Sydney monthly house price growth slowed in May to just 0.24%, but is still up 17.4% annually to an $823,000 median house price, according to the vendor research website, onthehouse.com.au.
The monthly Sydney growth in April was 3.29%; in March it was 1.14% and 3.52% in February.
House values in Melbourne entered negative territory for May, falling 0.03%, but still recorded 9.45% growth in the past 12 months to its $627,500 median house price.
Perth, Adelaide, Darwin and Hobart were also showing mild negative median house price easing in May.
Perth had the biggest house decline, with a 1.9% fall in May.
Sydney's 17.4% annual growth tops all the capitals, with Melbourne holding onto second place, with Brisbane in third place with the strongest May growth, albeit 0.41%. Brisbane had 1.36% growth in April and 0.98% growth in March, having briefly lost ground in February.
Slower growth rates would be beneficial for the economy overall, as the data signals that the market is moving away from a potentially dangerous boom, John Edwards, the consulting analyst for Onthehouse.com.au said.
“With any luck, the statistics will continue on this new trend of lower rates of growth over the next few months," Edwards said.

Brisbane catching up, but overvalued Sydney still strongest of the capital cities: Onthehouse's John Edwards

Two months after the Sydney glamour couple Jennifer Hawkins and husband Jake Wall listed their luxury North Curl Curl home, there is now official price guidance.
<a href="https://www.belleproperty.com/buying/NSW/Northern-Beaches/North-Curl-Curl/House/12P4639-18-molong-street-north-curl-curl-nsw-2099" target="_blank">Her agent, Steve Thomas at Belle Property</a> is seeking $4 million plus.

Property Observer previously advised Steve Thomas had a hand in two prior sales in the Windy Drop Down gated community where sales have ranged from $2.7 million to $6.7 million over the past four years.
The couple have lived in the Molong Street home for the past three years since the built on a former tennis court block that cost $1.375 million in 2010.
Their next nearby Koichi Takada-designed home is nearing completion.

Jennifer Hawkins gives $4 million plus North Curl Curl price guidance

Sydney's price growth this year will be between 5% to 8%, estate agent John McGrath forecasts.
"That would give us a collective 20% growth for the first couple of years of this cycle and that’s a significant – yet sustainable, rise in property values," he told the readers of <a href="https://www.switzer.com.au/the-experts/john-mcgrath-property-expert" target="_blank">his Switzer blog</a>.
He still expects further price growth in 2014 but says it will inevitably slow. 
John McGrath had earlier this year forecast up to 10% growth this year, so the upper range of his forecast has been adjusted slightly downwards.
"In Sydney, I think we will see 5% to 8% growth this year off the back of almost 15% last year," he said this week.
McGrath says the past year in Sydney real estate had been a "really exciting time."
"The market has been in full recovery mode and the hottest I’ve seen it in many years. 
"However, people are now starting to talk about it being all over," he recently noted. 
"I’ve been doing this for over 30 years and I can tell you recoveries never occur in a straight line. 
"We often have a bull run at the start; then after a period of great growth, it eases off. 
"Buyers become concerned they’re going to pay too much, others get sick of missing out and take a break. 
"Demand comes off the boil and price growth slows.  And that’s the key. It slows, it doesn’t stop or go into reverse.   It’s very healthy for markets to take a breather now and then during a new growth cycle. 
"That’s how price bubbles are prevented. 
"We saw 14.5% growth in 2013. At the start of this year, I was tipping 5 to 10% growth with an inevitable decline in the frenzied activity of 2013.  Sydney achieved 4.1% in the first quarter.  If we have just 0.5% growth every month for the remaining nine, we’ll end up with 8.6% for the year. That’s good, steady growth."  John McGrath said last year, the strongest segment in Sydney was inner city and beachside markets between $750,000 and $2 million. 
"Now, we’re seeing more activity in the higher price brackets and RP Data’s research confirms this trend." He said that as with most market recoveries in Australia, what happens in Sydney eventually happens everywhere else. 
"If Sydney is starting to slow down overall, other markets are probably about to heat up."

John McGrath lowers his 2014 Sydney forecast to 5-8% price growth

The BRW Rich-lister Mark Rowsthorn had sold one of Melbourne’s best-known CBD sites, the old Savoy Tavern on the Bourke and Spencer street corner.
It has been bought by the Fragrance Group, a Singapore-listed hotel and ­residential developer controlled by the property tycoon Koh Wee Meng who has been busy acquiring Australian sites.
The 1800-square-metre site was bought for $44.5 million.
It last traded in 2005 at $9.9 million, when bought from the Republic of Nauru who had approval for a 47-storey office tower.
The single-storey 1970s-era brown brick-veneer pub which on opening sold more beer than any other in the state long stood derelict for almost two decades until Mark Rowsthorn re-opened the pub in March this year.
The then Melbourne eyesore was described by the Melbourne Lord Mayor Robert Doyle as “a scab on the knee of the city.”
It is one of the first views of Melbourne that arrivals at Southern Cross station are greeted with. “Subject to obtaining all regulatory approvals, the group intends to redevelop the property into a high-rise mixed-use development,” Fragrance Group told the Australian Financial Review after its off-market sale by Colliers agent Matt Stagg.
Last week Fragrance secured 555 Collins Street from the developer Harry Stamoulis for $78 million.

