One of the loveliest highlights of late spring are the Jacarandas which are now fully in flower across Sydney, even in its back laneways. Highlighted ofcourse in Brett Whiteley's winning entry in the Wynne Prize of 1977. Brisbane's season started earlier being warmer, and there are reports from Perth of their flowering.

But these purple canopies which look superb against the November sky are certainly high maintenance. Our He Said/She Said commentators Jonathan Chancellor and Margie Blok bicker over the garden fence.

I adore jacarandas from a distance. It makes flying into Sydney so special at this time of year.
But in the front garden I'd happily settle for a row of gardenias, a grand magnolia and even a good old gum tree in the corner.
I am no jacaranda grouch but the beauty of jacarandas, especially after rain, inevitably becomes the sodden fallen flowers. Not quite as adorable and only tolerable so long as I only have to rake them up the once.
Of course gardening guru Shirley Stackhouse is on my side urging all not to rush out and rake up the spoils - relax and enjoy the double image, she suggested. But easier said than done, especially if the open for inspection crowd are coming through at 10am, and then the mess becomes just another chore. 
Anyway be sure to photograph your property for future listing while jacarandas are in flower as any pictures taken now can be stored ready for future marketing campaigns. Rather than delay any auction listing until the garden looks right, the photos will ensure buyers see the place in full bloom, even if it's not the season.

The jacaranda flowering - in something like 49 variations including white - produce such a beautiful uplifting effect across Sydney they ought be forgiven for making a mess.
As Shirley Stackhouse says surely part of the beauty of jacarandas in bloom is the marvellous mauve-blue pool of fallen flowers at the foot of the tree, like a reflection in water.
More robust than normal, the very dry weather seemingly brought them out into an earlier bloom this year. Like nature's clock, they signify shifting into the peak of the spring property market, though I do recall the unseasonably 1992 cold spell  when they were a couple of weeks later than the final week of October. 
Whenever they flower, memories arise of Sister Irene Haxton who ran Sydney's Jacaranda Hospital from 1948 to 1961. She, more than anyone since the first truly successful propagator, pioneer Double Bay nurseryman Michael Guilfoyle, saw to it that the suburbs are ablaze. Mostly down in the Sutherland Shire as the Jacaranda was a maternity hospital at Cronulla where every one of the thousands of babies born were sent home with a jacaranda seedling.
Of course the Hunters Hill peninsula must top the list of jacaranda (Jacaranda Mimosifolia) suburbs which is why I always enjoy jacaranda cruises on the Lane Cove River - this year there's three rivals - <a href="https://www.macleaycruises.com.au/page1.php" target="_blank">MV Macleay cruises</a>; the <a href="https://www.emeraldstar.com.au/Documents/2013/Jacaranda%20Cruises%20Nov%202013.pdf" target="_blank">Emerald Star</a> or <a href="https://buy.shf.org.au/eventListing2?filterMonth=null&amp;filterType=Jacaranda+Cruise" target="_blank">the Harman</a> but sadly none hosted by the horticulturalists Graham and Sandra Ross. I haven't ever spotted the white jacaranda (Jacaranda mimosifolia alba) that Dr George Hewitt imported in 1960 from Brazil, but Jonathan claims he's seen one at Grafton and Bellingen.
Sydneysiders have been busy installing pools, spas, tennis courts and paving into their front and rear gardens with their contractors putting down a long-lasting herbicides to stop the weeds. But be warned these herbicides, carried by the seepage of water under the soil, can be quite damaging to  jacarandas which have fairly shallow roots.
Jacaranda Hill, the 60 hectare Brisbane Valley property at Coal Creek, is the standout current listing - and the marketing shows the splendor of the tree and the 1885 Queenslander homestead. Its for sale through LJ Hooker Esk agent Helen Granzien at $1.5 million.

With no great 2013 listing imagery as yet, dipping back into the late 2012 offerings with jacarandas, I spotted a 1904 Federation cottage at Epping that sold after being listed for December 15 auction through NNW agent Kate Seehusen at $1.06 million. Its photograph (below) truly highlights the importance of taking pics now, for next year, rather than waiting until late spring before the delayed, same season, auction marketing opportunity.

Also in Sydney, the Fraser's development at Putney Hill have low rise apartments surrounded by nature, with the buildings named, Jacara, Figtree and Palmera Apartments, designed by Cox Richardson Architects.

