The penthouse in the landmark 1888 Biltmore, Albert Park building has been sold for $4.55 million by the so-called Saatchis of street art, edgy art collectors Sandra Powell and Andrew King.
It last sold at around $2.85 million in 2005 from the de Campo family who undertook the building's conversion from hotel premises.
It has majestic verandah archways and its interiors have 16 foot ceilings designed by architect Walter S. Law, who also designed Drummond Terrace and Medley Hall, Carlton.
One of the original streets of the 1855 Emerald Hill town plan, Bridport Street had developed slowly from the 1860s accompanied by the construction of the new railway cutting in 1857, but with a fillip with the new cable tram route in 1890.
The 40-room building was built in the free classical style as the Albert Park Coffee Palace, one of dozens of coffee palaces, part of the temperance movement, alcohol-free alternative to the public house.
The imposing four storey building with arcaded loggias became a private hotel in 1928. In the 1950s it was sold to the Royal Melbourne Hospital and used as a nurses' home, before reverting back to a private hotel in the mid-1960s.
It was refurbished and subdivided into 12 apartments in the mid-1990s.
It has majestic verandah archways and its interiors have 16 foot ceilings.
The four bedroom, three bathroom apartment comes with pool, spa and two basement carparks.

Three more surplus government-owned property at Millers Point have been sold for a $6.8 million total.
The three Georgian-style terrace properties at 24, 28 and 32 Argyle Place (pictured above) sold at auction fetching $2.3 million, $2.35 million and $2.15 million respectively
The three level terraces had two bedrooms at 24 and 32, with 28 featuring four bedrooms.
The NSW government is proceeding with plans to sell the remaining 284 properties so funds can be reinvested back into the public housing system.
“There’s been a strong market response to the release of the government-owned properties in Millers Point with a total of $21.9 million raised so far from nine sales," the Minister for Family and Community Services, Gabrielle Upton said.
“It is simply not sustainable for the tax payers of NSW to maintain these properties for a select few while elsewhere throughout the State there are tens of thousands left waiting for a roof over their heads," she said.
The Minister for Finance and Services, Dominic Perrottet is co-odindating the sales with three more properties listed for auction in December.
47 Kent Street will be auctioned on 15 December, while 41 and 43 Kent Street will be auctioned on 16 December.
The Georgian style sandstone terrace properties form part of the row which dates back to the 1860s when built by Sir George Wigram Allen, solicitor, state politician and the inaugural Mayor of Glebe.
Each property spans over three levels, with numbers 41 and 43 containing two bedrooms, with number 47 featuring three bedrooms.
Numbers 41 and 43 on Kent Street are being auctioned by Ray White Double Bay.

Jockey Hugh Bowman, who returned to Sydney from Melbourne with two group 1 Flemington spring carnival wins, couldn't secure the weekend sale of his Queens Park home.
It was listed with $1.75 million-plus hopes and passed in on a $1.78 million bid through McGrath agent Mark McPherson who sold it to Bowman when he was at NG Farah.
It is now <a href="https://www.mcgrath.com.au/buy/house-queens-park-nsw-2022/245573/?searchID=45299161" target="_blank">priced at $1.86 million</a>.
Bowman and wife Christine need to trade up from the 1890s Denison Street home as their daughter, Bambi is nearly one year old.

The Federal Treasury's Murray Financial System Inquiry has recommended that self-managed superannuation funds be banned from borrowing to buy assets such as property and shares.
There is no indication the recommendation will be accepted, or how it may be implemented, but the spectre could see the current levels of SMSF property investors further elevated before any announcement in 2015 of changes or grandfathering of the current rules.

In implementing the recommendation, Murray says funds with existing borrowings should be permitted to maintain those borrowings.
Funds disposing of assets purchased via direct borrowing would be required to extinguish the associated debt at the same time.

Over the past five years, the amount of funds borrowed using LRBAs increased almost 18 times, from $497 million in June 2009 to $8.7 billion in June 2014.
The inquiry opted against imposing a maximum cap on fund assets that can be invested in a single asset other than cash or bonds, saying it would impose additional regulation, complexity and compliance costs on the superannuation system.

