One of an estimated seven house abodes in the Melbourne CBD has been sold for $2.9 million.
Known as 'The Bunker', the house at 6 Kirks Lane is tucked away in one of Melbourne's laneways just metres from the Hardware Lane cafe strip.
The building (pictured below), which comprises three levels with an additional rooftop spanning 340 square metres, has views over the CBD.
The warehouse last traded in 1996 for $700,000. It was sold by the Nauru-based businessman Desmond Oppenheimer andn his wife, Sophie.
At one stage the building was the abode of architect John Denton and also as offices of the onetime lipstick queen Poppy King.

The first floor is mostly open plan space with polished concrete floors, a kitchen and bar area, along with an internal courtyard, cinema room and dining area. It also has two bedrooms and an additional TV room and living space.
The second floor has an additional internal courtyard, kitchen, recreation room and open plan bedrooms with the rooftop being accessed via a separate staircase.
Savills selling agent Clinton Baxter said there was a huge amount of interest in the property, which had close to 50 inspecting parties during the sales campaign.
“Interest in future uses included hospitality, commercial, residential, hotel and mixed-use before the property was sold to an inter-state buyer intending to retain the property as a single private dwelling,” he said.

Singer Guy Sebastian, and his wife, Jules, have listed their three level Clovelly abode with reported $2 million hopes as they seek something more suitable for their very young son, Hudson.
The X Factor judge bought the <a href="https://www.domain.com.au/Property/?adid=2010573036" target="_blank">architect-designed Knox Street </a>house <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-clovelly-nsw-2031/112872" target="_blank">in 2010 for $2.15 million</a>.
Its living and dining areas are set over the top floor, with three bedrooms on the middle space and a fourth bedroom and rumpus room on the lower level. Presumably way too many stairs for the young family.

The Sebastian's appear to be in much the same predicament as Braith Anasta and his wife, the actor Jodi Gordon who recently narrowly escaped the Clovelly downturn.
The injured Wests Tigers champion Braith Anasta secured $1,855,000 when their four-bedroom, two-bathroom Clovelly home went to auction last month.
Initially <a href="https://www.propertyobserver.com.au/news/braith-anasta-and-jodi-gordon-list-clovelly-home-weststigers/2013060261856" target="_blank">more than $1.8 million </a>was being suggested for the two-storey semi, but the agents then adjusted their marketing to $1.7 million plus.
Agents hoped the lowering of the price guide would introduce stronger competition in the lead-up to the auction.
It had been bought for $1,805,000 in 2011 by Anasta, so the sale price represented a loss after expenses including $84,000 purchase stamp duty.
It had sold previously at $1.76 million in 2009.
RP Data gives Clovelly's median house price as $1.365 million, down 16% over the past year.
Its down 6% over the past five years, according to RP Data.

Singer Guy Sebastian seeks to cut and run from Clovelly for level lawn

Mike Cannon-Brookes,  the co-founder and CEO of Atlassian Software Systems, has spent $8.7 million to buy on Pittwater at Palm Beach.
The Barrenjoey Road property last traded at $10 million in April 2010 when bought by retired Sydney-to-Hobart veteran skipper Neville Crichton.
It had been the $10 million home of the retired grocer John David and his wife, Patti who had the Walter Barda-designed house built on the shores of Snapperman Beach after the 1094 sq m block was bought for $975,000 in 1993.
Mike Cannon-Brookes' plans are not known, but it sits on the <a href="https://www.ljhooker.com.au/Z1F6Z/6-bedroom-house-for-rent-palm-beach" target="_blank">LJ Hooker Palm Beach leasing website</a> as a $30,000 a week rental.
Just a few doors away on Snapperman Beach property developer Denis O'Neil has sold <a href="https://palmbeach.ljhooker.com.au/2P0F6Z" target="_blank">his Walter Barda-designed house with an Iluka Road address</a>.
The gorgeous seven bedroom house had revised $7 million plus sale hopes.
But his <a href="https://palmbeach.ljhooker.com.au/2P2F6Z" target="_blank">adjoining caretaker's cottage, apartment and garage </a>on 590 square metres remains listed through LJ Hooker.
Its being marketed as undercapitalised, but possibly not by much given its asking price is $4.5 million plus.
It was last October when the trophy listing hit the market and O'Neil, another keen yachtsman, offered the 1112 square metre holding with $14 million plus hopes for the pair.
That was $8 million plus for the large residence and more than $6 million for the adjacent block.

The Block's Bec and George appoint Gerald Betts to sell South Melbourne apartment

Last weekend's inner west clearance rate of 90% at an average sale price of $966,500 was not only the highest clearance rate recorded of all the suburban regions but was achieved from the highest number of listings, according to Australian Property Monitors.
It's why commentators call the inner west the engine room of the auction market.
The median value of a Sydney apartment reached $500,000 for the first time in June, according to the latest RP Data release.
RP Data-Rismark recorded a 2.7% rise in the median Sydney unit value to exactly $500,000.
Sydney units provide investors with a gross return of 7.6% and a yield of 4.9%.
This equates to weekly rent of around $470 per week.
Despite this new milestone being reached, Sydney unit growth was outpaced by Sydney houses, which rose 6.3% year-on-year.

The gap is narrower over the past six months with Sydney house values are up 4.8% while unit values have risen by a smaller 4.0% notes RP Data research director Tim Lawless.

"Potentially one of the drivers of the detached housing market performance is the fact that this segment of the market saw a larger correction in values between late 2010 and mid 2012; house values were down 6.4% compared with a 3.6% fall across the unit market," Lawless says.

And Property Observer gleans the unconfirmed price was $10 million plus.
