The Sydney home auction market has eased under the weight of over 700 properties going under the hammer this weekend.
There was a preliminary 78.9% weekend clearance rate, according to Australian Property Monitors.
The prior weekend's revised clearance rate dipped to 77%.
The underlying trend has weakened over the past month although remaining strong.
It was definitely still a sellers’ market, according to APM's senior economist Dr Andrew Wilson in the lead up to the super Saturday.
After Saturday's result Dr Wilson the weekend recorded the lowest clearance rate for three months. 
"The 78.9 percent result - although still strong, was nonetheless the second time in three weekends the clearance rate has fallen below the boom-time benchmark of 80 percent. 
"The underlying trend of the past month however continues to weaken with the four-weekend average clearance rate now standing at 80.6 percent compared to 82.9 percent over the previous four-weekend period.
"Record high auction listings may be a factor however in recently falling clearance rates as supply catches up with buyer demand.
"Sellers are clearly energised by high clearance rates, low interest rates, Australia’s best performing local economy and unsurprisingly still strong prices growth," Dr Wilson said.
This weekend the Sydney home auction market had 750 homes scheduled to go under the hammer. About 150 results remain to be tallied.
It was higher than last weekend’s 704 and up on the 691 auctioned over the same weekend last year.
Sales totalling $456 million were secured by agents. Saturday's 750 offerings was the highest total recorded since May and Property Observer gleans October will break the record for auction listings in Sydney for that month following record monthly performances over September and August.
The inner west hosted the most number of auctions this weekend with 134 followed by the city and east with 111.
The most popular suburbs for auctions were Paddington and St Ives on the upper north shore each with 11 auctions listed.
Of the six Paddington results, there were just the three sales.
Four of the six St Ives results were sales. 
Sydney’s inner west regained its usual mantle as the leading region following last weekend’s unusually low result with a strong 85.4% clearance rate – and from the highest volume of activity with 88 sales from 103 reported results. The south followed with 84.5 percent with next the lower north at 81.8 percent, the north west and the northern beaches each with 81.3 percent, the west 77.8 percent and the south west 76.2 percent.

Despite the APM data and interpretation, RP Data reported a contrasting conclusion. RP Data had the preliminary Sydney clearance rate of 78.1 per cent compared to 72 per cent last week and 79.7 per cent last year.

Sydney October auction strength easing says APM, but RP Data proffers otherwise

Melbourne’s mega Super Saturday passed with a clearance rate of 73%, on the busiest of auction weekends sandwiched between the AFL Grand Final and Derby Day races.
This weekend's success rate compared to 72% last weekend and 73% on the same weekend last year.
There were 1471 auctions reported to the REIV today, with 1075 selling and 396 being passed in, 188 of those on a vendor bid.
The Saturday sales total came in at $933 million. Houses scored better than apartments with 75% to 69%.
The REIV had been expecting about 1,750 auctions across 307 suburbs today and tomorrow, so almost 300 results are yet to be included. There are some 60 auctions scheduled across Victoria on Sunday.
The top auction locations were Richmond (27 auctions), Hawthorn (26 auctions) and Glen Iris (25 auctions).
The REIV reported just the eight Richmond results with five sales topped by a <a href="/expert-insights/buying/melbournes-biggest-ever-weekend-auction-volume-with-an-underbelly-warehouse-thrown-in">$1,477,500 Brighton Street townhouse sale</a>.
The REIV said the last record weekend was 1,517 on the 15 December 2013 weekend.
Some 122 auctions are scheduled next weekend.
After today’s record number of auctions, there have been more than 31,000 Melbourne auctions held so far this year with more than a third of all homes being sold by auction, the REIV chief Enzo Raimondo said.
The suburb with the highest number of auctions so far this year has been Reservoir, with just over 500 auctions held.
The weekend's top sale was when 45 The Strand, Williamstown fetched $3,876,000, according to the REIV, although Property Observer is aware of the $4.45 million sale of 22 Victoria Road, Camberwell where there were three bidders at the Jellis Craig auction. Tavistock, the Henry Kemp-designed 1900 home came on the market at $4 million.
There was also the pre-auction sale of <a href="https://www.realestateview.com.au/Real-Estate/797-orrong-road-toorak/Property-Details-buy-residential-7694388" target="_blank">797 Orrong Road, Toorak</a> which had been listed with $4.5 million plus hopes through Marshall White agents Marcus Chiminello and Nicole French.
But the offering at 22 Walmer Street, Kew was passed in at $5.4 million with no bidders for Selbourne. Ditto 38 Chrystobel Crescent, Hawthorn which James Buyer Advocates reported was passed in at $4.1 with no bidders after two vendor bids.
At Armadale <a href="https://www.realestateview.com.au/Real-Estate/3-myamyn-street-armadale/Property-Details-buy-residential-7694896" target="_blank" style="line-height: 1.3em;">3 Myamyn Street</a> (pictured above) was passed in at a $4.3 million vendor bid, having been listed with reported $4.3 million plus hopes through Marshall White. 
The 1880s trophy home was renovated by architect Nicholas Murray in 2011 utilising its 662 square metre block behind its neo-Gothic facade. There is now $4,975,000 price guidance.
With 1197 results, APM reported a 75.4% Melbourne result which was up on last weekend and last year.

