Brisbane&#39;s ARIA Property Group have received sign off from the Brisbane City Council to build their Kangaroo Point apartment development&nbsp;which they now dubbed Riviera.

Aria, led by their founder and managing director Tim Forrester, bought three adjoining sites between&nbsp;470 and 480 Main Street&nbsp;in late 2018 and submitted plans to build on the amalgamated 2581 sqm in mid-2019.

There will be 124&nbsp;apartments across the 12 level development, not including the&nbsp;two levels of basement parking.

Entry will be through a lush landscaped garden complete with a reflection pond and butterfly walk. On the ground level will be a&nbsp;residential lobby where there&#39;s set to be a cinema and a residents cellar and a terrace with a barbecue.

The rooftop will feature a circular rooftop pool, a green roof covering a wine bar, a number of lawns, a meadow, wellness centre, pool deck and outdoor kitchen.

Architecture firm Bates Smart have designed the building.

They say on their website that their&nbsp;vision was&nbsp;to create a distinctive architecture that captures the uniqueness of the site&rsquo;s clifftop location while maximising river and city views.

&quot;Landscaping is a key component of the proposal, forming a key feature of the arrival experience and extending through all levels of the building and culminating in a generous communal rooftop.&quot;

The four timber houses that were on the combined site, as well as the two storey office area at the front, are set for demolition.

Condev Construction forecast the works will be complete by August 2022, with the main structure construction beginning in June this year.

There will be 124 apartments across the 12 level development, which doesn't include two levels of basement parking.

The Castle Residences just off Hyde Park is set to be one of Sydney&#39;s most exciting developments to be completed this year.

The luxury $380 million is being developed by United Development Sydney and will be their&nbsp;flagship mixed-use residential/hotel project in Australia.&nbsp;

The project, currently under construction by Hutchinson Builders and nearing its topping out stage,&nbsp;will have 131 apartments, a mix of studio, one, two and three bedroom units across levels 11 to 36. The first 11 levels will be part of the hotel.

Prices start from $1.24 million&nbsp;and range&nbsp;up to $ 20mil for a penthouse.

Urban has taken a look at the project and picked out five of its stand out features.

<h2>1. Its unique facade</h2>

The unique design sees the 36 floor residential tower cantilevered above the heritage building Porter House, which is being restored as part of the redevelopment of the site.

Rich in history, Porter House dates back to the mid 1870s and formerly homed the tobacco factory&nbsp;Dixson &amp; Sons. The rare surviving example of a commercial Victorian building&nbsp;features a sandstone facade, sash windows, original pressed metal ceilings and marble Art Deco stairs.

It makes for a welcome entry, adjacent to St George&#39;s Free Presbyterian Church and Scientology House.

Being linked to a 122 room hotel, residents of the development will have access to a number of hotel amenities rarely seen in a regular apartment development.

The hotel will service the residences with room service, catering, housekeeping, laundry and maintenance, which can be accessed via a personalised mobile application.

Residents will also have full access to the&nbsp;hotel&rsquo;s facilities including the restaurants, bars, gym, pool and business centre,&nbsp;along with 24 hour security, concierge and valet parking.

<h2>3. The Architect</h2>

Castle Residences have been designed by the award-winning architect Candalepas and Associates, who are responsible for The Surry and Pelican Street Apartments, both in Surry Hills, as well as the QT Hotel in Melbourne and Perth.

Candalepas and Associates also handled the renovation of the Hellenic Club, just up the road from Castle Residences on Castlereagh Street.

<h2>4. The Design</h2>

The apartments have been compared to those you&#39;d find in New York&#39;s metropolitan hub of Manhattan.

The slick interiors&nbsp;combine classical and modern design elements, designed in&nbsp;concert with the external architecture. The subtle curve of countertops, etched mirrors and cabinetry echo the Porter House&rsquo;s scalloped windows, with unimpeded views of Hyde Park&rsquo;s verdant canopy.

Natural materials have been used throughout, with&nbsp;pale limestone, oak timbers, graphite and bronze used throughout the interior.

