Melbourne's landmark Eureka Tower has extended its lobby experience after the unveiling of another bee from the famous Richard Stringer Queen Bee which has long adorns the building on Riverside Quay.
It has been enlarged to include <a href="https://www.instagram.com/p/BySEANCg-yv/" target="_blank">a new signature bee piece above the front door</a> to further announce the entry to the 2006 high rise building.
The Lord Mayor Sally Capp turned on the lights on all the bees for the first time tonight.
It would be good for the night time economy, she told the residents who'd gather in the lobby of the 88 storey residential building.
The work has been undertaken by the original artist, Richard Stringer, from his Melbourne studio for the Southbank location.

Sally Capp noted the work demonstrates the commitment from the artist, the Eureka Tower residents and the architects, Fender Katsalidis, to the enrichment of the public domain through art.
 The "Queen Bee" was developed by sculptor Richard Stringer for a series of studio works in 2003-04.
Nonda Katsalidis, the architect, saw these original sculptures and commissioned a large scale version.

The gold finish of Stringer's works complement the golden glass apex of the building designed by Katsalidis. The sculptures are made from anodised aluminium sheet using cast aluminium for all the antennae and small bees' legs. 
The sheets are riveted together using 110,000 anodised rivets. 
The work was begun in January 2006 at Stringer's Richmond studio and the initial completed work was installed in December 2007.

The architect Karl Fender says that the growing bee installation represents the role of art in capturing the imagination of both Melbourne residents and tourists alike.
“Boldly executed, art is infused into the building fabric at grade level demonstrating its significance to enriching the public domain,” says Fender.
“The evolution of the colony bee sculpture, a significant sculptural installation and piece of public art, signifies the hive of activity and high-density city living within the Eureka Tower, and across our city more broadly – its vibrancy and boldness continues to stand out, architecturally and sculpturally.”

Melbourne's Eureka Tower gets illuminated golden bees in new Richard Stringer public art installation

Alloway Bank, the historic NSW Bathurst district estate of the colonial ­customs collector, Captain John Piper, has been sold.
After spending just short of three years on the market, the property fetched $2.15 million, within its steadfast guide of $1,995,000 to $2.4 million.
It was sold by Century 21 Bathurst agent Tom ­Clyburn, who took on the listing earlier this year.
The buyers are a family from Bondi Junction whose forebears, George (pictured) and William Suttor, were the second owners of the Eglinton residence.
The house, rebuilt in the 1870s with Flemish bond brickwork, sits on 11 hectares.
Its European settlement dates back to an 1827 land grant from Governor Thomas Brisbane to Piper who relocated to the farm after losing the Point Piper harbourfront, Henrietta Villa.
After the 1838 drought, the wool slump and 1840s depression, Piper was also forced to sell Alloway Bank to the pastoral Suttor family in 1845. It last sold in 1995 for $580,000.

