Developers&nbsp;<a href="https://www.apartments.com.au/developers/equicentia">Equicentia</a>&nbsp;and Wingala Capital, have become the first in Manly to secure Resilience Insurance’s Latent Defects Insurance.

The duo has recently launched <a href="https://www.apartments.com.au/new-apartments/de-ville-manly-11-victoria-parade-manly-nsw-2095">De Ville</a>, an ode to the remnant heritage building that will be integrated into the final development. The&nbsp;new luxury project will be delivered on a long-dormant yet prime site at 9–11 Victoria Parade, positioned between East Esplanade and South Steyne.

The apartments will sit above four ground-floor retail and commercial tenancies, designed to help activate Victoria Parade, an area long defined by its beachside character and interwar brick architecture.

The architecture’s soft curvature and rhythmic vertical brickwork reflect the natural patterns of the tide, while a refined palette of Lohas brick, sandy render and glass detailing allows the building to harmonise with its coastal context.&nbsp; Cascading greenery and deep balconies bring texture and shadow to the facade, reinforcing the building’s connection to nature and the street.

Buyers have a choice of two different colour palettes, Taj Mahal and Brescia Green, each layering soft tones and organic finishes to capture the coastal light.

The redevelopment of Double Bay's&nbsp;InterContinental Hotel has cleared its final hurdle, with the&nbsp;NSW Government’s Sydney Eastern City Planning Panel giving the $1 billion redevelopment the green light.

Sydney developers Eduard Litver of <a href="https://www.apartments.com.au/developers/capitel-group">Capitel Group</a> and Allen Linz of <a href="https://www.apartments.com.au/developers/rebel-property-group">Rebel Property Group</a>&nbsp;lead the consortium behind the project that will create a new&nbsp;mixed-use lifestyle destination on Cross Street, in the heart of the rapidly revitalising Double Bay village.

Lodged in November 2024, the DA was approved in under 12 months, marking a major milestone for one of Sydney’s most significant and historically rich village precincts.

The approval enables the demolition of the existing six-storey hotel and the construction of a new eight-storey <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>-designed landmark building featuring high-end retail and dining, boutique accommodation, commercial offices, a wellness centre, a limited collection of luxury residences along with public domain improvements.

Move in before Christmas: Delano brings boutique living to the heart of Crows Nest

Apartments on Campbell Parade, no matter what size, will always draw significant buyer interest.

That seems to be the view of prominent&nbsp;Eastern Suburbs developer Vaughan Blank, who has submitted plans to add apartments above the heritage-listed&nbsp;Arnott’s Flats building at <a href="https://www.apartments.com.au/new-apartments/32-campbell-parade-bondi-beach-nsw-2026">32 Campbell Parade</a>, toward the southern end of the sand.

The site, toward the southern end of the famous strip, is just over seven metres wide.

Rather than wholesale redevelopment given the heritage-listed status of the current building, the application proposes to retain the building’s Inter-War period façade, considered contributory within the Bondi Beach Heritage Conservation Area, while replacing much of the structure behind with a contemporary residential addition.&nbsp;

The submitted design, prepared by DARC Architecture, seeks to construct four additional storeys above the retained frontage, creating a total of five levels including the ground-floor retail.

The new building will add seven apartments,&nbsp;including a portion designated as affordable housing under the State Environmental Planning Policy (Housing) 2021.&nbsp;

“The design introduces a cantilevered setback to preserve the prominence of the heritage façade,” DARC wrote in its submission, adding that the upper levels will be "finished in a contemporary yet sympathetic material palette that complements nearby heritage items, including the Astra Hotel and Remola and Cenira Mansions”.

The original structure, known as Arnott’s Flats, was built in the early 1920s and is distinguished by its decorative pediment, Ionic pilasters, and engraved entablature.&nbsp;

The Statement of Heritage Impact prepared by Weir Phillips Heritage supports the partial retention approach, suggesting the development will "ensure the long-term viability and ongoing maintenance of this contributory item, thereby supporting the sustainable preservation of the Bondi Beach HCA”.

Vaughan Blank, a former executive at Glencore, has a penchant for investing and developing in Sydney's east. In 2017 he spent $33 million on a block of Art Deco flats in&nbsp;<a href="https://www.apartments.com.au/developments/edgecliff-nsw-2027" target="">Edgecliff</a>&nbsp;in 2017, which at the time was highest price paid at auction for a residential property in Australia.

He has extensive holdings in Double Bay, Woollahra, and Tamarama. His development company, STM Realty, also has development sites on Hall Street and O'Brien Street.

First look: Vaughan Blank plans skinny shoptop on Bondi Beach's Campbell Parade

One of Sydney’s most hotly contested urban landholdings is set for transformation, with <a href="https://www.apartments.com.au/developers/conquest">Conquest Property Group</a> lodging plans to redevelop the former Cyprus Club site in Stanmore into a $900 million mixed-use precinct of apartments and retail.

Dubbed Stanmore Village, the proposal has been submitted to the NSW Government’s Housing Delivery Authority for assessment under its state-significant development pathway. If approved, it would see the 9,140 sqm site, once home to the Cyprus Community of NSW, reimagined with 500 apartments above a new retail and lifestyle destination.

The site was acquired by Conquest for $55 million earlier in 2025 following a highly competitive sales campaign run by Cushman &amp; Wakefield on behalf of EY Parthenon, who were appointed administrators of the former club.

Marketed as one of Inner Sydney’s most significant residential opportunities in years, the property drew substantial interest from domestic and offshore developers, institutional investors, and education and healthcare operators.

According to the Urban Design Report, the scheme is framed by a stepped massing strategy that addresses the site’s dual context - fronting the commercial spine of Pacific Highway while responding to the finer grain of Church Lane.

