Entering its third year of boom-time conditions, the resilient Sydney market continues to produce extraordinary results, according to the Domain Group senior economist, Andrew Wilson.
Prices growth continues to track at decade high levels with a market characterised by high levels of confidence and enthusiasm, he advised.
"Sydney’s continued strong housing market activity is due largely to the nation-leading performance of the local economy.
"High levels of migration are also keeping demand well ahead of supply, which remains significantly below underlying requirements.
"Investor activity in the Sydney market remains at record levels and is another key driver of prices growth."

Low vacancy rates, rising rents and prices growth will continue to attract investors into the market this year, Wilson tipped.
"Lower interest rates will also activate investors who will have increased capacity to borrow and an enhanced “bricks and mortar” comparison with falling term deposit rates.," he said.

Wilson said the Sydney housing market had commenced 2015 strongly with record level auction clearance rates for the late summer season.
First home buyer activity, however, remains at near record low levels as a proportion of market share.
"The prestige market revived over 2014 and although prices growth of 6.0% was below other market sectors, the increase in volumes and the prospect of a higher share market through 2015 will continue to activate buyers and restore confidence in this sector," he said.

Sydney’s median house price increased by 14% over 2014, a similar result to the 15.4% recorded over 2013. 
Wilson forecast that Sydney was on track to record prices growth of between 7 and 10% over 2015, which will again be the best result of all capital cities. 
The coastal based eastern suburbs agency, Phillips Pantzer Donnelley reported today that it had sold 16 properties valued at $33 million with a mean price of $2.1 million in the past few weeks.
The properties ranged from a one-bedroom apartment at 12/57 Gilderthorpe Avenue, Randwick selling after just four days by Nick Quilkey and Debbie Donnelley for $685,000 up to Alexander Phillips’ sale of 10 Mirimar Avenue, Bronte selling for $5.6 million.

Middle Sydney 10% price growth tipped: Domain Group's Andrew Wilson

The winners of the Le marché international des professionnels de l'immobilier (MIPIM) awards were announced overnight at the annual Cannes property exhibition.
The Frasers Property Group-Sekisui House Australia project, One Central Park won the award for best innovative green building in the 2015 awards.

Now in its 26th year, 1000 delegates attended the 25th award ceremony, at which 12 awards were granted from 160 plus initial submissions to MIPIM (Le marché international des professionnels de l'immobilier).
The residential towers at Sydney's One Central Park have won many awards since One Central Park was completed in December 2013.
Designed by French architecture practice Jean Nouvel with Australian firm PTW, the skyscraper’s standout feature is its plant covered walls.

Frasers-Sekisui House's One Central Park project among the 2015 MIPIM winners

Breen Property will be selling some of the first lots of its highly anticipated stage one at Shearwater Landing by 15 March auction.

Greenhills Beach, which is located on the eastern seaboard of the Shire of Sutherland, makes up just one sector of Sydney’s longest continuous surfing beach, encompassing over five kilometres of uninterrupted sand and surf, and extending north from the popular and patrolled Cronulla, Elouera and Wanda Beaches.
The Shearwater Landing site was formerly a Breen Group sand mine. The sand was used in infrastructure such as houses, city buildings and the Sydney Opera House.
Shearwater’s name comes from the Shearwater birds that can be found in the Kurnell Peninsula.

Breen Property offer Shearwater Landing building blocks for auction

Brisbane, along with Queensland's regional property markets, continue to lag other states this property cycle, according to Macquarie Wealth Management.
"Brisbane is still very much the laggard for this cycle given the sluggish domestic economy, with periodic price falls still common particularly for the Brisbane unit market," Macquarie's latest report noted.
It was in part because Queensland continued to show population growth moderation as the recent mining boom subsided.
The lagging occurs even as prices emerge back into recovery and should exhibit strong price growth into 2015, it noted.
"There are clear macro reasons behind this slow recovery, due to weaker domestic growth and the slow pace of interstate migration out of both Sydney and Melbourne," the report said.
"Affordability levels in Brisbane are relatively good, given the recent price correction, which will offer a relatively larger buffer when mortgage rates eventually impact more significantly on affordability and pricing."
Macquarie's concerns relate to what it sees as "sluggish interstate migration and rising supply".
Noting the surge in construction activity in 2014 in Brisbane, it did concede that Brisbane had not seen meaningful supply additions for some years.
"As the mining investment cycle unwinds, both foreign and interstate migration into Queensland is slowing significantly – a trend that will tangibly reduce housing demand in these regions," it added.
Macquarie described the Australian residential housing market cycle as unfolding "largely as we expected".
"Low rates and good affordability had bolstered a moderate price upswing in 2013, initially out of Sydney (after 10 years of subdued gains) before it broadened out to Perth and Melbourne and finally to Brisbane, the clear laggard in this recovery cycle," the report noted.
"By late-2014 and into 2015, the stimulatory impacts from low rates have been largely realised.
"While further price gains ahead are still expected, the pace of growth is likely to be slower over the remainder of this upswing cycle.
"Medium term, the fundamental drivers of the Australian housing market are less favourable, but still firm overall.
"Housing demand is well supported, given solid migration, although that pattern of growth is still shifting clearly from resource-intensive states of Western Australia and Queensland back to the larger, more diversified states of New South Wales and Victoria.
"Developers are lifting supply in response, driving a surge in approvals and starts initially for units and apartments, but that supply is now broadening into detached housing as well."
Meanwhile Brisbane's off the plan apartment market has smashed its previous quarterly sales record with 1,621 unconditional transactions in the three months to December 2014.
The results as reported in Place Advisory's quarterly unit report equated to more than 135 off the plan sales a week in the inner-Brisbane market.
Place Advisory noted that level of quarterly sales outstripped the records set during the previous cycle, where 1463 unconditional sales were recorded in the June 2002 quarter.
Place Advisory noted that AMP Capital and Billbergia's Skytower was Brisbane's top performing project for the quarter with a registered 415 apartment transactions in total.
Place Projects director Bruce Goddard said the result showed Brisbane was experiencing an unequivocal boom in apartment buying.
"With approximately $2.4 billion worth of new and off the plan residential sales recorded during the year 2014, it shows the Brisbane residential market remains in massive demand consistently city-wide," Goddard said.
Apartments sold during the quarter showed a weighted sale price of $551,558 up from $545,478 in the threes months to September 2014.
Place Advisory director Lachlan Walker said he didn't believe these sales rates were sustainable longer term.

