A few days after confirming their $70 million purchase of an unrepeatable development site in Miami, <a href="/developers/monaco-property-group">Monaco Property Group</a> has submitted plans for their luxury tower in Miami.

They're sticking with the name Nalu, which is the name of the current holiday block that was developed as Nobby's Outlook in the 1970s. It currently&nbsp;comprises four connected two-level buildings with 46 two and three-bedroom apartments, most recently operated as long-term rentals.&nbsp;

Monaco Property Group, directed by Jonathan Grasso and businessman Jay McPhee, has had <a href="/architects/koichi-takada-architects">Koichi Takada Architects</a>&nbsp;work with&nbsp;<a href="/architects/bda-architecture">BDA Architecture</a>&nbsp;to create 46 apartments across a striking curved tower at 122 Marine Parade.

The two architecture firms shared in their design statement submitted to the Gold Coast City Council that Nalu "embraces the Miami context of lush landscape, open architecture, beachfront living and active lifestyle."

They said the building has&nbsp;been positioned to open out to the ocean, but also blend with the mountain behind.

The mostly four-level building, with a partial fifth level for private rooftop terraces in the more premium apartments, has been designed in a U-shape so the communal spaces face the ocean. Residents will have access to a central resort-style pool, lounge,&nbsp;gym, yoga area, hammam, steam rooms, and hot and cold plunge pools.

The 46 two, three, four and five-bedroom apartments have been designed to maximise views, ventilation, and solar protections, while also protecting the privacy of the residents.&nbsp;Each apartment features expansive wrap-around balconies that serve as outdoor living areas.

One basement level will provide parking for 139 residential vehicles and eight visitor vehicles, which will access Nalu from porte-cochère entrance on Fraser Avenue.

First look: Monaco Property Group reveals plans for new luxury Miami apartment development

Following the successful Long Pocket townhouse development in Indooroopilly, developer Shayher Group has filed plans for its next installment of new dwellings in the area, just next door.

The new project at <a href="/new-apartments/34-jacaranda-place-indooroopilly">34 Jacaranda Place</a>, across the road from Jacaranda Place Reserve and adjacent to Handel Street Park, will comprise two low-rise buildings with&nbsp;76 two and three-bedroom apartments. The apartments are split into two different buildings, Parkview and Riverview, due to the orientation of the two structures on the 6,609 sqm site.

Brisbane architecture firm JHA said in their Architectural Design Report that was submitted to Brisbane City Council last week that the&nbsp;architectural vision for this development is to "create a harmonious blend of elegance and functionality that resonates with the surrounding natural landscape."

"Inspired by the gentle flow of the Brisbane River, the design features soft curves and fluid lines that evoke a sense of movement and connection with nature. This fluidity is intended to reflect the tranquil ambiance of the nearby park and reserve."

There was a pre-lodgement meeting held between Shayher and the Brisbane City Council which stated the&nbsp;proposed land use for a medium-density residential development is supported and consistent with the existing approvals in effect over the site.

The Council did suggest that both the buildings, which approach 60-metres in length, are "not sufficiently broken up to reduce the apparent bulk." They suggested several options, to either steep the building levels up towards the Brisbane River, or tweak some of the setbacks.

Future residents of the new project will have access to a rooftop amenity level with an infinity pool atop the Riverview building and an outdoor lounge setting and yoga lawn crowning the Parkview block.

Approaching a sell-out of its debut Gold Coast apartment development The Rochester, developer Polycell has its eyes firmly set on its next project.

They've secured approval for a 59-level tower which will be a redevelopment of the&nbsp;the landmark Voyager Resort&nbsp;at <a href="/new-apartments/167-old-burleigh-road-broadbeach">167 Old Burleigh Road</a>. Polycell acquired the timeshare building, and its valuable 2,076 sqm corner block that also fronts Elizabeth Avenue, for nearly $45 million in 2022.

They had Gold Coast firm <a href="/architects/bda-architecture">BDA Architecture</a>&nbsp;design the tower which will feature&nbsp;glazed façades and coastal-inspired curves to reflect the surrounding Gold Coast landscape.

One of the standout features of the approved design is its emphasis on preserving the site’s existing natural elements, particularly the iconic Norfolk pines lining the street front.&nbsp;

BDA Architecture described the design as “coastal tactility infused with a sub-tropical vernacular,” echoing the organic textures of the local landscape.

The podium will reflect a layered material palette and gently undulating forms that complement the surrounding urban and natural environments.

The development will house 130 apartments, ranging from two to five bedrooms. The approved mix includes 32 two-bedroom, 79 three-bedroom, 15 four-bedroom, and four five-bedroom apartments.&nbsp;

The four sub-penthouses and the sprawling two-level penthouse will feature a private cinema, a state-of-the-art gym with plunge pools, and a 14-metre lap pool.

Each level will be home to no more than three residences, ensuring privacy and exclusivity.&nbsp;

The development will also feature extensive resort-style amenities across both the podium and upper levels. These include two swimming pools on the podium, daybeds, barbecues, a yoga and Peloton room, sauna and spa facilities, a games room, and a suite of wellness areas.

On levels 38 and 39, residents will enjoy a members-only ‘Club Lounge,’ complete with a zen lounge, tea bar, library, cinema, personal training gym, wine storage, private dining rooms, and more.

The new project is similar in density to <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a>, which is nearly sold out of its 182 apartments on Surf Parade.&nbsp;

Polycell is&nbsp;also actively acquiring sites across the area, including recent buyouts at the <a href="/news/qld/first-look-exclusive-polycell-set-sights-on-new-broadbeach-apartment-development">Sandpiper apartment building</a>.

The new project is similar in density to Polycell's The Rochester, which is nearly sold out of its 182 apartments on Surf Parade.

