Set to launch its mutli-billion dollar La Pelago in Surfers Paradise to the local market soon, the&nbsp;national apartment developer GurnerTM has their eyes on their next Gold Coast project.

It's something completely different to La Pelago, which will see around 800 apartments built on its prime Ferny Ave site.

GurnerTM, led by prominent developer Tim Gurner, has put together something more boutique for its Burleigh Heads site that was secured late last year.

Gurner&nbsp;has had their go-to Melbourne-based architecture firm Warren &amp; Mahoney create a 22-level tower at 1929 Gold Coast Highway, which will home 80 apartments.

It's more affordable owner-occupier stock than some in the area, with the building&nbsp;dominated by large two-bedroom apartments.

There's just eight three-bedroom apartments, including the sprawling full floor penthouse. There's 64 two-beds, each with a multi-purpose room. There's a single two-bed, two-bath apartment, and one one-bed unit.

The resident amenity, oriented to have views of Burleigh Beach and the hinterlands, is located on the roof&nbsp;and features a pool and a barbecue space.

In their architect statement submitted to the local council, Warren &amp; Mahoney noted the two key elements of the Burleigh Beach project, proximity and aspect.

"These elements craft orientation and enable each home to be unique. By considering first principles and designing from the inside out, the floorplates allow occupants to be at the forefront."

They said the design emulates an architectural style unique to its context, taking cues from&nbsp;Burleigh Beach, Tallebudgera Creek and the National Park.

"Upon arrival, residents and visitors are drawn into the dense landscape followed by gentle ripples of the water reminiscent of evenings at the Pavillion.

"These undulations travel the facades and carve grooves for landscaping to seamlessly emerge.

"Soft edges and blurred boundaries between interiors and landscaping, paired with light timber finishes, allow for a truly immersive oasis experience."

Warren &amp; Mahoney write that the above elements on their own do not define the design.

"To be an expression of its&nbsp;context we have carried on the language of modern Burleigh - the vernacular has directed blended forms blurring beachside living with lush landscape.

"Expressed within the structure, the journey and the abode provide an experience of being in and around nature."

GV Property Group's Luke Reaby, who sold the site to Gurner, says interstate developers are bringing a fresh set of eyes and design to the Gold Coast strip.

"We welcome interstate developers at is Creating more competition in demanded suburbs, and setting a benchmark for a higher level of finish and architectural flair," Reaby says, adding that there's still plenty of interest from interstate developers who still see value in the Gold Coast development market.

The GV team are working with Gurner on his third local acquisition.

STEER&nbsp;will deliver C&Ocirc;TE Palm Beach, a $45&nbsp;million high-rise project at 3 Thirteenth Ave, on the corner of&nbsp;Thirteenth Ave and the dress circle Jefferson Lane. It will see&nbsp;17 half-floor apartments built, each with&nbsp;three&nbsp;bed, three bathrooms, and two parking spaces.

Steer Founder Rob Steer&nbsp;says despite the rising construction&nbsp;prices, there remains a strong local demand. He is committed to delivering the project with a strong local builder.

DKO studio director Kai Chua says the design of each apartment, balances the need for\ shelter and privacy whilst opening to the ocean and magnificent views. It offers all the wonders of modern coastal living with the warm, intimate embrace of home.

The local population in Palm Beach is forecast to grow considerably over the next 10 years, and Steer says that, with height limit laws soon to be introduced, there will be even tighter availability of this type of stock in the coming years.

With due diligence completed on the site, Steer is expecting sales and marketing to begin in July, with construction set to follow shortly after in September.

Jefferson Lane is the most sought-after beachfront strip in Palm Beach. Down the street&nbsp;a 247 sqm, three-bed apartment in 77 Jefferson&nbsp;recently sold for $3.95 million.

Further along the sand&nbsp;at 39-41 Jefferson Lane,&nbsp;Seven Group media heir Ryan Stokes has apartment development plans currently with council.

Dubbed Akuna, a word derives from the Aboriginal word meaning &ldquo;flowing&nbsp;water,&quot; the project will span&nbsp;nine levels and&nbsp;comprise nine three-bedroom apartments and four four-bedroom apartments.

