The Melbourne developer Beulah have unveiled The Wilds, a boutique collection of houses on Northcote&#39;s Merri Creek.

The 15 detached houses have been designed by architecture studio Edition Office, the same team who were behind the multi-award winning Hawthorn House.

The positioning of the townhomes to front Merri Creek was a conscious effort, backed by research fro the Beulah team.

They looked at a study by the Swedish lecturer and professor Terry Hartig. Hartig&nbsp;looked&nbsp;at nature&#39;s influence on the mental restorative benefits for individuals, namely the benefits of water landscapes in restorative mental benefits.

Those who were exposed to views and murals of waterscapes, as opposed to other nature scenes, had significantly improved attention spans, the survey found.

That saw Beulah align the frontages of the three and four bedroom houses towards Merri Creek, with the kitchens oriented to allow residents to take in the scenic views while cooking.

Beulah&#39;s co-founder and executive director Adelene Teh&nbsp;said as the paradigm shifts towards an increase in home buyers seeking a tree change, The Wilds caters to this growing demand by offering large-scale residences immersed in nature, with the conveniences of inner-city life.

&ldquo;In the current Melbourne market, there are no developments of a similar nature to The Wilds, both due to its extremely unique location on the creek&#39;s edge, its rare urban house and land offering, and its design elements of connecting occupants with nature at every turn.

&ldquo;Residents will feel as though they are immersed in nature, yet the hustle and bustle of city life is only 3-kilometres away, easily accessible by train or via the Capital City Trail bike path.

Teh said they felt it was important to create a product that caters to this shift in lifestyle demands, for those who seek&nbsp;a tree change but want to be close to the city.

The Sunshine Coast developer Henzell Property Group has sold-out its collection of terraces in its first stage of The Cove, their $200 million masterplanned community at Pelican Waters

The boutique release of just 15 townhomes and penthouse terraces, dubbed the Terrace Collection, were bought&nbsp;by owner-occupiers, predominantly those who live&nbsp;locally.

The five penthouse terraces were snapped up within a week of their release.

They are part of The Cove&#39;s first stage, Corsica Residences, which comprises 51 residences all up. There&#39;s been 39 sales so far.

Sales have been so quick Henzell have brought forward construction, which could start this month.

Marcus Muir, sales and marketing director at Henzell, said a number of the buyers were attracted by the premium lifestyle on offer for residents in&nbsp;The Cove.&nbsp;

The local Gold Coast developer Lacey Group has secured a near sell out of its luxury Palm Beach apartment development, The Monroe.

It was only six weeks ago Lacey Group secured approval from the Gold Coast City Council for the boutique development of just 33 on the&nbsp;Jefferson Lane dress circle.

Two weeks ago the apartments, ranging between $619,000 and $1.79 million, were launched to the market, with local owner-occupiers driving the purchasing.

Made up of a number of two and three bedroom apartments, a townhome and a penthouse, The Monroe also feature a rare&nbsp;expansive rooftop terrace offering 250sqm of recreation space and a pool.&nbsp;

Lacey Group director Adam Lacey says the latest project brings a new dimension to beachside living.

&quot;When designing The Monroe, we put a lot of thought into who our buyers would be and how they would experience living here&quot;, Lacey said.

Pezet believes quick sell outs will become even more&nbsp;common due to the pressure cooker type situation in the Gold Coast property market.

It was announced over the weekend that the Victorian Government will seek to increase stamp duty and land tax from July 1.

Stamp duty will rise from 5.5 per cent to 6.5 per cent for those purchasing any property over $2 million and a land tax increase from 2.25 per cent to 2.55 per cent for properties valued over $3 million.

There will be a larger increase in land tax on properties valued between $1.8 million and $3 million. There will be a 19 per cent from the current 1.3 per cent, up&nbsp;to 1.55 per cent.

Urban.com.au CEO Mike Bird says the proposal will have the greatest effect on downsizers and younger families.

&quot;The policy feels inconsistent with the recent federal government budget focusing on encouraging older generations to down size from the family home into something more suitable (down sizers are now able to contribute to $300k from their home sale into their superannuation at a more favourable tax rate), freeing up that housing stock for younger growing families,&quot; Mr Bird said.

&quot;We want to see barriers removed to enable home owners to &quot;rightsize&quot; into something that makes sense for their living requirements and this policy isn&#39;t helping achieve that.&quot;

One of Melbourne&#39;s most recognised developer,&nbsp;Tim Gurner, says it is not the time to kill one part of the economy that is providing strength and jobs for Australia.

&quot;These&nbsp;draconian style tax regimes need much deeper and thorough conversation and thought!!&quot; Gurner says.

