The Victorian Employers’ Chamber of Commerce and Industry (VECCI) has sold its East Melbourne headquarters to the Catholic Archdiocese of Melbourne.
The Archdiocese will look to house its central administration and various departments currently operating from multiple sites across Melbourne in the 11-level office building at 488 Albert Street property.
Industry House's heritage façade dates back to the first Baptist Chapel in the 1860s. The Catholic's new headquarters are next door to the Melbourne City Synagogue, the city’s oldest, which was consecrated in 1877.
No price has been revealed, but it was suggested during its marketing that it would fetch about $35 million if acquired as a pure office investment.
It also had the potential for alternative uses such as residential or as a hotel.
VECCI listed the property for sale after 12 years of ownership to facilitate plans to expand its operations in a CBD location.
“Of special appeal to the Archdiocese is the central location of the building so close to St. Patrick’s Cathedral and other nearby Catholic services including the Australian Catholic University, the Catholic Education Office, Catholic Theological College and St. Vincent’s Private and Public Hospitals,” Francis Moore, executive director administration of the Archdiocese of Melbourne said.
The building which has a lettable area of 6,822 square metre was sold by CBRE agents Kiran Pillai, Mark Wizel, Josh Rutman and Mark Coster.
The building is currently occupied by VECCI together with the Australian Catholic University and Medhealth.
After 12 years of ownership, VECCI chief executive Mark Stone said the proceeds from the sale will go toward the future acquisition of other property.

Catholic Church buys VECCI Industry House, East Melbourne offices

Gerry and Sue McGowan have snappily sold their three bedroom Double Bay apartment, billed as the best in the suburb.
The 13/38 Bay Street offering was the top floor, north facing 490 square metre space in the Ercole Palazzetti-designed complex, The Chancellor.
<a href="https://www.sothebysrealty.com/eng/sales/detail/180-l-2507-62h9yg/the-chancellor-double-bay-sw-2028" target="_blank">More than $7 million was being sought</a> by James McCowan from Sydney Sotheby's International Realty, but no sale price has been revealed. Interested parties were being told they needed to go to $9 million or higher to secure the offering.
None the less, the quick sale certainly suggests nascent signs of the village renaissance, aided by the opening this month of the Intercontinental.
The McGowan's paid $5 million off the plan in 2003 with 2005 completion by the builder, Multiplex. They added three car spaces costing $75,000 each in 2006.
They briefly thought about selling in 2006, when it had $6.25 million hopes.
The eastern suburbs prestige apartment market is showing increased signs of activity as last week a four bedroom apartment in Darling Point sold at auction for $5.5 million.
The garden apartment with large terraces and harbour views at 4/8 Carthona Avenue attracted four bidders at Cooley Auctions for the 1996-built Giles Tribe Architects designed apartment.
Spending more time overseas, Gerry McGowan has been associated with the Nasdaq-listed renewable energy group CBD Energy in recent times, having previously been known for his airline entrepreneurship.

The Sydney-based Crown Group has sold the final apartment in its seven-tower 653-apartment development - Top Ryde City Living.
It was a one bedroom apartment.
More than 600 residents now occupy the resort-style development, positioned on the vantage point above Top Ryde City Shopping Centre with views to the Sydney Harbour Bridge, Blue Mountains and North Shore.
Crown Group Chief Executive Officer Iwan Sunito said the sale of the final apartment at Top Ryde City Living was an important milestone for Crown Group.
“For a development of this scale to sell out so shortly after completion is a testament to the high quality and luxury appeal we have worked to deliver,” he said.
Completed in August 2014, Sunito said Top Ryde City Living’s owners whom purchased early had experienced a "significant increase" in the value of their apartments.
One bedroom apartments initially sold for about $350,000 when Top Ryde City Living’s first apartments were offered for sale in 2011, while a one bedroom plus study apartment sold this month for $754,000.
Crown Group’s director of sales and marketing Adam Sparkes said Top Ryde City Living’s success came after a quick response to new apartments at every new release over the three-year timeframe given access to transport links, education, workplace hubs and retail.
Top Ryde City Living has been recognised by some of the most sought-after awards in the industry, most recently being named winner of best Outdoor Project at the 2014 HIA-CSR NSW Housing and Kitchen &amp; Bathroom Awards.
Its other accolades include 2013 Urban Development Institute of Australia (UDIA) High Density Development Award, 2013 UDIA NSW President’s award and Master Builders Association Excellence in Housing award 2013.
The final stage of Top Ryde City Living, named Viva by Crown was launched for sale in August 2013.
Top Ryde City Living began construction of its seven towers in late 2010.