Alloway Bank, Bathurst sells after nearly three years on the market

McGrath's biggest institutional backer, Perpetual has further reduced its shareholding in the listing estate agency.
It has sold shares between May 6 and May 29 which took its shareholding down to 7.48 percent.
It had been sitting on 9.04 percent.
Its sale of the 2.6 million shares caught a recent spike following the post election property optimism.
Its shares have risen from a record 20.5 cents low, just before the election, to its current 28 cents level, where it has been since last Wednesday.
In March last year Perpetual sold almost 2.5 million McGrath shares that reduced its stake to 11.6 percent from 14.2 percent.
There has been no advisory from Perpetual on its declining stake.
No doubt one recent factor has been the initial listing stockbroker Bell Potter ceasing its coverage of the estate agency, which means analysis of the stock is no longer done by any stockbroker. 
It was in the 2015 float at $2.10 that Perpetual emerged as a surprise major backer of the McGrath Estate Agents’ initial public offering.
McGrath began public life as a company worth $282 million, which has dipped, along with property prices and fewer star agents, to $47 million.
At $2.10 per share, it equated to 8.8 times forecast earnings before interest, tax, depreciation and amortisation for fiscal 2016.
The fund managers liked McGrath’s cashed-up position, and its opportunities to expand in a highly fragmented industry.
McGrath shares slumped to $1.72 on its second day of trade in late 2015 with Perpetual taking so-called advantage to increase its shareholding to 9 percent from its initial holding of about 6 percent. 
In September 2017, when McGrath shares were trading at 64¢, Perpetual, along with fellow fund manager Argo, lifted their stake in the real estate group.
The 2017 acquisition saw Perpetual acquire six million shares, taking its overall stake to 14.16 percent from a previous 10.05 percent.
The biggest shareholder remains John McGrath, followed by Aqualand and Tony Denny.
With the company now capitalised at $47 million, McGrath's personal stake is worth a little over $10 million given his near quarter holding.
The float allowed him to pocket $37 million, some of which he quickly spent buying further shares in the agency.
Last March the Central Coast-based property developer, Tony Denny amassed a 5 percent shareholding as a "passive long-term investment" paying around 40¢. Denny <a href="/news/for-3-million-central-coast-entrepreneur-tony-denny-buys-5-percent-stake-in-mcgrath">spent $3 million on 7.2 million shares</a> in March last year which took his holding to five percent. 
Aqualand took its stake in <a href="/news/mcgrath-secure-10-7-million-strategic-investment-from-aqualand">June last year</a>.
They paid 42.5 cents a share for their 25,189,880 shares which totalled $10.7 million.

McGrath's biggest institutional backer, Perpetual reduces its shareholding

Dick Slider, the self-acclaimed property guru, whose listing and selling insights have attracted an amused Instragam following over the past two years, made a surprise appearance at AREC.
The fictional Sliderguy, as he's become known, hones in on death, sometimes within days of the owner passing, divorce and debt for his listings from his mythical Double Bay base.
<a href="https://www.instagram.com/sliderguy/?hl=en" target="_blank">His first video blog</a> was July 2017.
Dick $lider claimed at one stage he had a database of 15,000, and 173 qualified buyers, to rank as the number one agent in Sydney's east.
"I don't lose many listing, but when I do.. it hurts," he says.
