The Vaucluse home that was co-owned by alleged fraudster Adam Cranston sold for $2,603,000 at its mid-week auction.
There had been 40 contracts issued.
<a href="https://www.realestate.com.au/sold/property-house-nsw-vaucluse-130936466" target="_blank">The home</a>, which was being forcibly sold, is the final piece in the fallen property empire of Cranston, who is alleged to be the mastermind behind the Plutus Payroll syndicate, the largest tax fraud scheme in Australian history.
He is being charged with the misappropriation of over $130 million owed to the Australian Tax Office.
The home was bought for $2.4 million in 2015 by Cranston family interests.
The following year it was transferred to a company in which Cranston and alleged co-conspirator, former champion snowboarder and sports broadcaster Jason Onley, were joint shareholders.
The first mortgagee Westpac were appointed as the controllers of the company in March.
The title has a caveat from the NSW Supreme Court, following a Federal Police application which restricted any sale unless approved by the commissioner.
A three bedroom home with swimming pool sits on the 450 square metre Macdonald Street site.
It was listed with a guide of $2.1 million through LJ Hooker Double Bay agents David Malouf and Emma Steanes. 
The couple's Bondi Beach home, where Cranston was arrested in May two years ago, quietly sold earlier this year for $1.3 million by the mortgagee.
The two bed townhouse cost them $1,222,000 in 2015.
He offloaded a 60 hectare horse and cattle farm in the Hunter Valley for $1,068,000 in 2017, having paid $940,000 a year earlier.
He sold a Miranda townhouse for $1.88 million in 2017, a $473,000 profit in a year from the $1,415,000 he paid.
In Burraneer he offloaded a half-built mansion on the pricey Matthew Flinders Place for $2,425,000.
He and wife Elizabeth Rouhliadeff had paid $1,875,000 in 2015 and were building a large four bedroom home with a swimming pool.
Officials seized a haul of luxury items including two planes, sports cars, jewellery, artwork, firearms and at least $1 million cash found in a safety deposit box in the raids on properties linked to the syndicate.
Cranston and Onley are next scheduled to return to the Downing Centre Local Court on July 9 ahead of their September committal hearing. Both are yet to enter a plea.

One of the hardest quests in property is to time your home sale at the market peak, to sit out, and to then buy back at the very bottom.
As we never really know what is around the corner, it is only some time after that the so-called peak and bottom can be gleaned.
Even then because there are so many separate cycles, it is not really possible to say there is just the one peak or bottom.
Buying back into a depressed real estate market, having determined it as a good time to buy, rather than evidence of ongoing doom, is not for everyone.
Waiting for the perfect bottom timing may see you never make the return acquisition and miss out altogether. 
And the best time to buy differs for everyone.
Of course, this is not going to stop some boasting of selling at the top of the Sydney market - around late 2016 early 2017 - and buying back at the bottom.
Good luck to them, because it is a tricky occurrence, thwart with risks at both ends of the deal.
Buying property is the biggest financial decision in most lifetimes, and there is stress involved, regardless of when or how often you buy.
Battling your own emotions could be hard, and then telling family and friends that you’re intent on pulling off a property masterstoke, could see pride and ego cloud your judgment.
For most property buyers, it is the norm to simply buy and sell in the same market which does offer some price comfort, especially for upsizers.
First home buyers get a greater shot at buying better too. 
Sydney is at a stage in its cycle where many are wondering if the property market is close to bottoming out, although the autumn market is marked by uncertainty, caution and a reluctance to commit.
The rate of the price fall is in decline, according to CoreLogic, and Sydney has also seen the strongest capital city auction clearance rate.
The overall market direction is set to be interest rate driven with other contributing factors including levels of consumer and business confidence, the state of the share market, stability in national and global economic conditions, along with government policy.
I'd suggest these are more unknown than usual.
The only way we will know the market has bottomed is in hindsight – and you'll have likely missed it by the time the data driven headlines advise when the bottom was.
Instead of trying to do what is almost impossible, the better strategy is to get educated about the markets.
Look out for minor increases in both buyer interest and transaction activity.
The tell-tale signs the market is about to turn a corner include well-priced properties starting to sell soon after their listing.
There will be multiple offers occurring on well-priced properties.
Some auction properties will be selling surprisingly above reserve.
A shortage of stock for sale across the suburb could be occurring with time on the market dropping.
Of course even if the market has bottomed there is no guarantee we will see any noteworthy increase in values any time soon.
The values might sit there for some years, as it did following the bottom after the 2003 boom.
But the successful property purchaser knows how to create wealth at any point in a cycle while others do poorly even in good times.

