Louise Melbourne, the striking Samuel Property-developed, Cera Stribley-designed apartment project just off Albert Park, has hit a major milestone.

The 16-level development, which launched last year, is now 70 per cent sold, after a strong run of sales in the first half of 2023.

Blair Property Group's Darren Blair, who is exclusively marketing Louise, says the majority of apartments have been snapped up by downsizers.

"Every purchaser from level 10 and above is a downsizer," Blair says.

"They picked up all of the big apartments on the sought-after north west corner, which will offer the best views in the building."

Blair says there was a big run of sales to downsizers and owner-occupiers toward the back end of last year, and that's spilled into 2023.

"Buyers are starting to see some positives in the market in 2023", Blair notes.

"There's also a large cohort&nbsp;who are wanting to completely exit the rental market, as prices continue to trend upwards."

The diverse product mix in Louise, a mix 89 one, two and three-bedroom apartments, has seen a diverse number of buyers come through the door.

Blair has said investors are slowly starting to come out of the woodwork, primarily from overseas, as local investors wait to see the RBA's next move.

The development team, led by prominent developer Samuel Property, are also well advanced in their construction phase. They're hoping to start demolition of the block of 1950s flats on the 1224 sqm site in March, with the aim of commencing construction on Louise in May.

Well regarded builder Hamilton Marino will be in charge of construction.&nbsp;

"They're a well versed builder with a good name in the market, which will breed further confidence for buyers," Blair added.

Prices start at just over $500,000 for the one-bedroom apartments in Louise Melbourne, and $719,500 for the two-bedrooms.

Aptly named Louise, the site is&nbsp;situated on the north-west corner of Louise Street and Queens Lane, and is a nod to the surrounding art deco architecture, blending 1920's design charm with the sensibilities of modern urban living.&nbsp;&nbsp;

There's extensive resident amenity in the building. A swimming pool, which is located beneath a distinctive skylight, forms the heart of a wellness centre, which also features a steam room and a landscaped outdoor terrace that wraps around the communal areas.

Samuel Property,&nbsp;who since being founded in 2009 by its current Managing Director Illan Samuel, have predominantly concentrated on the high-end boutique owner-occupier market in some of Melbourne's most affluent suburbs.

Their last two projects have been Willow, just 14 apartments in Brighton, and most recently Edition in Toorak, on the dress circle Lansell Road, which has just three house-sized residences.

Louise Melbourne hits 70% sold

Just seven weeks after the rezoning of the Bella Vista precinct, Sydney developer Landen has filed plans to create a six-building project just off Old Windsor Road.

The project at 40 Memorial Avenue, an 18,790 sqm site Landen secured toward the back end of last year, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

The six buildings will rise between five and seven storeys, and will sit in 9560 sqm of landscaping, almost half of the size of the site.

Just over 20 per cent of the development will be one-bed apartments (50 units), a mix of smaller and larger configurations (some at 58 sqm).

Nearly 60 per cent of the apartments on offer will be two-bedders (127 units), again with a collection of larger two-bed apartments at 110 sqm.

The remanining apartments are three bedrooms (47), and will have some larger product spanning 135 sqm. There will also be a handful of two-level townhomes.

In the design statement submitted to the Hills Shire Council, architecture firm Turner said the&nbsp;architectural form seeks to acknowledge its surroundings in its design strategy.

They cited the local Bella Vista Farm, which was established in the late 1700s, as an inspiration for their design of the new project.

"The proposed design seeks to be place-specific and connected to the history of the area. We aim to reinterpret historical references in a new and contemporary manner."

It's the homestead in particular Turner reference.

"Due to its cultural significance to the nation, Turner feels it is appropriate for the proposal to pay homage to the existing landscape, use and architecture of the area by setting buildings within the landscape and taking design cues from Australian vernacular architecture as exemplified by this two-storey homestead within the Bella Vista Farm complex."

The project will be delivered in three phases; the first demolition and two new roads, and half of the buildings. The final three buildings, including a landscaped podium with a resident swimming pool connecting two buildings, will be part of phase two. Phase three will see a community area and park developed.

There will be sustainability initiatives at the project, including provisions for 100 per cent charging EV, low e-glazing, and bicycle parking.

