Lend Lease has appointed Kylie Rampa as the managing director of its investment management business in Australia.
Rampa will be responsible for A$8.8 billion funds under management as well as overseeing the retail asset management business.
Rampa, with over two decades of experience in Australian and global real estate investment, was most recently chief executive of the Gandel Group.
She has also been head of real estate advisory North America for the Macquarie Group, holding various property roles within Macquarie including chief executive of Macquarie Countrywide Trust from 2000 - 2006.

Hopewood House, the historic matrimonial Southern Highlands mansion owned by Fairfax Media director Michael Anderson and his wife, Susie, has been sold –  and it's presumably not likely to continue operating as a joyous wedding reception locality for hire.
It's been sold reputedly for about $5.25 million, according to local Southern Highlands chatter, although initial reports had put the sale through Ballard Property at around $6 million.

The acclaimed artist Tim Storrier and his wife, Janet, who last month listed their Bathurst rural estate (pictured above), bought <a target="_blank" href="/news">Hopewood House</a>, which was initially listed with $9 million price hopes two year ago.
It was built in 1884 by Ben Osborne and his wife, Lucy, in the grand Dutch colonial style.
Now it is set on about five hectares of gardens on Bowral's outskirts, and the Andersons restored the house and its gardens after paying $4.25 million in 2007.
The Storriers' Bathurst property,  Blackdown, is listed for sale with $4 million plus hopes through Bill Bridges at Ballard Property and James Thompson, of The Professionals Bathurst.

The Couran Cove resort at South Stradbroke Island, which had a development cost of $150 million, is set to change hands with its reputed price less than $10 million.
Queensland property industry sources told the Gold Coast Bulletin that a sales contract had become unconditional.
It even pinpointed the unconfirmed buyer as Brisbane businessman Craig Dowling, a director of Indian-owned Adani Mining, who became a director of Couran Cove Holdings, a company registered only last month with Couran Cove Island Resort as its business address, according to the news report.
The 151-hectare site, which closed in June last year, has 358 accommodation units – hotel suites, villas, cabins, and marine lodges – of which 158 are unsold.
There is also approval for a further 212 units and a yacht club.
The resort has two restaurants, conference venues, function rooms, two gyms, running track, pool, waterfront building, surf club, jetties and 102 marina berths.
It was developed by US billionaire philanthropist Chuck Feeney via InterPacific Resorts (Australia), who opened it in 1998.
Feeney has invested some $300 million and after the resort made an $85.9 million annual loss, InterPacific and four associated companies went into in voluntary liquidation.
In the sales campaign David Devine's Metro Property Development took out a conditional contract but walked away earlier this year before the final signature was required.
More recently Colliers International undertook negotiations with the underbidder being an Asian hedge fund.
Colliers agent Darrell Irwin declined to comment to the Bulletin.
Ferrier Hodgson liquidator Will Colwell has indicated a final payout to creditors could be declared on December 10.Ferrier Hodgson told Property Observer today there was no comment on the media report.

Couran Cove sale nears after false start

Invermien,  the iconic Hunter Valley thoroughbred horse stud, has been sold by the late horse breeder Geoff White and his widow, Beryl. The Scone property comes with an 1831 homestead on 313 hectares.

