The third and final apartment tower, dubbed Oasis, will rise 18 levels and sit along side Langston Tower and Central. Langston is all-but sold out, while Central is 70 per cent sold.

Oasis will home 92 one, two and three-bedroom apartments, with a distinctive design by Architectus seeing some floors have just four apartments.

Assemble, the leading build-to-rent development and community management company, has taken a big step in its future $1.2 billion pipeline.

Headed by managing director Kris Daff, Assemble has secured rezoning of two key residential and mixed-use sites in Clayton and East Bentleigh.

It allows the affordability-conscious developer, who has been doing amazing things in the social housing&nbsp;space for a number of years, to realise over $900 million in affordable housing across the two sites, as well as&nbsp;$300 million of retail and workplace for the projects.

Victorian Planning Authority's Fast Track Projects program accelerated the rezoning of the prime industrial&nbsp;sites at 209-211 Carnish Road in Clayton&nbsp;and 246 East Boundary Road in East Bentleigh.

Daff said it was a strong move that ensures victorians will have the appropriate supply of social and affordable housing to meet the critical shortfall.

"We are now a step clooser to delivering over 1,600 social and affordable housing units, along with much needed health, commercial and retail outcomes, for the broad Glen Eira and Monash communities," Daff says.

The eight hectare Clayton site was the former PMP Print site, and is set to see 1,180 new homes create, as well as three new local parks, and a number of shops and businesses, focussed around a new town square. Around 1,000 local jobs will be created as part of the development.

There will be a 680-apartment development within the precinct, designed by Jackson Clements Burrows Architects, with landscaping by Rush Write. Around&nbsp;20 per cent will be delivered as social housing, managed by Assemble's community housing partner, Housing Choices Australia.

Another 35 per cent of dwellings will be dedicated to affordable housing targeting essential workers, such as the local Monash health and education workers.

"This is a prime site that will revitalise the area set in a well-connected precinct, offering the community east access to key health, education and transport hubs," Daff says.

The $700 million multi-stage East Bentleigh project, dubbed East Village, will be a wider masterplanned community with&nbsp;3,000 dwellings, 15,000 sqm of retail floorspace and 80,000 sqm of commercial floorspace.

The&nbsp;build-to-rent community will have over 940 apartments of social and affordable housing.

"East Village will provide stable rental tenure for a diverse residential community&nbsp;including students, tertiary education workers and essential key workers in the local Glen Eira community", Daff added.

The $400 million first stage will see&nbsp;450 apartment built to a design&nbsp;by Hill Thalis, who were chosen by a design competition. MGS Architects and Craig Tan Architects will design the 16,000 sqm of mixed-use elements.

The project will create 5,000 construction jobs once works commence in late 2022. It will also home new McKinnon College Second Campus which is set to open January 2022.

The developments will&nbsp;accelerate the long-term rental housing pipeline for Assemble, who will see&nbsp;2,400 apartments of their portfolio under construction in the next six months.

The Gold Coast&#39;s Runaway Bay is set to see its first residential tower to be developed in the idyllic Gold Coast waterfront enclave for almost three decades.

Belvue, French word for beautiful view,&nbsp;is set to be developed in a joint venture between Monaco Property Group and Polites Property Group, who has just lodged a development for the project.

The luxury tower on a 3,116 sqm site at 13-15 Bayview Street, has been designed for the&nbsp;owner-occupier, with just whole floor apartments.

The 31 apartments, which have four bedrooms each (or three and a multi-purpose room), will each take up a level of the 31 storey building, which is reminiscent of a resort-style hotel, without the mass number of rooms.

There will be a gym next to the main pool, as well as a barbecue pavilion, while past the tower is a second pool, overlooking the water. There&#39;s also a sauna and a steam room, as well as poolside cabanas, and a private terrace leading down to the beach.

The tower is targeting the owner-occupier, with each apartment having 246 sqm of internal space, with at least 23 sqm of external area. There are two balconies per apartment, one off the kitchen, living and dining area, the other accessed on the other side of the apartment.