Blooming jacarandas set late spring property market ablaze

Melbourne businessman Levi Mochkin finally sold his St Kilda East palace-like abode just ahead of its scheduled weekend auction for an undisclosed price.
It had been on and off the market for five years.
Mopping up old stock is one of the key characteristics and benefits of the current market fillip.
There's been a dawn of realism from previously ambitious vendors now confronted with sufficient comparable sales to make their revised pricing - and to sell.
Researchers SQM indicated there had been a 6.6% dip in total listings across Melbourne to 41,600 in September 2013 compared with 44,600 in September 2012.
One of these when the SQM October figures comes out will be the imposing nine bedroom/seven bathroom house with a glassed conservatory-style indoor swimming pool and floodlit tennis court.
With grand marble foyer leading to a double staircase, the property on 3,219 square metres at 10 Bickhams Court (pictured below) initially hit the market at $15 million in early 2008.

It was just as the consequences of the late 2007 global financial crisis were only just emerging. 
By 2011 agents were seeking $11.25 million plus for the mansion. And by mid-2012 the price hopes were $8 million plus through RT Edgar Toorak who lodged a caveat on the title in August this year as chargee regarding its fees.
The latest listing agent Kay and Burton's Gowan Stubbings was telling those who arrived thinking it was still up for auction that he'd signed confidentiality papers on its price.
It's believed to be one of the suburb's biggest landholdings.
Just next door, there's a November 17 auction of another mansion with grand staircase through Gary Peer Caulfield North agents Limor Herskovitz and Joseph Ben-Danan. Set on 750 square metres,  <a href="https://www.garypeer.com.au/buy/search/view/B110589" target="_blank">it comes with $1.9 million plus hopes. </a> 
I note it fetched $2.2 million in 2010, seemingly securing a good result during the then market fillip.

Mopping up sales reducing Melbourne's stock on market

Melbourne's record weekend auction listings didn't quite eventuate.
But Melbourne estate agents secured an impressive clearance rate of 76% from the 1246 auctions reported to the REIV today.
There had been estimates of 1500 plus Melbourne auction listings.
Super Saturday resulted in over $1.2 billion worth of property sold across Melbourne, with a few more expected from Sunday's offerings.
Brighton, with 32 scheduled auctions, secured the top $3.82 million sale through Nick Johnstone Real Estate. The highest number of auctions held remains March 15, 2008 with 1,351 auctions.
Last weekend Melbourne agents secured a 70% success rate from 1010 offerings and next weekend the REIV expects around 200 auctions as it is the Derby Day weekend before Melbourne Cup.
One of this weekend's offerings was a Richmond cottage from the inaugural Melbourne series on the Block on Channel 9 in 2011.
The Richmond cottage fetched $1.03 million today which Biggin &amp; Scott selling agent Russell Cambridge pointed out was 12% higher than its 2011 sale price. It was 43 Cameron Street, Banstead Cottage, <a target="_blank" href="https://www.realestateview.com.au/Real-Estate/43-cameron-street-richmond/Property-Details-buy-residential-6145815" rel="nofollow">the renovated three bedroom terrace of Rod and Tania</a>.
Rod and Tania's 2011 auction reserve was $850,000, and while it didn't sell on the television spectacular, the couple's handiwork secured an ensuing $922,000 sale at an impromptu 2011 onsite auction attended by six parties.
The marketing for 43 Cameron Street had the price estimate as $900,000 plus, cautious as RP Data suggests the median Richmond house price sits at $773,000 which is down on the $800,000 median around the time of the 2011 auction.
Sydney's weekend auctions numbered 690,  the second-highest number for any weekend this year, and the APM preliminary result came in at 83.2%. 
At the same time last year Sydney’s clearance rate was much lower at 61% as were auction volumes at 550. The result pushes the success rate back above 80% clearance rate as last weekend's results was 79.9% on preliminary numbers and 75.7% after later revisions. Spring's 85.9% peak success rate was recorded on the October 12 weekend.
The jump in listings are against the backdrop of recent strong price growth, especially in Sydney. The latest APM report had the Sydney median house price  up 4% in the September quarter to $722,000. The median unit price jumped 3% to $515,000.
House prices are now $90,000 more expensive than they were at the start of 2012, APM's senior economist Dr Andrew Wilson says. ‘‘And apartment prices are nearly $65,000 higher.’’
There are 50 Sydney suburbs with median house price below $400,000.
Sydney's inner west with 94 auctions - they have had 16% annual growth price growth according to APM --- was among the busiest regions this weekend. As far as suburbs it was Epping and Beecroft in the north and Maroubra in the east were the busiest suburbs with nine auctions apiece.
A Drummoyne house sold under the hammer for $2,250,000, and a $3.64 million sale was secured through McGrath Estate Agents in McMahons Point. Rhodes recorded a $3.49 million sale. There were envisaged pricey offerings at auctions at Longueville and Birchgrove, but those results are yet to be lodged.
The smallest weekend offering was 25 square metres in Surry Hills. The eighth floor studio apartment in the Zest building on Crown Street sold for $392,500 shortly after being passed in at $391,000.
It last sold at around $280,000 in 2009. There were four bidders with Belle agents Michael Kirk and Mark Foy selling to an investor who will rent the apartment with car space out for $400 a week plus rental.
"Stunning auction results today despite record listings - markets are strengthening with extraordinary results," Dr Wilson tweeted.
There were not as many auctioneers reporting dramatic over reserve results although 5 Yengo Court, Holsworthy sold for $526,000 smashing its reserve price by $126,000. The 553 square metre block sold at land value although there was a five bedroom home. The crowd of 80 people and 12 registered bidders were "shocked" at the price. The bidding opened at $300,000 before moving to $480,000 before two bidders were left to fight it out.
It was sold to a builder who plans to renovate the property. Agents Raine Horne Liverpool sold it through auctioneer Rocky Bartolotto from auctionservices.

