The Eagle Ridge Golf Course, at 215 Browns Road, Boneo at the entrance to the Mornington Peninsula has been listed for sale.
The 45 hectare property is set about one hour from Melbourne. Two holes in one were scored just last month.
Eagle Ridge Golf Course began as the smaller Carlogie Golf Course until March 1988 when an additional parcel of land was purchased, earthworks commenced and a new Kevin Hartley designed championship course was opened in 1989.
Kevin Hartley was the Australian amateur golf champion of 1958 and runner up to Bruce Devlin in the 1959 Australian Amateur.
He captained the Victorian state team thirteen times, was the leading amateur at three Australian Opens and represented Australia many times, including winning the 1966 Eisenhower Cup team in Mexico.
Hartley based his design vision on Eagle Ridge becoming “the Royal Melbourne of the Mornington Peninsula”.
<div title="Page 1">The ownership of Eagle Ridge transferred to the Russo family in 1995 and, in 1999 Pacific Coast Design was commissioned to design a master plan for course improvements and the new clubhouse opened in 2000. The late Nick Russo was passionate about the business ensuring construction of the functions venue.</div>
Under the management of the golf course superintendent Scott Balloch, the course master plan was completed about 10 years ago.
In 2007 Eagle Ridge closed for a summer to change all fairways to Santa-Ana couch – a more drought tolerant grass with a 45% reduction in water consumption since re-opening.

Melbourne residential apartment investors yielding from 3.5%: REIV

Last month 29 Terry Street, the so-called Surry Hills skinny terrace, sold under the hammer for $965,000 to a Chinese investor.
Today the neighbouring <a href="https://www.realestate.com.au/property-house-nsw-surry+hills-119927281" target="_blank">31 Terry Street</a> - listed trying to match or better that result - was passed in at $805,000.
It too is a two-storey terrace with a 2.85 metre width, a land size of 38 square metres and an internal size of 48 square metres.
Listing agent, Wiseberry’s David Cradock said next door was a good benchmark, but after today's auction told Property Observer the neighbouring price had "stunned" the market. It is now for sale at $949,000.
The weekend's initial auction clearance rate was 82%, according to Australian Property Monitors, the fourth consecutive weekend with a weakening success rate. Pymble had the top house price at $4.7 million and Liverpool the cheapest apartment at $338,000.

Council rates are $789.60 p.a and water rates are $940 p.a.
The current $460pw rental was suggested as having potential of $600pw with renovation.
The narrow 1870s Sydney terrace is located near Central Station between Foveaux Street and Kippax Street.
A renovated 38 square metre terrace three doors away sold at $633,000 in May two years ago.
Another Surry Hills weekend offering sold through Cooley Auctions for $1.2 million when offering by Charles Touma at Belle Property. It was a renovated 1890s Victorian terrace on a 103 sqm parcel (below) at 79 Goodlet Street.

BMW i3 all parked in One Irving Road, Toorak sustainable apartment complex giveaway

Historic Bronte House has been listed for lease by Waverley Council after the tenants, magazine publisher Matt Handbury and his wife, Clare Strang relinquished their residential lease.
Hart Estate Agents, on behalf of Waverley Council, is accepting applications from prospective tenants interested in leasing the property for between three to five years. 
The process is by expressions of interest closing July 17, 2015. The roof has been recently replaced at a cost around $250,000 from Council's maintenance expenditure, along with other repairs.. 
Previous tenants have paid only a peppercorn rent but required to pay for extensive upkeep of the property in the Bronte gully.
The next tenants at 470 Bronte Road will not have to do that, but will be required to have the home open to the public for a limited period of days throughout the year.

Keeping the home in public hands via a lease was the priority for the council, which doesn't wish to oversee any sale.
Bronte House’s story begins in 1836 when William Mortimer Lewis, colonial architect, bought 42 acres of land. He began a house on his land, but the 1843 depression hit so he was forced to sell the property before its completion.

Robert Lowe, an English barrister and later NSW parliamentarian, bought the property as a country residence for himself and his wife, Georgiana, who finished the house in 1845.
The Ebsworth family, who bought the property in 1882, were the longest private owners of Bronte House, occupying the property over three generations.