Landen plot $107 million, 224-apartment development in Bella Vista after rezoning

The Marina Mirage, the longtime hub of popular Gold Coast beachside suburb Main Beach, is set for a $500 million redevelopment by its owner, South Australian shopping centre tycoon Con Makris.

Makris, who has owned the Marina Mirage at&nbsp;74 SeaWorld Drive, Main Beach, since 2013, has filed plans for a full redevelopment which will turn it into a world-class destination for both Australian and international tourism.

Extensive amenity is spread across a number of areas. A ground floor pool will dissect the whole development. A further three swimming pools are planned, across three different rooftops, one of which (crowning the hotel) will have a bar and a seating lounge.

Melbourne architect Elenberg Fraser has handled the design of the seven-building project, with each structure having a height limit of 15 metres, or three levels.

The architecture firm, who have designed Vitale's mixed-use project The Mondrian in Burleigh Heads, will be keeping the iconic Marina Mirage sails. They will be reintroduced as part of the development at the same height as they currently are. They've been the entry point to Main Beach since the Marina Mirage opened in 1998.

The buyer profile of the apartments and villas has also been highlighted in the documentation submitted to the Gold Coast City Council.

Makris expects the project to suit retirees, independent and affluent buyers, well established couples, and families.

They will enjoy beach leisure, fine dining, museums and galleries, and cultural exploration.

The report even goes as far as what they desire. Health and well being, quality family time, reduced maintenance, and ownership and freedom are the key desires of the future buyers.

Elenberg Fraser wanted to bring a level of coastal ecology to the project.

"However, since colonisation people have become increasingly isolated from both plants and animals in their natural habitat. Instead of vegetated landscapes teeming with life, animals and plants have been pushed out of the hard urban environment of our cities."

They say Marina Mirage will reconstruct this ecosystem.

Conditions are right for smart owner-occupiers and investors to swoop on off the plan property in Australia.

That's the view from developer Iwan Sunito, the chief executive of Crown Group and founder of the recently launched development company One Global Capital.

Sunito says underlying conditions in the Australian property market are sound, and green shoots of recovery will soon appear.

“Growing numbers of Australians are choosing to live in units or apartments, to the point that they now&nbsp;account for 47 per cent of total dwelling commencements&nbsp;in the five years to 2018, up from 42 per cent in the 10 years to 2018," Sunito says.

"People want the convenience of living close to amenities like cafes, shopping centres and transport links.

"'Empty nester downsizers’ are certainly among those seeing the practical, lifestyle benefits, helped by capital gains they have made, so apartment living is increasingly common and the preferred option."

Suntio cites the new stamp duty reforms in NSW, which means eligible first home buyers can now opt-out of paying the upfront burden of stamp duty and instead pay a smaller annual property tax.

"The State Government scheme is enabling young couples and individuals looking to spend up to $1.5 million on property for the first time to cut up to two years off the cost of saving for a deposit," Sunito notes.

There's also the case for investors coming into the off the plan market, with strong rental yields being achieved due to the demand hugely outstripping supply.

“We know that with borders reopening, demand for apartments is rebounding in the rental market which is forcing rents to increase, making returns more attractive to investors. International students, overseas and interstate workers are returning.

"For example, China announced in late January that its citizens studying with foreign universities must return to in-person classes. This alone spells the return of around 40,000 people to Australia. The Commonwealth Government’s migrant policy also aims to deliver 200,000 skilled people annually over the next five years.”

CoreLogic's December 2022 update showed Australia's three largest&nbsp; pegged Sydney's gross rental yield at 3.89 per cent, Melbourne at 4.18 per cent, and Brisbane at 5.17 per cent.

"Given the return of tertiary students, people moving interstate and forecast new arrivals, it is hard to see this upward trajectory changing over the next few years at least."

It also increased the interest rate on Exchange Settlement balances by 25&nbsp;basis points to 3.25&nbsp;per&nbsp;cent.

Global inflation remains very high. It is, however, moderating in response to lower energy prices, the resolution of supply-chain problems and the tightening of monetary policy. It will be some time, though, before inflation is back to target rates. The outlook for the global economy remains subdued, with below average growth expected this year and next.

