September 1 auction.
The Richardson Street was purchased for $930,000 in December 2007, having previously traded at $880,000 in mid-2007.
Late September inspectees were told there was a flexible $980,000 asking price on the attractive freestanding double-fronted Edwardian brick residence.
Its most recent price indication was $959,000, but Property Observer gathers it might have sold at around $905,000.
No sale price has been declared by the <a href="https://www.realestateview.com.au/Real-Estate/richardson-street-albert-park/Property-Details-sold-residential-4276135">Cayzer Real Estate Albert Park listing agency, </a>which secured the sale on October 18.
Watson lives elsewhere in Albert Park, where he paid $780,000 in 2009.

Whispers of a $17 million Toorak sale all point to funds manager Ron Dewhurst selling his Landale Road mansion in an off-market deal through Kay &amp; Burton earlier this month.
The home was built by Sir Macpherson "Mac" Robertson, of MacRobertson's Chocolates fame.
The initial report of its sale,  just a day after contracts were signed, suggested a $16 million sale, which on finalisation could rank as Melbourne's highest sale this year.
<a href="/news">It had stood at $12.5 million in Hawthorn</a>.
The mooted Toorak buyer is the chief executive of listed pharmaceuticals supplier Ascent Pharmahealth Dennis Bastas and his wife, Georgina, who currently live in Brighton.
It would represent a quick relocation as their contemporary Brighton abode was only bought through Hockingstuart late last year and settled in January this year for $3.12 million. 
The Toorak mansion had been listed by the head of global investment management at Legg Mason Inc., Ron Dewhurst, who now lives in New York.
At the time of its 2003 purchase Ron Dewhurst and wife Katie were returning from New York where he'd been with JP Morgan Fleming to give their children a Melbourne education.
They purchased the Landale Road home in 2003 from former television personality Steve Vizard for $6.4 million.
Steve Vizard had bought Victor and Loti Smorgon's Landale Road house for $5.6 million in 2001 before the downsizing Smorgons moved into their Hotel Como apartment.
The Toorak home has up to eight bedrooms, a tennis court and a lift.
No official confirmation has yet been coming from Kay &amp; Burton.
Noting the reputed sale, the buyers agent Mal James suggested the top of the top end in Melbourne  was "by no means flying."
"It’s still on life support numbers-wise, but there is a pulse," he wrote on his website.
Robertson died in 1945 and in 1967 his heirs sold the company, which made Cherry Ripe, Freddo, Old Gold and Snack, to the English confectioner Cadbury.

Reputed $17 million Toorak sale takes the chocolates

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