The reasons behind Brisbane's lagging property market: Macquarie Wealth

South Yarra's The Tilba private auction looms

The Camperdown warehouse at 31 Australia Street (pictured above) was the week's fourth highest reported at $4,275,000 sale, according to CoreLogic RP Data.
The luxury steel-framed residence was offered by BresicWhitney agent Shannan Whitney, who had given it a price guide of about $3.5 million.
It was sold by Macquarie Bank executive Peter Lucas who bought the holding in 2007 for $1.45 million from property developer and restaurateur father and son team Leon and John Fink.
The design by architect Andrew Vingilis of Corben Architects was completed in 2009.
It bettered Camperdown's $3.65 million high paid late last year for a converted warehouse on Gibbens Street.

Camperdown warehouse conversion sells at $4,275,000

Canberra ranks as the best place to buy a property and still have enough disposable income to have a life, according to calculations by comparison site Mozo.com.au.
But you most likely have to become a public servant to be on the salary to afford the housing.
"When looking at the average after tax salary and the average mortgage repayment in each capital city, Canberra comes out on top with a handy $3,271 leftover to cover expenses and ‘having a life’ each month," Mozo director Kirsty Lamont said.
"Canberra’s high average salary, combined with its relatively low property prices (averaging $510,000) means you’re left with more cash than any other city.
"Canberra is closely followed by Perth then Hobart as the next most “property and lifestyle friendly” cities, with homeowners having around $3,000 leftover each month."
Perth has the nation’s second highest income to help pay down the mortgage and while Hobart has the lowest average income of its national counterparts, it enjoys the lowest property prices – with the average monthly mortgage repayment half of Sydney’s.

“If you look at the proportion of salary going towards a mortgage, Hobart (36%), Adelaide (41%) and Canberra (42%) are the three cities having to put the least of their income towards repayments,” said Lamont.
“Big property prices mean big mortgages and Sydney and Melbourne are not only slapped with high repayments, they’re also among the world’s top 10 most expensive cities. So, once you cover the cost of living, it doesn’t leave much leftover for the fun stuff.
“Not usually known as the capital of fun, it looks like Canberra is where it’s at if you want to splash your extra cash and not be a slave to your mortgage.”

Accountant Anthony Bell sells Bondi Beach penthouse

An AFL footballer syndicate has listed the Waterside Hotel on Flinders Street with $15 million hopes.
The syndicate includes former Richmond players Wayne Campbell, Stuart Wigney and Brendon Gale (who is also the club's current CEO).
Wigney was its general manager after its 2004 purchase.
The freehold at 508 Flinders Street, on the corner with King Street, will be sold with a two to three year leaseback to the pub's operators.
There is no confirming paperwork with 508 Flinders Pty Ltd, but Nathan Brown and St Kilda captain Nick Riewoldt are reportedly other members of the syndicate that owns the three-storey brick pub with two bars.
They purchased the 1850s hotel for $3.85 million in 2004.
It has been listed by CBRE, Fairfax Media advised.

"Sydney needs to slow down," Charles Tarbey, chairman and founder of Century 21 Australasia, said this week in a quarterly market commentary.
Mostly due to supply issues in certain suburbs of Sydney, Charles Tarbey says there has been over-zealous bidding.
"The agents themselves are absolutely shocked at the prices that are coming through," he said.
He said that valuers were "starting to get a bit gun-shy right now".
"I would say that between the valuers and the banks, and the increased prices that sellers now want based on what they are seeing, I think these things will all slow the market down," Tarbey continued.
"I expected that to happen last year, but it didn't, it just kept rolling on.
"I'm trying to talk the heat of the market, but most agents are unfortunately talking it up, and it's very dangerous."
He said stock was starting to climb.
"It’s just not climbing in certain pockets - that's the problem - and these are the pockets that are being reported on, the ones where the TV cameras are watching all of the Asian buyers apparently purchasing property.
"Tie all that together, and you get the absolutely wrong story.
"If you're wanting to buy your first property in Sydney right now, you'd be too scared to go out and look right now, you'd be thinking ‘what's the point’?
"I know this sounds strange coming from a real estate practitioner, but I really hope that they introduce more macro prudential tools - particularly around investment, and certainly around gearing."

"Sydney needs to slow down", FHB's are too scared to look: Charles Tarbey

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
