AMP Capital’s Shane Oliver has emerged as the nation’s highest-profile economist.
A survey found he had more than twice as many media mentions across print and online news sites over the past year than any other economist.
Oliver had 2507 mentions in major print and online publications in 12 months, according to figures compiled by media monitoring provider Streem, who did not include radio and TV.
The tally included numerous references to his <a href="/news/shane-oliver-pushes-cash-rate-cut-forecast-back-to-later-this-year">RBA cash rate forecasts</a>.
Craig James, the chief economist at CBA’s stockbroking business CommSec, was the only economist from a major bank to make the top five of the list, according to the figures.
Dr Oliver’s tally, which works out to nearly seven news stories a day, was more than double that of James (1041).

The <a href="/expert-insights/buying/housing-affordability-reaches-13-month-high-finder-rba-survey">property-focused economist Nerida Conisbee</a>, from REA Group, was third, having appeared in 959 media items over the year, as she moved to replace the gap vacated by Domain's Dr Andrew Wilson.
Dr Oliver, the chief economist is also head of investment strategy for the $187 billion AMP Capital fund. His contributions regularly appear on Property Observer.
The figures examined mentions of economists in metropolitan print and online news stories for the 12 months from April 2018 to March 2019.
Streem’s partnerships lead, Conal Hanna, said some economists were favoured by particular news outlets but Dr Oliver was “simply everywhere” with 2507 mentions over the past year.
Currently holidaying in Sydney, Chris Richardson, of Deloitte Access Economics, often a favourite of political journalists, came in fourth with 877 mentions.
The fifth most quoted was former Grattan Institute director Saul Eslake, the vice-chancellor’s fellow with the University of Tasmania.
Also on the top 10 list of economists are Alan Oster of NAB, Bill Evans of Westpac and David Plank of ANZ, The Australian reported.
The data had been restricted to people who were quoted in news stories as “economists”. The figures don’t include opinion page contributions.
Dr Oliver was among several market economists that had tipped the RBA to cut rates at today’s meeting.

There was a red hot competition when a towering Stawell landmark went to weekend auction. 
The Victorian Wimmera town's<a id="LPlnk815811" class="OWAAutoLink" href="https://www.monaghansrealestate.com/property/1954/vic" target="_blank"> historic fire station</a> (above and below) fetched $360,000, well above its envisaged $200,000 sale price. 
Monaghan estate agent Terry Monaghan said the converted Victorian Romanesque-style building ignited interest from buyers across Victoria. 
But it sold to a local chiropractor who needed more space.
There were seven disappointed buyers.

"Anything with a tower or steeple, people go crazy," said Monaghan said.
The heritage-protected station and adjoining bell tower date back to the 1880s when designed by architect George Inskip for the volunteer fire brigade.
It was sold by the Country Fire Authority in 1991 for $48,000 before being bought by the current vendors in 2008 at $151,000 who then converted the first floor into an open-style apartment.
The station was one of the first buildings in Stawell, set 230 kms from the Melbourne CBD.
Set in an elevated position, the tower offers views over the town and towards the Grampians National Park.
Heritage Victoria list it as one of the few intact 19th century fire stations with a bell tower remaining in Victoria.

There were 1,472 homes taken to auction across the combined capital cities this week, increasing from 1,026 over the prior week, although still much lower than the 2300 this week last year.
CoreLogic's preliminary results put the national clearance rate at 58.8 per cent, up from last week’s final clearance rate of 50.4 per cent.
The same time last year saw the clearance rate at 62.1 per cent.

Melbourne's preliminary auction clearance rate came in at 60 per cent, up from 53 per cent over the previous week, although lower than this time last year (63 per cent).
A South Yarra apartment sold for $1.58 million, as 180,000 over reserve, when offered for the first time since it was built in 1935.

Sydney was host to 535 auctions this week with preliminary results returning a 66.6 per cent clearance rate across the initial 326 results. 
Over the previous week, 332 auctions were held across the city and a final clearance rate of 52 per cent was recorded. 
This time last year, 63 per cent of the 797 Sydney homes auctioned were successful.

Brisbane's priciest sale was a five bedroom 2006-built Queenslander at <a id="LPlnk505732" class="OWAAutoLink" href="https://www.eplace.com.au/property/QLD-MORNINGSIDE-R2-1834985" target="_blank">102 Belgrave Street, Morningside</a> which had sold in 2013 at $900,000.
The nation's cheapest result was a pre-auction sale in St Kilda at $198,500.
Hockingstuart advertised the Cosmos studio at <a id="LPlnk455753" class="OWAAutoLink" href="https://www.hockingstuart.com.au/property/4-42-waterloo-crescent-st-kilda-vic-3182-87837" target="_blank">4/42 Waterloo Crescent</a> as affordable. At less than 30 sqm, it last sold at $131,000 in 2007.
The late 1950s unit was marketed with a price guide of $190,000 to $209,000.