The first home buyers' deposit guarantee innovation, unveiled by Prime Minister Scott Morrison, is perfectly pitched at the impatient first home buyer generation.
It will turbo-charge their entry into the property market with a government scheme partnering with private lenders offering finance for approved buyers.
The First Home Loan Deposit Scheme will be available, from next January if either the Coalition or Labor wins the federal election, for new home buyers who have got a 5% deposit, which is the easy bit.
They will get government backing to make up the 20% house deposit typically required by lenders.
The scheme is based on the valid belief it is the deposit gap rather than the size of mortgage payments that is the real barrier to home ownership.
The government backed National Housing Finance and Investment Corporation will guarantee the difference between the lower deposit and the 20%.
The scheme will also help first home buyers save around $10,000 by not having to pay lenders mortgage insurance.
The scheme, adopted from a 2015 New Zealand scheme, would allow singles earning less than $125,000 a year and couples earning less than $200,000 a year to get into the housing market in quick time.
Past schemes, including the first home super saver (FHSS) scheme, have simply been too slow in achieving outcomes. 
The $500 million scheme is set to be initially capped at 10,000 loans annually, about one tenth of the market. 
Some 110,000 bought their first home in 2018, which was the highest level in nine years.
But the latest NSW figures for March show the lowest number in two years.
The value of homes that can be purchased under the scheme will be capped on a regional basis, reflecting different markets across Australia.
Although it has fallen in recent months, an entry-level Sydney apartment costing $560,000 takes around five years and four months savings for a 20% deposit, some 16 months longer than in Melbourne and two years longer than the equivalent in Brisbane.
"With the banks pulling back and larger deposits of 20% now being standard, it is not getting easier," Morrison said.
"The lenders would still be the ones lending the money. They would still do all the normal checks on the borrowers to make sure that they can meet their repayments – this isn’t free money."
There will be a small risk for the government having first time borrowers with higher indebtedness especially if the market continues to fall.
No official figures are kept on first home buyer arrears or distressed sales, but the even more cautious big four banks maintain overall arrears levels across NSW remain very low given the low interest rate landscape.
The government support would stay in place for the life of the loan, until its sale or until the value of the property rises to a point where they choose to refinance.
The First Home Loan Deposit Scheme will start on 1 January next year, the same date that Labor has said it would start its grandfathered negative gearing scheme to assist affordability.
The proposed Coalition policy won't impress those who don't support market intervention by government, but there has been some $10.3 billion in benefits since 2000 when the First Home Owners Grant scheme was introduced to help first-home owners to offset the effect of Goods and Services Tax.

First home buyers to get support to reach a 20% house deposit

The long-time Darlinghurst home of the late Sydney Mardi Gras costume designer Ron Muncaster sold ahead of its scheduled weekend auction.
The <a class="x_OWAAutoLink" href="https://oxfordagency.com.au/residential_post/169-crown-street-darlinghurst-nsw-2010/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">Crown Street terrace</a> (above and below), listed 18 months after his death, sold at around its price guide of $2.5 million though Matt Marano of Oxford Real Estate Agency.

The four bedroom terrace sits behind a sandstock brick facade on its 180 sqm parcel.

There were 1,210 homes taken to auction across the combined capital cities this week, returning a preliminary auction clearance rate of 58.1 per cent.