David Murray, chairman of the Financial System Inquiry, said the panel recommended a removal of the exception to the general prohibition on direct borrowing for limited recourse borrowing arrangements by superannuation funds.

One reason for the recommendation was that it would fulfil the objective for superannuation to be a savings vehicle for retirement income, rather than a broader wealth management vehicle. 
“Restoring the original prohibition on direct borrowing by superannuation funds would preserve the strengths and benefits the superannuation system has delivered to individuals, the financial system and the economy and limit the risks to tax payers,” the report also said.
After borrowings within super funds have risen to $8.7 billion, the FSI noting the level of borrowing was relatively low, but could pose a risk to the financial system.
“Further growth in superannuation funds’ direct borrowing would, over time, increase risk in the financial system,” the report stated.
“Borrowing, even with LRBAs, magnifies the gains and losses from fluctuations in the prices of assets held in funds and increases the probability of large losses within a fund.”
The FSI recommended the government should remove section 67A of the SIS Act on a "prospective basis".
The report noted that lenders can charge higher interest rates given the higher risks associated with limited recourse lending, and often required personal guarantees from SMSF trustees.
There were 44 recommendations to the government from the inquiry, the first wide scale review of the financial system in 17 years. Treasurer Joe Hockey will respond next year.
Previous financial system inquiries, including the Campbell Report in 1981 and Wallis Report in 1997, were the catalysts for major economic reforms in Australia. The Campbell Report led to the floating of the Australian dollar and the deregulation of the financial sector.
The Wallis Inquiry led to streamlined financial services regulation, the creation of the Australian Prudential Regulation Authority (APRA), and the current form of the Australian Securities and Investments Commission (ASIC).

SMSFs to rush further into property after borrowing ban looms following Murray Financial System Inquiry

There was a $4.5 million vendor bid when the Georgian-era Paddington residence, Menzies House went to weekend auction.
It was redesigned in the late 1990s by Allen Jack+Cottier commissioned by Mary and Paul Menzies, after they bought it and the adjoining lot in 1994.
The Underwood Street five-bedroom property (pictured above) is set over 700 square metres.

A $4.31 million Clovelly sale was the weekend's highest reported sale.
The cheapest auction was a two bedroom unit at <a href="https://www.realestateview.com.au/Real-Estate/9-55-59-goulburn-street-liverpool/Property-Details-buy-residential-7883858" target="_blank">9/55-59 Goulburn St, Liverpool</a> selling for $278,000 to the one registered investor. It last sold 30 years ago for $34,000 in 1984, so reflected 7% annual price growth through Pat Bugge, the LJ Hooker Liverpool selling agent. 
Sydney's initial clearance rate was 70.5% – its weakest in 18 months. The revised figure now hovers in the high 60s.
Sydney’s central coast reported the highest clearance regional rate at the weekend with 81.3% with the south-west the next best with 81.1%.
The inner west sat at 73.4%. The north-west's 59.2% was the weakest region.
Auction buyer numbers at auction have been mixed with some properties having in excess of 12 registered bidders, however the average buyer number per property was at five buyers which is down one buyer from the same period last month and November/December 2013, according to Rocky Bartolotto from Auction Services.
"December auction volumes continued to increase with bookings last week coming in," he noted.
"Many vendors/agents are comfortable running a shorter two week auction campaign compared to the usual four weeks with some properties having their initial open house over the weekend with the auction scheduled for 20 December," said Bartolotto.
Andrew Wilson, the senior economist at the Domain Group, said the weakening stemmed from the "unrelenting tidal wave of record end of year auction listings".
"The 70.5% result is the fourth consecutive weekend below 75% for the first time since 15 December, 2012 and its lowest full weekend clearance rate since 6 March 2013."
Sydney broke the record for summer weekend auctions on Saturday with 1,028 homes going under the hammer. This followed last weekend’s spring record of 1,058.
"It was also the first time Sydney has hosted back to back 1,000 auction weekends," Wilson added.
"The market will reach an astonishing end of year crescendo next weekend with yet another Saturday of record-level 1,000 plus auction activity set to test the fast fading Sydney market.
"The current Sydney four-weekend average clearance rate now stands at 73.2% which is well down on the 79.5% average recorded over the previous four-weekend period."

