The push by southern investors into Brisbane is reportedly underway because of its cheaper offerings.
Hopeful investors are now looking outside NSW for deals, attracted by prices in Brisbane which have grown by just 2.8% over the past year.
Its private treaty median house price is $440,000, well under the $685,000 in Sydney where the annual growth has been 11.5%, according to RP Data.
But the latest data suggests Brisbane's residential property market is starting to gain some momentum with more sellers achieving profits when they sell.
The Real Estate Institute of Queensland housing market review reveals an increase in suburbs where all sales during the past 12 months were for more than owners originally paid.
In Brisbane, 20 suburbs recorded 100% of sales making a profit, up from just eight suburbs in the prior quarter.
The suburbs include Mt Gravatt which has a $500,000 median, Albion with a $575,000 median and Nundah with its $610,000 median.
Chandler and Rochedale both had 100 profit making sales over the past year recording $1 million medians.
Across Brisbane some 85% of sales were at a profit, up slightly from last year when 84% were at a profit.
Of course the buyer intensity isn't qute the same as Sydney's, alowing interstate buyers time to research and reflect.
This comes through in RP Data's latest capital city average time on market and vendor discounting results for houses.

There's another index that tracks sentiment on ‘time to buy a dwelling’ - which posted a rebound in November after a sharp fall in October which perhaps was in response to higher prices and/or concerns about overheating. 
This index showed a very strong increase in NSW, solid rises in Western Australia and Queensland but falls in South Australia and oddly in Victoria.

Property, not unsurprisingly, does rank highly in the ‘wisest place for savings’ question in the accompanying Westpac Consumer Risk Aversion Index.

Accompanied by a decline in the proportion nominating interest-bearing deposits (–10pts) and pay down debt (–6.7pts), there's new favour for real estate (+7.7pts) and also shares (+3.3pts).
At 27.5%, the proportion favouring real estate in the latest survey was the highest since September 2003.

However Westpac noted moderating views on the time to buy a dwelling, along with the still high unemployment expectations, all pointed to growth in finance approvals slowing in 2014.
Westpac noted last week's ABS that indicated finance approvals have shown a clear pick- up in investor activity - with the value of home loans to the segment up 22% over the past year.
"That is from a low base though, and is being partially offset by repayments on existing loans with a muted 3.2% rise in the real value of investor loans outstanding, compared with the 20-25% growth in 2003."
This restrained spending apparently will be reflected in our Christmas spending plans.
"The results show consumers are again looking to restrain spending," the Westpac survey showing 35% intend to spend less than last year; 51% are planning to spend the same and 14% plan to spend more. That is little changed from the recent lacklustre Christmas seasons.
However consumers in NSW are much less restrained compared to the last four years, Westpac senior economist Matthew Hassan said.
All other states are showing more restraint than last year, with sharply weaker spending intentions in Victoria, WA and SA.
"Queenslanders are the most downbeat though, with nearly 40% planning to spend less this year," the survey suggests.

And unemployment will, unless interest rates head upwards in 2014, be the key factor in how the 2014 autumn selling season progresses.

The freshest 2014 forecasts are only just begining to emerge from property commentors.
It would seem moderating increases in property prices could be the likely outcome.
The 2013 Sydney spring market was "your one-in-a-hundred-year auction market," said Dr Andrew Wilson, the senior economist at Australian Property Monitors who expects Sydney prices to peak this quarter and level out in the 2014 first quarter.
So two Christmases for NSW this year, but no guarantees for 2014 as we brace for a potentially significant weakening in labour markets.

Viewless Willowbank, a five bedroom Bellevue Hill trophy home, sold ahead of its scheduled weekend auction for $11 million plus.
The Kulgoa Road vendor was Mark Greig, son of the late cricket commentator Tony Greig, and his wife, Angela Roche.
The property had been initially marketed with $9 million plus hopes through Sotheby's International Realty Sydney agent James McCowan.
The 858 square metre property last sold at $5.75 million in 2007 when bought from Peter Kendall.

Addenbrooke, the stately Bellevue Hill trophy home, was the prestige suburb's last big sale at $28 million earlier this year. 
<a href="/news">With a $3.15 million median house price</a>, its among the highest in the country. But its median house price is still below its $3.92 million peak in 2010 and 6% below five years ago.
Addenbrooke last traded at its 1988 auction for $5.375 million having been the home of the late Sir Lionel Coppleson, the former hire purchase Custom Credit c0-founding chairman, for close to five decades.
The $28 million sale exceded the suburb's prior record which stood at $23 million for Lachlan Murdoch's Le Manoir purchase in 2009 and the also sale of 84 Victoria Road in 2010 for $23 million.

