Mirvac unveils sky-high, ultra-luxury apartments at Harbourside

Landmark Group is the latest developer to take its Edgecliff development to the NSW Government, following the refusal by the local Woollahra Council last year.

Landmark is seeking to develop two towers up to 18 storeys at <a href="https://www.apartments.com.au/new-apartments/8-10-new-mclean-street-edgecliff-nsw-2027">8-10 New McLean Street</a>, adjacent to Edgecliff station. The State Significant Development Application&nbsp;comes after the NSW Government announced plans to <a href="https://www.apartments.com.au/news/nsw/next-stop-woollahra-train-station-delivering-up-to-10-000-new-homes-in-the-heart-of-sydney">revive the Woollahra train station</a> and allow an increase in density for sites within 800m of the station.

The Edgecliff site spans over 7,200 sqm and directly adjoins Edgecliff Railway Station and bus interchange. The revised proposal would deliver two residential buildings containing around 246 apartments, including a mandated affordable housing component.

The plans previously rejected by Council were for a 25-storey tower with 256 apartments and 2,000 sqm of commercial space.&nbsp;

Council unanimously rejected the proposal because it "didn't fit in with our existing plans for Edgecliff."

"It would have reduced the amount of affordable housing, created traffic concerns, and it may have impacted wildlife in the nearby Trumper Park," Council said on the decision.

There are compelling Urban Design and Town Planning Reports specifically site several reasons as to why an increase&nbsp;to the maximum building height and floor space ratio should be waved through, specifically that the "increase in density presents the opportunity to deliver a high quality urban and architectural design, responding to the accessible location and strategic characteristics of the site."

“The proposed amendments to the planning controls include significant public benefits, such as increased residential density adjacent to Woollahra LGA’s only railway station, the provision of affordable housing, and the revitalisation of New McLean Street,” architecture firm fjcstudio noted in their report.

The planning documents also highlight the towers across&nbsp;the ridgeline of Darling Point and Edgecliff, dating back to the 1960s to 1970s, which are up to 30 storeys.

fjcstudio said the proposal presents a "carefully considered residential development that prioritises accessibility, connectivity, and integration with the natural environment."

"The development also demonstrates a commitment to sustainability and inclusivity, creating a vibrant residential community that enhances the quality of life for residents and contributes positively to the broader area."

A mix of 84 one-bedroom apartments have been pitched, as well as 112 two-beds and 50 three-bedroom units, with 281 parking spaces.

Edgecliff rarely sees new apartment development, but ASX-listed developer Lendlease will soon launch One Darling Point, its luxury development on Darling Point Road, the other side of Edgecliff station from Landmark's towers.

Developer WT Malouf has confirmed plans to transform the much-loved Verona Cinema site on Oxford Street in&nbsp; Paddington into a new mixed-use destination centred on culture, creativity and community.

The proposal, a State Significant Development Application (SSDA), will deliver a balanced mix of uses including 53 apartments, including 15 affordable, a new Golden Age Cinema with multiple screens and creative performance spaces, and several small-scale, street-activating businesses across its 60 metres of retail frontage.

Paddington’s Verona Cinema set for luxury apartment transformation and new Golden Age Cinema

The Chatswood CBD is the latest city centre in the cross hair of the Minns Labor Government's push to support new housing.

They're pushing for up to 1,500 apartments on the former Sydney Metro construction site, which will include 180 build-to-rent apartments for essential workers, as well as new retail and commercial spaces and outdoor areas.

Dexus' push into the residential development space is moving down to Melbourne, with the real estate asset giant taking on the southern end of St Kilda Road.

Dexus, who has recently starting developing luxury apartments in Sydney's Northern Beaches, is planning a 27-storey tower with over 400 new apartments at the intersection of St Kilda Road and Queens Road.

