A retail property in Sydney’s Chinatown has sold to a Hong Kong based family for $6.7 million through Knight Frank.
It was the first time the four level property had been offered to the market in more than 160 years.
The 489 square metre retail building at 713 George Street sits on a 272 square metre holding.
The property zoned allows for commercial/residential/hotel use to a potential 2,040sqm (subject to council approval).
Sales agents Andy Hu and Dominic Ong of Knight Frank said properties along George Street were rarely offered to the market, especially in the Chinatown precinct.
It was the fifth freehold property - sub $15 million - on George Street to have been publicly offered since 2010.

Sydney Chinatown $6.7 million retail sale

Housing prices in Australia have been rising strongly, the Reserve Bank (RBA) told the House of Representatives inquiry into housing affordability today.
"Some of this perhaps represented an element of catch up after some earlier weakness.
"Nonetheless, prices have continued to rise significantly faster than incomes, and this has been associated with strong growth in investor activity," Dr Malcolm Edey, the RBA Assistant Governor (Financial System) advised in its submission.
Emphasising that the banks in Australia are resilient, and mortgage lending in this country has historically been relatively safe, he noted broader concerns with the "macroeconomic risks associated with excessive speculative activity, since this activity can amplify the property price cycle and increase risks to households."
He advised the RBA's discussions with the Australian Prudential Regulation Authority and other agencies on these matters are ongoing, but suggested it was “unlikely” to involve New Zealand-style loan-to-valuation caps.
The steps that might be taken to reinforce sound lending practices were "particularly for investor finance, though not necessarily limited to that,” he added.
The submission was made by Dr Edey and Luci Ellis, the RBA's Head of Financial Stability Department.
Their submission noted affordability measures will differ depending upon whether we are talking about owners or renters, and on whether we are interested in some specific market segment, like first home buyers or low-income households. 
"For owner-occupiers, perceptions of affordability will depend on many things including price, household income, the cost and availability of finance, and a host of factors affecting the needs and aspirations of the buyer," the submission said. 
"In any analysis it is necessary to make use of summary measures, while acknowledging that these inevitably gloss over the diversity of experience across different types of households.
"Much of the public discussion on affordability is focused on home purchasers.
"A useful summary measure is the repayment on a typical new housing loan expressed as a ratio to disposable income.
"On that metric, housing affordability in Australia has fluctuated around a broadly stable average over the past three decades, with average repayments varying between around 20% and 30% of disposable incomes.
"Currently this figure is a bit below average, but it has been rising, as the housing market has gathered momentum.
"Over the same 30-year period, the ratio of housing prices to incomes has increased substantially.
"These developments in prices and affordability have been inter related.
"Housing prices received a substantial boost from the combined effects of disinflation and financial deregulation, which lowered the cost and increased the availability of finance.
"Much of the increase in the price-to-income ratio was concentrated over the 10-year period to the end of 2003, when this ratio increased by around two-thirds.
"It is reasonable to think of this as a transitional impact on housing prices that will not re-occur.
"Both the shift to low inflation, and the comprehensive deregulation of the financial system, are things that only happen once.
"In broad terms, the adjustment of the housing market to this new environment seems to have been completed by around the middle of the last decade.
"Since then, the ratio of housing prices to incomes has been relatively stable but, for reasons already alluded to, it has been rising recently and is now at the upper end of its recent range."

A residential inner city Elizabeth Bay car space fetched a record $210,000 at auction last night.
It was sold at Laing Real Estate auction, reflecting 13% annual price growth over the past 37 years.
The buyer is understood to own an apartment close to the Elizabeth Bay Gardens complex, and presumably doesn't have off street parking.
It is not a Sydney record, as Property Observer recalls a 16 square metre single car parking space at North Bondi sold for $240,000 in 2010.
The Elizabeth Bay car space looks like a lockup garage, <a href="https://laing.com.au/1730654/" target="_blank">but it shares a common, somewhat dated, roller door,</a> making it difficult for storage which is a popular use for jammed packed, downsized inner city dwellers.
The sale comes a week after the State Government <a href="/expert-insights/investing/cheaper-new-sydney-apartment-drive-as-compulsory-car-spaces-scrapped">unveiled a policy that will restrict the supply of car spaces in n</a><a href="/expert-insights/investing/cheaper-new-sydney-apartment-drive-as-compulsory-car-spaces-scrapped">ew Sydney apartments</a> built near ­public transport.
It was a deceased estate auction with the security undercover 14.8 square metre strata offering through agents Vicki Laing and Simon Polito.
Property Observer gleans car space sales in the Onslow Avenue block had previously topped $130,000.
It last sold in 1977 for $2000.
“Is it out of line? Maybe,” Polito said.
Elizabeth Bay Gardens is a sought after residential 1960s building at 15 Onslow Avenue, off Greenknowe Avenue.
Simon Polito suggested the highest known price in the area had been $136,000 for a space in 7 Rockwall Cresent, Potts Point last year.
The local King Cross car park bay doesn't yield anywhere near similar prices to the prime residential car spaces in the inner city location.
A Bayswater Road car space sold earlier this year at $50,000 which reflected two percent price growth since its initial 2002 sale. Another, sold in 2002 for $38,000 resold at $48,000 in 2010 and at $48,000 again earlier this year.
Raine &amp; Horne Double Bay agent Ric Serrao sold the $240,000 Brighton Boulevard parking spot at North Bondi.