Red hot competition when a towering Stawell fire station landmark

An overview of ANZ's home loan portfolio from their half year results investor pack published today shows a big fall its in its investor portfolio along with a big drop in interest-only loan borrowers.
Just 18 percent of their portfolio is IO compared with 26 percent this time last year and 36 percent in 2017.
The number of investor loans has dropped over the two years from 34 percent to 31 percent.

ANZ says it has 15.1 percent market share.

ANZ's home loan portfolio shows big drop in interest-only borrowers

Australia’s most infamous property spruiker Rick Otton, the controversial How To Buy A House For $1 author, has filed for bankruptcy, crippled by the largest fine in corporate history.
It comes five months after he and his company were fined $18 million for misleading property investors following ACCC legal action.
The Federal Court judgment found breaches of Australian Consumer Law of $12 million against Otton’s business and $6 million against him personally.
But his four bank accounts have just $18,800, including $5.74 with NAB, ­according to his statement of affairs filed on the national personal insolvency index at the Australian Financial Security Authority.
There was $37,000 owing on his credit cards.
Otton’s We Buy Houses company had been conducting “training programs” since 2000.
It is known that between 2011 and 2014, he generated around $20 million in revenue from the training programs.
The Court found that Otton made false or misleading representations that his students could successfully implement the wealth creation strategies he taught.
About 3400 consumers attended the free seminars, and a further 2000 people attended the boot camps. Would-be investors were given some information at the initial free session, then more if they paid $3000 to attend the boot camp or the $26,000 mentoring workshops.
The court noted “there may have been consumers who were determined to buy the respondents’ snake oil regardless of the respondents’ conduct”.
Otton, who demonstrated he was “profoundly uninterested” in compliance, was banned from managing corporations for 10 years in Australia.
Otton’s last property deal was the recent sale of his own Bondi Beach semi.
The four-bedroom Roscoe Street property, listed with a $3.2 million to $3.5 million price guide, fetched $2.9 million last December, having been bought in 2007 for $1.6 million.
He now gives his address as a one bedroom Coogee flat.
His paperwork advised his occupation now as a retiree.
There was little property listed as assets, just a Otton family superannuation trust owning a $2 million commercial building, along with an option to buy a 45,000 Euro apartment building at Saint Spyridonas in Greece, where he's shifted his spruiking sessions.
Otton taught real estate investment strategies that suggested students could buy a house for $1, without needing a deposit, bank loan or real estate experience, using little or none of their own money to create passive income streams through property.
They were advised they could quit their jobs to start making profits immediately.
In August 2017, the Federal Court found these claims were misleading, in contravention of the Australian Consumer Law, with Otton lodging an appeal.
The book authored by Otton, and websites included testimonials from ‘students’ claiming they were able to buy a house for $1, which the court found were false.
The ACCC instituted proceedings against We Buy Houses and Otton in 2015 following a co-ordinated investigation with New South Wales Fair Trading. 
Justice Jacqueline Gleeson’s judgment said consumers enticed by Otton were given a variety of strategies which included “rent-to-buy”, a “sandwich lease option” involving a middleman, and “sweat equity” option, where the buyer carries out renovations in lieu of paying a deposit.
Justice Gleeson accepted that some of the strategies were theoretically possible, but added there was no evidence they had been used by its students successfully.
None of WBH’s most successful students, known as “big kahunas”, provided evidence to the court to show what they had claimed to have achieved.
The ACCC called nine consumers as witnesses to describe how they had never achieved success.
One consumer and his partner attempted to buy properties in Bass Hill, Quakers Hill, Homebush West, North Bondi, Eastlakes and Lake Haven without financial success.
“In her judgment on liability, Justice Gleeson said the free seminars were a waste of time, and that the boot camps and the mentoring programs were an expensive waste of time,” the ACCC chairman Rod Sims said.
The decision imposed the largest pecuniary penalty order against an individual and separately, against a corporation, for breaches of the ACL, has been heralded as a new era of tougher penalties for ACL breaches.

Rubinstein told the local paper The Wentworth Courier he didn’t wish to comment.
Last October he was featured on the front cover of the paper, described as "a celebrity in the dazzling world of eastern suburbs property."