A two-level penthouse&nbsp;at 15 Jefferson Lane sold last year for $7.5 million, which was even more than the suburb&#39;s former $6.9 million record house price sale. That now stands at $8,275,000, a sale achieved earlier this year.

Steer has a mixed bag of projects currently in the pipeline, working on a few residential developments in the southern Gold Coast, a joint venture with Churchill Group for the $50 million redevelopment of the Ashmore Seafood and Steakhouse which will become the Ashmore Markets shopping centre, and his most recent, a joint venture of a new striking hotel in Palm Beach.

New developer to take on Robina apartment development

Sydney developer Coronation Property is continuing to bulk up its residential apartment pipeline.

Following its $200 million Chatswood apartment site purchase, the developer has secured a 50,000 sqm site as part of the future stages of the Park Sydney project, currently being developed by Greenland Golden Horse.

Coronation will bring over 1,000 apartments to the sites at 56 Ashmore Street and 165-175 Mitchell Road in Erskineville, with&nbsp;a mix of build-to-rent and build-to-sell apartments, as well as 5,000 sqm of retail.

The site is one of the last and largest unencumbered freehold parcels of land in the City of Sydney, and is located just four kilometres from the Sydney CBD.

Multi-billion-dollar&nbsp;developer GURNERTM has been given the green light&nbsp;for the redevelopment for its first private residences and club concept, Club Maison.

The permit comes for the reinvigoration of a historic former bluestone church and former Sunday school hall at 145–151 High Street in Prahran 12 months after&nbsp;GURNERTM filed the plans to create 45 luxury apartments across six levels.

Also part of the plans, which was signed off by the City of Stonnington Council, is&nbsp;a 324 sqm food and beverage tenancy at ground level, and a 262 sqm rooftop bar, infinity pool and lounge with extensive views of Melbourne.

Long-time collaborators Warren and Mahoney Architects have designed the project with John Patrick Landscapes designing the lush greenery and exterior amenity.

The design is both sympathetic to the historical significance of both heritage buildings which date back to the 1870s, and representative of the new use as a high-end club-style offering designed for the discerning clientele.

GURNERTM general manager of boutique, Brooke Formosa said that to have enjoyed such a collaborative and supportive process with council underpins and reinforces their vision for this site which will reinvigorate this historic Gothic Revival building and inject new life into the site.

Koichi Takada&nbsp;is back on the Burleigh beachfront.

He&#39;s drawn up designs to the latest apartment tower to be filed with the Gold Coast City Council at 216 Esplanade, a prime spot across the road from the sand,&nbsp;and on the same strip as one of his few Gold Coast developments, SEA by prominent Burleigh Heads developer FORME.

Dubbed Palms, it will be another high-end boutique development on the beach, with just 28 half and full-floor apartments proposed across a 17-level tower.&nbsp;

The three-bed apartments, 23 of them, will start from 205 sqm&nbsp;internally, and the five four-bedroom apartments start from 411 sqm of living space across a full floor. They will have a butler&#39;s pantry in the kitchen, a second living space/rumpus room, and high-end wine storage.

The tower will be crowned with two two-level penthouses, with the 295 sqm half floor apartments on level one, with level two set to home a huge master suite, an outdoor dining terrace with built-in barbecue kitchen, a sun deck, and a private plunge pool.

The luxury Awaken apartment project in Melbourne&#39;s Brighton has shown its class as one of the best new projects in the exclusive Bayside suburb.

Developed by the Skelton and designed by Melbourne architect Travis Walton, Awaken pushes the envelope for quality and finessed detail. Built by Brompton Construction, this is the second Bayside success by this development team.

&quot;The couple initially enquired around two months ago when we had a virtual display for Awaken,&rdquo; Skelton said. He added however the clincher was when they came and inspected the apartment again, when the feature brickwork and dark electro-bronze detail were all but finished.

Both penthouses feature an exceptionally large integrated marble fireplace, as well as featured kitchen&nbsp;island benches with waterfall stone edges.

Projects by Buxton agent Heath Thompson is marketing the remaining penthouse with a $3.45 million asking price.