Record $210,000 car space at Elizabeth Bay auction

One of Victoria's most impressive pastoral homestead, Mount Mitchell at Lexton, 40 kilometres northwest of Ballarat, has been listed for sale.
The five bedroom 100 squares bluestone home with 14 open fire places, that dates back to the Robertson family pioneering connection, has been listed through Pat Rice &amp; Hawkins.
Offers on the 310 hectare holding <a href="https://www.realestate.com.au/property-lifestyle-vic-lexton-7684059" target="_blank">close November 11 with $4.5 million plus hopes</a>.
Constructed around the central courtyard with its historic horizontal elm tree, the Mount Mitchell homestead was designed by the Charles Webb, who was the architect for a number of Melbourne’s foremost buildings including Tasma Terrace in East Melbourne. 
The bluestone homestead, of Italian conservative classical design, sits within a four hectare garden.
The vendors, the fourth owners, have been there thirty plus years, buying it in a neglected state in 1981. 
Construction of the homestead began in 1860 and was completed some twelve months later with a further replica section added in 1910. 
Peter Hawkins, director of Pat Rice &amp; Hawkins, advised 766 acres was currently let under contract for cropping to a local farmer and also comprises highly productive red loams to heavier and darker soils considered to be volcanic in origin. 
The land is on a corner with the Sunraysia Highway and Dawson Road.
The building of the homestead commenced in 1860 and was completed during 1861 for Thomas Robertson senior and his eldest son James. Thomas lived there until his death in 1873 with James and his family remaining at Mt Mitchell until James death in 1893. In 1910 Thomas Robertson senior's grandchild engaged another architect to design the additions which almost doubled the size of the original homestead. 
In 1926 Mt Mitchell was sold to the new owner, Thomas Barrett who extended the garden and planted the pine trees which still grow along the full length of the driveway.
 In 1936 Thomas Barrett sold Mt Mitchell to the Muller brothers and for a period of time the homestead was left neglected and in disrepair until it was purchased by the current owner Richard Salter.

News Corp and Realestate.com.au are buying the US online property business Move in a deal that values the company at $US950 million ($1.08bn).
The deal is led by News Corp chief executive Robert Thomson. REA Group, which is 61.6% owned by News Corp and is the operator of Australia’s number one property website <a href="https://www.realestate.com.au/" target="_blank" style="line-height: 1.3em;">realestate.com.au</a>, will take a 20% stake in Move with 80% to be held by News Corp.
The sale price represents a premium of 37% over Move’s last closing stock price. REA’s share will be acquired for approximately $US200 million.
Listed on the Nasdaq stock exchange, Move has the property portals<a href="https://www.realtor.com/" target="_blank" style="line-height: 1.3em;"> realtor.com</a>, seniorhousingnet.com and <a href="https://www.moving.com/" target="_blank" style="line-height: 1.3em;">moving.com</a>, a website that seeks to capture the increased amount of time people spend on the internet researching auxiliary real estate topics, such as home removals, rentals and home-improvement projects. These might be searches before or after making actual purchase decisions.
It has the exclusive and perpetual right to operate realtor.com, the official site of the National Association of Realtors (NAR). 
The group has 35 million monthly unique visitors.
Move reported $US227 million in revenue last year generating the highest revenue per unique user in the industry.
Thomson said in a statement to the Nasdaq he intended to use the media platforms and compelling content to "turbo-charge traffic growth" and create the most successful real estate website in the US. 
The takeover will up the ante in the $US34 billion US digital real estate market, where the top two players recently announced plans to merge.
In July the US market leader Zillow agreed to buy Trulia for $US3.5 billion. Trulia and Zillow lost a combined $US30 million in 2013.
Australian tycoon James Packer is Zillow’s second largest shareholder, with a 9.4% stake through his private investment vehicle Cavalane Holdings.
Robert Thomson said real estate agents and brokers are expected to spend $US14 billion on online advertising in 2014, of which Move is expected to capture about 2%.
The US real estate market, the world’s largest, has room for robust growth in coming years, according to Thomson, and "was still in the early days of its digital transition."
There are approximately 2 million real estate agents and brokers in the US that generate approximately $60 billion of commission income annually.
"We believe there is much room for that percentage to grow, because the market is in the midst of a secular shift to digital advertising as real estate agents seek to reach home buyers where they are spending their time and searching for homes – online.
"We’re bullish about Move’s prospects as more marketing is directed online and realtors require state-of-the-art software to maximize their returns.
"We look at other competitors in the US market as well as other platforms around the world as an important indicator of the size of the opportunity.
"According to Euromonitor – there are 259 million Internet users in the US, nearly 5x that of the UK and 14x that of Australia.
"According to census data, 5 million homes are sold per annum in the US, 5x that of the UK and 10x that of Australia.
"There is certainly a huge variation in valuation versus market potential across these geographies," he said.
REA’s operations and investments include leading online real estate websites in Italy (casa.it) and Luxembourg (atHome.lu) with presence also in regional France. NSW clean sweep in the top 10 sales: RP Data

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
