The COVID-19 pandemic has created widespread isolation throughout our communities. People are feeling increasingly disconnected from not only their physical surroundings but also their social ties. This has only been exacerbated by the looming uncertainty around job and financial security, continuous changes to restrictions and surprise cases emerging when we all least expected them. 

However, one thing is for certain in these times: That nothing is certain. Many of us are looking for the light at the end of the pandemic tunnel, where some form of normalcy is restored. Many of us are also disillusioned to this beacon of hope, coming to terms with the new reality we find ourselves in presently.

Our collective resiliency as a nation is entering recovery mode, with the enduring Australian spirit guiding us through the challenges of the pandemic. The repeated blows dealt by the pandemic have been felt the hardest in our communities where our ability to live, work and socialise has been severely impacted. Our relationships and connections within our communities have been challenged  during these trying times. As restrictions continue to ease, more than half of us think this will have a positive effect on our relationships. 

According to the ABS, one in 11 people think that life will never return to normal. With this frightening insight into the new Australian mindset, one space where we need to focus on to secure strong economic and social recovery is at our communities and their citizens. 

<h2>Citizens as local experts for guidance on fostering a modern day community</h2>

As Australian cities look towards economic recovery in the new post COVID-19 world, it is now more important than ever to recognise the important role that strong and resilient communities play in driving growth and connectedness. These are the backbone of our economy and social frameworks. A highly functioning community with involved and committed members is one that that will drive growth. 

These types of community tend to thrive more in ‘people-first places’, where it is less about what is built and more about what the community can be and will become in the future. These places go beyond green belts and access to transport to consider the broader wellbeing of a community. Social cohesion, promotion of healthy lifestyles and addressing digital needs are strongly taken into account and considered throughout the planning process. 

This development ideology is well and truly embedded throughout EG’s ‘Build In Good’ (B.I.G) development philosophy. Going back to the basics of community and social planning is key, especially as we navigate our way through these trying and uncertain times. Co-creation between key community members and developers should be heavily encouraged and supported throughout the planning process. This close collaboration allows communities to voice their needs from the outset and promotes a healthy working relationship with the developers crafting the physical components of the planned community. The co-creation process indirectly also further establishes these burgeoning communal connections that will continue to thrive and prosper well after the ribbon cutting ceremony. Staying to foster neighbourly connection is what distinguishes a development from a community.

Creating a connected community begins with the intentional decisions we make in our day-to-day relationships. Connection is the foundation on which we build everything else. JR: What demographic was the development pitched at?

BY: The growing numbers of 25-58 year old bayside residences who wanted to keep the bayside lifestyle &amp; improve on their current living accommodation without moving out several suburbs. Therefore affordability was just as important as quality. The homes had to feel as much a part of the beach side living as they did family wise, inclusive of&nbsp;creature comforts that one would expect in a family home, for example great outdoor entertaining areas, well-appointed fittings &amp; fixtures to name a few.&nbsp; &nbsp; &nbsp;&nbsp;

JR: What was the brief for Point Architects?

To embrace the bayside lifestyle, using colours of rammed earth &amp; beach tones. Create areas that are bright &amp; airy with room for growing families to entertain.

JR: Which part of the project are you most looking forward to seeing when completed?

Construction commences very shortly, so the time spent designing &amp; planning have come to an end and it&rsquo;s time for realisation. The collaboration of each stage of the development from the site acquisition to completion.

There are many hero moments, though the one that leaves me with goose bumps is seeing families move into their new homes. The buyers take the same experience as we do, they are in anticipation of the possibilities a new home brings.&nbsp; The joy of home ownership is right up there in one of the greatest experience of a lifetime. &nbsp;&nbsp;

JR: What will be the biggest drawcard for buyers to the project?

They say property is about three things, For us they are beach, transport &amp; amenities. What a perfect storm this is with style, quality &amp; affordability.

JR: How important is the Bayside location? And why as a development team have you decided to focus your projects in that area?

We love the South East &amp; Bayside, it&#39;s where Melburnians go to the beach be it for a day trip or week on the Peninsula. You will always find something new to do, surrounded by some of Melbourne&rsquo;s best government &amp; private schools, the new Mordialloc by-pass will also bring so much value to the area.

Our expectation is that we will see a sharp price increase in property values in Chelsea Heights end of 2022 start of 2023 when this project &amp; the Chelsea railway upgrade have been expected for completion.

The South East &amp; Bayside will always be a better investment not only financially also holistically &amp; social factors wise.&nbsp;

What buyers need to know about Sixth Ave in Chelsea Heights: Urban chats with Aultun Group managing director Bruce Yang

Cabana, the new luxury development at Palm Beach, has seen soaring levels of interest since its launch just a few months ago.