Super Saturday auction listings shrink, but results had zest

The recent buyer of The Sovereign Islands castle, Riverview has listed it for November 23 auction. John Corbett paid $5.325 million for the unique Knightsbridge Parade West home in July last year. It has 2400 square metres of floorspace, including a rooftop terrace.
Rather than renovating the sprawling castle into something more contemporary, Harcourts Coastal luxury property specialist Glenys Pitkin has the listing with colleague Shaun Kaddatz. Ms Pitkin told the local paper John Corbett intended to live in the house but had changed his mind, wanting to downsize and spend more time travelling. <a target="_blank" href="https://www.harcourts.com.au/Property/538482/QHT9432/55-Knightsbridge-Parade-West">Riverview sits on a 1458 square metre holding</a>. With seven bedrooms and nine bathrooms, <a href="https://www.propertyobserver.com.au/queensland/imitation-gothic-castle-on-sovereign-islands-loses-its-crown-at-auction-as-buyers-have-less-kingly-inclinations/2012070455420" target="_blank">the Paradise Point property</a> had a $20 million tag when it first listed in 2010.

The castle was built for Ron and Mollie Litherland who bought the site for $3.75 million in 2007. Mr Litherland estimated that the replacement cost for the house, which was made using core filled sandstone blocks, was $8 million.
The last big sale was when Riccardo Rizzi paid $5.3 million for the unfinished Marks property mid-year.
Late last year there was a $6.65 million sale at 50 Knightsbridge Parade East.

Riverview, the Sovereign Islands castle bounces back onto market

Riverview, the Sovereign Islands castle, has a new agency involved in trying to get it sold as it ticks into its fifth year on the market.
The luxury Knightsbridge Parade West home was first listed in 2015, then almost continuously since late 2016.
It last traded for $5.235 million in 2013 when it was bought by John Corbett from Ron and Mollie Litherland, who had bought the 1,460 sqm site for $3.75 million in 2007.
It became something of a tourist attraction having been inspired by the TV show Midsomer Murders.

The new agents have slapped a $10 million tag on it, while Kara and Mian had $9.88 million guidance.
The Litherland's said the seven bedroom, nine bathroom home which they had built had an estimated replacement cost of $8 million. They initially sought $20 million in 2010 following its completion.
The four level home has 2,400 sqm of floorspace, including a rooftop terrace, as well as a games room, gym, library and two studies. There's a lap pool overlooking the water.

Riverview, the Sovereign Islands castle, gets new marketing push

Moebius House, the landmark Sydney eastern suburbs coastal home, remains listed for sale through Daniel Baran at BHR Estate Agents. Its owner-architect, Tony Owen postponed the Dover Heights home's mid-week auction, but there has been an offer which is still subject to ongoing negotiation. Another modern iconic architecturally-designed home, known as the Butterfly House is also up for sale.

This curvaceous Dover Heights home - with a passive solar design - has been well recognised as setting a benchmark in environmental and construction innovation. The four bedroom, three level house comes also with views of the CBD, Opera House, Bridge and Sydney Harbour. 
The north-east-facing home took 18 months to build, and flows over three levels with five bedrooms and four bathrooms to complement the large living areas. The lounge area has a mushroom-shaped Fireorb fireplace from Chicago, hanging like a stalactite would from the ceiling. <a href="https://www.mybhr.com/1064180/" target="_blank">The 129 Military Road home’</a>s entire construction is an engineering feat, described once as like a parachute locked in the final stages of deflation.