With no-one from Sydney, Katie and Alex Middlemiss, who have an 1880s cottage in the Southern Tablelands, are the NSW representatives on the new season of House Rules which premiered on Channel 7 on Sunday evening.
They moved to Gundaroo from the ACT in 2016 when they paid $470,000 for the near derelict two bedroom 70 square metre cottage on its 1900 square metre block (pictured below).

So far, social media has been kind to the couple, with most queries about where she gets her hair done (she responded its over the border at Hair by Molly in Canberra), and we've already seen strong social influencers backing her efforts.
The seventh season of the show features an expanded judging panel comprised of designer Jamie Durie, international design guru Laurence Llewelyn-Bowen and local style expert Wendy Moore.
Designer Carolyn Burns-McCrave will again mentor and help the six state teams as they travel around the country transforming each other’s homes.

Sydney’s crane construction count has again eased a tad from its 2017 peak.
Not too significantly, but it does mean fewer jobs for construction workers and that flows through into the NSW economy.
There are currently 310 cranes on the Sydney skyline, down from the 350 peak which came with six years of consecutive rises in crane numbers.
Of these some 229 are residential cranes nicely spread across 113 suburbs.
The CBD and surrounding inner suburbs have 106 (34%) of the installed cranes, the eastern suburbs have 13 (4%), the north has 107 (34%), the south has 27 (9%), the west has 57 (18%).
Every crane in the sky is sign of confidence in the future of Sydney.
With counting cranes in China a little complex, Sydney still sits second to the longtime undisputed global leader for tower cranes in the Middle East. On one recent count, Dubai proudly had 1182 cranes, with their build it and they will come philosophy.
Residential cranes in Sydney account for 74% of all cranes in Sydney, and 44% of residential cranes nationally.
As always, it is a dynamic situation with 127 additions and 141 removals of residential cranes over the past quarter, according to the latest edition of the Rider Levett Bucknall Crane index which highlights the vital role of the construction sector within Australia’s economy.
There were cranes removed from Castle Hill, Dee Why and Chatswood as apartment projects reached completion.
Seven cranes were removed from residential projects in the south, driving the overall dip in crane numbers. 
Sydney's west saw the most significant decline in overall cranes from 78 to 57, with 42 now being residential.
Some 49 cranes were removed in the west and 28 added including Ed Square's four cranes and three at the Lennox in Parramatta.
More came to Darling Harbour.
The report also counted five residential cranes across Newcastle, down from eight last year, and none at Wollongong. There's 12 residential on the Central Coast, out of the 13 in the region, including Terrigal and Gosford with six.
There are some interesting national cyclical trends emerging across the capital cities.
Currently Sydney has 42% of all cranes erected nationally, while Melbourne contributed 30% and Brisbane 8%. Sydney’s dominance has fallen slightly from the high of 52% in 2017. Melbourne’s crane numbers surged past the 200 mark for the first time.
In the first quarter of 2019 there were 735 cranes counted across Australia, with 530 for residential projects and 205 non-residential developments, including the non-residential sector of offices, transportation, hotels, education, health and retail.
New commencements will be affected by the current conditions impacting the industry including tightening finance availability, falling foreign investment and general market confidence.
While potential developments are being delayed until more favourable conditions emerge, the level of forced development site disposals is very low compared to past downturns when very high interest rates - as either holding costs or purchasing costs - caused unsold blackholes across Sydney.
Our construction spurt has helped NSW maintain the lowest unemployment rate in the nation at 4.3%.
But one indicative economic indicator suggests property industry jobs are slowing.
According to the jobs website <a href="http://seek.com.au/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=http://Seek.com.au&amp;source=gmail&amp;ust=1554848099068000&amp;usg=AFQjCNFbD-KcjvnISkJqcZiMptgC6NAnyQ">Seek.com.au</a>, construction industry job advertisements are 14% lower than this time last year, while real estate jobs are down 15% and design and architecture jobs down 20%.
All those tradies in high visibility vests - buying their pies at lunchtime, spending up on tools, filling up their utes with fuel and buying their own first homes - are underpinning NSW's economic progress.