Title Tattle gathers it's been bought by the MacIntyre family, who were sellers recently of Tinagroo Station, a cattle grazing property. Duncan and Jilly Macintyre along with their two children, Hector and Florence, have reputedly sold Tingagroo to a fund manager.
The districts' first settlers included ship's surgeon Dr William Bell Carlyle, who took up a 2,000-acre grant in 1822 in the Kingdom Ponds area. His nephew Francis Little also moved into the area and called his property Invermien. In 1881 <a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/819504">the Maitland Mercury </a> dubbed it one of the grandest pastoral estates in NSW.  
Work began on the handsome single-storey homestead in the late 1820s with the historic twin gabled homestead now a showcase of the early colonial period, with high pressed metal ceilings, quality cedar joinery, marble fireplaces and an underground cellar. Made of sandstock brick in a timber frame, it comes with hipped, corrugated iron roof, French windows, and a six-panel main door. In 1895 the gables at the front were added, the stone-flagged veranda was extended and the rear wings lengthened to form a courtyard with the dairy and the kitchen. The Whites set up their operation around 1994, having previously run their horses at the Castlereagh property Robrick Lodge.
The 313-hectare Invermein – mentioned in the G Nesta Griffiths book Some Northern Homes of NSW (Sydney: The Shepherd Press, 1954) – was offered by the Whites for sale in April along with another historic property, Bhima, with 160 hectares.
Bhima remains listed through Michael Burke and Jamie Inglis at MacCallum Inglis Scone in conjunction with Gavin Beard at Landmark Harcourt Scone.
The two adjoining Scone properties had a combined $12 million asking price.Bhima alone, given it's impressive thoroughbred setup, is listed with $6 million expectations.
Geoff White died at the age of 81 on July 8 this year.
The couple won the Golden Slipper 30 years ago with Marscay, one of the first horses they raced, and in 2000 finished second in the Melbourne Cup with Yippyio, which won 14 races including the Queensland Derby, Guineas, Brisbane Cup and Moonee Valley Cup. Other group 1 winners carrying the white, purple star and hooped sleeves were Jetball, Euclase, Filante and Reenact. The White Thoroughbred empire had its beginnings at the 20-hectare Robrick Lodge near Richmond, on the outskirts of Sydney, before the family purchased the 160-hectare Bhima and neighbouring 313-hectare Invermein in 1994, rejuvenating and merging the two properties. The Whites also made a significant contribution to racing at Scone and was instrumental in helping establish the Hunter Valley Equine Research Centre. He served as a director of the Bloodhorse Breeders’ Association of NSW and also on the Royal Agricultural Association on Sydney.
Born at the small western NSW town of Hillston, Geoff White became one of Australia’s leading civil engineers and White Industries constructed numerous buildings, including the National Art Gallery, High Court of Australia and the National Mint in Canberra.

Hobart listings still require the highest level of reduction, with a typical 9.1% discount needed against the original asking price, according to Australian Property Monitors.
Brisbane ranked second, with an 8% discount required, according to the recently released October data.
APM research analyst Clinton McNabb notes Canberra vendors historically typically need to adjust their expectations the least, with a current required 4.5% price adjustment to secure a sale, although with just the one month figure it was too early to be any strong renewed downward pattern.

Higher discounts required in Sydney and Melbourne to achieve spring sales: APM

The outer-Melbourne region made up the majority of the Victoria's domestic building permits decline, according to the Victorian Building Commission.
The value of domestic building permits issued in outer Melbourne decreased by 17% to $5 billion in 2011-12, and the number issued fell by 15% to 32,914 building permits. Declines in domestic building permits issued in the inner-Melbourne region also contributed to the total decrease. In 2011-12, the value of domestic building permits issued in inner Melbourne fell 4% to $3.5 billion and the number issued fell by 8% to 19,585.
There were 81,089 building permits worth $11.8 billion issued for domestic building work in 2011-12 across Victoria.
Both the value and number of permits declined 10% compared to 2010-11. The number of building permits issued was the lowest since 2000-01. Even domestic owner-builder work activity declined being 8% less than 2010-11.
These permits totalled $1.4 billion worth of building work, 6% lower when compared to 2010-11.
Most of the permits issued were building permits for new buildings ($977.2 million), and extensions and alterations ($373.3 million). This level of domestic owner-builder building permits equated to 27% of all domestic building permits and 12%of the value.
While much of Victoria recorded declines in the number and value the north-west region recorded an increase in the value of permits issued for domestic building permits.
Municipalities in this region are: Ararat, Ballarat, Central Goldfields, Hepburn, Hindmarsh, Horsham, Mildura, Moorabool, Northern Grampians, Pyrenees, West Wimmera and Yarriambiack. The south-west and the north central regions were stable. The total value of domestic building permits consisted of 83% new buildings and 15% extensions and alterations.
The remaining 2% involved demolitions, re-erections and other building permits. The overall decrease in the number and value of domestic building permits issued was largely due to decreases in new building work. The value of domestic new building permits fell 13% to $9.8 billion in 2011-12, while extensions and alterations increased 5% in value to $1.8 billion.
The biggest decline in domestic building permits over 2011-12 was experienced in the $100,000 to $200,000 value range, falling 20% in both number and value of permits issued. Permits valued between $25,000 and $100,000 fell 10% in both number and value, those valued over $200,000 recorded a 9% fall in number issued and an 8% fall in their overall value, and permits valued at less than $25,000 fell by 6% in number and 4% in value.
The Victorian Building Commission defines domestic buildings as one or more buildings that in association constitute:  a single dwelling, being  (i) a detached house; or (ii) one or more attached dwellings, each being a building, separated by a fire-resisting wall, including a row house, terrace house, town house or villa unit, which is not located above or below another dwelling or class of building other than a private garage. DIYs contribute to Victoria's domestic building permits decline

