The investment banking and advisory group Gresham has launched a $400 million institutional-backed fund that will provide debt to property developers.
The Gresham Property Fund No.5 will offer an innovative "stretch senior" debt product which mixes senior debt that banks usually provide with mezzanine debt which second tier financiers usually provide.
It is because the banks are resistant to mezzanine debt but developers often require the funding.
The joint managing directors Ami Simon and Mike Burley said Gresham’s latest fund had a focus on providing flexible and timely responses to the property industry’s funding needs.
"The purpose of the Fund is to provide a solution for borrowers whose funding needs cannot be fully satisfied by the banks.”

The Gresham fund will be targeting investments in the $20 million to $100 million range, with pricing based on the benchmark bank swap rate but will include slightly higher margins than the banks due to the extra risk.
The chairman of the fund's investment committee Tony Berg said the new fund gave Gresham the opportunity to build on its recognised capabilities in property finance.
The funds would be available for property development, value-add and investment opportunities across all stages of a property development or investment lifecycle.

A number of offshore and domestic institutions who invested in the fund were introduced by Stratos Capital. 
Stratos has placed $750 million of warehouse and public market transactions into the institutional fixed-income market.
Gresham was established in 1985, now with three key business activities units – corporate advisory, property and asset finance. 
Since its establishment in 2001, Gresham Property has invested capital in separate transactions with an end project value in excess of $3.5 billion. 
While Gresham Property has offices located in Sydney and Melbourne, the Flexi-Capital Fund will maintain a nationwide focus.

They noted the clearance rate of 76% was significantly above the commercial auction market averages. 
"Today is testament of the strength of our market," said Burgess Rawson director, Dean Venturato adding many were buying for the underlying value of buildings and land, not yield. 
"Government tenancies were also a big factor," he told the Australian Financial Review.
The auction secured $26 million in government-tenanted sales. 
A 4590-square-metre, commercial property with residential development potential, in Hornsby in Sydney's north, sold for $5.92 million at a yield of 1.89 per cent.
The site which has a NSW government-tenanted 636 sqm building achieved the highest price at the auction. 
Apparently a private Asian family who missed out on the Hornsby sale fought back to buy a 5952-sq-m industrial property in Silverwater in the west for $5.85 million – the second most expensive property sold.

Commercial property giants DEXUS Property Group, GPT Group and Knight Frank have signed new partnership arrangements with tech start-up Divvy Parking, which has developed an airbnb-style platform to unlock the latent value in the thousands of under-used car parking spaces around Australia.
<a href="https://www.divvy.com.au" target="_blank">Divvy Parking</a> also announced it has secured $2.5 million in a Series A funding round, to expand and scale its smart solution that connects commuters with affordable commercial parking spaces. Both deals accelerate the parking platform’s expansion from a peer-to-peer service into the commercial property sector. 
Funding will fast-track the roll-out of industry-changing access technology, transforming how people access short and long term parking by opening up under-utilised short and long term spaces.  
Under the terms of the new partnerships the property groups will use the Divvy platform to assist in the management of their extensive car parking assets, enabling them to rent out unused spaces for short or long term periods.
Divvy had also recently signed with office tower tenant services provider Inlink, which it said would potentially give it access to a further 50 per cent of the commercial office tower market. 
The firm was originally founded as a peer-to-peer company similar to Airbnb letting individual users rent its parking spaces.
But Divvy founder and CEO Nick Austin advised the company had since pivoted to make commercial property providers its primary target for monetising the platform.
Some 80% of the company's revenue now came from corporate clients.
Knight Frank managing director Aaron McGhee say he had seen improvements in the management of its parking assets since the early days of its partnership with Divvy.

Divvy set to disrupt CBD car parking industry

A former Newtown, Sydney church has hit the market with $2.25 million plus hopes.
The 158 Australia Street offering has been listed through BresicWhitney Glebe agent Chris Nunn who says it was suitable for a single residential conversion or a multi-unit development or subdivision. 
It comes with direct access to one of inner Sydney's popular parklands, the Camperdown Memorial Rest Park from its 256sqm residential zoned holding.
Behind its striking brick facade, it retains original industrial warehouse elements.
It was the church of the Four Square Gospel. The property goes to July 4 onsite auction.

Empty Newtown warehouse church for July auction

Jeff Xu's Golden Age Group has spent $35.5 million with joint venture partner Tim Price's Time &amp; Place to secure a site in Sydney’s Waterloo.
Golden Age advised this week it had purchased its second Sydney development site, a 5038-square-metre block in Waterloo in an off-market transaction.
The site was previously owned by Becton, coming with development approval for an eight-level building with 143 apartments, retail space and childcare on the ground floor. 
The partners expect it to launch in August.
Golden Age has an office tower at 85 Harrington Street in The Rocks in Sydney, which will be knocked down to make way for nine levels of luxury apartments.
At the same time, the group is running the ruler over two other Sydney sites.
"We are looking at another one in Double Bay and one in the Sydney CBD which faces onto a park," Jeff Xu told Fairfax Media.

