Construction is ramping up at the sold-out Mooloolaba apartment development, Picasso.

The project, by the local Cube Developments, has just completed the second level of the seven-level development, which is hoping to have a roof on by Christmas.

Construction is expected to complete at the start of next year, with settlements forecasted for Q1 2022.

Picasso is another case of the interstate buyers dominating sales in the area.&nbsp;Only two or three buyers hailed from the Sunshine Coast, Cube Developments Director Scott Juniper said.

The Melbourne-based apartment developer Caydon are the latest southern developer branching out in to Queensland.

They&#39;re starting on the popular Gold Coast, but aren&#39;t building in the heart of the popular tourist hub.

Their first project will be in Miami, just south of Mermaid Beach at the quieter, northern end of the Gold Coast.

Caydon, who always use their in house design team, has lodged plans for a boutique 18-level apartment tower with just 51 apartments, a maximum of four apartments per floor, on the Miami dress circle The Esplanade.

The front facade is the host of fins that represent the sunrise from the ocean, with the fins located on the opposite facade telling the story of shadows rays to fall, the design statement submitted by Caydon to the Gold Coast City Council read.

The proposed building, at 266 The Esplanade, has been articulated to maximise ocean views.&nbsp;

There will be 35 two-bedroom apartments and 14 three-bedroom apartments, some of both configurations coming with a study, and a sprawling sub penthouse and penthouse.

The Miami - North Burleigh area is undergoing a new wave of&nbsp;urban regeneration and gentrification, according to the town planning report by Zone Planning Group.

The Esplanade itself has two new developments, 112 The Esplanade approved and under construction,&nbsp;and ALBA at 264 The Esplanade,&nbsp;currently on the council planning approval desk. Both have been designed by bureau^proberts.

The report also cited developments on First Ave and Goodwin Terrace, which are all contributing to the regeneration.

Gold Coast apartment seekers, who are getting frustrated as developments continue to sell out prior to launch, are expected to have more of an opportunity when the construction of Markwell finally gets underway.

The Surfers Paradise Boulevard site, where the 47-level, 210 apartment Markwell was given development approval for in 2015 by its owners Citimark Properties, is set to be sold, with developers already showing interest on&nbsp;the&nbsp;dress circle address just 200 metres from the beach.

The approved plans for Markwell, located at 2983-2991 Surfers Paradise Boulevard, have been designed by BDA Architecture&nbsp;and include&nbsp;552sqm of retail space.

There will be a mix of two-bedroom, two-bathroom and three-bedroom, two-bathroom apartments, the latter targeting the downsizer.

It&#39;s a rarity for such a prime piece of real estate to come with development approval, GV Property Group Director Antonio Mercuri, who is handling the marketing with CBRE.

&ldquo;While the demand is at an all-time high, there&rsquo;s a scarcity of sites available, and even less on-market with DA approval, making parcels of land like this one an incredible and rare opportunity,&rdquo; Mercuri said.

The family-owned Gold Coast developer, Lacey Group, are advancing their plans for their two luxury Gold Coast apartment developments, after securing two quick-time sell-outs.

Having just appointed the leading Queensland construction company Hutchinsons, Lacey Group, headed by director Adam Lacey, are fast-tracking construction for their $35 million The Monroe at Palm Beach, and the $63 million Del Ray apartments at Kirra.

The Monroe all-but&nbsp;sold out in May after just two weeks, while Del Ray didn&#39;t even hit the open market, selling all of its 72 apartments prior to its launch.

The high-end Melbourne developer, PB &amp; Co., has secured approval from the City of Melbourne Council to convert the historic East Melbourne home Eblana in to a $35 million luxury residential apartment development.

Eblana, the former home of the Young &amp; Jackson publican, Thomas Jackson, will become three full floor apartments and a double-storey penthouse designed by Inhaus Design, who will be retaining and restoring its original built form.

The Italianate-style terrace at&nbsp;140-142 Jolimont Road was built in the 1800s and was used as the head office for the postmaster general, after the Commonwealth bought it in 1925.

PB &amp; Co., headed by developer Michael Pesochinsky and Edward Bun, has been working with&nbsp;the Melbourne City Council and local objectors to put together an appropriate development.

Each apartment will have three bedrooms, multiple living zones, winter gardens and study retreats, as well as a fully automated car parking system likened to a James Bond-style of parking.

The 315 sqm penthouse, expected to sell for over $10 million,&nbsp;will have views over Fitzroy Gardens and Melbourne's skyline. It will feature a private rooftop terrace and infinity pool.

"We are very much looking forward to continuing the trend of our signature branded residences and unveilings the next global collaboration in the coming months,"&nbsp;Bragilevsky added.

The development is set to launch early next year, with construction commencement expected shortly after.

PB &amp; Co. now have over&nbsp;$350 million across Melbourne and Sydney’s prestigious wealth belts, having recently spent $60 million on a site in Sydney's Kurraba Point. That could see between eight and 12 luxury residences built on the 4,200 sqm block.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