Steady sales gallop secures 73% success rate on record Melbourne auction weekend: REIV

The Point Piper Edwardian-era mansion of former liquor baron John Piven-Large has finally sold, the sixth Point Piper to sell since June at $30 million or more.
The price remains undisclosed but considered to be $30 million after Chinese buyer interest.
The four-bedroom residence with with a one-bedroom self-contained apartment sits on a tidal beach.
It had initial hopes of $40 million when Property Observer reported its<a href="/news/john-piven-large-seeks-to-push-through-point-piper-prestige-property-sales-paralysis-title-tattle"> November 2012 off-market offering</a>. There has since been a string of estate agents who failed to secure the ambitious price guidance revisions.
The restored mansion last traded as a duplex in 1991, when Piven-Large paid $2.2 million for one  and $1.3 million for the other.
It was listed following Piven-Large's $15 million purchase of the Pomeroy, Potts Point penthouse of billionaire property developer Bob Ell.
Piven-Large sold his stake in Cellarmasters to Foster's Brewing Group in 1997 in a deal worth around $160 million.

John Piven-Large secures Point Piper's latest $30 million trophy home sale

The Toorak mansion with revised, but still overly ambitious $25 million hopes, has now been revealed as having sold at $18.55 million to Sarah Lew, the former daughter-in-law of Solomon Lew.
Its June sale had been kept under wraps, with Socrates Vasiliades, the international commodities trader, taking three years to find the buyer for 3 Towers Road, Toorak (pictured above).
Vasiliades famously lived there for a reputed six days before moving out, taking his family to Europe.
With 22 rooms, a lift, home theatre, gym, pool, and basement parking the trophy home came with record-setting $30 million hopes when listed back in 2011.
Kay &amp; Burton agent Ross Savas Savas had the listing of the 2,140-square-metre property. Kay &amp; Burton have teased the market with word of <a href="https://www.irealty.com.au/_r/v_kb.cfm?v=109785065&amp;c=28191476&amp;b=1342816" target="_blank">another circa $20 million sale</a>.
Sarah Lew has been residing in a $4.2 million Toorak penthouse since mid-2012, Property Observer noted on <a href="/news/sarah-lew-buys-3-towers-road-toorak">the initial Towers Road sale news</a>.
Vasiliades, who had had tradespeople flown in from around the world to work on the house during its six-year construction, now gives his address as London. The property was bought by his wife, Celeste, in 2002 for $4.6 million from Peter Thomas.
With projects in the Congo, Gabon and Cameroon, Vasiliades has been the chief executive of Core Mining since its 2003 establishment. The iron ore explorer has been backed by Glencore International Plc and has Russian steelmaker OAO Severstal as an investor. He has over 23 years’ experience in the steel industry and prior to forming Core Mining he traded steel and bulk raw materials worldwide.
The Victorian price record remains with the 2010 Portsea sale of Ilyuka for $26 million.
One Towers Road, Toorak (pictured below) was sold in 2013 for $21.5 million to the Cotton On boss Nigel Austin by former JPMorgan Australia chairman Brian Watson.

Set on 3,900 square metres, the six-bedroom house was once owned by businessman John Elliott.
The empty-nester Watson family bought the Toorak property in 2001 for $11.1 million, a then record-setting price. The Watsons had themselves sought to set a record sale price, <a href="/news/vic/one-towers-road-toorak-sells-but-falls-short-of-record">but fell short</a> at $21.5 million.
Toorak’s highest-priced sale was the reported $24 million sale in 2010 of the former Baillieu family estate on St Georges Road, Toorak when bought by soft-drink magnate Harry Stamoulis.