Last week, a higher 1,479 auctions were held with the final clearance rate rising to 52.5 per cent; the second highest clearance rate seen over the year-to-date. 
CoreLogic auction analyst Kevin Brogan noted compared to last year, volumes continue to trend lower each week, with almost double the volume of homes taken to auction over the same week in 2018 (2,279) when 58.2 per cent sold.
"Although the clearance rate will adjust lower on the full set of results, the trend over the past two months has seen final auction clearance rates holding around the low-to-mid 50 per cent range and we expect a similar finalised result this week."
Brogan noted the success rate was holding around 10 percentage points higher than late last year, "reflecting a better fit between buyer and seller expectations on prices."
The cheapest sale across the capital cities was $216,500 in Melbourne when <a id="LPlnk30383" class="x_OWAAutoLink" href="https://www.hockingstuart.com.au/property/7-254-dandenong-road-st-kilda-east-vic-3183-159832" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">7/254-256 Dandenong Rd, St Kilda East</a> was sold though hockingstuart.
The 1920s first floor studio apartment had last sold at $143,500 in 2007.
The studio sold for well inexcess of the ANZ Realas website price estimate which suggested its value as $181,000.
The agent's price guide had been $195,000 to $210,000.
It has been a $280 a week rental in recent years.

In Melbourne, the preliminary auction clearance rate of 56.8 per cent was recorded across 545 auctions, up slightly from the 56.6 per cent final clearance rate last week when a higher 672 homes were auctioned. 
One year ago, the clearance rate was a stronger 77.5 per cent across 1,099 auctions.

It last sold at $2.1 million in 2008.

Across the smaller auction markets, preliminary results show that Perth was the best performing in terms of clearance rate with 53 per cent of auctions successful, however there was only 18 auctions held across the city.
The 1890s Perth home at <a id="LPlnk44574" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://mackhall.com.au/for-sale/perth/37-glendower-street/4223900" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">37 Glendower Street</a>, a three-bedroom, two-bathroom offering redesigned in the 1980s by one of WA's avant-garde architects, failed to find a buyer though Brent Morfesse of Mack Hall.
Brisbane was the weakest performing auction market, according to preliminary results with 83 homes auctioned and 39 per cent been sold under the hammer.
Brisbane's top sale was $881,000 when the four bedroom home at <a id="LPlnk456635" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://raywhiteeightmileplains.com.au/properties/residential-for-sale/qld/eight-mile-plains-4113/house/2092186" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">3 Kirstin Steet, Eight Mile Plains</a> was sold for the first time.
It was the first sale since the land sold in 1973 at $14,000.

But mid-auction, the neighbour stuck their head out of the window, then registered and placed a bid to buy it.
The buyers were the vendor’s children, who had grown up in the property and then moved next door.

It had been for sale over the past two years seeking $850,000 plus, having sold at $905,000 in 2007.
The unrenovated six bedrooms, three bathroom home, with potential for re-development, currently has a $985 rental return per week.

The latest Roy Morgan Poll shows that Labor's lead over the Coalition on a two-party preferred basis has narrowed to 51%-49%. 
With the Coalition now back in contention, Roy Morgan CEO Michele Levine says trust and distrust will determine the outcome of the election, and any "glaring mistake" could cost Scott Morrison or Bill Shorten the prime ministership. 
Roy Morgan's executive chairman Gary Morgan expects a hung parliament, with minor parties and their preferences to play a major role.