The apartments feature a Miele-kitted entertainers kitchen which meets the open plan living space, leading to a landscaped private balcony. The Brisbane developer Azure Development Group&nbsp;has secured approval for another townhouse development in the Brisbane suburb of Richlands.

It&#39;s the fourth project Azure have undertaken on the popular Government Road, which has easy access to the Centenary Highway.

The approval at 182&nbsp;Government Road is for 55 townhouses, dubbed the Mason Edition.

On the project site, Mr Keirnan says it was chosen&nbsp;due to the close proximity to the established Forrest Lake community and the transport amenity only 300m away.

It&#39;s the fourth collection of townhomes on Government Road for Azure.&nbsp;

In 2019 they completed Alton Edition, are currently selling Flora Edition and Eden Edition is currently under construction with completion scheduled for the end of March.

The Melbourne-based developer DealCorp has began construction on its $100 million mixed-use development Glenarm Square in Melbourne&#39;s Glen Iris.

The project, which came about as DealCorp secured 2,700 sqm of land generated from the removal of a rail crossing and a train station upgrade, will be made up of 118 apartments, as well as 800 sqm of ground level retail and commercial premises.

Glenarm Square has been designed by Plus Architecture with interiors by Hecker Guthrie.

Around 70 per cent of apartments have sold since launch, with prices ranging from $600,000 to $1.8 million. There&#39;s been a mix of&nbsp;first home buyers, young families, professionals and downsizers.

Waste not want not is a phrase coined long before the term circular economy.

The circular economy was coined by the Chinese in the 1990s in response to&nbsp;natural resource limitations. The concept is aimed at&nbsp;eliminating&nbsp;waste&nbsp;and the continual use of resources.

It was 2019 when the issue was addressed in the National Waste Policy Action Plan in Australia. And last year the national developer Mirvac announced their plan, Planet Positive: Waste &amp; Materials, which will see them aim to send zero waste to landfill by 2030.

Last week they unveiled a two bedroom apartment in their Sydney Olympic Park development Pavilions which featured a number of items, from floor tiles to kitchen splash backs, made entirely of waste, an industry first.

In collaboration with the University of New South Wales Centre of Sustainable Materials Research and Technology (SMaRT), Mirvac have utilized the technology to turn waste materials into &quot;green ceramics&quot;, which were used throughout the apartment. Ms Lloyd Hurwitz said that the building industry in Australia is responsible for around 60 per cent of the waste generated.

&ldquo;Every year, an estimated&nbsp;11 billion tonnes of waste&nbsp;are sent to landfill globally. 92 billion tonnes of&nbsp;materials are extracted, with buildings responsible for around 50 per cent of global materials used,&rdquo; Ms Lloyd Hurwitz said.

&ldquo;Diverting the large volumes of waste generated on construction sites from landfill to create quality&nbsp;finishes and furniture is not only good for our environment but good for the economy.&rdquo;

Professor Veena said she was delighted that Mirvac was so committed to sustainability and she was&nbsp;impressed the company was prepared to take risks to find new ways and purposes for materials that&nbsp;can end up in landfill.

&ldquo;Mirvac is a true industry leader and I commend Sue and her team for being part of the journey to help&nbsp;society create a materials revolution where we start to think of, and treat and reform, waste as a&nbsp;renewable resource,&rdquo; Veena said.

The local developer Henzell Property Group has sold more than 80 per cent of the first stage of Corsica Residences, part of their $200 million master-planned community on the Sunshine Coast.

The waterfront apartment and townhouse in Pelican Waters at Caloundra has seen 38 townhouses and apartments sales across the first stage, with strong demand locally as well as huge interest from interstate buyers looking to Queensland.

The Melbourne-based developer Lowe Living have only one apartment remaining in their luxury Bayside development Azura Aspendale, which saw solid sales growth despite the COVID-19 pandemic.

And developer Level 33 has secured 50 per cent of sales in the 233 apartment block, with the majority picked up by first home-buyers or owner-occupiers.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