Since his earliest days he's always preached on listings: " "Do not pay for marketing, and do it at two percent, otherwise you're going to fuck the industry."
Another mantra is "kids sports are a goldmine waiting for you."
He has even staked out the Sydney Family Court for divorce prospecting, and also followed rival estate agents cars to their prospective listings.
He doesn't take kindly to untrusting clients sitting out the front of his opens to monitor his so-called database comings and goings.
Having been mostly underground for two years, his hustle was uncovered last month by Tom Panos, the veteran industry real estate coach, who persuaded John McGrath to include him in the 2019 AREC line-up.
Double Bay agent Paul Biller had pointed out the Sliderguy Instagram profile to Panos.
Slider boasts he has a team at SliderCorp of 38 and only hires H.O.T. staff, meaning someone who can hustle on the telephones.
"You also gotta be hot too, you gotta be an 8 plus," he said.
He says Halloween is a free pass to get out there, knock on doors and hustle for stock, reminding agents to carry an agency agreement to sign up new listings.
He has a weekly haircut, does teeth whitening, and regularly gets a nail manicure, and then gets his manicurists to come through his opens posing as Chinese buyers.
He starts the day at 4am at the gym, and picks up his first client signatures by 7am.
John McGrath, the AREC founder, said after watching his Instagram he thought "we have to get this guy live."
"He actually should have his own TV show I reckon," McGrath said.
"I was bent over laughing, people had tears in their eyes," he said following yesterday's presentation in-between lectures from Todd Duncan and Malek Younan.
McGrath noted there's a bit of irreverence, and "maybe some people got offended" but he hopes not. 
With his Instagram followers jumping to over 2000 following his AREC appearance, Dick Slider considers fame is of one of the many benefits of being a high profile, award winning real estate agent.
He's so senior now that he's lost the skill of carrying his A frame, as that's a job for his assistants. All his team have his initials on their designer shirts.
At one point last year he told his troops to continue with the colourful sock on one foot, with no sock on the other.
"Suits super tight," he dictates.
He reckons print media is crucial to build the agent's own brand.
Slider's AREC performance followed speeches to the Megaforce and KPOW Real Estate conventions.
He holidays at Christmas in Monte Carlo, but complains at the six euro cost of the coffee. 
In the mid-year winter slowdown, when most agents head overseas, he seeks out the lapsed agency agreement listings of rival agents who he points out to their vendors are holiday at Mykonos.
He is happy to admit that he seduces vendors with over the top price estimates to get listings, as that is what his rivals do.
He's known to turn for a Potts Point listing.
In real life he is <a href="https://www.biller.com.au/meet-the-team/?u=247937" target="_blank">Richard Carwin</a>, an estate agent at Biller Property for not quite a year.
His first sale was a $1.4 million apartment sale in Double Bay in July last year, and his most recent came just last Friday in Vaucluse.
Carwin had previously been an agent at Ray White since 2010.
Biller came across Carwin on a conjunction.
Biller reckons the Instragram account was “the funniest thing he’d ever seen” and asked him to come and work at Biller.
“When he’s being himself he’s the complete opposite,” Biller said.
“He’s a very laid back guy until he gets into character.”
Biller said when he's in character he's "a hoot."
But as an agent he is "trustworthy  approachable and exceptionally passionate about helping his clients."