"It takes a computer to come up with a shape like that," the architect once said. And apparently not just any computer, either as Owen used Maya, a 3D modelling software used to make James Cameron movie, Avatar. With a retro Jetson's feel, it's named the Moebius House, a reference to the concept of the Möbius strip - a continuous, wavy surface with only one boundary.
Its made in China exterior is made of about 300 lightweight metal panels, no two the same size, with such customisation prohibitively expensive but for another new type of software, CAD/CAM.
All a bit reminiscent of the other white tiled Sydney landmark, this one is the Opera House of Dover Heights. Co-incidently Owen's father designed the seats for the Opera House. What a wonderful opportunity for buyers.

With its so-called elastic architecture, the Moebius House is a little ahead of the curve. But at least Moebius House was relisted this time with more realistic reduced $3.75 million plus hopes. On its last listing the agents were seeking offers above $4.5 million. Completed in 2007, the 525 square metre block had cost $1.97 million in 2007. It looks more like a giant white sculpture than a family home, which is why nearly every day people get out of their cars to undertake a closer look, often right the ground floor curved windows which are unadorned.
And of course no surprise that the nearby lauded <a target="_blank" href="https://www.savillsresidential.com.au/Buying/Property-Search/PropertyDetails.aspx?pfresults=True&amp;id=5458">Butterfly House</a> (pictured below) has also struggled to sell since listed in March, although they have recently installed tinted windows as a result of buyer feedback.
Designed by architect Ed Lippmann, the futuristic figure-eight-shaped Butterfly residence has been a talking point of the suburb since it was commissioned in the mid-1990s by a wealthy Chinese-Malaysian businessman, who abandoned the complex project two years after construction began. It was finished with eliptical-shaped rooms stacked to give three floors of living space in the north-west wing and a 12-car granite-tiled garage and the bedrooms in its eastern wing.

The Butterfly House at 197 Military Road sold in 2010 for $5.05 million to telco company owner Michael Yi and his wife, Michelle, who living mostly in Jakarta. They had prevopusly listed the property with $6.5 million plus hopes.
It's now with different agents, Adam Ross and Shayne Harris at Savills Sydney inconjunction with Ray White Double Bay agents Elliott Placks and Gavin Rubinstein who have it listed for November 21 auction. It's now with $5 million plus hopes.

Moebius and Butterfly houses at Dover Heights hovering on the market: He Said/She Said

So today's news is that Sydney's median house prices broke through the $700,000 barrier over the September quarter to a record $722,700.
Similarly Sydney unit prices broke through the $500,000 barrier to a record median of $515,000.
That's 11.7% up over the past year for houses and 10.2% for apartments. After a decade of below-trend price growth, finally a spurt triggered by record low interest rates, a lengthy period of pent-up inactivity, rising confidence, supply issues, low unemployment and strong demand from offshore buyers.
By co-incidence Sydney's proposed highest residential block, the 70 storey Greenland Centre Sydney unveiled its pricing this week.