In 1948 the Ebsworths sold the house and its grounds to Waverley Council, which then leased it to the Red Cross until 1969. 
Most notable among recent lessees was Leo Schofield, whose love of the gardens was explored in his book The Garden at Bronte. He was in residence from 1994 to 2004.
The house was built of sandstone with a slate roof in the Gothic picturesque style featuring romantic circular and hexagonal corner turrets, deep bay windows, and pierced wooden tracery. A second story was added to the house in the 1880s.

The future of the 19th-century building on 8100 square metres was discussed by Waverley Council following the 2012 decision of tenants Matt Handbury and Clare Strang not to sign any new lease.
A report to the council listed several options for consideration, including selling the property for an estimated $5 million or more.

Historic Gothic Bronte House listed for lease by Waverley Council

Bradley Thomas Sherwin, principal of Sherwin Financial Planners, appeared in Brisbane Magistrates Court yesterday morning to answer 33 counts of dishonestly causing detriment totalling nearly $10 million.
Sherwin was also charged with one count of dishonestly breaching his duties as a director of Wickham Securities Limited between November 2009 and October 2010
The Australian Securities &amp; Investment Commission (ASIC) has been investigating Sherwin since 2012.
Wickham Securities collapsed owing more than $27 million to 300 debenture holders. Self-funded retirees had invested millions in the mortgage lender through $1 unsecured deposit notes promising returns of 9.25% prior to its collapse.
It was placed into administration in December 2012 and then in liquidation in February 2013.
Sherwin Financial Planners was placed into administration in January 2013 and liquidation in February 2013.
The companies collapsed owing more than $30 million to clients of Sherwin Financial Planners.
Sherwin denied any wrongdoing and will return to court on July 23.
In 2013 ASIC obtained court orders to freeze the assets of the founder Bradley Sherwin and his wife Deborah.

The recent Domain report reveals residents in the Northern Territory have lived in more properties relative to other Australians with 81% living in five or more properties and 11% more than 20 properties.
The Northern Territory has the highest percentage of renters in the country.
Some 62% of Northern Territory residents indicated that they believed that owning their own home was no longer attainable. 
More than half (51% of NSW and VIC (52%) residents are also negative towards the attainability of property ownership. Domain senior economist, Dr Andrew Wilson says the high number of renters in the Northern Territory reflects low homeownership rates.  “High housing costs in the Northern Territory remain a significant barrier to home ownership resulting in the highest proportion of renters to total households of all Australian states.
"Darwin house prices are behind only Sydney of all the state capitals, and although Territory incomes are the amongst the country’s highest, local rents are clearly the highest providing another significant barrier to home ownership for those saving for a deposit.  “Predictably, Northern Territory has the highest proportion of those believing home ownership is no longer attainable. “That said, the number of recent new developments in the Northern Territory means we may see a shift in the future.
"Supply is slowly catching up to demand and we may see a gradual increase in the rate of homeownership,” Dr Wilson said.
The Domain Property Research Report, conducted by Nielsen, was an online survey of more than 4,600 Australians during July and August last year.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

<h2 data-end="6184" data-section-id="1ngkie4" data-start="6140">Part of Leppington's broader expansion</h2>

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

Brisbane-based developer <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a>&nbsp;has enlisted renowned architecture firm Koichi Takada Architects to design its latest new apartment development.

The new 34-storey tower at <a href="https://www.apartments.com.au/new-apartments/57-berwick-street-fortitude-valley-qld-4006">57 Berwick Street, Fortitude Valley</a>,&nbsp;will have 189 apartments, complete with interiors by <a href="https://www.apartments.com.au/architects/byculprit">byCULPRIT</a>. The upper levels&nbsp;capturing views across the Story Bridge, city skyline, ranges, bay and river.

Residents will have access to a rooftop amenity floor with facilities including a pool, spa, sauna, hot and cold treatment, meditation garden, gym, yoga studio, private dining, BBQ, games lounge, wine display wall, work library, meeting rooms and outdoor work areas.