Viewless Willowbank, Bellevue Hill weekend trophy home sale will assist flagging median

The Newport home of legendary jazz musician James Morrison has been relisted for sale, with reduced $3 million plus price expectations.
The Eyrie, an unusual sandstone five-bedroom house with tower on a 1665-square-metre block at Bungan Head last traded for $790,000 in 1994.
Coming with views of both Newport and Bungan beaches, it's being marketed as a potential development site.
Its McGrath listing agent Geoff Grist was initially seeking $3.75 million-plus for rendered sandstone house, The Eyrie in March this year.
It has has sweeping lawns, a 20-metre lap pool, a Balinese cabana, pizza oven and a guest cabin overlooking the pool.
When it was bought in 1994 from Ross Barwick, Sir Garfield Barwick's son, it was being advertised as an "unfixable dump".
Title Tattle recalls when the then neglected estate was auctioned in 1994 it was hotly contested by the tenants of 14 years, Rodney Booth and Sue Cummings, but a determined Morrison paid $90,000 more than the reserve.
Morrison sold his other Newport home for $935,000 shortly after.
Bungan Head Road's most recent sale was around $2.9 million at 58 Bungan Head Road sold before auction earlier this month, having sold in 2012 at $2.66 million, and there are whispers of another off-market sale.
RP Data list around 116 properties on the road, with 16 sales above $2 million over the years. There have been four sales above $4 million, topped off at $4.65 million in August 2006 some 11 months after being listed with $5 million hopes. There are six properties with 1500 square metres or more on dress circle strip.
The name Bungan is first recorded in a survey in 1814 as Bongin Bongin, referring to the 700 acres which included present day Mona Vale and Bungan granted to Robert Campbell junior.
Bungan Beach is bordered by Mona Vale to the south and Newport to the west and north.
The land rises to the summit of Bushrangers Hill at 103 metres, a natural lookout point - which despite the name has no known connection with bushrangers.
In 1890s Alfred Yewen built a cottage, Bungania, at the north end of the beach headland.
Before the 1920s few people lived at Bungan.
Mona Vale library records reveal in 1908 that the Napier Thomson family of Whitecourt, Cremorne built the Eyrie, presumably then a one bedrrom cottage on a much bigger land holding.
In 1919 Adolph Albers built Bungan Castle atop Bungan headland.
Transport in those days was by horse and cart or on foot, the library archives noted. Families kept a few cows to supply milk. Apparently time was spent walking, fishing, boating, or bathing. And presumably entertaining themselves with musical instruments.
The Thomson's were still in residence in 1939 when there was a report of their daughter's 21 birthday party with guests including Trafford Whitelock, the ballet dancer.
"A gay assortment of shorts, playsuits, dirndls and coloured cotton frocks was worn by the guests at the treasure-hunt which was given on Saturday afternoon and evening by  Mr. and Mrs. L. Napier Thomson, of Cremorne at their charming stone cottage, The Eyrie, which is perched high up on the cliffs at Newport, in honour of the twenty-first birthday of their elder daughter, Miss Hazel Napier Thomson. The actual treasure-hunt was followed by a picnic tea on the verandahs and lawns."

The Channel Seven News presenter Mark Ferguson and his wife, the Bauer magazine publisher, Jayne have listed their contemporary Mosman home.
They want more than $4.35 million at its December 5 auction through McGrath agent Michael Coombs.
The five bedroom, four bathroom house is on 790 square metres backing on to Bradley Bushland Reserve.
Title Tattle recalls they paid $2.23 million for the building block in 2007, when Mark was working at Channel Nine.
They had previously been at a $2.75 million Northbridge home which they bought for $2.22 million in 2004.
Before that they lived at Wollstonecraft.

The NSW Fair Trading Minister Anthony Roberts says strata schemes work best when owners and residents take an active interest in how the scheme is run. Getting people to volunteer their time to serve on committees or attend meetings is an ongoing challenge for many schemes, particularly where the majority of residents are tenants.

Just over half of all residential strata lots in New South Wales are investor owned with many of these investor-owners living inter-state or overseas, making it difficult for them to attend meetings or to take an active interest in the concerns of the residents.

The act currently sets an upper limit of nine for the number of people who can be appointed to the committee. While owners may find that having a small committee helps to ensure the efficient management of the scheme, the government maintains there is no clear reason why an upper limit needs to be provided for in the law. There are many different types of strata scheme and owners corporations should be able to appoint as many committee members as is necessary to effectively administer the scheme and to provide suitable representation.