The Dirty Deeds filmmaker Deborah Balderstone and her husband, John, an investment manager, have listed their 1890s Elizabeth Bay villa with reported price hopes of more than $12.5 million. John Balderstone once worked at one of the world's biggest hedge funds, Tudor Investment Corp.
It's listed through Richardson &amp; Wrench Elizabeth Bay agents Jason Boon and Geoff Cox and McGrath agent Ben Collier.
Hidden from the street by a high wall within gardens designed by William Dangar, it's on Billyard Avenue non-waterfront block, although it comes with shared jetty access.
There's been a William Smart redesign to the five-bedroom house in <a target="_blank" href="/news">Elizabeth Bay</a>.
The Balderstones bought the property for $6.8 million in 2003 from property entrepreneur Barry Wain.
It was unrenovated when sold by the veteran mining speculator Boris Ganke to Wain.
Title Tattle recalls the house was sold off by the Sydney City Council in 1971 for $133,000 to Boris Ganke after plans for a park were abandoned.

Dirty Deeds producer Deborah Balderstone wants a clean $12.5 million in Elizabeth Bay

Stockland Property Group's departing managing director Matthew Quinn has listed his McMahons Point home.
The recently completed five-bedroom home, with picture postcard views of the Harbour Bridge and Opera House from almost every room, is being marketed with $10 million plus hopes.
It's a recently completed <a target="_blank" href="/news">McMahons Point</a> residence designed by SJB Architects. It comes with alfresco terrace, lush Peter Fudge-designed garden, pool, spa and firepit.
Set just a short stroll to Blues Point Road cafes, city ferries, and Milsons Point train station, it's been listed through <a target="_blank" href="https://www.belleproperty.com/for-sale/NSW/North-Shore-Lower/McMahons-Point/House/2P4728-37-east-crescent-street-mcmahons-point-nsw-2060">Belle agent Tim Foote.</a>
Quinn announced in July that he would leave Stockland after 12 years.
Stockland has appointed international head-hunting firm Egon Zehnder to find his replacement.
Quinn moved to Perth from Britain in 1987 to work for the Price Waterhouse accountancy firm and then took over the reins at Stockland in 2000.
Quinn's beachfront holiday home at Pearl Beach on the NSW central coast that was bought in 2008 for $2.45 million was briefly for sale until September this year, but was no longer for sale.
Offers are due November 27 for the East Crescent house.

Departing Stockland managing director Matthew Quinn lists in McMahons Point with $10 million-plus hopes

Analysis by CoreLogic shows more than a quarter of a million homes on the east coast of the US are at risk of property damage due to Hurricane Sandy.
CoreLogic, a provider of information, analytics and business services, indicates that more than US$80 billion (A$77 billion) worth of residential property is at risk from hurricane-driven storm-surge flooding.
“Based on current forecasts, Sandy is likely to make landfall along the north-eastern Atlantic coast early Monday," says Dr. Howard Botts, vice-president and director of database development for CoreLogic Spatial Solutions.
"Though it is still early and the projected path is constantly changing, Sandy could pose an enormous threat to major metropolitan areas in the north-east, like New York City and Long Island, Atlantic City and Baltimore."
According to CoreLogic, more than 261,000 total residential properties valued at over $80 billion are at risk for potential storm-surge damage among the coastal mid-Atlantic states, if the storm hits the coast as a Category 1 hurricane. Within that region, more than 210,000 total properties valued at over $67 billion stand at risk in five major metro areas, from Virginia to New York.

Hurricane Sandy could endanger more than US$80 billion of US residential property: CoreLogic

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.