Marketed as 'Like a diamond in the sky' - Sydney's tallest residential tower will have prices starting at $528,000 through<a href="https://www.greenlandcentre.com.au/?utm_source=CBRE&amp;utm_medium=EDM&amp;utm_term=greenland&amp;utm_content=greenland&amp;utm_campaign=231013-greenland_centre_sydney" target="_blank"> CBRE residential director David Milton</a>.
Set on the former Water Board site, the 115 Bathurst Street and 339 Pitt Street site has stage-one development approval for 400 apartments over up to 70 levels reaching 235 metres high. An initial building envelope design is pictured (below).
Beating off Harry Triguboff Meriton's 230-metre tall World Tower, which dates back to 2004, the new tower will appear considerably taller as it is built further up a ridge than World Tower.
No final design approvals with Australian-based company BVN named as the architect with responsibility for the appearance and apartment layout with the architect Woods Bagot practice managing documentation and interior design.
As I wrote earlier this year the arrival of the Chinese-based Greenland Group to Australian shores is <a href="https://www.propertyobserver.com.au/news/chinese-breathing-competitive-life-into-sydney-high-rise-scene/2013031459857" target="_blank">an auspicious occasion</a>. <img src="/images/stories/2013/10/24/kannfinch-oct-23.jpg" alt="kannfinch-oct-23" width="200" height="566" style="float: right;">
Greenland, which ranked 359th in the 2013 Fortune Global 500 up from 483rd in the 2012 list, has earned a reputation for landmark building projects highlighted by Breathing Tower, a 75-storey building in Wujiang, China.
“The healthy and stable property market in Australia has given big confidence to investors,” Zhang Yuliang, chairman of Shanghai Greenland, said at the time of its acquistion.
“New immigrants, including those from China, have boosted property purchase demand in the country and we expect it to be sustainable.”
The Chinese presence has been growing, initially as substantial direct investment in residential property, especially through the likes of Meriton apartment offerings, and more recently by a move into Sydney property development.
In 2011 CBRE estimated that foreign developers, most of them Asian, were responsible for nearly a third of new apartment developments across Australia, the strongest showing since the Japanese of the 1980s.
The Chinese property portal Juwai.com reports continued rising interest in Australian property listings with Melbourne the fastest growing destination for property searches, ahead of Sydney and Brisbane. 
Melbourne has been the major market for the property portal, AC Property, but its Sydney traffic has risen following its recent focus on the Sydney off the plan market offerings.
Some 42% want to spend less than $300,000; 34% between $300,000 to $599,000; 16% between $600,000 and $1 million; with the rest above $1 million.
Research by AC Property found mainland Chinese buyers follow local Chinese buying patterns seeking advice from family and friends in Australia before committing to purchase. The key triggers are having students studying abroad, migration and investment.

Towering diamond for the Sydney skyline - with nothing under the median in latest Greenland highrise

Paddy Handbury and his wife, Helen have listed the historic 56,000 hectare Collinsville sheep station in South Australia.
The Burra station was the cradle of the influential Collinsville Merino bloodlines. 
But the genetic sheep stud line is not on offer as the Handburys will continue that stud in the Booborowie Valley, where the family has 1600 hectares. and the 350,000 hectare Arcoona Station at Woomera, in far north South Australia.
Paddy and Helen Handbury - he's the nephew of Rupert Murdoch - also retain The Rises at Balmoral in their pastoral heartland, western Victoria.
Collinsville last traded in 1995 for around $7 million when it was a 47,000 hectare stud running 18,000 merino sheep.
It was being offloaded by receivers for the prominent West Australian breeder, Neil Garnett who had paid $10.5 million in 1985.
After a fateful meeting between Garnett and bank boss Tim Marcus Clark at the 1989 Burra show, the State Bank of South Australia had lost around $30 million within two years. The loan warranted an <a href="https://www.audit.sa.gov.au/publications/sbsa93/chapter11" target="_blank">entire chapter </a>in the 1991 Auditor-General's investigation into the State Bank of South Australia collapse. 
The Handbury's, who are the third owners of the famed station, are auctioning the property on November 21 through Ray White Clare Valley agent Geoff Schell. <a href="https://raywhiteclarevalley.com.au/sa/burra/1035893/" target="_blank">With the first inspections only taking place today</a>, there's already talk the place will fetch $5 million plus.
The history of Collinsville dates back to its establishment in 1895 by Henry Collins after the release of land to small settlers in the Mount Bryan district of South Australia, about 2.5 hours from Adelaide.
Collins’s main successor was his youngest son Arthur, or Art, as he was known. Tom Padbury was the first outsider, staying on as stud master until the mid 1990s. Collinsville set world record merino prices for decades, which during the 1980s reached hysterically high levels. The peak was when a merino secured $450,000 at the 1989 Royal Adelaide Show ram sales with the buyer, Richard Nitschke of Willogoleche Stud at Hallett, actually only get to own three-quarters of the world's most expensive ram, effectively valuing it at $600,000. The previous record of $330,000 was paid by the late developer Mike Gore for all of a Collinsville sire at Dubbo in 1988. And before than in 1987 a two-year-old ram, also sold to Richard Nitschke, for $215,000.
Title Tattle notes the stud celebrated a triumphant return to the ram sales at the Adelaide showgrounds after a 14-year absence with its top price ram making $39,000, the highest price at Adelaide for more than 20 years.
The merino rams bred in harsh saltbush conditions have been sold to clients from the tropics of Queensland to the lush paddocks in Tasmania.
Representing the single, largest volume genetic wool type in the world, Collinsville rams have sold to all major wool producing countries around the world including Argentina, Uruguay, Mexico, New Zealand, USSR, China, South Africa and the United States.
"The family are restructuring their interests," Mr Schell told News Ltd papers.
Paddy Handbury was involved with several property projects over the years, including the Moonah Links golf course estate on the Mornington Peninsula, and The Sands in Torquay.

