Second baby prospect prompts Chris Judd and wife, Rebecca to list their Prahran townhouse abode

The Maroubra home of the bankrupted Michael Williamson, the former HSU union boss and president of the Labor Party, was passed in - with no bid - when auctioned tonight. 
The 1970s two storey Maroubra townhouse was renovated in 2001 into a two/three level home (pictured below).

With six bedrooms, two bathrooms, attic rumpus room, wine cellar and pool, had been expected to sell for about $1.5 million through LJ Hooker agent Michael Panto.
Williamson's wife, Julie Williamson, who has filed for divorce, will have her share of the home protected from her husband's bankruptcy trustee, according to the comprehensive coverage by SMH investigative reporter, Kate McClymont. 
Along with pleading guilty to cheating and defrauding the union of $1 million, Williamson has declared himself bankrupt.
McClymont says it was unlikely the union will recover any of the funds from any house sale proceeds. It is understood the union will not have to pay all of Williamson's $1.1 million superannuation and $600,000 of holiday and long service leave entitlements, although his wife will have some entitlement.
The 262 square metre Meagher Avenue, Maroubra property cost $139,000 in 1987. Property Observer notes the title comes with two mortgages, the first being SGE Credit Union for $670,000 borrowed in 2005. The second was taken late last year with its 8% interest financing from solictors, Vivian Evans and Joseph Antoun.
LJ Hooker have been marketing the property as <a target="_blank" href="https://maroubra.ljhooker.com.au/Q21FA0">"combining lifestyle and location."</a>
"It comes with secure high walled entrance with video intercom and stunning entertainers' courtyard with feature fish pond."
Maroubra's median house price is $1.2 million , <a target="_blank" href="/news">according to RP Data</a>, up 8% over the past year.
The Williamson's also own a newly built holiday retreat at Lake Macquarie's Brightwaters where the house median is around $425,000. The couple bought their initial 787 square metre lakeside reserve property for $470,000 in 2006 and in 2010 spent $522,000 to buy the neighbouring 783 square metre holding. It was a $700,000 design project with the work undertaken by the union's architect.
The Temby inquiry into the HSU "was unable to conclude whether either Williamson or the architect had behaved improperly." 
The actual allegation within the FINAL REPORT on HSUeast by IAN TEMBY QC AND DENNIS ROBERTSON FCA against Williamson in relation to Mah-Chut Architects was that they were employed on union money to do work on his holiday home at Lake Macquarie.
"At interview, Mah-Chut confirmed he did work for Williamson, first at home in Maroubra and then at Lake Macquarie.
"As to the former, he did some drawings and arranged for an engineer.
"At Lake Macquarie, the work was recent, and Mah-Chut prepared plans, put them through council, arranged for a builder and supervised the work.
"When asked if he charged Williamson less for the work at Lake Macquarie by reason of the large amount of wotk he did for the union, after initial hesitation, Mah-Chut replied in the affirmative," the Temby report noted.
"He charged Williamson less than he would have charged an ordinary client with whom he had no prior association. He said he did not tell Williamson he was being charged less."
Mah-Chut provided, on request, extensive further material that indicated he received from Williamson in relation to the Lake Macquarie building project a total of $42,085.25 of which $9,261.25 was by way of reimbursement for charges Mah-Chut had paid on Williamson's behalf.
The professional fees including GST totalled $32,824.
The Temby reported, noting the project cost was about $700,000, suggested if normal architect's fees were taken to be about 10% of the project cost, then "this represents a large under-charge.
It was contended that for this work Mah-Chut did not charge a percentage fee.
"However, we think it is fair to say that Mah-Chut was well paid for the work he did for the union, and less well paid for the work he did for Williamson personally."
Williamson was arrested after detectives raided his Maroubra home in Sydney's east last October following a police investigation that probed allegations of corruption during his time at the HSU aired by the union's national secretary, Kathy Jackson.
Jackson's own property tale, the sale of her Balwyn home (pictured below) continues given its seeming delayed settlement terms. In April, after Jackson swapped agents, the four bedroom house was sold to an syndicate of Tim Ho, Brandon Ho and Chang Voon, with its sale price as yet undisclosed.