Towers Road, Toorak trophy home sale comes in at $18.55 million

The Credit Suisse head of private banking Edward Jewell-Tait and his wife, Jo, have snappily sold their Bellevue Hill trophy home.
No price has been revealed although Property Observer gleans $9.25 million plus, possibly $9.5 million, was secured through <a href="https://www.mcgrath.com.au/buy/house-bellevue-hill-nsw-2023/240183/?searchID=43770814" target="_blank">McGrath agent Ben Collier</a> who had been proffering an initial price guide of more than $8.5 million.
The home comes with a rear north aspect on a level 980 square metre block set back from Ginahgulla Road.
Everyone thought they had paid handsomely when they bought the Michael Suttor-designed residence from the Point Piper-based Judy Joye in 2011 for $8.5 million.
Designer Sally Greenaway has since installed her Cote d'Azur-style interiors with Will Dangar busy in the garden that features a steel sculpture by Joanna Rhodes.
The couple have recently bought the Robertson, Southern Highlands retreat, Two Gates Farm<a href="/news/coach-bob-dwyer-sells-southern-highlands-farm"> from former Wallabies coach Bob Dwyer</a> for more than $4.5 million, and will keep a smaller Sydney base.
Bellevue Hill's second highest sale this year was when Sydneysiders Paul and Elaine Longmuir spent $16 million on a seven bedroom Bellevue Hill property at nearby 8a Ginahgulla Road.
It had last sold at $14.5 million in 2009 to the Indonesian media mogul Eddy Sariaatmadja from the broadcaster Emtek.
<a href="https://www.realestate.com.au/property-house-nsw-bellevue+hill-105346571" target="_blank" style="line-height: 1.3em;">The 1970s Bellevue Hill property</a> was designed by Stephen Gergely, of Gergely Pinter Architects.
It stands on a large and private 1,620 square metre block of land accessed by a driveway adjacent to Rona. It was offered this time with approved plans by Geoform Design Architects. 
Bellevue Hill's highest sale this year was when Matthew Koder, the expatriate Asia Pacific president at Bank of America Merrill Lynch, paid $19 million for the Bellevue Hill mansion, Donnington Grange, Angela Fleming's trophy mansion.
It was 2005 when the late grocery tycoon Jim Fleming and his wife, Angela paid $16.5 million for the Bellevue Hill residence, a pricey sale at a time when a pall was evident over most of the Sydney market.
The 1,842-square metre Drumalbyn Road estate (pictured below), with eight bedrooms, 10-bathroom house and 10-car underground garaging, was sold through <a href="https://doublebay.ljhooker.com.au/M6EF93" target="_blank">LJ Hooker agent Bill Malouf</a> and Sophie Beaumont, in conjunction with Sydney Sothebys International. 
It was built for the Rubenstein family before its sale to the Flemings.

Edward Jewell-Tait secures bullish snappy $9.25 million plus Bellevue Hill sale

Nathan Tinkler’s first Patinack Farm property auction offering failed to secure a sale at LJ Hooker Gold Coast hinterland auction this week.
Final bids passed in were $4,500,000 for Wadham Park, $3,500,000 for Benobble, $1,800,000 for ­Elysian Fields, and $1,800,000 for Sarahvale, ­totalling $11.6 million through LJ Hooker agent Cameron McPhie who had expected the properties would sell for a total of between $17 million and $23 million.
Negotiations continue, as they say.
Among the 15 registered attendees was Michael King, who had previously owned the Elysian Fields property where he hosted lavish polo events prior to the MFS collapse. The local News Ltd paper says he was there on behalf of Hong Kong interests.
The Tax Office has taken <a href="/expert-insights/finance/nathan-tinkler-horse-stud-farm-sales-come-with-ato-mortgages">the unusual step of registering two mortgages</a> over all the stud farms following their recent deed of settlement with the coal baron.

Craig Rosevear-designed Wilkinson winning Archer, Whale Beach house listed

Test cricketer David Warner has secured $650,000 for the two bedroom Maroubra apartment which he purchased as a first home buyer in late 2009 for $562,000.
Warner now lives at a $6.25 million clifftop South Coogee house with fiancée Candice Falzon which was bought earlier this year from the property developer and former Secret Millionaire Carly Crutchfield.
The top floor 1950s Bentleigh block apartment has been most recently leased with a $600 a week asking rent, reflecting a 4.8% yield. It was initially available around early 2012 with its asking rent at around $560 a week.
The Maroubra Road apartment sold ahead of its October 27 <a href="https://www.newhousepower.com.au/index.cfm?pagecall=property&amp;propertyID=2743772&amp;realestate=232_Maroubra_Road_MAROUBRA_NSW_2035%20&amp;propertyStatus=SoldRented" target="_blank">Newhouse Power auction</a>.

Cricketer David Warner sells Maroubra first home at 4.8% yield

Despite the demolition dozers out front, the future of Ngara, the 1916 birthplace of the late Prime Minister, Gough Whitlam at 46 Rowland Street, Kew is now officially in limbo. Probably now a decision for the next Government following the November 29 election.
The Victorian Planning Minister Matthew Guy has stepped in with an interim protection order to possibly save Ngara - <a href="https://www.propertyobserver.com.au/https://twitter.com/MatthewGuyMP/status/525094215995252738" target="_blank">tweeting his action today</a>.