Lambert House, Sunbury trophy home listing with subdivision potential

Not just Bishopscourt, but another 18th century home of pioneer Thomas Mort in Darling Point has hit the market.
It's the heritage listed 1850 Greenoaks Cottage, set on 1,307 square metres, currently configured as three separate apartments.
There's plans for its conversion into two luxury residences or a just one grand family home, says Michael Dunn at Richardson &amp; Wrench Double Bay who is seeking $7 million plus buyer interest.
<a href="https://www.rwdoublebay.com.au/41268/" target="_blank">Built around 1850 </a> to a design by Edmund Blacket for the children of renowned industrialist and benefactor Thomas Mort.
 
It is not the Greenoaks Cottage that was for many decades owned by the well-known legal family, the Streets.
In 1927 Kenneth Street paid the not inconsiderable sum of £8,500 for his house which was the home for the rest of their lives. The house was described as double storeyed with a tennis court in the garden and overlooking Double Bay. "It was a stone's throw from St Mark's Anglican Church and parishioners remember Jessie Street, invariably running late for Sunday morning service," the 1978 biography by Peter Sekuless noted.
For a  while it was owned by the woolbroker Waldthausen family. 
In 2010 the Haege family's long-time holding was listed through McGrath Estate Agents with $10 million hopes.
Meanwhile the October 31 closing date for expressions of interest for the 1840s Bishopscourt, Darling Point looms.
Its Ray White Double Bay listing agent Craig Pontey tells me there's been "strong interest."
"To-date we have received interest from the United Kingdom, the USA including from New York, and from China as well as from a number of potential buyers from South East Asia.
"There has also been strong interest from Australian based buyers both local and interstate."
No confirmation as to the likely price, but hopes are understood to be around $25 million.
Set on 6,216 square metre, it was last <a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/15199877?searchTerm=campbell%20langtree%20darling%20point&amp;searchLimits=" target="_blank">sold in 1910 </a>through Richardson &amp; Wrench by the grazier Michael Campbell Langtree, "at a satisfactory figure" Another report, two days later, corrected the error as to the vendor, and put the price paid by the Church of England<a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/15183725?searchTerm=campbell%20langtree%20mort%20darling%20point&amp;searchLimits=" target="_blank"> as 6,750 pounds</a>.
The two offerings - on different sides of Greenoaks Avenue - give an insight into the vast holding and wealth of Thomas Mort. Indeed Darling Point was home to a who's who of merchants, the pioneer families behind Tooths and Reschs breweries and the retailing Horderns too.
Thomas Sutcliffe Mort, businessman and horticulturist, was born at Bolton, Lancashire, England and worked as a clerk, taking the chance to migrate to Sydney in 1838 to bolster the family fortunes.
In 1843 he set up as an auctioneer, becoming an innovator in wool sales, but he restlessly pursued other projects. Mort, who had pioneered refrigeration, established Bodalla in the 1860s as the South Coast specialist area for cheese making. By 1889, Mort's Dock at Balmain was Sydney's largest private employer, with more than 1300 workers.
His Darling Point property set the tone among the fashionable villas of this Sydney suburb, purchasing the then known, Percyville cottage, standing on seven  acres, which he transformed into the house known as Greenoaks designed by Edmund Blacket in the academic gothic style.
Mort employed the newly arrived nurseryman Michael Guilfoyle to undertake the gardens. 
Regarded as a high churchman, Mort was one of the most prominent Anglican laymen in Sydney gifting the nearby land for St Mark's Church, Darling Point.
Mort died in 1878 from pleuro-pneumonia at Bodalla where he was buried, survived by five sons and two daughters of his first wife, and by his second wife Marianne Elizabeth Macauley, whom he had married at St Mark's in 1874, and by their two sons.
His goods were valued for probate at £200,000 but the income and capital realizations distributed to his beneficiaries totalled around £600,000.
The home is being offered for sale for the first time in 100 years as the Anglican Archbishop of Sydney has occupied Bishopscourt since 1911.
Craig Pontey says the scope to create an outstanding family home and estate is without a peer and when fully restored, Bishopscourt would undoubtedly sit with only a handful of similar properties any where in Australia.
"And while there is room to create a fantastic home, some of the work has already been done with the roof and exterior recently up-graded at a cost of over $2 million.