No brightside for HSU members as bankrupted union boss Michael Williamson's Maroubra house gets auctioned

Slowing economic growth and the weakening labour market will prompt the Reserve Bank of Australia to cut interest rates twice next year, according to Westpac chief economist Bill Evans.
Bill Evans tips rate cuts in February and May 2014.
“We expect deteriorating conditions abroad, softening confidence and more signs of weakness in local labour markets to see the RBA lower rates again next year,” Mr Evans said.
Evans' updates are always eagerly followed.
He was the first noted economist to tip the RBA to begin its current rate cutting cycle which commenced in November 2011.
Evens tipped it in mid-2011 when other economists did not foresee a rate cut and some were even forecasting rates to rise.
He tips the 2% cash rate will hold from May throughout the remainder of 2014. 
The most recent survey by Bloomberg indicated 27 of 34 economists tipping the cash rate to remain on hold in November. That drops to 24 for keeping things the same at the December meeting.
The NAB expect the one cut in the first quarter of 2014.
Only today has the ANZ expressed its revised belief  that the chance of one last rate cut in the cycle has dipped below 50%, and it now sees the Reserve Bank remaining on hold for an extended period.
The ANZ expects the cash rate to stay at 2.5% through 2014 as the economy navigates the transition of growth drivers from mining investment to other sources of activity.
Following that, ANZ expect that the RBA will gradually lift the cash rate through 2015 and the first half of 2016 back to around 4%, which ANZ see as the neutral rate.
There's just the one economist forecasting a rate rise anytime between now and the end of the 2014 first quarter.
Of the other big four banks, the Commonwealth Bank also  anticipates the next movement to be up, but not until the 2014 fourth quarter.
Bill Evans noted the minutes to the RBA’s October meeting, released earlier this week, provided a clear message that while the door was still open for more easing, further rate cuts were not imminent.
"The bank is waiting to assess the degree to which recent boosts to consumer and business confidence are sustained and where the exchange rate settles.
"Developments in the housing market will also be keenly watched by the bank," Evans noted.
Dr Andrew Wilson, the Australian Property Monitors, summed up the backdrop nicely when he recently noted the dilemma for the RBA "was the current strong performance of housing markets, which have seen the strongest prices growth in four years."
But Dr Wilson went onto say the recent housing market performance remained mixed, with strong performances in Sydney and Melbourne being offset by continuing flat prices growth in other capitals.
"Despite strong growth in Australia’s two largest markets, underlying drivers remain problematic for sustained high levels of house price growth next year, with unemployment predicted to rise and economic growth to deteriorate.
"Wages and profit growth remain subdued in a low inflation economy, and a stagnant stock market continues to constrain growth in the prestige market."
Property industry confidence increased sharply in the latest Property Council-ANZ Property Survey as low interest rates continue to gain traction with the housing market, supporting the increasingly positive outlook for dwelling investment and house prices.

The ANZ economist Warren Hogan noted this was a positive sign for the broader economy as property will be critical in driving the transition from mining investment towards more interest rate sensitive sectors in the coming year.
The PCA-ANZ survey suggested property industry confidence was positive in all states and territories in the latest report except the ACT, likely reflecting concerns about the outlook for public sector employment and office property following the change of federal government in September.
The report noted while the states with the greatest exposure to the mining industry (Western Australia and the Northern Territory) continued to report elevated confidence, property industry confidence increased sharply in New South Wales, Victoria and Queensland.
Notably, this was the first time since 2011 that a non-mining state reported the highest confidence, with NSW and Queensland posting the strongest confidence across all states and territories.
It noted low interest rates were gaining traction with the housing market in particular, with both dwelling investment and house prices expected to strengthen in the year ahead.
"This is a positive sign for the broader economy as property will be critical in driving the transition from mining investment towards more interest rate sensitive sectors in the coming year," it noted.
However commercial property capital growth and construction expectations remain more subdued, reflecting challenging business conditions. The quarterly survey polled approximately 3,000 property industry professionals.
Another survey, the latest Avdiev remuneration report, finds that business conditions have remained stable overall.
"There is substantial variation between market sectors, with the capital markets end of the property food chain being the most positive and property consultants faring the worst. These companies report increasing marketing efforts to grow the client base and win new business in order to survive," said Rita Avdiev, the managing director of The Avdiev Group which surveys property, investment and construction company employers.
“The election is over, there’s a great sense of relief in the business community and an expectation of a new stability” but she wonders whether it will this translate into positive action plans or continued wait and see attitude.
Some 62% of companies reported that subdued business conditions had not dampened the remuneration expectations of their staff, a sign that the pent up demand for pay rises continues.