The New South Wales property developer, Lyon Group Australia, are set for a new project in Sydney&#39;s western suburb of Epping.

Lyon Group, headed by industry veteran Bruce Lyon,&nbsp;lodged plans for a two mixed-use towers on a&nbsp;2,990 sqm block over 59-77 Beecroft Road &amp; 72 Rawson Street Epping, around&nbsp;24km from Central Sydney and 10km from Parramatta CBD.

Dubbed Epping Central, opposite the Epping train station, the towers&nbsp;will home a combined 126 apartments,&nbsp;5,128&nbsp;sqm&nbsp;of commercial space over the first five levels, and retail at street level and on the first floor.

There will be a lap pool and water lounge on the second level, where there will be a pool deck and cabana tables. Level three will have communal spaces and barbecue and dining facilities, while level eight will have further breakout areas set in greenery.

It&#39;s at level eight where the two towers split and rise a total of 20 and 22 levels.

A wave of local and interstate high-rollers have pinpointed the Sunshine Coast apartment market, with the local apartment developer, Cube Developments, seeing huge success at their&nbsp;Maroochydore apartment development, Nature by Cube.

Over three quarters of the luxury development has sold since it achieved development approval in August, totalling $32 million worth of sales to date.

Nature by Cube, on the dress circle The Esplanade,&nbsp;was pinned for 13 luxury apartments across eight-levels, crowned by an expansive 475 sqm penthouse.

But buyers have been keen on replicating the penthouse scale and level of luxury across the lower levels, combining two apartments to create the bigger space, with six bedrooms being combined.

Cube Developments Director Scott Juniper says&nbsp;that buyers are moving to the area and are looking to maintain inner-city luxuries alongside a post-COVID lifestyle shift.

The Brisbane-based Cielo Group has taken advantage of a short supply for prestige apartments in the small, tightly held Gold Coast suburb of Bilinga.

Cielo Group,&nbsp;led by Justin O&#39;Donnell and Azemm Dannaoui, had been looking for an opportunity to break in to the Gold Coast for about year, before finding the 503 sqm site at 55 Golden Four Drive, just north of Kirra&#39;s dress circle Musgrave Street.

GV Property Group sold the site, with plans by Boris Design for a&nbsp;six-level&nbsp;building with five apartments, ranging in size from two and four-bedrooms, with some of the bigger four-bedders spanning two levels.

But when Cielo secured the site, they engaged the Brisbane architecture firm Z Architects, who they had worked with extensively in the Queensland capital on a number of projects,&nbsp;to create something more striking.

They came up with Bloom, a nine-level building with nine whole floor apartments. They created the three-bedroom plus multi-purpose room apartments with a laid back coastal luxury design. Each of the&nbsp;three bedrooms have their own&nbsp;walk-in wardrobes, while&nbsp;the master also has an&nbsp;ensuite.

The apartments have been oriented to face the beach, with the open plan kitchen (which features a dedicated bar area), living and dining space, opening to an east-facing balcony. The majority of the apartments have views over the beach.

The resident amenity is located on the roof, so each resident can enjoy the sweeping beach views. On the 200 sqm roof is a swimming pool, barbecue area, and outdoor dining.

It was important to Jinding to nail the design of their first ever Gold Coast development.

Jinding, who has been developing property in Melbourne for a number of years, engaged the local DKO Architecture to create SORA, Japanese for sky, in the heart of Surfers Paradise.

&lsquo;Sora&rsquo;s architecture pays homage to the sun, sand and water it is surrounded by; it is a layered, authentic expression of structure and materiality which is shaped by these elements, providing a sheltered haven for its residents to explore and embrace their coastal surroundings and lifestyle,&quot; DKO&#39;s design leader, Kai Chua, said.

Chau said the&nbsp;project embraces its unique coastal environment through an architecture which both opens up to the views, and protects its inhabitants from the sun and wind.

The 122 apartments were launched via Jinding&#39;s database&nbsp;first, seeing significant interest from investors and repeat customers.