Crown secures Top Ryde City Living sellout

Pre-auction sales are increasingly utilised as the sellers take the best on offer.
Auctions have noted the number of registered bidders has been in decline as auction volumes have picked up in spring.
"Bookings for 6 and 13 December certainly indicate we are in for a very strong auction month in Sydney particularly in the regions of Western Sydney and Northern Districts/Hills where auction volume seem to be at a robust level," auctioneer Rocky Bartolotto at Auction Services said.
It is not to say there aren't still big numbers for some listings. A 5 Marion St, Leichhardt the $990,000 sale was $40,000 over reserve after 12 registered parties gathered to secure a property through Alfio Musumeci at Ray White, which was auctioned by Scott Dalton at Auction Services.
The Bungalow, the Hunters Hill property occupying a 2,276 square metre block at 22 Avenue, was a Victorian sandstone home built in 1879 by Didier Joubert on farmland originally owned by Mary Reibey. 
It was offered by cardiac surgeon Dr Matthew Bayfield and Deputy Mayor paediatrician Dr Meredith Sheil had been hoping for offers of more than $4.25 million.
The sandstone cottage was owned by the Joubert family until 1941.
It last traded in 1999 for $1.7 million when sold by Dr Edmund Sweeney.

There was a $3.3 million vendor bid when The Stables, the converted warehouse at Clovelly went to weekend auction.
Investment banker Jamie Garis, who until earlier this year was co-head of Greenhill Australia, and Artspace board member Julie Garis bought the two-storey home for $2.4 million in 2004 from the former TV producer and resort operator Henry Crawford and his wife, Nina.
Retaining the original hardwood ceiling beams, timber floors and a trapdoor for hay, it became a four-bedroom home with an office space, gymnasium, tandem garage, separate living areas and a plunge pool.
The Garises added a home cinema, a snooker room downstairs and a poolside sitting area.
McGrath's Chris Volpatti had issued a guide of $3.25 million plus.
The current owners have decked the four bedroom conversion out with contemporary Australian art, including pieces by David Bromley and Bill Henson. 
With Asian-inspired interiors, the home features a variety of undisguised materials, including original timber flooring, timber crossbeams and exposed brick walls.

Equestrian pursuits are always costly affairs, be it thoroughbred racing, dressage, show jumping, eventing or polo. And pricey ponies were hot topics of conversation during Melbourne’s recent Spring Racing Carnival.
These expensive horse properties always sparked the interest of our property contrarians, Jonathan Chancellor and Margie Blok - particularly after Patinack Farm, the Gold Coast and Hunter Valley horse racing empire headquarters of embattled former mining magnate Nathan Tinkler, <a href="/news/nathan-tinklers-hunter-valley-horse-stud-auction-cancelled">failed to attract a buyer at auction last month</a>.
This week Jonathan and Margie look at two other impressive equine properties on the market.

I still fancy Yallambee Stud, recognised in the thoroughbred industry as one of Victoria's oldest and most successful bloodstock operations. Set 50 kilometres from Melbourne CBD, the 243 hectare property has been breeding champion thoroughbreds for over five decades.
The vendors are the Woodard family, traditionally beef and sheep pastoralists from Skipton in the Western District of Victoria, who shifted their stud operation in 1986 to the Macedon Ranges region, drawn to its volcanic soils, high rainfall, water and proximity to Melbourne.
It was a sensible move with the equine operations designed to suit thoroughbred breeding, rearing youngsters and racehorse spelling. Yallambee Stud, jointly with neighboring Eliza Park Stud, stand two of Australia's most popular, commercial young stallions - God's Own and Magnus.

