The City of Sydney has committed more than $150m to a new public square opposite Sydney Town Hall, with construction to start in 2028.

Framed by George, Pitt and Park streets, the square is central to the City of Sydney’s long-term vision of a city centre with plenty of space for people and public life.

Lord Mayor of Sydney Clover Moore AO said plans for a square outside Town Hall have been underway for more than 40 years and will be one of the biggest projects ever initiated by the City of Sydney.

“Like other major cities around the world, we need large, lively, welcoming civic spaces for the growing number of people living in and visiting Sydney,” the Lord Mayor said, adding that the central, public square will&nbsp;be the heart of the city.

“For more than three decades, the City of Sydney has been progressively acquiring properties opposite Town Hall to create space for a future Town Hall Square, and we’re excited to be in a position to deliver this incredible community asset.

“With ample trees and seats, it will be a place to sit on a weekday lunch break, home to large-scale events and gatherings like festivals, markets, celebrations and protests, and a meeting spot as iconic as the Town Hall steps.

“The extra public space along George Street has transformed the city centre, and this square will take our work creating a city for people even further.”

As part of a revitalisation of the precinct, the area between St Andrew’s Cathedral and the Sydney Town Hall is set for an upgrade with new paving, furniture, and lighting to be installed in 2027. The scope for this project is also being considered by the Council this month.

The square at Town Hall is one of three that the City of Sydney envisions as part of a transformation of Sydney. Linked by the newly pedestrianised George Street, it includes squares at Circular Quay and Central Station.

With the proposal approved by the Council on Monday, 12 May, the design for the square will be developed over the next year. The community will have the opportunity to provide feedback on a draft concept in 2026.

Australian retail executive Daniel Agostinelli and his wife Lynette have spent more than $20 million on the penthouse in the heart of Toorak Village. Agostinelli, Group CEO of Accent Group Limited, has followed the developer’s work for over a decade, with the penthouse marking his first purchase.

The house-proportioned apartment comes with five bedrooms, an eight-car private garage, direct lift access to a private lobby, a 1000-bottle cellar, and private wellness facilities, including a pool and spa set across 560 sqm of outdoor terraces and gardens, framed by expansive views of the Melbourne city skyline.

Leading Malaysian developer UEM Sunrise has started taking registrations of interest at its flagship Subiaco East development One Oval,&nbsp;the first residential project to proceed under the WA Government’s Subiaco East Masterplan.

One Oval is a&nbsp;key component of the Subiaco East Masterplan by DevelopmentWA, the Western Australia State Government’s central land and development agency, which aims to rejuvenate 35 hectares of land surrounding Subiaco Oval, the former Princess Margaret Hospital, and Mueller Park.

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

That thinking has shaped Coronation’s approach at Ashbury Terraces, where the terrace typology has been reinterpreted for modern living.

Designed by SJB, the project recently received recognition at the 2026 Better Future World Design Awards, acknowledging its architectural clarity and response to the surrounding suburban context.

SJB Director Adam Haddow says the intent was to evolve a familiar housing form rather than reinvent it.

“The terrace is one of Sydney’s most familiar housing forms, so our approach at Ashbury was to reinterpret that typology in a contemporary way,” Haddow says.

“The homes are designed to sit comfortably within the existing neighbourhood while introducing more light, landscape and shared spaces that support modern living.”

Ashbury Terraces combines terraces, apartments and penthouses across a series of low-rise buildings, integrating contemporary architecture with landscaped communal spaces and resident amenity.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

<h3 data-end="2289" data-section-id="cazuws" data-start="2271">Buyer response</h3>

Coronation’s decision to include terraces at Lillian was informed by strong buyer feedback from Ashbury Terraces, where purchasers were drawn to the flexibility and scale the housing type offers.

One resident, Sweta Pursem, purchased a terrace as a single buyer, citing its long-term versatility.

“As a single buyer, it might seem surprising that I chose a terrace over an apartment, but I was thinking long term,” Pursem says.

“The terraces are incredibly versatile, catering to a range of lifestyles while still offering the space and privacy of a house.”

For Pursem, the multi-level layout provides a level of functionality not typically found in apartment living.

“Having a separate living area from the bedroom and home office makes everyday living feel both functional and comfortable. When friends and family come to visit, the layout gives a sense of privacy while still feeling open and spacious.”

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.