He says Richard brings a unique and refreshing approach to every transaction.

Auction clearance rates have firmed further in Sydney and Melbourne as many more buyers seek out the early winter offerings, ahead of the likely seasonal listings hibernation.
Auctioneers across the east coast capital cities reported a continued spike in auction bidder registrations that has hastened following the federal election outcome.
Two LJ Hooker auctions in Sydney attracted more than 20 registered buyers. And at Hurlstone Park in Sydney's inner west, so many buyers registered that Richardson &amp; Wrench ran out of bidding paddles for the four-bedroom period home at <a id="LPlnk721593" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://hurlstone-park.randw.com.au/residential-for-sale/0000407516" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">8 Mill Street</a> that went $200,000 past the reserve to sell for $1.655 million.
A house,<a id="LPlnk972307" class="x_OWAAutoLink" href="https://www.domain.com.au/news/brisbanes-worst-house-if-you-want-to-buy-itll-have-to-be-from-the-photos-only-837495/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable"> </a>dubbed Brisbane’s worst house for sale, sold at competitive weekend auction for $253,000, in the nation's cheapest auction outcome.
Its pre-auction publicity attracted some 40 registered bidders for a house deemed so unliveable that none were allowed to inspect inside.
The Brisbane dump at <a id="LPlnk453102" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://raywhiteeastbrisbane.com.au/properties/residential-for-sale/qld/marsden-4132/house/2107878" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">47 Birch Street, Marsden</a> attracted an opening bid of $120,000 which rose quickly to $230,000, when it was declared on the market.
It sold to an owner occupier looking for a project.
Its marketing photos published by Ray White East Brisbane agent Ryan McHarg showed the three-bedroom brick house on Brisbane’s south side had kicked-in walls in every room, graffiti inside and out, fire damage in the bedrooms, along with missing floorboards and brickwork.
A community organisation which provides lower cost housing for Indigenous community members bought it in 1988 for $78,000.
The two largest auction markets, Melbourne and Sydney, both saw their preliminary clearance rates rise; coming in at the mid-60 per cent mark, however volumes were lower week on week in the first weekend of winter.
A 66.1 per cent preliminary clearance rate was recorded across Sydney this week, making it the best performing capital city according to preliminary CoreLogic results.
It comes off the back of last weekend’s 62.1 per cent final clearance rate which was the highest Sydney has seen in over a year.
The nation's top weekend sale was $5.51 million in Mosman through LJ Hooker Avnu agent Michael Coombs.
The deceased estate sold for $1.01 million above reserve with <a id="LPlnk968613" class="x_OWAAutoLink" href="https://avnu.com.au/our-listings/4-balmoral-avenue-mosman-nsw/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">the five-bedroom house at 4 Balmoral Avenue</a> on the market for the first time in 67 years.
There were eight registered bidders who competed for the 608-square-metre holding.
Domain reported there were 13 registered parties when a four-bedroom deceased estate at nearby <a id="LPlnk327783" class="x_OWAAutoLink" href="https://www.ogpartners.com.au/buying/NSW/North-Shore-Lower/Mosman/House/1P2066" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">28 Lang Street, Mosman</a> sold for $2,635,000 to an upsizing family who intend to renovate the Federation house. The reserve was $2.2 million.
Only five got to bid with the other prospective buyers including developers, first-home-buyers and investors. It was offered for the first time in four decades.
There were slightly fewer homes taken to auction across Sydney this week with 674 auction held, down from the week prior when 707 auctions took place.
Sydney auctioneer Tom Panos saw bidding from around five parties interested in <a id="LPlnk442671" class="x_OWAAutoLink" href="https://www.realestate.com.au/property-house-nsw-lewisham-131138958" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">40 Morton Avenue</a>, Lewisham which sold under the hammer for $1.41 million, $130,000 above the $1.28 million reserve.
The opening bid was $1,275,000. The second bid was at its reserve.
However a three-level Republic 2 apartment in Darlinghurst listed with a $2 million to $2.2 million price guide was sold to its only registered bidder at $2.05 million.
The sub-penthouse at <a id="LPlnk966551" class="x_OWAAutoLink" href="https://www.realestate.com.au/property-apartment-nsw-darlinghurst-131122234" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">301/50 Burton Street is being sold </a>by retired Bangkok-based Willis Towers Watson executive Andrew Heard.
David Servi of Spencer &amp; Servi had listed the two-bedroom, two bathroom apartment which has 172 square metres of floorspace, including the rooftop terrace with city skyline views.
The apartment that sits in a BKH Architects-designed complex with an outdoor pool and gym was being offered for the first time since completion.
It was a $1400 a week rental in 2017.
The quarterly levies sits at $5000 a quarter.
Domain economist Trent Wiltshire said the weekend results were a sign the Sydney market could be close to a turning point.
“Clearance rates are now at their highest point in over a year, and other signs also point to renewed buyer interest – more people are attending open for inspections and auctions and more people are inquiring about home loans,” Mr Wiltshire told Domain.
Wiltshire said although some headwinds remain, notably a sluggish economy and tighter lending conditions, most indicators point towards Sydney and Melbourne’s house price falls "ending this year.”
Brisbane's top sale was an acreage 30 minutes from the CBD at 76 Molle Road, Ransome, a modern seven bedroom five bathroom house.
<a id="LPlnk402809" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house/qld/brisbane-east/ransome/397709" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">It secured $1.65 million</a> through McGrath agent David White.
The one hectare property last sold at $778,000 in 2006 with the house constructed in 2011.
There were 1,654 homes taken to auction across the combined capital cities coming into the first week of winter, down from the 2,055 homes auctioned last week, according to CoreLogic. 
The lower volumes saw the preliminary auction clearance rate rise to 61.5 per cent after last week’s 57.7 per cent final clearance rate, which was the highest final weighted average result in over 12 months. 
Over the same week one year ago, a higher 2,281 homes were auctioned, 54.1 per cent of which sold.
Melbourne returned a 64 per cent preliminary auction clearance rate across 733 auctions, after last week’s final clearance rate fell just short of 60 per cent (59.6 per cent).
Melbourne's top sale was $3 million in Camberwell when a five bedroom 1900 home at <a id="LPlnk270150" class="x_OWAAutoLink" href="https://fletchers.net.au/24004/60-brinsley-road-camberwell" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">60 Brinsley Road</a> was sold. It's pre-auction price guidance had been $2.75 million to $3 million. It last sold in 1999 at $476,000.
There were three bidders for the property which was called on the market at $2,875,000.