There are just a few other apartments remaining, one three-bedroom apartment on the ground floor with an&nbsp;expansive private courtyard garden, as well as another three-bed apartment on the first level.

Skelton said there are a number of buyers ready to come and inspect the remaining apartments now that the scaffolding has come down. Buyers will now be able to see the entire project, particularly the European-style brickwork and contrasting electro-bronze metal detailing, in all its detail.

Every buyer so far at Awaken has been an owner-occupier, a mix between empty nesters and families with grown up kids. Purchasers are still working with Skelton on final custom packages for their apartments ahead of the Spring completion and move in date.

Lewis Land has submitted plans for the second stage of their $1.5 billion Harbour Shores precinct&nbsp;in Biggera Waters on the Gold Coast.

Cottee Parker Architects, who designed stage one, have drawn up the plans for the three 12-level&nbsp;apartment buildings, which is set to bring a further 230 apartments and villas to the masterplanned precinct.

Stage two at 564 Oxley Drive forms part of the 15.7&nbsp;hectare Greenfield waterfront site, which has a 90-metre frontage to the canal.

Each of the towers will offer around the same number of apartments. Building 2A will have 73 one, two, three and four-bedroom apartments, 2B will have 87 apartments, but just two, three and four-bedders, and 2C will have 70 apartments, just two's and three's on offer there.

Residential amenity is provided across all three towers.

Lewis Land announced earlier this year their $1.5 billion plans for Harbour Shore, designed as an exclusive ‘Village of Villages’.&nbsp;

First look: Stage two plans for Biggera Waters Harbour Shore revealed

Leading diversified property development group Goldfields is continuing to invest in Australia's regional markets, securing a site in&nbsp;Grantville,&nbsp;on the east coast of Western Port, Victoria.

The $17.8 million purchase of the 13-hectare site will see around 160 lots created as part of a masterplanned residential community.

Strategically located between Phillip Island and Melbourne, and a stone’s throw from Grantville Pier, the estate will offer easy access to Western Port Bay and surrounding beaches, the Bass Highway, Phillip Island, natural bushland and nearby retail and food outlets.&nbsp;

The acquisition bolsters Goldfields’ commitment to investing in regional centres, following the developer’s recent purchase of sites in Margaret River, Western Australia, and Shepparton, Victoria.

Goldfields’ Chief Executive Officer Lachlan Thompson said the new site was reflective of the property developer’s belief in Australia’s regional housing markets.

Most known for where Chris Hemsworth lives, Byron Bay is set for a rare apartment development which will benefit the part-time investor, part-time holiday maker.

The Sydney developed Podia has launched The Barbotine, a collection of hotel-style apartments which operate in a similar vein to Airbnb, but will be managed more like a hotel when the apartment owner isn't in residence.

Podia had The Calile Hotel, Brisbane designers, Richards &amp; Spence, create the project at 116-118 Jonson Street, next to Mercato on Byron, the most used gateway into town. There will be just 41 apartments on offer across three low-rise levels, anchored by a landscaped central courtyard which will meet a mix of public retail, wellness and dining venues.

There are two, three and four-bedroom hotel-apartments, which offer an alternative to Airbnb ownership. Buyers will be able to own their own hotel residence to use as both a part-time personal Byron retreat and also use as an income stream when not using the property.

The dual key apartments allow apartments to be divided into two completely separate apartments, while also cater for larger groups.

Jeremy &amp; Jones Director Jeremy Holmes said this is apartment living delivered through the lens of a hotelier.

Designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>, <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> incorporates the Eliza Tinsley building as its foundation, housing a grand gallery and lobby space that serve as both a functional and symbolic centrepiece. The heritage façade informs the tower’s design, creating a connection between Melbourne’s past and its contemporary skyline.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Lauren Sheldon, Far East Consortium’s Director of Sales and Marketing, said.&nbsp;

Rothelowman Associate Jun Chang added, "We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."&nbsp;

Amenities spanning more than 3,000 sqm across multiple levels further reinforce this focus on resident experience. These include a pool, gym, co-working areas, and a range of hospitality-inspired spaces such as a whisky lounge, library, and private dining rooms, many drawing reference from traditional bathhouses and Melbourne’s laneway culture.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