NSW Treasury modelling claims that transfer duty would decrease by 0.8 to 1.3 per cent in the three years to 2022-23 if Mr Shorten’s policy to stop negative gearing and increase capital gains tax for the purchase of existing properties, goes ahead from January 1, 2020, The Australian reported.
The modelling shows Labor’s policy could reduce revenue by about $46 million in 2020-21, $63 million in 2021-22 and $85 million in 2022-23.
Treasury argues, because of a belief the property market will fall in value, the imminent introduction of the policy could lead to house prices falling by 0.5 per cent by the end of 2019 (relative to current expectations).
Treasury also expects further reductions in stamp duty of between 0.3 to 1 per cent due to a decline in transaction volumes ahead of the possible January 1, 2020 implementation.
The treasury analysis says there could also be flow-on effects to the economy with lower dwelling investment and household consumption having a negative impact on State Final Demand of around 0.25 per cent after four years.
The Liberal NSW Treasurer Dominic Perrottet said Labor’s promised changes to negative gearing and capital gains tax will disrupt the market.
"It will create further uncertainty for homeowners, homebuyers and investors at a time when they can least afford it.
“It will also rip up to $200 million from the State’s bottom line in the next three years and likely push home prices down beyond what existing market conditions would dictate.
“This was a policy proposed by Labor at the height of the property boom — but the circumstances have now changed and so the policy position needs to change too.
“With its toxic cocktail of higher taxes, increased regulation and militant union demands, a Shorten Labor government will be a handbrake on the NSW economy.”
In last night's debate Scott Morrison and Bill Shorten discussed the issue after the PM put a question to the Opposition leader.
He asked the Labor leader for a guarantee proposed limits on negative gearing wouldn't push rents up or house prices down.
Mr Shorten replied that the Grattan Institute and NSW Treasury had said the negative gearing policy "would not have an impact on house prices."
"This is a scam campaign looking for some credibility," he said, noting some limited impact on revenue from activity was anticipated by NSW Treasury.
"So there's no guarantee?" Mr Morrison pushed.
"You heard the answer," Mr Shorten replied.
The initial report by The Australian did not give any figure for the negative price impact after its implementation.

The video was marketing a newly built home by its agent Sam Nader, who claimed the video had 60,000 views in its first 24 hours.

LJ Hooker apologised for the sexy two minute video saying it "missed the mark".
“LJ Hooker Bankstown is always looking for new ways to market our listings; however, this time we missed the mark,” it said in a statement.

Nader had earlier indicated marketed needed something different “in this property market to make it stand out.”

The hotelier Justin Hemmes has sold his family's longstanding landmark building, Wirrara in Potts Point ahead of tonight's auction.
The corner building had been listed for sale with an $11 million plus guide through Allan Levy from Metro Commercial inconjunction with the local R&amp;W office, but Hemmes was actually hopeful of $13 million, which would reflect a 4 percent yield.
The building's listing coincided with the lease of Arida formally expiring this August.
Through the years, as the Hemmes family expanded their fashion and restaurant business, they also started buying up the buildings in which they operated their different businesses. His parents opened a Thai tea café within their Sydney CBD fashion building in the early 1970s.  
One of their first Merivale coffee shops was this one in Potts Point.
Justin Hemmes' late father, Mr John bought the property at 61-63 Macleay Street for $1.428 million in 1988.
The offering was a rare offload by the hotelier.
Set in the corner of Macleay Street and Challis Avenue, the mixed-use freehold investment located features four large apartments and two retail shopfronts. 
It boasts Merivale’s Fish Shop at street level and the Arida clothing retail outlet next door.

Justin Hemmes, who hosted Prime Minister Scott Morrison’s campaign fundraiser at his Vaucluse estate on Monday night, has acknowledged the Potts Point premises needed some rectification works.
But the hotel baron will soon have his hands full with a mooted $1 billion redevelopment of his recently expanded Ivy, George Street site in the CBD.
He has not lodged any plans, but intends to redevelop the site with an office tower and a hotel, in partnership with investors.
There is current $520,950 total rental income with $328,550 from the Potts Point shops and $192,400 from the four upstairs units per annum. 
The luxury retailer of international clothing brands and distinctive interiors has been on a five year lease at $158,000 a year.
It has been trading there, in one name or another, for almost two decades.
The neighbouring Hemmes-run restaurant The Fish Shop has been on a $170,000 a year lease which Hemmes could continue subject to the next owners' wishes.
It has been many restaurants through the decades including Juillet's, Moran, Giraffe, Clochemerle, Lotus and Merivale.
At one point the building was leased by Thelma and Terry Clune, the gallerists, who are best associated with the adjacent acclaimed Yellow House. 
The total internal 741 sqm area comprises 300 sqm of the ground floor. 
There are $10,000 estimated council rates, $93,000 water rates and $55,000 land tax. 
The property is part of the Santa Fe row of 1905 Queen Anne style terraces that once ran from 45 to 63 Macleay Street.

Justin Hemmes sells longtime Potts Point retail building pre-auction

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.