The acquisition by Monaco Property Group, a Gold Coast company associated with seasoned developer Jonathan Grasso and Australian businessman Jay McPhee, positions the group to create a landmark beachfront project on a site that has been a popular drawcard for locals and holidaymakers for decades.

Formerly known as Nobby’s Outlook and originally developed in the early 1970s,&nbsp;Nalu comprises 46 two and three-bedroom apartments that are currently offered as long-term rentals.

It consists of four connected two-level buildings in a square configuration that includes a central recreation area with two swimming pools, and underwent a major refurbishment in 2019 after which it was renamed Nalu – a Hawaiian word that translates to ‘wave’.

The property benefits from an idyllic location fronting Thorn Park and Miami North Beach while offering 80 metres of uninterrupted ocean frontage and a central location which is just a short stroll from the popular Nobby Beach retail and dining precinct.

Monaco Property Group is leveraging its extensive development expertise to reimagine the expansive 7,238 sqm site, with the company currently laying plans for an ultra-luxury new residential development that takes advantage of its unique location in one of the most sought-after coastal enclaves on the Gold Coast.

Among the latest high-profile developments undertaken by Monaco Property Group is the $114 million award-winning Capri Villas, a collection of 48 architecturally designed villas at Isle of&nbsp;Capri on the central Gold Coast, which are due for completion in Q3 of this year.

Leading Australian development manager, <a href="/developers/fortis">Fortis</a>, is continuing to make its mark on the luxury apartment market in Melbourne's best suburbs.

Fortis, the development arm of real estate investment giant Pallas Group, has commenced construction on Richmond Square in Richmond, one of Melbourne's most vibrant and tightly-held inner city suburbs, which has seen a shortage of new apartment developments in recent years.

First look inside West Village's crowning glory, Callista on Park

The NSW Government is steadily releasing new projects that are being declared as&nbsp;State Significant Development following recommendations from the Housing Delivery Authority (HDA).

There are a mix of regional and Sydney Metro projects which are being released every few weeks.

The early April update was for 20 projects.

The most notable was for the redevelopment of&nbsp;203-225 Victoria Street, Potts Point, home of the Potts Point Holiday Inn since 1985 and next door to the iconic Kings Cross Hotel.

The brief update from the Ministerial Order was for "the purpose of mixed-use development comprising commercial premises, tourist and visitor accommodation and residential accommodation with provision of affordable housing."

The Holiday Inn has been owned by property funds management giant Salter Brothers since 2023 when they acquired the hotel portfolio from IHG Hotels.

It was reported at the end of last year that Salter could list its $2 billion hotel portfolio on the ASX.

It would be another mixed-use development in the entry to Potts Point following the completion of Omnia, the luxury 20-level glass tower with 135 apartments, in 2018.

The most recent update from the NSW Government was just a few days ago when they added another 14 projects to the list, nine&nbsp;in metropolitan Sydney and five in regional NSW. If lodged and approved, the projects could create more than 4,200 homes across New South Wales.

The recent tranche of projects includes a 63-unit development at 307-315 Parramatta Road in Leichhardt.&nbsp;

Three projects are in Chatswood;&nbsp;12-14 Malvern Avenue, 5-7 Havilah St, Chatswood, and 815 Pacific Highway, Chatswood.

The new Castle Hill apartment development by UAE-based property giant Arada has been fast-tracked. Arada has signalled a $2.5 billion commitment to Sydney housing, with ambitions to add 2,500 dwellings across the region.

Their Castle Hill project, across Carrington Road, Middleton Avenue, Fishburn Crescent and Sexton Avenue, will have around 350 apartments designed by Woods Bagot.

Among new projects from Ryde to Wollongong is Woolworths' Neutral Bay mixed-use development at&nbsp;<a href="https://www.theurbandeveloper.com/articles/fabcot-north-shore-shoptop-neutral-bay-nsw">1-7 Rangers Road &amp; 50 Yeo Street</a>.

Despite North Sydney Council's objections, the Sydney North Regional Planning Panel granted gateway approval, noting the proposal’s alignment with strategic housing goals.&nbsp;

The mixed-use development, anchored by a full-line Woolworths, will have 90 one, two and three-bedroom apartments, ground-level retail, and 2,420 sqm of office space.

To date, 78 proposals amounting to more than 32,100 potential homes have been declared state significant. Since the formation of the HDA, 15 projects have had Secretary Environmental Assessment Requirements issued. Recommendations from the HDA are published as required under the Environmental Planning and Assessment Act 1979 before the SSD declaration.

This is all part of the Minns Government’s plan to build a better NSW with more homes and services, so young people, families and key local workers have somewhere to live and in the communities they choose.

Potts Point Holiday Inn part of new State Significant Developments revealed by the NSW Gov

Sydney-based P&amp;N Sleiman Group is the latest developer to descend on the booming Sunset Boulevard riverfront in Surfers Paradise.

<a href="/builders/pn-sleiman-group">P&amp;N Sleiman Group</a>, who was recently approved for a trio of towers in Burwood in Sydney's west, has filed for a 29-level tower at 52 Sunset Boulevard, one of four new towers to be submitted on the street in the last 12 months.

They're proposing 62 apartments, above four levels of basement parking.

The apartment mix features two, three, and four-bedroom configurations, as well as two double-level penthouses, each boasting private rooftop terraces with plunge pools.

There will be a gym, lounge, barbecue area, and infinity-edge pool on the third level for residents.

DBI designed the tower with a&nbsp;recessed central core and soft material palette, which they say "creates a building that is as elegant as it is bold." They said it would have a "refined presence on a street that’s quickly becoming a showcase for architectural ambition."

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.