Menzies House, Paddington fails to sell amid weakest weekend result for 18 months

Graham Arthur, the footballer who captained Hawthorn to its first premiership in 1961, knocked back $980,000 when his Balwyn North property went to weekend auction.
But it sold straight after for $1.1 million.
Graham Arthur's four-bedroom house is at <a href="https://www.realestateview.com.au/Real-Estate/41-helston-street-balwyn-north/Property-Details-sold-residential-7900404">41 Helston Street</a> (pictured above).
The house, which is in the Balwyn High School zone, was offered through Fletchers agents Jason Salan and Daniel Rasile. 
They had initially hoped for more than $1.2 million for the elevated brick house which had an updated kitchen and bathroom.
It last traded in 1987 for $146,000.
Domain Group APM reported Melbourne's weekend clearance rate sat at an initial 70.1%.
<div>"The Melbourne weekend auction market reported an improved clearance rate at the weekend despite hosting the highest number of auctions ever conducted on a December summer Saturday," the Domain Group's senior economist Andrew Wilson said.</div>
The Melbourne result was a modest improvement on the previous two weekends when rates fell below 70% on consecutive weekends for the first time since July 2013.
The 1,456 homes listed for auction was close to the all-time Saturday record of 1,558 set on the pre-Melbourne Cup holiday weekend of 25 October this year.
"Melbourne has now hosted over 1,000 auctions each Saturday over the past four weekends for the first time in its history with buyers increasingly spoiled for choice," said Wilson.
"And next weekend the market will end the year with a bang with another big day of auctions with over 1,300 homes set to go under the hammer.

"The pre-Xmas Saturday on 20 December may even host up to 500 auctions as the last chance for a result for sellers in 2014."

Melbourne’s four-weekend average clearance rate remains below 70% and at 69.1% is well down on the previous four weekend average result of 75.9%.
Melbourne’s north east suburban region reported the best result at the weekend with an auction clearance rate of 76.7%. The outer east was the next highest at 74% followed by the inner south 72.2% with the highest sales at 135, the inner city 70.3%, the inner east 69.9%, the west 66.1%, the north 65.8% and the south east with a clearance rate of 60.0%.

Modest clearance rate improvement as Hawks captain Graham Arthur's Balwyn North home sells post-auction

Then newly weds Tom and Jean Cheetham moved into their first — and only — home in Mosman in 1938. 
The young couple secured <a href="https://www.realestate.com.au/property-duplex+semi+detached-nsw-mosman-118433063" target="_blank">77A Spencer Road</a> soon after their marriage, renting it for around 12 years, then buying it and the semi-detached home next door.
Two months ago - at the ages of 103 and 100 respectively - they both moved into a nursing home as almost certainly Australia’s oldest couple.
The semi-detached residence was auctioned on Saturday when expected to fetch $1.4 million.
It fetched $1.62 million.
It was thought they paid around £3,000 for both properties.
Cheetham worked at the GPO in Sydney and early in his career translated morse code into ­telegrams.
The street was known as in Cremorne on its purchase.
The unrenovated semi was listed through Rob Forde of Harcourts Lower North Shore.
There had been over 140 groups throughout the campaign. 
14 registered bidders signed up to secure  the Mosman home, according to the News Ltd local paper, The Mosman Daily.
The Cheetham's have six grandchildren, four great-grandchildren and four great great grandchildren.
In October they both moved into Alexander Campbell House at ­Forestville.

Mosman home sold - 76 years after they moved in as newly weds

Twin Pines Station, at Taralga 60 kilometres from Goulburn, sold under the hammer late last month for $605,000.
The 48-hectare property was sold by the restaurateur Peter Doyle and his wife, Fiona, given their move to Adelaide to be close to family. 
The Doyle's have been living at the cattle farm after selling their Watsons Bay home.
The farm was purchased in 2001 for $215,000.
It sold through <a href="https://www.eldersrealestate.com.au/rural/buy/property-grazing-nsw-taralga-597969" target="_blank">David Medina of Elders</a>.

Former Albert Park dairy stables sell for $3.45 million

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