Mark Rowsthorn sells Savoy Tavern site on Spencer Street, Melbourne

Another of the six apartments in The Block Sky High block in South Melbourne has become are available for rent through Hocking Stuart agent Jacob Davis.

Designed by architecture firm Brenchley Architects, the building at 142 Park Street in South Melbourne is a conversion from a 1960s motel building. It comes with with shared rooftop entertainment facilities.
The second floor, full floor 220 square metre had a $1600 weekly asking price through Lina D’Ambrasio at City Residential Real Estate Docklands. It is now longer available.
It has three double bedrooms all with ensuites.
The 201/142 Park Street, South Melbourne apartment has electronic blinds throughout and a television in every room.

Block Sky High, South Melbourne penthouse up for rent for less

A new tender has been announced for the Bennelong, Sydney Opera House restaurant site which was vacated at the end of 2013 by the Paddington-bound chef, Guillaume Brahimi.
“We have scoped potential improvements to the venue and will work with the new operator on those plans, while being careful to respect our obligations as a World Heritage-listed site,” Opera House chief executive Louise Herron said in a statement on the trust website.
It is now more than three months after the Stokehouse plans by the Melbourne-based Van Haandel Group dissolved given their decision opting instead to concentrate on rebuilding their burnt-out Stokehouse premises at St Kilda.
It will be a new, two-part tender commencing late next month.
Chef Matt Moran's Aria Catering will run Bennelong until sometime in 2015 as a premium functions venue while the tender process is being conducted.
Opera House Trust chairman John Symond wants an operator with a concept that embraces Bennelong’s unique qualities and magnificent setting.
Chef Guillaume Brahimi ended his 10-year tenure declining to bid declaring his fine dining style was unsuited to the required seven-day operation. But Ms Herron has affirmed the venue needs to be open day and night, seven days a week. 
The Australian food columnist John Lethlean says those who expressed interest initially have gone "ice-cold" on the idea of an Opera House address where it has been suggested the trust was seeking a base rent of $700,000 to $900,000 a year as well as 5-8% of turnover.
A who's who of restaurant identities were believed to have vied initially for the opportunity including Vue de Monde's Shannon Bennett, <a href="/expert-insights/investing/bills-of-sydney-rides-wave-of-international-success-to-waikiki-hawaii">Bill Granger of Bills</a>, Maurice Terzini of Bondi Icebergs and the operators behind Quay, one of the tender finalists.

As announced last year, the Opera House is conducting public tenders for all its expiring food and beverage contracts in accordance with NSW Government procurement policy. 
The Opera House received a strong response to the first expressions of Interest stage for the lower concourse bar and restaurant. It has now invited shortlisted applicants to participate in the second stage of the confidential tender process. Their offers will be finalised by late next month. 
The existing long-term contract for the lower concourse venue expires at the end of August. The successful applicant is expected to be operating before the busy summer season later this year.

Fresh Bennelong, Sydney Opera House restaurant site tender

New zoning and Chinese developer interest have combined to deliver half million dollar windfalls for three Bentleigh households.
The off-market deal through Savills Australia, saw three neighbours at 14, 16, and 18 Bent Street, sell their adjoining homes to a developer for $5.76 million.
It was estimated by Savills to be $1.8 million more than could have been expected from separate individual sales.
Savills Australia selling agent Julian Heatherich said the neighbours could have reasonably expected $1.3 million to $1.5 million in separate sales but the combined property provided a more valuable development opportunity.
The undisclosed purchaser intends to seek permission to develop a multi-level apartment building on the amalgamated 1985 square metre site.
Julian Heatherich said an opportunity was created following state government zoning changes last July, after which the local Glen Eira municipality implemented its new Urban Village Policy allowing for multi-storey development of up to four levels in certain locations.
Savills has been active at Bentleigh as it sold just down the street at 23 Bent Street last year. It was a corner allotment of 1058 square metres with a permit to develop a 27 apartment four levels block which sold for $3.4 million, also to a Chinese developer. 
Savills also sold a 748 square metre site at 261 Centre Road, Bentleigh for $2.735 million to a local developer with a permit to develop 28 apartments in February after attracting 150 enquires from local and off-shore developers.

Glen Eira urban village rezoning a windfall for trio

Innovative plans are among the five Australian finalists shortlisted from 144 entries in the City of Sydney’s competition to design the Green Square Aquatic Centre and neighbouring Gunyama Park.
The shortlisted entries add green touches to habitats lost during Zetland’s industrial expansion.

