The REIV was expecting about 730 auctions in 242 suburbs this weekend, so further results will change the clearance rate.
The top auction locations were Mount Waverley (12 auctions) and Bentleigh East (10 auctions), followed by Richmond, South Yarra and St Kilda East with nine auctions in each.
Sales included 50 Swayfield Road, Mt Waverley (below) which sold at $1,267,000.

Mt Waverley is among a select number of Melbourne suburbs to have recorded annual capital growth of more than 20 per cent. Mount Waverley's 28 per cent matched Doncaster (28 per cent), and narrowly bettered Burwood (27 per cent) and Balwyn North (23 per cent).

Mount Waverley tops weekend auction activity: REIV

CoreLogic RP Data has reported a preliminary national auction clearance rate of 75.7% across the combined capital cities after tabulating results in the week ending Saturday August 1, 2015.
There were a total of 1,862 capital city auctions held over the week, most yesterday on Saturday.
The results indicate that clearance rates are still tracking higher than they were one year ago, when the final auction clearance rate over the week was 68.9% across 1,473 auctions.
But there is a weakening as the prior week’s national preliminary clearance rate was 77.7% for late July 2015.
Sydney’s clearance rate sits below 80% for the fourth week in a row, while Melbourne’s clearance rate is stronger compared to last week.
Sydney’s preliminary auction clearance rate was 78.8% across the week, the fourth week in a row where Sydney has recorded a result below 80%.
Last week, Sydney’s clearance rate was 79.9%, while one year ago results show that 76.7% of Sydney homes taken to auction were successful, showing the gap between this year’s clearance rate and last year’s clearance rate is starting to close.
In terms of the number of auctions across the city, this week volumes were lower, down to 816 from 906 last week.
One year ago just 588 Sydney homes were taken to auction over the week.
The Blacktown sub-region of Sydney has shown the strongest performance so far this week, with 94.4% of the 18 reported results selling, with 2 remaining results yet to be collected.
Across Melbourne, the week’s preliminary clearance rate was recorded at 78.6%, up from a recent low of 75.7% last week and remaining well above the clearance rate for the city one year ago (69.0%).
Melbourne hosted 760 auctions, significantly lower than the 918 held last week, but higher than a year ago when there were 636 Melbourne auctions held over the week.
Of the nine individual Melbourne sub-regions, this week the strongest performer, in terms of clearance rates, was the Outer West.
So far, CoreLogic RP Data has collected 48 results for the region and the preliminary results shows 93.8% of these auctions were successful.
Melbourne had several of the cheapest reported sales (pictured below) at $198,000 in Richmond, marketed at $180,000 plus <a href="https://www.realestate.com.au/property-apartment-vic-richmond-120185173" target="_blank">through Biggin &amp; Scott</a>.

There were 140 Brisbane homes taken to auction this week, with 94 results reported so far.
The preliminary clearance rate for the city is 60.6%, up from 54.0% last week and higher than one year ago, when just 36.7% of the 96 properties taken to auction were successful.
Across the Gold Coast 44 results have been reported so far, with a success rate of 47.7% (21 sales).
This week, Adelaide saw a preliminary clearance rate of 71.9%, with 57 reported results across a total of 75 scheduled auctions. In comparison, over the previous week Adelaide’s clearance rate was 58.9% and 61.0% one year ago.
There were 23 Perth auctions this week, with a preliminary clearance rate of 43.8%. Last week, Perth recorded its strongest auction clearance rate for July, at 52.6 %.
Across Canberra a total of 40 auctions were held this week, compared to 49 last week and 28 at the same time last year. Canberra’s preliminary clearance rate of 79.2% is higher than it was the previous week (68.8%).
Of the 6 Tasmanian auction results reported so far this week, 2 sales have been recorded.

Higher clearance rate than last year, but gap narrowing especially in Sydney

The Vaucluse waterfront trophy home, Loch Maree, home of entrepreneur Duncan Saville and wife Julie, has been sold. Nearby neighbours, the Blue Mountain hoteliers Jerry and Debbie Schwartz are tipped as the buyers, having listed with $20 million around the corner.
The Saville family's 2311-square-metre Vaucluse waterfront estate comes with a vast modernist mansion built in the early 1970s for the late Gordon Barton, founder of IPEC.
Designed by architect Michael Dysart, it has had only two owners since it was built at 1a Loch Maree Place. 
After Barton experienced financial troubles, the property sold in 1993 for $4.75 million after being on the market for three years.
Hidden from view by established gardens, the property has two entrances, Loch Maree Place and Coolong Road.