Gurner says the introduction can only lead to a&nbsp;big jump in house prices, as everyone just adds the additional cost to prices and supply drops, which will in turn make&nbsp;it harder for families to enter the home market with stamp duty hike.

Gurner adds that it will also&nbsp;de-incentivise developers to be active which reduces supply and will increase cost of living and homes. He says that all of these factor&nbsp;will lead to huge job losses when they filter through.

Illan Samuel, head of&nbsp;Samuel Property who specialise in luxury projects, says the proposed stamp duty increase will only lead&nbsp;to the additional cost being passed onto buyers, again putting pressure on affordability of property in Victoria.

&quot;Developers work to commercial&nbsp;returns,&quot; Samuel says.

&quot;If the cost of doing business increases, this will be passed onto the consumer - like any other business.

&quot;However, if the consumer will not absorb the cost - then no transaction will occur, and ultimately the economy suffers.&quot;

Samuel says, in his opinion, that this is the&nbsp;complete opposite of what the Labour government should be proposing.

&quot;A property lead recovery out of Covid-19 market conditions, which saw Melbourne hit the hardest with long and harsh lockdowns impacting on the ability to transact is vital.

&quot;Increasing stamp duty after initial market runs will only stimy activity and create negative association to property, particularly off the plan (high density) property which, unlike the house and land sector did not benefit from the Home Builder stimulus. I

&quot;I would expect fewer transactions, leading to less stamp duty collected by the government - whereas a reduction in stamp duty would have lead to more transactions, and likely more stamp duty collected in dollar terms. It is&nbsp;a short-sighted move.&quot;

Kris Daff, the managing director at Assemble, who are pioneering affordable housing across Melbourne, says 2021 is a time when Government should be generating tailwinds for the real estate and construction sectors, sectors who are significant employers and generators of economic recovery and growth.

&quot;The introduction of foreign buyer surcharges is an example of the unintended consequences of ill-considered policy, which has contributed to new apartment sales falling off a cliff and commercial builders in the state facing huge reductions in work in hand as a result.&quot;

VIC stamp duty changes: What the developers and experts are saying

South East Queensland is arguably experiencing its strongest market in two decades, but it&#39;s not all down to the impact of COVID-19.

Mosaic Property founder and managing director Brook Monahan&nbsp;says&nbsp;the pandemic just brought forward the anticipated boom.

&quot;We had been saying,&nbsp;well before COVID-19 hit, that we&nbsp;expected the market to boom around mid 2021&quot; Monahan said.

&quot;Rather than creating the boom, COVID just brought it forward six&nbsp;months or so.

&quot;COVID just exacerbated existing trends,&quot; Monahan noted, adding that the interstate migration trend had been running hard since early to mid-2018.

&quot;There was nothing new, apart from the fact COVID shone a spotlight on SEQ which had all of the components for a better lifestyle. It&#39;s affordability, solid infrastructure and pipeline and the fact it&#39;s a great place to live were key components of our market before COVID.&quot;

Monahan naturally highlighted the impacts of generous housing stimulus and fiscal support due to the pandemic keeping the property and job market afloat, but stopped short of suggesting those were the only reasons for the current boom times.

He cited the availability of credit and ongoing low interest rates as other key drivers.

There&#39;s also the fact that, apart from those who work in either the retail or aviation fields, many&nbsp;have increased their savings rates with the lack of expenditure on the likes of overseas travel and are putting their money in to the property market. And that&#39;s brought about the best market SEQ has seen in 20 years.

&quot;It&#39;s been a long-time coming,&quot; Monahan says.

&quot;We haven&#39;t seen a genuine broad based boom in SEQ since late 2001, which lasted until around early 2004,&quot; Monahan said.

Monahan just missed the boat on the last boom,&nbsp;founding&nbsp;Mosaic in 2004. But there&#39;s no looking back for Monahan, who initially started off restoring and building Queenslanders in Brisbane&#39;s affluent suburbs some 17 years ago.

Post the GFC, the company moved in to producing higher density projects, albeit relatively low density compared to the rest of the Brisbane market.

The change in demand for the larger&nbsp;owner-occupier hasn&#39;t caught the team cold either. Their projects have always been geared toward owner-occupiers.

The&nbsp;owner-occupier demographic has the key driver of the booming&nbsp;Gold Coast market for the last 12 months or so, with Mosaic seeing some of the quickest sales ever seen in the coastal Queensland hotspot.

Mosaic sold-out their&nbsp;$128 million Bela by Mosaic on Peerless Avenue, so when the opportunity arose to create a project less than 100 metres, Mosaic took the opportunity and launched Dawn.