Mantra Group has announced the addition of two hotels in Adelaide and Melbourne, with CEO Bob East saying it was indicative of Mantra Group's focus on growing its CBD network across its three brands – Peppers, Mantra and BreakFree.
“We have made substantial additions to our CBD network with eight hotels added over the last 12 months in Brisbane, Sydney, Canberra, Hobart and Launceston and I am pleased to announce these new additions in Adelaide and Melbourne in what has been a solid year of growth for Mantra Group.”
The group will manage the 202 room Adelaide hotel under the up-market Peppers brand after the Peppers Adelaide Hotel is officially launched on 1 September 2015. 
It will be the first Peppers property in Adelaide and join two Mantra and two BreakFree hotels to bring the total number of Mantra Group hotels to five in Adelaide CBD.
Mantra Group will work with Hotel Invest Pty Ltd to upgrade the property.
Peppers Adelaide Hotel will join Peppers Gallery Hotel Canberra and Peppers Seaport Launceston in the existing portfolio, with new build Peppers properties set for completion in Docklands Melbourne and Kings Square Perth in 2016.
The group is also set to open in the heart of Melbourne CBD with the management of Darling Towers at 233 Collins Street. The property will rebrand as BreakFree on Collins this week and undergo a refurbishment program over the coming months.
The hotel offers 193 one and two bedroom apartments.
BreakFree on Collins will join a network of six CBD BreakFree properties across Australia, including BreakFree Bell City in the greater Melbourne suburb of Preston.   
It will bring the number of Mantra and BreakFree properties in Melbourne to twelve.

Auswide Bank offers 3.99% variable rate

The most recent Canberra office sale has been the purchase of the commercial tower at 20 Allara Street in the CBD.
It was bought for about $20 million by the Morris Property Group, a residential apartment developer owned by Barry Morris of Queensland. 
Cityscope suggests this foreshadows a residential conversion for the site, a trend already strong in the eastern states, "but yet to have a big impact in Canberra."
The property currently comprises an 11-storey office building in Allara Street and a 3-storey office and retail section along City Walk on a site area of over 3,000 sqm.
The property last traded at $23.25 million in 2003.

Credit Corp Group, an Australian listed company, has committed to a new lease of circa 3,000 square metres at 201 Kent Street, Sydney.
Savills Australia national leasing director Rob Dickins says the deal highlights the Barangaroo effect which has firmly taken hold as corporate users are seeing this now as a firmly established precinct.
"If not moving into Barangaroo they are setting their sights on premium buildings within very close proximity."
201 Kent Street, which forms part of the Maritime Trade Towers Complex, is a 40,000 square metre A-Grade building strategically located within the western CBD fringe bordering the new Barangaroo precinct.
According to Savills National Leasing Director Rob Dickins who brokered the deal, Credit Corp Group have taken the whole of levels 15 &amp; 24 of 201 Kent Street. 
Credit Corp Group’s current HQ are over four floors at 10 Barrack Street and this new move will amalgamate the Group over two whole floors with a brand new fit out.
The 3000 square metre lease was signed for an initial period of five years with a further five year option. Although the rent has not been disclosed rents in 201 Kent Street have been in the order of $675 per square metre net.

Bistro Maison has been sold by local chef Bernard McCarthy and his operations manager wife, Rachel.
The husband-and-wife restaurant couple have sold their business in Mt Eliza on Victoria’s Mornington Peninsula.
Colliers International’s Will Connolly secured the leasehold sale of Bistro Maison as the McCarthys look towards a new establishment on the peninsula.
It sold within a month of listing, with the leasehold purchased by local couple, Hans and Annette Went, who plan to transform the space into a traditional Italian restaurant.
The McCarthys had the bistro in the Mt Eliza Village for the past five years.
They are now focusing on their new venture in Balnarring, Barn &amp; Co, which will be a cellar door winery and friendly bistro. 
Will Connolly said there hospitality venues were changing hands quite rapidly on the Mornington Peninsula, with venues such as the Rye Diner and McCrae Pavilion also being sold recently,” he said.

Moonee Valley Park penthouse sets suburb record as sales surge clears construction benchmark

A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Planning documents describe the building as embodying the principles of "buildings that breathe", a design approach increasingly favoured in Brisbane's apartment market as developers focus on natural ventilation and outdoor living spaces.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The development has been designed by Rothelowman and is being pursued through a State Significant Development Application alongside a concurrent rezoning request under the NSW Government's Housing Delivery Authority pathway.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

<h2 data-end="1990" data-section-id="s6350" data-start="1941">A key piece of Leppington's future town centre</h2>

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

<h2 data-end="6184" data-section-id="1ngkie4" data-start="6140">Part of Leppington's broader expansion</h2>

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

ALAND plots 1,200-home Leppington masterplan

Brisbane-based developer <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a>&nbsp;has enlisted renowned architecture firm Koichi Takada Architects to design its latest new apartment development.

The new 34-storey tower at <a href="https://www.apartments.com.au/new-apartments/57-berwick-street-fortitude-valley-qld-4006">57 Berwick Street, Fortitude Valley</a>,&nbsp;will have 189 apartments, complete with interiors by <a href="https://www.apartments.com.au/architects/byculprit">byCULPRIT</a>. The upper levels&nbsp;capturing views across the Story Bridge, city skyline, ranges, bay and river.

Residents will have access to a rooftop amenity floor with facilities including a pool, spa, sauna, hot and cold treatment, meditation garden, gym, yoga studio, private dining, BBQ, games lounge, wine display wall, work library, meeting rooms and outdoor work areas.