Don't punt on Melbourne Cup Day relief - Bill Evans' call is February 2014 for next of two RBA rate cuts

Legendary stage and screen stars, John Diedrich and Jo-Anne Robinson knocked back $3.1 million when their Bellevue Hill home went to auction on Tuesday night.
The pair have made their showbiz names over the decades both in Australia and internationally.
<a href="https://bradfieldcleary.com.au/3821507/55-Drumalbyn-Road-Bellevue-Hill" target="_blank">Its a five bedroom P&amp;O style home </a>with views of the harbour towards Manly. The 1,182 square metre holding was bought for $1.1 million in 1994.
John has been working in musical theatre as an actor, director and producer for over 40 years. His wife Jo-Anne has choreographed plays and musicals such as Phantom of the Opera, Miss Saigon and the original London production of Cats. She too, has had an extremely successful career as a stage and television director.
The two level house sits on level lawn framed by a tropical garden with grotto. It was like that with numerous guava, kiwi, macadamia and avocado plantings on its 1994 acquisition, when the house had a triplex apartment setup. 
The interiors now accommodate a large living and dining area, a separate media room, three bedrooms, master suite with study and two bathrooms. There is also a detached cottage.

Stage and screen star John Diedrich seeks tropical Bellevue Hill buyers

The Toorak mansion of the event promoter Andrew McManus has been sold.
It didn't sell at its <a target="_blank" href="https://www.propertyobserver.com.au/victoria/concert-promoter-andrew-mcmanus-auction-hits-sour-note/2011081151130">2011 </a>and <a target="_blank" href="https://www.propertyobserver.com.au/news/event-promoter-andrew-mcmanus-lists-his-toorak-mansion-for-encore-auction/2012080155823">2012 marketing campaigns</a>, but the Myoora Road house sold last month. It has been bought by Wei Chen.
Its previous sale was in 2008 mid-construction for $8.75 million.
Buyer interest around $11 million was being sought on its most recent May 2013 offering. It was initally listed in 2011 with $13 million hopes.
The house, with a seven-car garage, had been initially commissioned for construction in 2007 by David Fox, the youngest son of trucking magnate Lindsay Fox, who sold before the property was completed.
There’s also a study, gym, home theatre, billiards room and cabana and pool on its 1,389-square-metre block. The RP Data median house price in <a target="_blank" href="/news">Toorak</a> is $2.65 million.
McManus has brought some of the biggest musical acts to Australia including the Who and the late Whitney Houston.
It was most recently listed through Paul Pfeiffer and Jeremy Fox at RT Edgar Toorak and before that Justin Long of Marshall White and Bennison Mackinnon's Nathan Waterson had a go at selling it as did Kay &amp; Burton agent Andrew Baines.

Event promoter Andrew McManus finally sells mansion as Chinese buyers fancy Toorak

A character-filled bluestone Fitzroy terrace home - with all its accompanying colourful social history - has been listed following the mid-year death of Betty Burstall.
It last traded in 1967, the same year she opened the experimental performing space in Faraday Street, Carlton, La Mama Theatre in honour of the New York experimental off-off-Broadway theatre that had inspired her.

La Mama Melbourne is credited as changing the course of Australian theatre, working with her fellow Melbourne University arts student, and then husband Tim Burstall. They lived in New York from 1965 and on the family's return to Melbourne, rented the Faraday Street space.
Her newspaper obitiary in The Age noted on Sunday, July 29, 1967, a young, abrasive playwright, Jack Hibberd, opened La Mama with a performance of his play, Three Old Friends, with "The Carlton Push" actors Graeme Blundell, Bruce Knappet and David Kendall. In the nine-metre-by-10-metre performance space, Betty laid red gingham tablecloths over makeshift tables with chairs scattered around the room; she charged five shillings for the play and a cup of coffee.
The Burstall's also had an hillside Eltham mudbrick retreat. 
The selling instructions for the three bedroom <a target="_blank" href="https://www.nelsonalexander.com.au/properties/buying/fitzroy-148-nicholson-street">148 Nicholson Street </a>offering comes from her two film industry sons, Dan and Tom. The listing agent Shayne Mooney of Nelson Alexander has suggested a $1.37 million to $1.5 million selling range at its October 26 auction.