&quot;We had a heap of buyers who missed out on Bela who were immediately interested in Dawn&quot;, Monahan said. They saw the 30 level, 87 apartment tower, comprising just&nbsp;two and three bedroom apartments, sell out within two weeks of its launch.

Apart from a few buyers from Melbourne and Brisbane buying apartments as a second home, around 75 to 80 per cent were local owner-occupiers.

Mosaic are set to launch a couple more projects in 2021, having all-but sold out of their current portfolio on the market.

They still have a few apartments left in their Toowong project&nbsp;Kensington in Toowong, their&nbsp;eighth&nbsp;project the company have developed in Brisbane&#39;s inner west.

Designed in partnership with&nbsp;Cottee Parker, Kensington by Mosaic will home 63 two and three bedroom apartments and one penthouse over nine levels.

There will be a communal rooftop entertainment area with an infinity-edge pool, sun deck, barbecue and dining areas.&nbsp;

Kensington by Mosaic is not farm from Mosaic&#39;s sold out The Patterson. The 62 apartments, predominantly secured local owner-occupiers, took just four weeks for 90 per cent of the $72 million building to sell last October.

The well-regarded architecture firm Rothelowman designed the three towers in south-east Melbourne.

Urban recently spoke to Joe, a renter at Sky Garden, and found out what it&#39;s like living in the development.

JR: What first drew you to Sky Garden?

Joe: I found it by accident while I was looking for somewhere to live. When I went through the website and saw the facilities I made an appointment to see it. As soon as I walked into the room I am sitting in right now, I absolutely fell in love with it.

I thought it was magnificent. I looked out onto the garden, BBQ facilities and was taken down to look at the 25m pool, gym and enjoyed its location above a shopping centre.

I have doctors, dentists, clinics, shops and restaurants right downstairs &mdash; this all really appealed to me. I absolutely love it.

JR: How long had you been searching for a property?

Joe: I was looking for a month. 

JR: Were you always looking for an apartment?

Joe: No, I initially had a townhouse in mind because it has its own garage.

I have a nice Audi so security was a big thing. But when I found this and saw that it has a storage cage, it ticked all the boxes for me.

JR: Why did you choose Glen Waverley? 

Joe: I walk to work, which is 15 minutes away, when I can so that appealed to me.&nbsp;I&rsquo;ve been working in Glen Waverley for the last 38 years.

I also looked at Burwood and Notting Hill, but this one ticked all boxes, as it&rsquo;s so convenient and close to work.

JR: Did you have a set of criteria that the apartment had to meet? 

Joe: Not really. This has two bedrooms, two bathrooms, a good-sized living area and a lovely big balcony. The kitchen is a touch small, but ideal for me.

JR: What was the design brief for Sky Garden?

RD: The proposed development will be a key landmark for The Glen shopping centre and the greater Glen Waverley precinct.

A designated principal activity centre, Glen Waverley has the infrastructure and amenities necessary to support significant development in line with the planning objectives of the City of Monash.

JR: Was there a previous project in particular you took design inspiration from?

RD: The highly contextual response takes design cues from its surrounds.

The urban forms respond to their immediate surrounds, adjacent buildings and contextual boundaries through controlled urban gestures, setbacks and interfaces.

The architecture is clean, contemporary, reflective and vibrant. Each tower draws inspiration from one of three natural elements: Gold, water and fire. The organic composition generates a calm, restrained outcome that contrasts with the varied,active landscapes and streetscapes of the surrounding precinct.

JR: What was the biggest challenge when conceiving the design of the building?

RD: The complex interfacing with the existing active shopping centre, and the compressed programme.

JR: What part of the project were you most looking forward to seeing when the development was completed?

RD: We believe the future evolution of our cities will see developers further embrace the untapped potential of projects like Sky Garden that integrate retail and entertainment precincts.

It means people can shop and be entertained right below their apartment. To live above projects, like The New Glen Shopping Centre, is an opportunity that very few people will come across in the short term.

From a design perspective, these are interesting developments. There is a lot of complexity in the design as the servicing, access and exits of various uses need to be separated. The success of this kind of project is contingent on the quality of the design and the convenience and value it offers. Consumers will make their choice based on these attributes.

The collection of buildings is visually elevated above The New Glen Shopping Centre and is architecturally designed to be collegial, yet each possessing its distinct character; similarly detailed and distinguished by fluid forms, modulation and colours.

Each building has been expressed as a sculptural form that has evolved and been contextualised to hold a symbiotic relationship with the movement of the podium forms, context and greater retail precinct. This consideration extends to each of the ground floor entry lobbies, the design of which relates to the curvature and materiality of each corresponding tower.

The sculptural shapes of the buildings are designed to be appreciated when seen up close as well as from a distance. Their colours have been inspired by the changing hues of the sky.