Scenarios depicted within some of the final designs include  a picket-fence reminder of old cricket fields, a grand central foyer with sprawling views, swimming pools sunken amid revived wetlands, a beach and boardwalk, and connected pools that can be rearranged for fun.
Lord Mayor Clover Moore said the number of high-quality entries was a testament to the City of Sydney’s commitment to design excellence.
“Green Square is Australia’s biggest urban development and one of Sydney’s fastest growing and most exciting new communities,” the Lord Mayor said.
“With 40,000 residents and 22,000 workers on the way, the City is moving ahead with the construction of new community facilities. Our new aquatic centre, parks and library will be at the heart of this growing community.”
Located on Joynton Avenue, opposite the former South Sydney Hospital, the aquatic centre will house an outdoor 50 metre, an indoor 25 metre pool, a leisure pool, a hydrotherapy pool and a gym.
The aquatic centre and park will form part of the commercial, retail and cultural heart of the $8 billion greater Green Square redevelopment on the city’s southern fringe.
An independent jury selected the five finalists in the design competition. The second stage over the next 10 weeks requires the finalists to prepare more detailed designs and carry out cost assessments.
The jury will recommend a winner to Council with an announcement expected later this year.

Five finalists shortlisted for City of Sydney’s Green Square Aquatic Centre designs

Walker Corporation has launched the second stage of its Vicinity Industrial Base in Adelaide given the<a href="https://www.vicinityindustrial.com.au" target="_blank" style="line-height: 1.3em;"> first stage of the 100 hectare estate has almost sold out</a>.
Cahill Transport, Nick Scali Furniture, Rand, Toll NQX, and Kimberly-Clark have taken space at the Direk estate since its initial 2008 launch.
<a href="https://www.realcommercial.com.au/property-land+development-sa-edinburgh-5558505" target="_blank">Vicinity</a> ranks as Adelaide’s most successful industrial subdivision in recent years. It will eventually have about 4000 workers.

However, Colliers International’s latest industrial report <a href="https://www.colliers.com.au/~/media/Files/Corporate/Research/Industrial/Industrial%20First%20Half%202014.ashx" target="_blank">Investors Tighten Their Grip</a> suggests the pending Holden’s Elizabeth plant closure would put pressure on Adelaide’s industrial market.
"The announcement of the Holden plants closure has come as a blow to certain parts of to the South Australian industrial market. 
"Holden and suppliers to the Holden plant account for a significant amount of employment, economic activity and occupiers in the Adelaide Outer North industrial market.
"Although this is likely to have a significant impact on the Outer North, other significant industrial markets in the West, Inner North and South are unlikely to see significant falls in occupancy. 
"Also the full effects of this closure are likely to be staggered as the plant will not cease production until 2017.
"This allows for some time for the South Australian economy to readjust and absorb some of the workforce left from the Holden closure.
"Increases in vacancy in the Outer North are likely to be most acute from 2017 onwards," the Colliers report suggested.
Overall Colliers considers demand for industrial space appears to have improved over the last six months with the level of enquiry and size of requirements improving over this time.
Logistics and transport have been the key tenant type which has driven demand over the last 12 months, supported in part to the significant increases in online retail. 
Tenants looking for prime quality industrial space over 5,000m2 have very limited choices in the Adelaide industrial market with the vacancy rate tightening in the Adelaide industrial market to 4.2%, compared to 4.4% in the second half of 2013.
Overall rentals have eased slightly over the last 12 months with a rental range of $78 per square metre in the Outer South to $143 per square metre in the Inner West.
"Incentives across the market have remained stable with prime incentives currently quoted between 10-15%.
"The outlook for the Adelaide industrial market will be challenging in the Outer North and possibly Inner North in the medium term.
"This is due to the structural change from the automotive industry to another use, which will take time. "For the other industrial regions the outlook is more positive, with demand and enquiry likely to pick up and the lack of A grade space is likely to drive more new construction to meet demand over the next 12 months to two years."
It was in 2008 when Walker Corporation announced it was partnering with prominent South Australian developers Daycorp and Badge on the industrial estate in Adelaide's northern suburbs after the investment by government in transport infrastructure in the region.
The land was being offered from $85 per square metre in 2008.
Some $88 million of Adelaide industrial property transacted during 2013, around 42% below the transactions in 2012.
The largest sale in the year was the new Rand facility which sold in August for $32.3 million by the developer, Pacific Group to Cromwell Property Trust.
Rand Refrigerated Logistics is a 10,500 square metre food distribution centre at the corner of Heaslip and Edinburgh roads.

Walker Corporation launches Vicinity Industrial Base, Adelaide second stage

The 48,000 square metre shopping space will be home to around 225 stores. 
The much delayed Emporium Melbourne, which occupies the site on Lonsdale Street that was formerly Myer, is credited as the biggest retail development in Melbourne’s CBD in more than a century.

AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

Designed by <a href="https://www.apartments.com.au/architects/turner-studio">Turner</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/arcadia-landscape-architecture">Arcadia</a>, the project comprises 674 apartments, including 102 affordable housing dwellings representing 15 per cent of the residential floor space. The housing mix spans studios, one, two and three-bedroom apartments, alongside a collection of townhouse-style residences integrated into the podium levels. The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.