An iconic Sydney offering is the Paddington terrace of the late artist Margaret Olley - her rambling home and hat factory studio - which has been listed for November 12 auction.
It comes with a $2.5 million-plus price guide, so well above RP Data's $1.38 million median house price for the inner eastern Sydney suburb. 
Set on a 415-square-metre corner block, the Duxford Street terrace is being offered vacant but with Olley's prevailing colour scheme very much intact inviting recollection of her triptych, Yellow Room.
One of Australia’s most respected generous artists, the frugal Margaret Olley bought 48 Duxford Street (pictured below)  in 1964. Its a vast rambling home of 14 rooms sitting on a triangular corner block with three street frontages.

The original condition home comes with high ceilings, fireplaces, timber floors and moulded cornices. The terrace has four bedrooms and one upstairs bathroom. 
It was in the rear yellow room hat factory setup where Margaret mostly worked, lived and also entertained.
Over the decades she donated more than 130 works valued at over $7 million to the Art Gallery of New South Wales along with the National Gallery of Australia, other State galleries and regional galleries.
Three rooms of the house - with an artist in residency opportunity - are being recreated at the Tweed River Art Gallery using original features from the Paddington house.
Her contents netted $625,000 for the Margaret Olley Trust where the house sale proceeds will go also.
It was among a property portfolio of 16 houses in Sydney but mostly in Newcastle.
It will be auctioned November 12 by Bradfield Cleary Double Bay agent Linda Juleff in conjunction with Harriet France at Harriet France Real Estate.

Bluestone Fitzroy terrace listed following La Mama Theatre's Betty Burstall passing

Sydney’s record-breaking spring auction market continued with an 85.9% success rate at the weekend.
With 714 scheduled auctions – the highest weekend total for the year - was also the fourth busiest on record by APM's calculations.
Let's ignore the observation that 20/9 Nicholson St, Balmain (pictured below) sold at $285,000 over reserve price!

After all it was one of those Cinderella properties - a neglected two bedroom apartment with harbour bridge views.
It sold for $1.21 million at its weekend auction through Lynsey Kemp of Belle Property Balmain. The 92 square metre unit was on the fifth floor of the eight floor block in less than original condition given there was no functional kitchen.
"There were almost to many people to fit into the unit with a crowd of fifty," the auctionservices.net.au auctioneer Rocky Bartolotto told me.
The opening bid was $890,000 which quickly reached $1,150,000 before the the auctioneer over saw the two final parties left to battle it out for the last $60,000.
As it last traded in 1973 at $34,500, the price growth reflected 9% annual growth over the three decades.
The most important take out was there were 20 registered bidders at the onsite auction. Which means there's possibly up to 19 buyers who kick onto next weekend's auctions.
It's this depth of pent-up purchasing interest that has seen the market move so quickly from a buyer's market to a seller's market.
Strathfield, which is always an auction engine room, recently saw the sale of 162-164 Albert Road at $3.187 million. There were 15 registered bidders for the seven bedroom Victorian mansion on 2844 square metres.
A Chatswood offering attracted 26 registered bidders when 23 Kareela Road sold last month for $1,555,000 - $455,000 above the reserve.
When 37 Boronia Avenue, Cheltenham sold last month for $1.45 million, there were 10 registered bidders, with six of bidding on the day, who pushed the price past its $1,325,000 reserve.
A block of four in Denison Street, Newtown, recently sold for $2.84 million with more than 30 registered bidders.
I've previously written on the sale of <a target="_blank" href="https://www.propertyobserver.com.au/news/surry-hills-auction-price-silliness-won-t-necessarily-be-contagious/2013092365215">the lucky 88 Campbell Street, Surry Hills </a>where competition among the 25 registered bidders took the price to $840,000.
So inevitably this seller's market rolls on through spring and into summer.
Raine &amp; Horne executive chairman Angus Raine has noted the quiet pre-election market had come back to life and he expects only a short break after Christmas with above-average activity in January.
Having huge buyer interest is no guarantee of a huge price.
A recent $2,455,000 Kangaroo Point sale in the Sutherland Shire came after more than 100 groups inspected it, 14 of whom took contracts, and then 11 registered. But's its sale price was under its $2.5 million initial reserve.
And ofcourse all it takes is two keen bidders.