And the sale of 23 of its 34 apartments, secured within two weeks of the project hitting the market, has seen construction of the six level absolute beachfront block fast-tracked. Construction will now begin in June, with a late 2022 completion date.

<h2>1. The onsite beach club</h2>

It would be remiss not to start with the unique onsite beach club Cabana is planning on its lower level.

The resort-style beach club facing the beach was a key feature in the design of Cabana. There will be a number of day beds on and off the water, and cabana's on the private lawn.

Cabana is located directly in front of the recently completed Artificial Reef, a surfers dream. Cabana has also catered for the surfers in its amenities, with a number of surfers racks and storage for residents.

It sits between Tallebudgera and Currumbin Creeks and is a stone's throw from Burleigh. There's a number of trendy bars, beachfront cafes and eateries nearby, as well as boutique shopping venues and entertainment precincts.

3. There are just 34 apartments</h2>

The six level block is home to just 34 premium apartments, which is likely to see a push to owner-occupiers rather than investors seeking holiday rental returns.

The smaller units creates a stronger sense of a neighbourhood community, and quieter communal areas.

<h2>4. All apartments have at least three bedrooms</h2>

Cabana is targeting the downsizer market, where there's a lack of supply across the Gold Coast.

Agents in the neighbouring Burleigh Heads are saying the supply lines for three bedroom apartments are at a critical stage, with a number of buyers seeking a less demanding lifestyle by the beach.

Each of Cabana's apartments span at least 200 sqm and have three bedrooms, two bathrooms and two parking spaces.

Plus Architecture have ensured Cabana blends organically into its pristine coastal environment. 

Fluted concrete, floor-to-ceiling glazing and detailed screening lend a classical tranquility to the building, while maintaining an absolute connection with the spectacular ocean views.

The kitchen has been planned to be the social focal point of the apartment with an extra-wise island bench and first class fittings. 
Designed not to follow trends, but to set them, the kitchen is an opulent combination of modern and classic elements.

Each kitchen features VZUG appliances, Phoenix tapware, panelled doors, and natural stone benchtops and splashback.

Each master suite has its own walk-in-robe and ensuite which feature large-format white wall tiles and a feature wall of Japanese mosaic tiles. An aqua-coloured natural stone bench top, limestone-look flooring and Phoenix tapware complete the ensuite.

Each will also have a freestanding stone bath, floating vanities and a large open shower.

Eight reasons Palm Beach apartment development Cabana should be on your shortlist

The Melbourne property developer Pace Development Group&nbsp;have won&nbsp;the Master Builders Victoria award for Excellence in Construction - Highrise Buildings 2020 for their Abbotsford development Pace of Abbotsford.

The 12 level tower was designed in collaboration with SJB Architects and pays homage to Abbotsford&rsquo;s rich industrial past through a thoughtful and relevant design response.

They restored the landmark 1923 St Crispin House fa&ccedil;ade to its former glory, which forms the street level of the building along with a Woolworths Metro and a Sparrows speciality wine store.

St Crispin House was named after the patron saint of shoemakers &ndash; a nod to its first tenants the Grimson Shoe Machinery Company. The Art Deco building is also a symbol of the wider history of shoemaking and related industrial operations throughout Abbotsford.

Pace created a contemporary juxtaposition of modern apartments above the historic red-brick building. There are 133 loft-style apartments featuring four metre ceilings.

The rooftop infinity pool is the standout, with sweeping views across Melbourne. There&#39;s also a gym,&nbsp;BBQ and dining area and a resident library. On the fifth level is a garden terrace designed by Jack Merlo.

It&#39;s Pace&#39;s second consecutive win of the award, having won it in 2019 for their Collingwood project Pace of Collingwood, their 100th project.

Pace Development Group latest development is Pace of Blackburn, where the final stage is now on market.

The Broadbeach-based development firm Aniko Group has unveiled further plans for its grand Hope Island community on the Gold Coast.

Aniko Group, led by managing director George Mastrocostas, have fast-tracked construction for stage two of their $140 million No.1 Grant Avenue project, having secured more than 70 per cent of sales across the project.

Stage two of the development will feature 105 two, two plus study and three-bedroom apartments with a range of bridge free marina berths available along the Hope Island canal. Aniko also responded to the COVID-19 pandemic by creating a "post-pandemic" office precinct for those wanting to work remotely.

Fitness guru Michelle Bridges is designing the health club as part of the second stage, where they will also be a children's play centre, theatre, residents lounge and outdoor cooking and dining facilities.

“To have achieved such exceptional sales and demand for our projects during a year that was filled with a lot of uncertainty is a testament to the quality offering we have brought to market,” said Mr Mastrocostas. 

“The market has remained exceptionally strong during Covid and buyers who missed out on securing an apartment in stage one have already purchased within stage two.”