Noting in some schemes tenants make up the majority of residents, the government will be seeking to recognise tenants for their role in strata communities as many are willing and able to contribute in a positive way to the running of the scheme.
Despite this, tenants currently have no rights to attend meetings or contribute to decisions that affect them.
It is proposed that the law give tenants the right to attend and participate in meetings of the owners corporation. It is also proposed that tenants be allowed to appoint a non-voting representative to the committee in circumstances where tenants occupy more than half the lots in a strata scheme. Consistent with community feedback on the discussion paper, tenants will not be given new voting rights.

The voicing of tenants’ opinions by formal representation at body corporate meetings isn't really vital.
Let's face it many body corporates are already dysfunctional – hence, the reason for the NSW governments’ long overdue overhaul of strata title.
Renting an apartment for only six or 12 months is not unusual for tenants who could cause more grief than harmony for their neighbours if they are encouraged to have a say/play in the running of a building.
Imagine these tenants demanding the right for barbecues (even the ultimate portable barbecue, Ziegler &amp; Brown Twin Grill) on miniscule balconies in buildings with hundreds of apartments. Don’t tell me they won't demand to formalise the practice of hanging laundry items on portable racks on balconies in between their smokey barbeques.
Given the transient nature of many tenants, these could be distracting issues raised on a regular basis at strata meetings.
Certainly if we had the ideal European model of lengthy tenancies, often almost life-long, then it would be a different matter.

I’m all for democracy - everyone has the right to be heard. Indeed our reformist Fair Trading minister Anthony Roberts often refers to strata schemes as the fourth tier of government.
A proposed change to strata laws suggests tenants have a voice, but they won’t be allowed to vote on issues of building management. Tenants will be permitted to speak, but owners of strata title property will still hold all the cards due to their voting rights.
Let’s not forget that when Australia’s first parliamentary elections for the Legislative Council were held in 1843, the right to vote included men with freehold property valued at £200 – but also was granted to any householder who paid rent of £20 per year. So since colonial days most tenants have had a right to participate.
If tenants are allowed to air their grievances, or suggest positive ways to solve a problem, it could resolve neighbourly conflicts and encourage more harmonious day-to-day interaction with residents of a strata building.
Call me Pollyanna, always optimistic and trying to look on the bright side, but I am in agreement with Anthony Roberts on this one. 
In his speech on November 2, Roberts said “these reforms aim to build a culture of community and co-operation by encouraging participation and inclusion…and improve the everyday things that people in strata schemes care about."

Should renters have a say in the management of residential strata buildings?

Mintaro, the neglected 1882 Monegeetta, Sunbury district mansion, will not be going to auction this weekend because it has been sold after its $2.85 million reserve price was published in its marketing material.
The sale price hasn't been revealed, but the $2.85 million plus purchasers are a Melbourne couple who intend to restore the room mansion and the grounds to their previous glorious splendour. 
"No doubt there will be several hundred people disappointed that they will not be able to view it!" the selling agent John Keating of Keatings Real Estate told me.
Mintaro had been relisted for November 16 auction after last November's $3 million sale failed to proceed to settlement.
For many years now rather than keeping the asking price a secret to be revealed during the actual auction, or offer an estimated price range, Keating's agency typically declares the reserve in its advertising material.
He says problems associated with under-quoting and over-quoting disappear if the vendor's reserve price gets published at the outset.
"Buyers love the transparency," he says.
A declared reserve set at a realistic amount acts like a buyer-enquiry magnet, he maintains. 
Disclosing auction reserves is not common practice, and it is debatable as if buyer interest becomes strong, the published reserve can become antiquated. 
Critics also say most vendors did not know their reserve at the start of an auction campaign, 
Agents have been divided on the merits of telling all before an auction, but buyer advocate Christopher Koren, from Morrell &amp; Koren, has previously indicated he supported the method.
"Just by publishing the reserve it doesn't mean people stop there. If they like the look of it, they will bid it's common sense," Christopher Koren told Fairfax Media. 
But Mal James, from James Buyers Advocates, has expressed previous worries that it denies the seller the flexibility to change their mind.