Seller's market to roll on through spring and into summer - Harbour Bridge view or otherwise

Entertainment industry publicity doyenne Patti Mostyn and her husband Eric have listed their Graham Jahn-designed Watsons Bay home.
It's the noteworthy home built in 1989 for the retailing prince, Charles Lloyd Jones, of the David Jones retail family who secured $1.55 million on its sale in 1992.
With noteworthy sail-like walls and soaring ceilings, and having been <a target="_blank" href="https://www.propertyobserver.com.au/https://www.thehomepage.com.au/property/residential/1a-salisbury-street-watsons-bay/904053">updated by Jahn,</a> it is now priced with $4.6 million-plus expectations.
Listed through Christie's Ken Jacobs and LJ Hooker Double Bay agent Bill Malouf, it is a two-bedroom home with study on Salisbury Street.
It's centrepiece, with harbour views, is the 24-metre living and dining area. The five-metre-high glass wall has views down the harbour towards the city and bridge skyline through motorised louvres.
The 1980s-built trophy home, on the hill just outside the Watsons Bay harbourside village, was updated by Jahn for Patti Mostyn to include a stainless steel, Gaggenau-appointed dine-in chef's kitchen.
The light-filled, four-level house has two full walls of glass and another feature wall ideal for hanging works of art.
Its courtyard has a water feature and a central boardwalk that leads to a formal hedge maze. There's a glass-encased lift from the lower level, where there is parking for four cars.
The late Charles Lloyd Jones, former chairman of David Jones, the store his great grandfather founded in 1838, had the house designed to show off his artwork. 
Lloyd Jones bought the site, once a shop and later a boarding house, because it contained the tallest building in the area and he wanted to exploit its height to capture unencumbered 180-degree harbour views from Manly to the Bridge.
When he sold the house he also sold $1.56 million worth of antiques, collectibles and artworks included paintings from Streeton, Dobell and Fox and an Auguste Rodin bronze and Henry Moore sculpture.

Graham Jahn-designed 1980s Lloyd-Jones home in Watsons Bay listed

Mining executive Ian Stolyar's Point Piper apartment (pictured above) has been snappily sold for around $12.4 million by the mortgagee-in-possession.
Last traded officially at $13 million in 2010, it was marketed by LJ Hooker Double Bay agent Bill Malouf with cautious initial expectations of more than $10 million.
It ended up with three local buyers who lodged offers above $12 million.
Malouf declined to give the precise sale price or buyer identity, who Property Observer gleaned from elsewhere to be Angela Fleming, the widow of supermarket tycoon Jim Fleming.
The prestige apartment sale comes against the backdrop of reduced turnover of prestige houses which has led into the continued restrained trickle of prestige apartment sales to empty nesters, widows invariably accompanied by their pets.
"This sale underpins the prestige apartment market," Bill Malouf told me.
But typically it's just a slow task bringing local buyers, sellers and prices into alignment.
Slow negotiations because the Sydney house needs to be sold before any downsized purchase. And the buyers who've typically been spending little on upkeep at their own house have to get use to the idea of community living and its accompanying strata levey, which in this case sits at $6,500 a quarter. <a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/sydney-s-hyde-park-penthouse-sells-for-discount-due-to-%24142000-annual-strata-levy/2011080451043">Strata levies can impede sales</a>.
It's a different matter with offshore buyers who continue to snap up the prestige apartments at pace, including the penthouse in <a href="https://www.propertyobserver.com.au/news/hyde-park-the-residence-penthouse-sale-confirmed-at-%2417-million/2013082764609" target="_blank">the Residence</a> overlooking Hyde Park at $17 million in August along with earlier sales including the $8.1 million <a href="https://www.propertyobserver.com.au/residential/luxury-lumiere-residences-sydney-cbd-penthouse-fetches-%248.1-million-through-savills-australia/thailand/2012010452967" target="_blank">Lumiere penthouse</a> in the Sydney CBD, both sold through Savills.
This Point Piper offering was a whole-fifth floor luxury apartment with high-end finishes, spacious 495-square-metre floor plan and water views towards the Harbour Bridge. It came with about 386 square metre internal space, so equating to about $32,000 a square metre.

The Maryborough Coal director's purchase of the four-bedroom, four-bathroom apartment was the dearest, and first, in the block of six paying $13 million in 2010 with NAB mortgage. It comes with a a second subsequent mortgage to a family member.
The sales that followed in the Elk development included the penthouse sale in late 2010 which was officially registered as $12,245,000. With 495 square metres of space, of which 430 square metres was internal, it sold to the Ingham family. There was an $11.6 million sale to lawyer John Roth and his wife, Jillian Segal; architect Harold Finger and his wife, Rebecca, bought into the block for $10 million, as did printing magnate Graeme Kirk.