Montana Park in Queensland caught my attention due to its huge homestead. Large enough for myself, Jonathan and a host of horsey hangers-on, it is set on 42-hectares of lush land at Maleny - just an hour from the Doomben race track.

Rare indeed – few rural properties have a luxury homestead measuring 1,804 square metres. With views of the Glass House Mountains, this vast abode has umpteen bedrooms and bathrooms including an enormous parents’ retreat with separate his ‘n’ hers marble en suites, a steam room, massage room, opulent dressing rooms and a sitting area overlooks the green rolling hills.
While the Ray White Buderim selling agents, Lew Pottinger and Nathan Nicholl, rave about the “Versace-inspired” style of the main bedroom suite, I would redecorate it for my interior design taste is rather more simplistic. Thank goodness Melissa Penfold is offering e-décor on <a href="https://www.melissapenfold.com" target="_blank">her new website</a> - an online bible of Australia’s best shops and services, making good design accessible to everyone.
Also in the homestead are a feng shui-influenced office/media centre, a cinema room, state-of-the-art kitchen and enormous living, dining and entertainment areas flowing to the garden and resort-style swimming pool. 
But it is the Montana Park horses who are truly pampered in 45 post-and-rail paddocks perfectly positioned around two Olympic-size dressage arenas, a six-horse “ezywalker” and lavish stables.  Horses who prefer music can exercise at night in the covered all-weather arena with designer lighting and an integrated sound system. 
Ideal for dressage workshop clinics, this equine complex also features an amphitheatre and extensive accommodation for riders. Designed to impress international instructors, it has a purpose-built guests suite with a common room, commercial kitchen and large dining area.

I recall when the stable complex was the showpiece of the previous owners, show jumping couple, David and Pam Courtice, who developed the property from a run-down dairy farm with 100-year-old fencing, pig pens and barbed wire. 
The Courtices’ two-year transformation attracted intense local ‘sticky-beaking’ as mud turned into green paddocks, and impressive timber fencing was erected to define the perimeter of the picture postcard property, known then as Tengarra Park.
The Courtices’ daughter, Sam, was the only professional show jumper in the family. Although, another daughter Chrystal found the Maleny property on the internet after David had been looking for 12 months.

If I bought this property I would change the name back to Tengarra Park, and then set up a thoroughbred spelling business given the property has easy road access to racecourses at Brisbane and the Gold Coast.

Equestrian rural property the envy of the nation: He Said/She Said

A study that asked 1,445 people in NSW about harmony in their neighbourhood found two out of three people consider themselves good neighbours.
But some 20% had experienced an issue or a conflict with a neighbour in the past five years, the study by the Domain Group/Nielsen found.
Pets and parties, and too much gossiping headed the predictable list of 18 identified causes.
Dogs barking was the major cause of complaints with 27% having concerns.
Overflowing bins was the cause of around 7% of issues.
The report discovered some 5% were unhappy with screeching roosters.
Screaming kids and slamming doors each rated about 10%. Some 15% were unhappy with too many visitors next door.

Westpac boss-in-waiting Brian Hartzer has a new Vaucluse abode.
It is the trophy mansion designed by architect Michael Dysart with impressive rooftop entertaining space.
Recent land title settlement records show a $12.75 million purchase in his wife, Georgiana's name.
It had been offered through Sotheby's International by ISS Australia chief executive Dane Hudson.