Disclosed pre-auction reserve triggers historic Mintaro to be snapped up for $2.85 million plus

Julia Gillard has listed her longtime Altona home.
The former prime minister's modest brick home on its 603 square metre block has been scheduled for December 14 auction.
Her south-west Melboune has been listed <a target="_blank" href="https://www.propertyobserver.com.au/south-australia/local-paper-tweets-that-julia-gillard-spends-%2418-million-in-hometown-adelaide/2013080863960">as she pursues her post-political life in her hometown, Adelaide</a>.
Earlier this week she moved out, along with the furniture, putting the home on the market, ending 15 years in the electorate.
Jas Stephens agent Anna Grech expects the three-bedroom 1960s Medford Street home to fetch $600,000 plus.

I note her Altona house cost $140,000 in 1998 - slightly less than Altona's then $155,000 median price.
RP Data puts <a target="_blank" href="/news">Altona's median</a> currently at $545,000, thereby suggesting, on current pricing estimates, that there have been quite substantial improvements.  Or she bought very well or has ambitious expectations.
It was renovated in 2008, adding an extra room, ensuite in the main bedroom, and a deck out the back.
"She loves the seaside suburb, she's moved now to a seaside suburb," Ms Grech told the local paper.

Julia Gillard hopes renovations lift her above the median as she lists long-time Altona home

It was hard to know just where you'd start on its renovation, but the rambling Paddington home of the late Australian artist Margaret Olley was enthusiastically sold last night to a "local art collector and painter" for $2.8 million.
That was $300,000 above the expected result by the selling agents.
There were 10 bidders after the opening offer at $2 million.
The eastern suburbs couple - who with the description given by the selling agentc could I guess just also be merchant bankers et al - bought the triangular 423 square metre property with plans to renovate and live in the terrace. The frugal Margaret Olley, who painted into her 80s, had bought 48 Duxford Street in 1964.

When I looked through the empty Duxford Street house on a recent Saturday morning open for inspection, the enormity of the task of renovation was apparent. So many nooks and crannies, but the original condition home came with marvellous high ceilings, fireplaces, timber floors and moulded cornices.
Some 15 rooms, including its famous hat factory studio, behind the original Victorian façade that falls within the local heritage conservation protections.
It was therefore a solid result from Harriet France of Harriet France Real Estate and Linda Juleff of BradfieldCleary who were always seeking $2.5 million plus.
It was great to see the terrace without heritage orders being bought by someone who will maintain the iconic nature of the longtime Olley home.
The home was recently the subject of an exhibition called Margaret Olley Homes by the Museum of Sydney which celebrated the classic terrace as a “living canvas for the late, great painter.”
The house’s most famous rooms have been dissembled and transported to Tweed Heads where she lived as a child, to be recreated at the Margaret Olley Arts Centre.
But it was nice to witness the remaining prevailing colour scheme very much intact inviting recollection of her triptych, Yellow Room.
Some 100% of the proceeds of the sale are going to the Margaret Olley Trust, which supports local artists and galleries.

Art couple secure rambling Paddington terrace with Margaret Olley provenance for $2.8 million

Little wonder Sydney's house size was close to its peak around 2010.

That was the year when this Glenorie property - designed to deliver the ultimate in luxury living - was completed.

The extraordinary three level mansion - set on 32 hectares - has been listed for sale with $15 million hopes, described as one of Sydney's landmark estates.

The $15 million asking price is there, but no actual indication <a href="https://www.3382windmill.com.au/INFO---FEATURES" target="_blank">on its own website </a>as to the internals at 3382 Old Northern Road, but Property Observer would estimate something close to 1,700 square metres. Subsequent publicity has put the asking price at $13.8 million.

Of course the mansion features a grand entry hall, along with splendid formal living and dining rooms and a vast drawing room, complete with a billiards area, a piano lounge and a full sized granite bar. 
There's the ballroom, complete with a caterers’ kitchen, bar and dance floor.

And not dissimiliar to the Gold Coast's <a href="https://www.propertyobserver.com.au/news/bellagio-la-villa-the-grand-gold-coast-mansion-sells-at-72-million/2013092465239" target="_blank">Bellagio La Villa</a>, when not in use the ballroom can serve as a showroom for a luxury car collection.

On the home’s first floor are four bedrooms, each with their own walk-in wardrobe and luxury marble ensuite.

Just in case it's all too much the agents say it could potentially be divided into 16 parcels of land.

Sydney's typical house floor area sits at around 266 square metres.

But Australians are no longer building McMansions, according to Commsec’s Craig James who noted recently the average new home size has slipped to 241 square metres, with Sydney's 266 square metre the biggest of the states.

Sydney's average floor area peaked at 273 square metres in 2006-2007, with it subsequent highest year being 2010-2011 at 271 square metres.