"Yesterday I applied for an Interim Protection Order for PM Whitlam's birthplace. Heritage Council has today made the Order," he advised.
" I asked them to reconsider given new evidence."
When approached in May shortly after Boroondara Council unwittingly gave demolition approval to the home with history, he had declined to take steps to intervene. 
The minister's interim application and Heritage Victoria decision allows debate on the merits of the heritage listing.
It only survived its scheduled Tuesday demolition as the builder, Sav has pangs of respect for the dead after hearing of Gough Whitlam's death that morning.
Other homes in Melbourne have been given heritage protection because a prime minister was born in, or lived at, the property including nearby 10 Howard Street in Kew, the former home of Robert Menzies; and 167 Cotham Road in Kew, the former home of Billy Hughes.
The Whitlam house was built in 1915, the block having been bought two months after the wedding of his parents, Fred and Mattie.
Despite some alterations to the façade, it was until recent days still clearly recognisable as a typical Federation brick villa, which triggered recent heritage consideration.
Edward Gough Whitlam, future Prime Minister of Australia, was born on 11 July 1916 to Harry Frederick (“Fred”) Whitlam and Martha (“Mattie”) Whitlam nee Maddocks.
According to the birth announcement, the birth took place at Ngara, Rowland Street, East Kew (<a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/1590998" target="_blank">Argus, 22 Jul 1916: page 13</a>).
After news broke of the death and the pending demolition, Guy said on Wednesday there was nothing he could do to intervene.
"Someone could come in, such as a minister, and try and put in interim controls but after it's issued then those who've got the order have a very, very strong legal case that would stand," said Guy.
"Unfortunately, once... the demolition order is given or the consent is given, that's usually the end of the matter," he told 3AW, before his subsequent revision."
Now he suggests: "As PM Whitlam's birthplace, it is likely that the cultural significance of this house will become recognised more strongly as time passes."
He proffered the nuanced argument that the decision never resided with him as the power under the Heritage Act was not available to the Planning Minister, hence his need to apply to the Heritage Victoria. 
"Hopefully accurate reporting in future," he protested over the coverage of his role over recent days.
Heritage Victoria's executive director Tim Smith had previously maintained Gough Whitlam's association with the house was brief and no events related to his public or political life occurred there.
The Age cheekily reported this week Gough was born on the kitchen table.
Radio 3AW had <a href="https://www.3aw.com.au/blogs/3aw-breakfast-blog/whitlam-home-to-be-wasted/20141016-3i44g" target="_blank" style="line-height: 1.3em;">spotted the pending demolition last week</a>. Neighbours told Ross Greenwood's 2GB Money News on Tuesday evening that it appeared that cladding was being taken off.
It faced injudicious demolition following its <a href="/news/matthew-guy-declines-request-to-save-gough-whitlam-kew-birthplace-from-demolition">$3.3 million sale</a> earlier this year. There are suggestions the overseas Chinese buyer has obligations to construct a new residence, or face potential difficulties with the Foreign Investment Review Board.

Planning Minister Guy intervenes on Gough Whitlam, Kew birthplace demolition

It could well be the biggest residential auction weekend in Melbourne’s history.
RP Data figures show that 1,641 auctions are scheduled, breaking the 1,619 auction record set on the same pre-Melbourne Cup weekend last year.
RP Data’s Victorian housing market specialist Robert Larocca said Melbourne had broken the 1,500-auction barrier only five times in the past.
There was a Super Saturday weekend in April this year and the rest late last year.
Last weekend RP Data reported there were 1,151 ­auctions with a lower 68% clearance rate. Figures from RP Data include auctions from Geelong and the Mornington Peninsula.
In Sydney, RP Data expects 859 auctions, compared with 927 for the same weekend last year.
RP reported 925 auctions last weekend with a 75.5% weekend clearance rate.
Melbourne's overall stock levels rose 1.5% month on month, according to RP Data.
 Sydney stock levels have fallen 1.7%.
A 1908 Richmond warehouse property used as a set for Underbelly, the television show exposing the criminal gangland side of Melbourne, will be put under the hammer this weekend.
 
In season one, 135 Brighton Street was Zarah Garde-Wilson's home - the struggling lawyer who dated convicted killer Lewis Caine.
Jellis Craig has listed <a href="https://www.realestateview.com.au/Real-Estate/135-brighton-street-richmond/Property-Details-buy-residential-7681538" target="_blank">135 Brighton Street</a> (pictured above), which was a Richmond dairy factory before its townhouse makeover. Melbourne's biggest ever weekend auction volume - with an Underbelly warehouse thrown in

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