Less stock, more buyers boosts weekend auction success rates

The Meriton apartment developer Harry Triguboff increased his wealth by $770 million in the past year, but still slipped down a spot to be named Australia’s third richest person in 2019.
High-rise Harry was given a $13.54 billion net worth on the nation’s wealthiest 200 in the Financial Review Rich List.
With wealth of $15.57 billion, paper and packaging magnate Anthony Pratt ranks as the nation’s richest, followed by mining magnate Gina Rinehartwith $13.810 billion.
The Shimao property baron Hui Wing Mau came fourth at $10.390 billion and tech whiz Scott Farquhar fifth with $9.75 billion and his Atlassian co-founder Mike Cannon-Brrokes sixth at $9.63 million.
Cannon-Brookes and Farquhar were placed fourth and fifth on The List of Australia’s Richest 250 when it was published by The Australian in late March, with wealth of $9.01 billion each — the bulk of which is from their respective, and equal, Atlassian share holdings.
Property dominated The List — Australia’s Richest 250, contributing 68 members. Combined, the 68 are worth more than $85 billion and are responsible for the biggest housing projects around the country. The AFR Rich List has 63 with their source of wealth put down to property.
Triguboff is the country’s biggest landlord, and has recently built many of his 65,000 apartments to rent them out.
Frank Lowy sits in 7th place on the AFR list with $8.56 billion. The Westfield co-founder Frank Lowy says he now feels “at home” after moving to Israel late last year.
“I feel that I’m home. That’s all. Very simple,” Sir Frank said in an interview with Israel television network Channel 12.
The Times of Israel has reported Sir Frank as having “made Aliyah”, which is the migration of Jews to Israel.
Sir Frank, who was born in 1930 and survived the Holocaust in Hungary, became an Israeli citizen in February.
Sir Frank and his wife Shirley, who battling Alzheimers, are the subject of the documentary What Will Become of Us, which is showing at the Sydney Film Festival next week.
In December 2017, Sir Frank pulled off the biggest deal in Australian corporate history: the $US24.7bn ($32bn) sale of his Westfield retail empire to French company Unibail-Rodamco. 
Property developer Bob Ell, with an estimated worth of $1.84 billion, sits in 44th place.
Leda is behind the lucrative Cobaki Estate development, west of Gold Coast Airport.
The property investor Con Makris and his family are No.69 on the list with a worth of $1.32 billion.
Garry Rothwell at Winten is in 150th place with $656 million.
Jerry Schwartz is No.178 on the Rich List list with a worth of $554 million.
The cosmetic surgeon is Australia’s largest private hotel owner, the son of late Hungarian immigrants Bela and Eve Schwartz, who built up a portfolio of hotels, resorts and pubs across Australia.

Harry Triguboff slips to Australia's 3rd richest billionaire despite boost in wealth