The proposal, now with VIC Planning, seeks to replace the ageing 19-storey former Cadbury office building at <a href="https://www.apartments.com.au/new-apartments/636-st-kilda-road-melbourne-vic-3004">636 St Kilda Road</a> with a contemporary high-density apartment complex designed by architecture firm&nbsp;<a href="https://www.apartments.com.au/architects/bates-smart">Bates Smart</a>.

According to the Urban Context Report filed to VIC Planning, the development will respond to the site’s landmark location through a "refined and sculptural built form that mediates between the scale of St Kilda Road and Queens Road” while reinforcing “a sense of civic address at this prominent intersection.”&nbsp;

The architectural design features active frontages, new pedestrian through-links and an extensive landscape strategy that integrates with the surrounding boulevard character.

The apartment mix is varied, comprising 40 studios, 87 one-bedrooms, 203 two-bedrooms, 66 three-bedrooms, and six penthouses, with each dwelling designed to meet the standards set out in Clause 58 of the Port Phillip Planning Scheme.&nbsp;

A key element of the proposal is a $9.6 million contribution, equivalent to three per cent of the project’s estimated development cost, to the Social Housing Growth Fund, aimed at supporting affordable housing outcomes across Victoria.

The site’s three street frontages, St Kilda Road, Queens Road, and Queens Lane, enable significant setbacks and design flexibility.

Bates Smart noted the proposal "reinforces the intent for St Kilda Road North to accommodate higher-density, mixed-use development,” leveraging its location near the soon-to-open ANZAC Station tram-rail interchange and the principal cycling corridor along the boulevard.

They emphasised&nbsp;the building’s role as a city-shaping gateway, writing that the proposed tower is “designed to contribute positively to the skyline and urban character of St Kilda Junction,” and would offer visual connections to key city landmarks, including Albert Park Lake and the Shrine of Remembrance.

Public realm upgrades are also proposed as part of the scheme, including a 138 sqm linear park, extensive landscaping, and around 188 metres of active frontages to enhance permeability and safety at the ground plane. A total of 449 car spaces and 120 bicycle spaces are planned across the four basement levels.

Dexus is positioning the project as a strategic redevelopment aligned with the St Kilda Road North Precinct Plan. The Planning Report by Urbis states that the distinct features of the site, the emerging context to its interfaces, and the surrounding policy context justify consideration of a taller building” despite the site being subject to Design and Development Overlay – Schedule 26 (DDO26).

Wholesale Australian Property Fund (DWAPF) Fund Manager Chris Davitt said the 402 residences will be&nbsp;tailored to diverse lifestyles, all within walking distance of Albert Park and key transport links.

“We’re excited about the potential of St Albert to contribute new residential supply to one of Melbourne’s most sought-after areas," Davitt told Apartments.com.au.

The onset of the pandemic was a tough time for developers across the country.

In Western Australia, development came to a grinding halt.

“There had been little to no increase in the cost to build for about 12 to 13 years before the pandemic,” Gavin Hawkins, Executive Director of <a href="https://www.apartments.com.au/developers/edge-visionary-living">Edge Visionary Living</a>, one of Perth’s premier developers, told Apartments.com.au.

“Everything then went up overnight. Costs escalated, and so did the prices buyers had to pay. Pair the cost increase with the lack of available builders, and any project worth upwards of $100 million had to be paused because it wasn’t feasible to deliver.”

There were also a series of builder insolvencies, while many tier-one firms shifted their focus away from residential towers. “A lot of the large builders had taken on major government contracts for hospitals, schools and transport infrastructure, which offered lower risk and steadier returns. That left very few willing or able to deliver large-scale apartment projects in WA,” Hawkins said.

As a solution-driven business, Edge decided they would bring construction in-house.

“The builder-developer model is a more common model in the eastern states, but it hasn’t really been done in WA before,” Hawkins says. In the middle of 2023, they established Edge Construction, hiring senior staff members from reputable tier-one builders.

“We showed them our pipeline of projects, which de-risked the process somewhat, and now we have a 45-strong construction team working across our six projects currently under construction.”

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