Crown's award-winning Green Square project Infinity

A Redfern laneway that was nameless on maps for more than 130 years has been named after a 19th century local mum and pioneer businesswoman who is thought to be Australia’s first female builder in Sydney.
The City of Sydney has named the narrow laneway running parallel to Pitt Street between Turner and Redfern streets as Glover Lane in honour of Anne Glover and her family.
Members of the Glover family were builders who lived and worked in the area in the late 19th century.
Following the death of John, her husband, Anne led the family business to help shape the historic suburb.
The Glovers built the row of terraces they called Victoria Terrace in Pitt Street, Redfern, with the help of sub-contractors in 1879.
Newspaper records from November that year show a pair of brand new, six-roomed houses on Pitt Street advertised for lease by a company called “Mrs Glover and Sons”.
"Anne Glover was building beautiful homes that still stand as a monument to a woman ahead of her time,” Lord Mayor Clover Moore said.
“It is only fitting that we name the laneway after her and her hardworking family.”
Anne Glover, the family matriarch, was widowed in 1863, but from 1873 through to 1884 she ran a building firm based in Waterloo and Redfern with two sons, David and Thomas.
"The proposed naming commemorates a local firm and female empowerment in a male dominated trade," council papers said. 
Master Builder Association’s NSW’s Executive Director, Brian Seidler, told 2GB's Ross Greenwood Small Business Show that Anne Glover was a trailblazer for women in an industry which needed women over the next 18 months building boom as "the great untapped resource."
“While we can’t definitively confirm Anne Glover as the first female builder in Australia, she was certainly one of the very first,” Mr Seidler said.
Anne Glover (nee Stinson or Stevenson) arrived in Australia as an unmarried 22-year-old housekeeper aboard the Garrow from Ireland in 1839. 
The Glovers lived and worked on Botany Road, Waterloo, near Raglan Street, from 1873 to 1884, then moved to 95 Victoria Terrace on Pitt Street.
Anne Glover died aged 73 in 1888.

Glover Lane, Redfern named after Sydney's first female builder

NSW Fair Trading Commissioner Rod Stowe is warning promoters of property investment schemes across Australia "to operate legally or face sanctions."
Mr Stowe said a common theme was consumers being misled about the financial benefits of buying into a particular scheme.
“Regulators across Australia have initiated court action to stop promoters who promise financial benefits they cannot deliver on or who fail to tell people about their cooling-off rights to get out of a service they were pressured into buying at a ‘free’ seminar,” he said.

He noted regulators closely examined the activities of traders between 2013 and 2015 with 20 traders receiving legal notices requiring them to substantiate claims made in advertisements and at their seminars.
"This prompted legal action against at least 10 entities and their associates:

<li>No Loan Home Pty Ltd trading as Perth’s Easyhomes WA, Filip Butkovic, Nikola Butkovic, Patricia Susilo, Bryan Susilo and Rowan Lines, led by Consumer Protection Western Australia</li>
<li>We Buy Houses Pty Ltd and its director Rick Otton, led by the Australian Competition and Consumer Commission as a result of a coordinated investigation with NSW Fair Trading</li>
<li>Benjamin David Chislett, Creative Property Australia Pty Ltd and Benny Bull Pty Ltd led by Consumer Affairs Victoria."</li>
</ul>
"In addition, legally-enforceable undertakings were given to regulators by seven traders including Rick Otton and Dymphna Boholt who promised they would modify their behaviour, including changing their advertising and to stop making misrepresentations."
Queensland Fair Trading regulators recently secured the undertaking from the Sunshine Coast-based Dymphna Boholt who was handed a $15,000 penalty and an enforceable undertaking "not to engage in conduct that is liable to mislead the public or any individual within Australian in contravention of Australian Consumer Law (Queensland)''.
Fair Trading investigators found that Boholt made numerous claims in full-page newspaper advertisements promoting her 2013 seminars - and later at the seminars - which were found to be inaccurate.

The breaches of the ACL(Q) were outlined in a nine-page document published by Fair Trading suggesting claims made by Boholt in seminar presentations at the Brisbane Convention &amp; Exhibition Centre in August 2013 over stated the level of income earned by the property investors in several instances as Boholt "failed to undertake due diligence" to ensure the investor claims were accurate.
A total of 67 education/warning letters were also issued across Australia.
“We are sending the message to the industry that they have to act fairly with consumers or face action by consumer law regulators using the Australian Consumer Law,” the commissioner said.
“Failure to do so will render the promoter liable for civil and criminal penalties, in some instances up to $1.1 million for a corporation and $220,000 for an individual.”
Before buying an investment property from a property promoter, consumers should conduct their own research and always obtain independent financial and legal advice.
Stowe said consumers should also be wary of:
<ul>
<li>high pressure sales tactics characterised by rushed decision making and contract signing and the payment of fees (including discounts offered to seminar attendees who sign up on the day)</li>
<li>inferences that a system is ‘government approved’</li>
<li>claims of capital growth rates that may not be independent or credible</li>
<li>spruikers who don’t allow questions or who ignore or downplay the risks and costs involved</li>
<li>spruikers who suggest specific investment opportunities such as a particular property development, as they may be receiving a commission or have an undisclosed interest in it</li>
<li>spruikers pushing people to buy properties interstate that cannot be seen, or off the plan properties that do not yet exist</li>
<li>spruikers requiring participants to sign non-disclosure agreements</li>

Dymphna Boholt gives undertakings after caught in examinations by regulator into property promotion investment schemes

The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

For a city that was once largely defined by tourism and lifestyle, the latest figures suggest the Gold Coast is becoming something more significant, one of Australia's most diverse and economically sophisticated urban economies, and increasingly one that national and international investors can no longer afford to overlook.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.