Despite the rejection of Labor's dangerous negative gearing tax experiment, there is no doubt property owner occupiers and investors face the prospect of an uncertain policy horizon.
Inevitably there will be higher taxes and fewer concessions in the years ahead.
All Federal governments, Coalition or ALP, along with state governments and local councils have become over reliant on the revenues from the property owning class.
Despite the continuing price downturn, recent ABS data highlighted their dependancy. Total NSW property tax revenue in 2017-18 was $8.3 billion in NSW.
Across Australia state and local governments collected more than $30 billion in taxes in 2017-18 – which was $9 billion higher than five years prior.
Cameron Kusher from CoreLogic did some analysis indicating it was five percent higher over the year, slightly slower than the eight percent prior year increase.
Land taxes ($9.153b) increased nine percent over the year and municipal rates ($18.4b) were up four percent.
Local government relies exclusively on property taxes, while state governments secure around 14% of their tax revenues from property.
These figures don’t include the property’s contribution through payroll taxes, and the Federal government's company tax, capital gains and GST.
As taxes such as stamp duty are inefficient, restrictive, and responsible in part for boosting housing prices, there's likely to be the need for comprehensive reform.
This will likely see a wider net of revenue raising across all property owners.
Presumably any reform will need to be discussed away from heated election campaigns seeking a bipartisan approach to come up with not just the right policy, but genuine grandfathering and the best time for introduction.
The recent campaign saw Bill Shorten attacking “vested interests” waging a “scare campaign” against his negative gearing policy pinpointing "real estate agents defending their commissions.” 
Unlike the subdued criticism during the 2016 boom time election, the Shadow Treasurer Chris Bowen hit huge headwinds given the property market confidence was in decline.
Commentators including Peter Switzer were loudly suggesting the policy had the potential of sending property prices off a cliff on its January 2020 introduction along with seeing rents rise for tenants.
Mr Bowen's comments around negative equity didn't assist his case.
Defending the plan to scrap negative gearing entitlements for many would-be investors, Mr Bowen spoke on his own brush with negative equity.
“I mean sometimes lots of people go into negative equity when the housing market does fall," Bowen said.
“I remember when I first was in the housing market I went into negative equity for a while. You look at it carefully, but unless you actually sell, then you haven’t actually lost any money. The market does come back.”
Bowen had bought at Smithfield, in Sydney’s west, paying $470,000 in boom time May 2003. It was at the market peak, ahead of the 2004 crash. By mid-2004, Bowen was busy building a two storey home.
His negative equity comments were picked up by commentators as having “dubious logic," but Bowen dismissed the backlash saying homeowners were concerned their children and grandchildren got a fair go when they turned up at auctions and competed with investors.
The deputy Opposition leader Tanya Plibersek suggested first-home buyers needed to be shielded from investors buying their “30th investment property.”
It vastly overstated the investment landscape as 70 per cent of Australians who negatively gear own just the one property.
According to the Australian Taxation Office, less than one percent of the nation’s 1.3 million negatively geared investors own six properties or more.

I'm surprised they aren't more popular, but expect there will be a fillip during the current downturn.
Australia has long pioneered the best technology in the era of real estate digitalisation.

Embrace of online property auctions has been slow

Wahroonga on Sydney's north shore is well known for its grand homes.
Malto Ende, the 1901 manor built for public servant Alfred Newmarch, remains listed for the first time in a generation.
Newmarch, who paid 240 pounds for the block, was the son of the late Major Henry Newmarch, of the Bombay Staff Corps.
For many years he held the position of accountant in the Master in Equity's Department, Sydney.
Newmarch purchased the then acre block from a syndicate of parliamentarians: John Fitzgerald Burns, the former postmaster-general, George Withers and Robert Burdett Smith.
In 1910 Malto Ende, translated to remote land, became the boarding house for Eldinhope School for Girls, run by the Hooke sisters.
It sold in 1918 to mining geologist Chas G Gibson and wife Hilda for 3000 pounds.
In 1949 the property became part of the Knox Grammar School estate after it sold for 4850 pounds. It was divided into flats for housing staff.
The last time the home traded was in 1993 when it was bought by investment banker Ian Maxton and his wife Susan.
They paid $1.03 million for the home since renovated in keeping with its Federation pedigree.
Set within 2,600 square metre lush gardens, with pool and tennis court, Chadwick Real Estate agents Lynette Malcolm and William Zhang who initially had $8.8 million guide, and then sought $7.8 million.

Grand 1901 Wahroonga manor Malto Ende listed for first time in a generation

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