Why downsizers and owner-occupiers have descended on Aniko Group's No.1 Grant Avenue on Hope Island

The $30 million development, a collaboration between Villawood Properties and Azure Development, is part of the wider $500 million community The Surrounds.

The terraces start from $499,900. There are four floorplans on offer, ranging in size from 171 to 301 sqm.

The Gold Coast's Main Beach is set for a new 24 level apartment tower.

Gallagher Property Group, led by New Zealander Dean Gallagher, have secured approval for the apartment tower at 16 Hughes Avenue.

Plus Architecture have designed the building which will comprise 42 three bedroom apartments and two four bedroom apartments spanning the top two levels.

"Our team was inspired by the nature surrounding the Gold Coast including the flora, and land forms," the submission to the Gold Coast City Council from Plus Architecture read.

"By combining the local native tree forms with the fluid forms of the ocean, we’ve created a series of residences protected by curved canopies formed out of linear battens creating both privacy but also screening to the Wester sun while creating visual interest, exaggerating the horizontal ocean views, and allowing for the light an shadow to come into the units in a variety of interesting ways through out the day.

"These canopy forms rest on a solid rock base made of horizontal bricks."

The development will sit in landscaping by Shepherd Urban Landscape Architecture.

Level one will home the resident amenities, which include a spa and spa deck, sauna, lap pool, barbecue area, residents lounge, gym and a yoga space. There will be three levels of basement parking.

The impressive sub penthouse and penthouse will each have four bedrooms, a home office and a self-contained area and span the whole floor of the 23rd and 24th level.

The penthouse will feature its own rooftop terrace complete with private gym, kitchen and wine storage, dining area, fire-pit and day beds as well as a pool.

Gallagher's investment vehicles paid $6.8 million for the 1,062 sqm Hughes Ave site late last year. On the property was a block of five apartments and a single level cottage.

The luxury developer Gurner has signed off on the completion of their luxury Prahran developer Hawksburn Place Residences.

The apartment block of 22, a collaborative effort between Cox Architecture, David Hicks and landscape architect Paul Bangay, set suburb price records when it launched to the market in 2018.

Tim Gurner says the project was inspired by his many stays at the 5-star hotel JK Place Roma in Italy, which he says blew him away.

In 2018, a local downsizing couple bought the whole top floor&nbsp;as an empty shell&nbsp;and fully customised it, with the help of&nbsp;Tim Gurner himself, along with interior designer David&nbsp;Hicks. They created&nbsp;an&nbsp;805 sqm space, comprising 345 sqm of internal area and another 461 sqm of external terracing.

The apartment has three bedrooms, three bathrooms, a private library, retreat, a six car garage and its&nbsp;own 12.5 metre rooftop pool with CBD views.

Gurner completes Prahran's Hawksburn Place Residences: Urban takes a look at the custom penthouse

Renders have been revealed for the two penthouses atop Residences Two, one of the towers in luxury Barangaroo project One Sydney Harbour.

The three level penthouse in the neighbouring Tower One made history in 2018 when it sold for a record $140 million, the most expensive residential transaction in Australia's history. It was bought as two separate apartments, the sub-penthouse below added to the double-storey penthouse.

The two Skyhomes in Residence Two span a whole floor each, ranging between 540 to 670 sqm. They both will have three-metre high ceilings throughout, as well as gun-barrel views overlooking Sydney Harbour's famous icons.

The Skyhomes, accessed through their own private lobby, will each have their own Sky Terrace which will have an entertaining space and a pool. The apartments have been designed in collaboration between Daniel Goldberg, the creative director at State of Craft, and the internationally acclaimed Pritzker award winning architect Renzo Piano.

The pair have collaborated before, on The Shard and Shard Place in London in 2012, and Goldberg was behind the interiors of the $140 million penthouse. 

Estimated to be completed in 2025, One Sydney Harbour will be made up of 808 apartments across three towers. Tower One is set for completion in 2023 and will home 317 apartments across 72 levels.

Having previously forecasted four per cent gains in 2021 in September, Westpac economists have lifted their forecast for dwelling prices and are now expecting 10 per cent gains in both 2021 and 2022.

Westpac chief economist Bill Evans and senior economist Matthew Hassan's expectation is the market will flatten in 2023 as rising fixed-term interest rates combine with prudential measures aimed at reining in the associated lift in leverage.

"These headwinds are not expected to emerge until 2022 with prudential measures likely to be timed for the second half of 2022," Evans and Hassan suggest.

The forecast has Perth leading the way in 2021 with 12 per cent gains, followed by Sydney, Brisbane and Adelaide at 10 per cent. Hobart and Melbourne are predicted to see eight per cent gains, with the latter jumping to 10 per cent over 2022.

They say the September forecast of four per cent gains in 2021 was "considered bold", given Victoria was still in lock down.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