Sydney's crane count shows why tradies underpin the state's economic fortunes

There's been plenty of speculation about the looming cliff faced by the interest only borrowers who are due to have their loans reset to the pricier principal and interest loans.
It comes as large price falls in some parts of Australia has meant some borrowers are facing negative equity – where the outstanding balance on the loan exceeds the value of the property it is secured against.
While this negative equity creates vulnerabilities both for borrowers, especially if they are selling, and their lenders, the Reserve Bank of Australia (RBA) recently noted it doesn't anticipate risk to the financial stability of the economy.
Certainly nothing like the impact of negative equity peaks in the United States at over 25% in 2012 and in Ireland at 35%, as prices fell 30 and 50% respectively.
The RBA noted around 10% of loans in negative equity have interest only terms expiring in 2019.
Loans currently in negative equity were, on average, taken out around five years ago and had higher average Loan to Value Ratios (LVRs) at origination, of around 85%.
For these borrowers, the increase in repayments may be distressing for the borrowers and for the communities they live in.
The RBA research shows that negative equity is concentrated in Western Australia, Queensland and the Northern Territory, largely restricted to mining-exposed regions.
These locations account for 90% of mortgage debt in negative equity.
The RBA maintains the low rates of negative equity outside the mining-exposed regions reflect three factors: the previous substantial increases in prices; the low share of loans written at high LVRs; and the fact that many households are ahead on their loans.
The RBA cautions that further significant housing price falls in Sydney and Melbourne would see negative equity increase, but widespread defaults are unlikely, the RBA financial stability review suggested.
Any increase the incidence of negative equity will only arise with those high LVR borrowers.
Across Australia, around 11% of national loans have a current LVR between 95 and 100%.
Housing prices in some areas of Sydney and Melbourne have fallen by close to 20% from their 2017 peak.
But the RBA review noted only a small share actually purchased at peak prices, and many experienced rises before prices fell.
Properties purchased in Sydney and Melbourne since prices peaked account for 2% of the national dwelling stock.
Properties purchased in these two cities since prices were last at current levels only account for 4.5% of the dwelling stock.
Few recent borrowers have had been allowed loans with high LVRs.
In fact, over the past five years, the share of loans with LVRs above 90% has halved.
Since 2017, it has averaged less than 7%.
Around 80% of loans are issued with an LVR of 80% or less.
Given most borrowers do not have high LVRs, housing price falls will need to be larger for widespread negative equity.
Of course, if a borrower has also paid off some of their debt then price declines will need to be larger still.
Around 70% of loans are estimated to be at least one month ahead, with 30% ahead by two years or more.
When a borrower is behind on repayments, banks classify the loan as impaired.
Currently the impaired housing loans rate sits at 0.2% of all mortgages.

Australian negative equity remains below 2% of borrowers: RBA

There were big losers and big winners at weekend auctions as the volume picked up after the Easter break.
Listings are still lower than a normal autumn given the virtual long weekend, lingering school holidays and encroaching Federal election nervousness.
The markets remain weak with volumes well down from a year ago, Shane Oliver, the AMP Capital chief economist noted.
Queensland mortgagees accepted $120,000 in the nation's cheapest weekend auction sale.
It was on Russell Island, off the Queensland coast in Redland City near North Stradbroke Island, where a two bedroom 2007-built house (to) was sold for the bargain price.
The $120,000 sale price was lower than its prior two sales, according to CoreLogic.

The island's median house price sits at $199,000, having peaked at $233,000 in 2010, and dipping to $170,000 in 2015.
The 2007-built home also went under contract late last year when there was a $155,000 asking price, but the sale did not proceed.

The national preliminary clearance rate rose across the capital cities accompanied by a slightly higher volume of auctions.
Around 1,019 homes were taken to market returning a 54.6 per cent success rate, according to CoreLogic.
The higher activity this week comes off the back of the Easter slowdown which saw only 394 auctions held across the capitals and a 43.9 per cent final auction clearance rate, which was the second lowest clearance rate over the year to date.
All of the capital city auction markets saw an increase in auction activity with the exception of Canberra.
The performance however was varied, with Adelaide recording the highest success rate of 54 percent, while only 20 percent of auctions cleared in Perth.
Canberra had a 43 percent success rate with the top notified sale coming in Curtin at $1.2 million.
The recently renovated four bedroom at <a id="LPlnk772698" class="OWAAutoLink" href="https://www.propertyobserver.com.au/https://blackshaw.com.au/residential-for-sale/0000405732" target="_blank">20 Willcock Place</a> had last sold in 2011 at $880,000. Declined on the market at $1.17 million, it sold through Mario Sanfrancesco at Peter Blackshaw Real Estate with three bidders, Domain reported.
Thee were only 18 auctions scheduled in the nation’s capital.
CoreLogic calculate around 56 percent of houses sold at capital city auctions this week, which was higher than units which returned a 49 percent clearance rate.

Neil Clerehan-designed Barwon Heads home snapped up pre-auction

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