In addition to market housing, the project incorporates a dedicated affordable housing component, located on levels two and three, comprising 10 apartments delivered in accordance with the Housing SEPP 2021. This enables the proposal to qualify for floor space and height bonuses under the state’s planning framework.

Design features include deep soil landscaping, communal rooftop and ground-floor open spaces, a new pedestrian laneway connecting both street frontages, and the adaptive reuse of the existing heritage shopfront building, formerly known as The Cloisters Antique Store.

The project follows the drawn-out administration process of the Cyprus Community of NSW, which entered voluntary administration in 2023. The Supreme Court ultimately permitted the sale without member approval, with creditors to be repaid in full and a significant surplus earmarked for the Community’s future endeavours.

If approved, construction of Stanmore Village could begin in 2026, with completion expected by mid-2028.

Full-floor apartments set for Surfers Paradise beach precinct

Developer Homecorp's move into the high-rise residential market in Surfers Paradise has been approved by the Gold Coast City Council.

The $210 million development, dubbed <a href="https://www.apartments.com.au/new-apartments/florence-residences-24-monte-carlo-avenue-surfers-paradise-qld-4217">Florence Residences</a>, will rise 25 storeys on Monte Carlo Avenue. It has been pitched as a "holistic lifestyle destination" with wellness-inspired amenities "rarely seen in the local market."

The building will have a&nbsp;dedicated wellness centre with a resort-style pool, hot and cold plunge pools, a spa retreat, and a gym with a yoga and Pilates studio.

The project will also feature social and community-focused spaces, including a resident-only lounge with private dining and a rooftop bar, outdoor entertaining areas, a hotel-style lobby lounge, and pet-friendly perks such as a heated dog wash.

The tower will deliver 116 residences, comprising 85 two-bedroom apartments, 27 three-bedroom residences, and four ultra-exclusive four-bedroom homes, including an elevated sub-penthouse and penthouse collection.

The project is the latest milestone in Homecorp’s multi-storey portfolio on the Gold Coast, following the success of Eve Residences in Labrador, which was completed in 2024. The development went on to win multiple national accolades, including honours at the PropertyGuru Asia Property Awards and the HIA Gold Coast Housing Awards.

Homecorp also commenced construction earlier this year on the $250 million second stage of Cienna Varsity Ridge, set to deliver 289 residences by 2027 in the heart of Varsity Lakes.

Recognised as one of Australia’s leading residential developers, Homecorp secured a place among the Top 20 Queensland homebuilders in the 2025 HIA Housing 100 report and ranked as the 10th largest builder in South Australia this year.

Enfield may be home to fewer than 3,000 residents, but its prime location between Strathfield and Burwood has cemented its status as one of the Inner West’s hidden gems.

The suburb offers a village-style lifestyle with an abundance of cafés, restaurants, and boutique shops, staples of Inner West living.

At the last census, there were only around 300 apartments in the suburb. Fewer than a handful of new apartment developments have been delivered in recent years, but none are as well positioned as The Carlyle, just a three-minute walk to Henley Park, arguably one of the best parks in the area.

"There are now several government incentives assisting first home buyers to get onto the property ladder. The recent announcement to waive lender's mortgage insurance for those with low deposits puts tens of thousands back in their pockets. Bernberg has also seen a re-emergence of investors, attracted to the low supply of apartments in Enfield and the suburb's lifestyle, while also being on the fringe of Burwood, which is set to undergo a huge transformation with its recent rezoning around the new metro station.

"That will bring a wealth of new retail and amenity to the area, which tends to drive prices higher," Bernberg says.

"Rents are at record highs, and with interest rates coming down from the highs earlier this year, investment apartments are starting to stack up again financially."

The Carlyle apartments will sit above doorstep amenity, with a two-level retail podium incorporated into the striking building. The retail component will include a new ground-floor café facing Carlyle Street.

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

"Budds Beach represents one of the most unique and sought-after pockets of the Gold Coast, and Lýon Residences has been designed to reflect that sense of rarity and refinement," Bakir said.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

The latest Global Wellness Institute figures show wellness real estate remains the fastest-growing segment of the global wellness economy and is forecast to exceed $1.8 trillion by 2030. Australia continues to rank among the world's 15 largest wellness real estate markets, with developers increasingly integrating health, recreation and community facilities into apartment projects.

Queensland is also experiencing strong population growth, with the Gold Coast continuing to outperform many other Australian cities as demand for new housing remains elevated ahead of the 2032 Olympic and Paralympic Games.

New apartment developments with uninterrupted, north-facing views over Perth's Swan River are exceptionally rare.

A major focus for Edge in recent years has been resident amenity. Across its apartment portfolio, from beachfront developments in Scarborough to luxury towers in South Perth, the developer has increasingly invested in the spaces beyond the apartment itself.

The strategy has largely been shaped by downsizer demand. Many buyers are moving from large family homes with swimming pools and established gardens. While they're looking to leave the maintenance behind, they don't want to compromise on lifestyle.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Having delivered apartments across Perth for decades, Edge now designs, develops and constructs its projects in-house, giving the company greater control over quality, delivery and the finished product.

"What I love is when people walk through their apartment for the first time and say, 'This is better than what we imagined,'" McSweeney says. "We hear that all the time."

Completed apartments in the East and Central buildings are now available to inspect by appointment, while Rivière West, the final stage of the precinct, is expected to be completed in the first quarter of 2027.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

A key point of difference for the project is the adaptive reuse of the heritage-listed Dixon's Tannery building, which will become The Retreat, a residents-only wellness precinct rather than being redeveloped into additional apartments.

Designed by Cottee Parker Architects with interiors by Tom Mark Henry and landscape architecture by Aspect Studios, The Tannery comprises 87 two, three and four-bedroom apartments across 11 levels overlooking the Brisbane River.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
