Wheeler House was listed by vendor Phil Anderson, proprietor of Northcote lounge bar The Purple Emerald, who bought 39-41 Rowena Parade from Natasha Oberoi, of the noted Indian hotel family for $1,225,000 in 2003 when she moved to the Yarra Valley.
Designed by the architectural firm, Robinson Chen with a cutting edge design, it was initially the home of Lonely Planet founders Tony and Maureen Wheeler having been before that the site of the company's offices.
Architect Kai Chen gave the house pink and teal green exteriors, something of a test case against heritage color schemes, when built in 1989.
The 35-square residence first sold at $971,000 when in 2001 the Wheelers were off to their new house by the river in Hawthorn. They had paid just the $92,000 in 1986 for the Richmond property, with its 2001 auction price rated as the then highest residential price for a single dwelling in Richmond.
Their first publication, shortly after they arrived in Paddington in the early 1970s, was a $1.80 travel offering printed in Glebe.

The reported noted the debate over housing affordability was typically conducted in zero-sum terms.
"First home buyers are pitted against investors and incumbent property owners, baby boomers against younger age groups," it noted.
The implicit assumption is that there is fixed housing stock to be carved up among these competing interests. 
"In principle, the housing market should be able to accommodate increasing demand without upward pressure on prices," Dr Stephen Kirchner suggested.
But he concluded the supply side of the housing market had been taxed and regulated to the point that supply has not been able to keep pace with demand, leading to higher house prices. Rising real house prices have become a secular phenomenon, with the cyclical variation in house prices taking place around this rising trend. 
"Each of the housing affordability myths reviewed and debunked here serves to distract public policy from an increased focus on improving housing supply. He concludes many of the policies pursued by Australian governments in the name of housing affordability, such as first home buyer grants and concessions, increase demand for housing, while failing to tackle regulatory and cost barriers to housing supply."
The report noted new land supply had declined by an average 21% across Australia’s five largest capital cities in the past decade, pushing prices up by an average 148% to $504 per square metre.
"This report seeks to tackle these myths in an effort to improve the quality of public debate about housing affordability," Dr Stephen Kirchner said, adding housing affordability is a relative rather than an absolute concept. 
He also suggest it was also meaningless to assert that house prices are driven by ‘speculation’.
"Few people buy or invest in housing with the expectation of making a capital loss. 
"In that sense, every decision to buy (or not to buy) property is speculative. 
"As Ludwig von Mises observed, ‘Every action is a speculation, i.e., guided by a definite opinion concerning the uncertain conditions of the future.’
"The belief that housing markets are driven by ‘speculation’ misunderstands the role of speculation in an economy and encourages the pursuit of demand-suppression and diversion policies on the basis that prices are disconnected from fundamentals."

Eight housing affordability myths debunked: CIS

The richest man in China, Wang Jianlin is reportedly close to buying into a Surfers Paradise hotel development site.
The 1.13 hectare three-tower Jewel development opportunity comes with 110 metres beachfront.
It has been listed by another Chinese outfit, the Ridong Group, who are reportedly seeking equity partners.
The Australian reported Mr Wang, the Dalian Wanda Group chairman, was on the Gold Coast last month with company officials returning to continue negotiations.
Their Australian advisor, Roland Evans of Canford Property group, indicated Dalian Wanda was not limiting itself to just one opportunity.
Dalian Wanda is a $66 billion company with interests in commercial property, hotels, tourism and shopping centres, according to its website.

Frasers Centrepoint has secured Australian Foreign Investment Review Board approval for its $2.6 billion bid for Australand.
<h2>FCL advised last night it has received a "statement of no objections" from the FIRB in relation to its proposed acquisition.</h2>
The Singapore-listed property giant recently trumped a competing offer from Stockland Corp for Australand.
FCL, whose main shareholder is Thai billionaire Charoen Sirivadhanabhakdi, is one of the Singapore's biggest property companies.
Australand, which was once majority owned by CapitaLand, has residential, commercial and industrial property projects.

Kingswood Golf Course sale edges closer to the pin

The media tycoon and occasional property developer Kerry Stokes has secured approval to develop one of Australia’s largest industrial estates, some 240 hectares near Newcastle.
Approval has been granted to Stokes's private company, Australian Capital Equity to proceed with its expansion of Northbank by the NSW Department of Planning &amp; Environment.
It is the former Austeel site.
The Northbank Enterprise Hub site was purchased from the NSW government in 2010.
The long-term project first stage of development at Northbank started with the $160 million WesTrac NSW and ACT operational headquarters.
WesTrac, one of the biggest dealers of Caterpillar machinery in the world and part of Seven Group Holdings, is chaired by Kerry Stokes.
The Tomago property will be marketed through Colliers International targeting logistics, distribution companies, warehousing and manufacturing companies. 
It is expected the lots will range from 5,000 square metres to 50 hectares.
He faces competition as the local paper reports the Hunter Corporate Park, a 300 hectare site in the buffer zone of the Tomago Aluminium Smelter on the other side of Tomago Road, is also in the early planning stages.

Terry Snow seeks $7 million plus for Seidler-designed Rose Bay penthouse

The sixth-generation wool grower Charlie ­Coventry has teamed with Ermenegildo Zegna in a wool production enterprise in NSW’s New England region.
The Italian luxury fashion label has bought into Achill, a 175-year-old sheep farm taking a 60% stake.
Achill is 2,564 ­hectares with 12,500 sheep in production of super fine wool.
Coventry was reportedly opposed to an outright sale to the Zegna Group as he loved his farm which was "in his blood."
He and Mr Zegna are setting up the venture with a wool buyer, Don Belgre, joining the company as the third ­member of the board.
“This joint venture is a clever move and one step towards invigorating the marketing of wool,” chairman of ­Australian Wool Innovation, Walter Merriman said.
Mr Zegna said Ermenegildo Zegna is not planning any further expansion into wool production, the AAP report noted.
Coventry says his 70-year-old father Tyrll can hang up his work boots, while his wife Dorianne, reckons she'll soon get a trip to Italy.

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

Designed by <a href="https://www.apartments.com.au/architects/turner-studio">Turner</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/arcadia-landscape-architecture">Arcadia</a>, the project comprises 674 apartments, including 102 affordable housing dwellings representing 15 per cent of the residential floor space. The housing mix spans studios, one, two and three-bedroom apartments, alongside a collection of townhouse-style residences integrated into the podium levels. The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.