Jinding then went locally with a soft launch,&nbsp;and saw an even split from all facets of the market, with investors, first and second home buyers, and downsizers all showing keen interest.

Locals made up the most enquiry traffic, but there was also strong interest from Sydney.

One-bedroom apartments start from $456,000, with two-bedroom apartments priced from $719,000.

Jinding launch Surfers Paradise apartment tower, SORA

The Gold Coast&nbsp;apartment market is continuing its bull run of sell-outs.

The latest comes from Palm Beach, where The Tally, the 45-apartment development on Twenty-Eighth Avenue, sold out in under three months.

The marketing began in mid-July, where half of the apartments were accounted for in less than two weeks through KM Sales and Marketing agents Todd Matheson and Chez Fraser.

Matheson says around 70 per cent of apartments went to locals.

A raft of first home buyers hit the enquiry submission early in the marketing campaign, with the one-bedroom apartments priced from $450,000, which included a car space Unsurprisingly, they were the first to be snapped up.

The Sunshine Coast developer, Cube Developments, has lodged plans for its latest coastal development, dubbed Harmony.

Cube, led by director Scott Juniper, is seeking to create a resort-style apartment development in Alexandra Headland, tabling plans to the Sunshine Coast Council for three seven-level buildings&nbsp;at 8 Mari Street, which will home 109 apartments.

Modulus Architects has drawn up the plans which will be centred around a swimming pool and set in landscaping by FORM Landscape Architects.

There will be just two and three-bedroom apartments,&nbsp;

Modulus advise in their design statement that the apartments have been designed with sub-tropical Queensland living in mind; providing expansive living zones opening out to external balconies, whilst offering zones for relaxation and&nbsp;privacy.

Harmony will be Cube&#39;s&nbsp;second development in Alexandra Headland after Beach Life, at 120 Alexandra Parade, which sold out all of its 55 apartments.

Cube recently secured a sell-out of their Mooloolaba development, Picasso, and currently have in market Seasons Birtinya.

Rising above the heritage-listed Eliza Tinsley building, the development reflects a broader shift toward adaptive reuse in the city, where historical assets are retained and reinterpreted as part of new residential development.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Lauren Sheldon, Far East Consortium’s Director of Sales and Marketing, said.&nbsp;

Rothelowman Associate Jun Chang added, "We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."&nbsp;

Amenities spanning more than 3,000 sqm across multiple levels further reinforce this focus on resident experience. These include a pool, gym, co-working areas, and a range of hospitality-inspired spaces such as a whisky lounge, library, and private dining rooms, many drawing reference from traditional bathhouses and Melbourne’s laneway culture.

"We wanted to make both the pool and the gym area to be absolutely destinational, and when you traverse across to these spaces, there is a gentle familiarity to the beautiful notions of the hammams and the Roman baths, a gentle nod to history," Chang noted.

At street level, the project contributes to the ongoing transformation of the western CBD, with upgrades to Langs Lane and the introduction of retail, hospitality, and gallery spaces designed to activate the precinct and strengthen its connection to the surrounding city fabric.

The location places residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market, and the Docklands waterfront, positioning the development within a rapidly evolving inner-city neighbourhood.

640 Bourke Street is Far East Consortium’s 14th building in Melbourne’s western CBD.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

“Real estate, particularly at the premium end, remains one of the most resilient and proven long-term investment avenues,” Mould said.

“Our ambition is that anyone who buys a MAYD-built product can genuinely feel the care, craftsmanship and commitment we bring to every detail.”

Each residence has been configured with four bedrooms, multiple living zones, a private office, and expansive ocean-facing terraces. Interiors draw on a restrained material palette, including travertine stone, timber joinery, and integrated premium appliances.

Interior designer Sici Design said the approach was to reflect the project’s coastal setting through both materiality and spatial planning.

The project occupies a southern Esplanade site with uninterrupted beachfront frontage, an increasingly rare offering in Burleigh Heads, free from the Norfolk Pines that line much of the coastline and often limit direct ocean outlook.

Mould said the design intent was to balance that outlook with a sense of retreat.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