Westpac boss Brian Hartzer's $12 million Vaucluse home

More than $21 million has reportedly been paid off the plan for a penthouse in the Pacifici Bondi development.
The purchase is in a company name linked to Andrew Roberts, the former chief executive of Multiplex and the son of the late John Roberts, who founded the construction company.
The off the plan penthouse is adjacent to the space that set the previous record in June last year at $21 million.
It was reportedly bought by Will Vicars of Caledonia Investments who bought adjoining penthouses for $10.1 million and $10.9 million and is amalgamating them.
The developers, Allen Linz, of Rebel Property Group, and Eduard Litver, of Capit.el Group, then commissioned this two-storey "lighthouse" covering almost 900 square metres.
The four bedroom apartment, designed by Burley Katon Halliday has 40 metres of Campbell Parade, Bondi Beach frontage.
The Vicars top floor space in<a href="https://www.pacificbondibeach.com.au/Overview/" target="_blank"> the redevelopment of the Swiss Grand Hotel</a> will have a total size of 975 square metres, including a 468 square metre terrace fronting the beach.
The Roberts apartment was set to have a slightly larger internal space which initially came with $25 million to $29 million plus hopes.
The prior Sydney top apartment sale which took place in 2008 for a 12th-floor unit in the Bennelong development at East Circular Quay which fetched $16.8 million when bought by the Moran health care family. It was their third adjoining unit in the complex.

Another $21 million Bondi Beach off the plan penthouse sale

The Nic Bochsler-designed Highgate Hill, Toorak home of former BHP executive and chairman Brian Loton sold after its weekend RT Edgar auction, where it came with $4 million plus price hopes through agent Michael Ebeling.
<a href="https://www.realestateview.com.au/Real-Estate/3-highgate-hill-toorak/Property-Details-buy-residential-7754670" target="_blank">The three bedroom </a><a href="https://www.realestateview.com.au/Real-Estate/3-highgate-hill-toorak/Property-Details-buy-residential-7754670" target="_blank">cul de sac offering</a> was built in 1992 for Brian Loton and his wife, Joan.
That was around the time he became chairman of Australia's biggest company.
Loton's first three years as CEO of BHP, between 1984 and 1986, saw him repel three takeovers from the late Robert Holmes à Court. He was its chief until 1991, then promoted from deputy chairman to chairman to replace Sir Arvi Parbo in 1992.
In 1991 the Fairfax resources writer Bruce Hextall wrote entering the 1980s, BHP was a large, but undisciplined entity, with a bureaucracy as ingrained as that of the Public Service, but had been able to transform itself into one of the world's great mining houses with a spread of interests that provide it with the ability to make hay even when the sun is not shining.
Its 1991 year profit of $1.05 billion outdid the previous year Australian record of $955 million in 1990.
The auctioneer Warwick Anderson told the auction crowd that the St Kevin's Christian Brothers order had placed single dwelling covenants in the cul de sac enforcing no more than a home per land title on its 1970s subdivision.
The corner of Orrong and St Georges Road had been the location of the school's Glendalough campus until the 1970s having purchased the holding in 1931 for £5,800.
St Kevin's Glendalough relocated to its current Lansell Road site after the 5.7 hectare Clovelly estate became available following the death of the Henry Jones IXL jam king, Achalen Palfreyman. It was bought by St Kevin's for $410,000.
When Palfreyman died in 1967 aged 93, he was believed to have been Australia's wealthiest man with a $6.6 million probate estate. The demolished home had 15 iron verandah columns apparently sent to Kirribilli House, Sydney for restoration of the verandah.
Its stained glass panels - said by Whelan the Wrecker to be the best he had seen in a Melbourne house - were inserted by the Langslow family into 79 St Vincent Place, Albert Park.
The Hillgate Hill vendors had the Nic Bochsler-designed family home replace their existing accommodation.
James Buyer Advocates reported there was a low opening bid of $3.6 million.
The only other was the vendor bid to $4 million.
It was bought after auction.
The neighbouring house had fetched $3,272,000 million in 2012 when the former Hawthorn Football Club president Ian Dicker sold. He had paid $1.02 million in 1987.
The eight-room, three level brick house at 11 Highgate Hill fetched $1.1million at 1994 auction by the ANZ Bank, and the last sale on the cul de sac at $4.25 million in late 2012.
The block had traded in the mid-1970s between $60,000 to $70,000.

Mining giant Brian Loton sells longtime Toorak home

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