The colours respond to the skyline, the sun rising in the Dandenongs to the east to the sun setting to the city in the west. The eastern-most tower is a burnished bronze, the western-most tower is a sunset blush and the central tower is an indigo blue, picking up on the sky during the day.

The design details: How Rothelowman designed Glen Waverley's Sky Garden

Sky Garden is the completed Glen Waverley residential complex developed by Golden Age Group.

Spanning&nbsp;three towers designed by the regarded architecture firm Rothelowman, Sky Garden sits above the new and improved $430 million redevelopment of&nbsp;The Glen shopping centre.

The communal showpiece is the aptly named sky garden. Located above the podium levels linking each tower, the sky garden features&nbsp;a bar,&nbsp;kitchen and private dining spaces,, veggie gardens, a kids playground and large lawns with water features.

Urban recently sat down with Golden Age&#39;s sales and marketing director Dandan Zhao&nbsp;to discuss the project.

Why did you choose to acquire the residential element of The Glen from Vicinity?

Sky Garden is a landmark and unpreceded feat of a project we are incredibly proud of. At Golden Age, we are always looking for new ways to do things and we saw an opportunity to partner with Vicinity Centres to deliver a residential component to an existing shopping precinct in a way that has never been done before in Australia, making this project the first of its kind.

Developing within air rights was a fairly new phenomenon within Australia when we launched Sky Garden in 2018 but its location ticked all the boxes. For all stakeholders involved, including Vicinity, it was an incredibly ambitious project with a combined value close to $1 billion but it has paid off in spades.

Did you keep the same architecture plans? If not - what was the design brief for Rothelowman?&nbsp; (If so - what did you like about the plans?)

When we bought the air rights site from Vicinity, the development contained three towers (A/B/C). Originally, Towers A &amp; B were conjoined in an elbow shape almost reading as a large L-shaped building.

We briefed Rothelowman to create three distinctive buildings of three different characters based on the five natural elements. This created separation between the buildings so that they architecturally stood on their own with three different glazing colours.

Both the indoor and outdoor common area amenities were also redesigned to suit our vision for Sky Garden and the garden itself was completely overhauled taking on numerous iterations. We also replanned the apartments so that they catered to the size and layout that our target market prefers, taking experience from our past projects including Sky One.

What were the key features you wanted to achieve in the development? 

It is a unique project as it is the first time an air-rights transfer above a shopping mall has allowed for a development of such scale within Australia - it&rsquo;s also reflective of a growing trend towards the Asian &lsquo;apartments above mall&rsquo; model.

Designed in collaboration with multi-award winning architect Rothelowman, interiors by DKO Architecture, and featuring landscaping by Aspect Studios, Sky Garden originally launched to market with 555 one, two and three-bedroom spacious residences across three towers. The number of residences has since dwindled to 536 apartments due to demand from downsizers seeking larger floor plans, leading to a number of amalgamations.

Residents have access to a 4,000 square metre outdoor podium garden complete with a relaxation zone, entertainment lounges, BBQs, vegetable gardens, a designated children&rsquo;s play area and outdoor fitness areas.

Other amenities include a luxurious pool, a two-storey fully equipped gym, private dining rooms with BBQ in the terrace which can be booked for private functions, a private cinema, two gaming rooms and a library, alongside more than 240 speciality retail stores and a fresh food market hall situated in The Glen below.

Where have buyers come from, and who is the development appealing to?

The majority of buyers come from local suburbs, particularly the South Eastern suburbs that are within 10 km of the project.

We&rsquo;ve had buyers who are local and want to be within walking distance to Glen Waverley Secondary College or Glen Waverley Primary, including families and grandparents, as well as downsizers who like the convenience of living atop a world-class shopping centre and don&rsquo;t want to sacrifice their lifestyle by moving into a small and standalone apartment.

Then we have professionals who either work nearby or work in the city and are attracted to the connectivity of the project - it has been a true assortment of buyers which is expected given the nature of this project, it quite literally caters to all buyer demographics.

In many cases, families and friends have bought together. There are also people who bought for their parents to downsize, or for children as their first home. Many investors purchased with the idea that this could be their future retirement option or holiday home.

Numerous investors have selected Sky Garden over other projects because they believed its location, amenities and quality would guarantee appreciation overtime.

JR: What was the brief of Sixth Ave from Aultun Group?&nbsp;

EG: To develop an open plan neighbourhood community that has active street presence. It was also important to develop efficient two&nbsp;and three&nbsp;bedroom housing for all cross sections of the community.

Point Architects discuss the vision behind Chelsea Heights townhouse development Sixth Ave

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.

Otello launches wellness-focused Flowe Bowden with Adelaide-first mass timber apartment design

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