In Australia, CPI inflation over the year to the December quarter was 7.8&nbsp;per&nbsp;cent, the highest since 1990. In underlying terms, inflation was 6.9&nbsp;per&nbsp;cent, which was higher than expected. Global factors explain much of this high inflation, but strong domestic demand is adding to the inflationary pressures in a number of areas of the economy.

Inflation is expected to decline this year due to both global factors and slower growth in domestic demand. The central forecast is for CPI inflation to decline to 4¾&nbsp;per&nbsp;cent this year and to around 3&nbsp;per&nbsp;cent by mid-2025. Medium-term inflation expectations remain well anchored, and it is important that this remains the case.

The Australian economy grew strongly over 2022. The central forecast is little changed from three months ago, with GDP growth expected to slow to around 1½&nbsp;per&nbsp;cent over 2023 and 2024. The recovery in spending on services following the lifting of COVID restrictions has largely run its course and the tighter financial conditions will constrain spending more broadly.

The labour market remains very tight. The unemployment rate has been steady at around 3½&nbsp;per&nbsp;cent over recent months, the lowest rate since 1974. Job vacancies and job ads are both at very high levels, but have declined a little recently. Many firms continue to experience difficulty hiring workers, although some report a recent easing in labour shortages. As economic growth slows, unemployment is expected to increase. The central forecast is for the unemployment rate to increase to 3¾&nbsp;per&nbsp;cent by the end of this year and 4½&nbsp;per&nbsp;cent by mid-2025.

Wages growth is continuing to pick up from the low rates of recent years and a further pick-up is expected due to the tight labour market and higher inflation. Given the importance of avoiding a prices-wages spiral, the Board will continue to pay close attention to both the evolution of labour costs and the price-setting behaviour of firms in the period ahead.

The Board recognises that monetary policy operates with a lag and that the full effect of the cumulative increase in interest rates is yet to be felt in mortgage payments. There is uncertainty around the timing and extent of the expected slowdown in household spending.

Some households have substantial savings buffers, but others are experiencing a painful squeeze on their budgets due to higher interest rates and the increase in the cost of living. Household balance sheets are also being affected by the decline in housing prices.

Another source of uncertainty is how the global economy responds to the large and rapid increase in interest rates around the world. These uncertainties mean that there are a range of potential scenarios for the Australian economy.

The Board’s priority is to return inflation to target. High inflation makes life difficult for people and damages the functioning of the economy. And if high inflation were to become entrenched in people’s expectations, it would be very costly to reduce later. The Board is seeking to return inflation to the 2–3&nbsp;per&nbsp;cent range while keeping the economy on an even keel, but the path to achieving a soft landing remains a narrow one.

The Board expects that further increases in interest rates will be needed over the months ahead to ensure that inflation returns to target and that this period of high inflation is only temporary. In assessing how much further interest rates need to increase, the Board will be paying close attention to developments in the global economy, trends in household spending and the outlook for inflation and the labour market. The Board remains resolute in its determination to return inflation to target and will do what is necessary to achieve that.

All apartments offer at least one secure car space and storage in the basement. Located on a prime corner site at the base of Kirra Hill at 30 Garrick Street, Rhythm will be framed by lush sub-tropical landscaping and offer residents a host of tailored amenities.

The rooftop will feature a pool, barbecue, and dining area. The ground level will feature a sauna, gym, outdoor shower, and meeting room, and offer the convenience of parcel lockers.

Construction begins on Rhythm, Kirra Hill apartments

It was 2007 when the last apartment development was completed on Garfield Terrace, the exclusive stretch of real estate in Surfers Paradise.

That was Jade Apartments, which still holds cache among locals. Some of those apartments, which were selling shortly before the global financial crisis, were fetching over $6 million.

Fast forward 15 years and there's over $1 billion of developments in the pipeline, the majority targeting the high-end buyer pool.

A number of the developers who are tackling the beachfront have brought their money up from Sydney.

The Sydney-based, ASX-listed ASF Group are onto their next project. Having seen success at the nearby The AU, they've recently offered a limited release of residences at Aura on the Beach at 59 Garfield Terrace, just&nbsp;26 full-floor residences and a single multi-level penthouse, one of the largest on the beachfront.

The 31-level tower offers a unique point of difference to other projects. It sits on one of the only corner blocks on the exclusive street with the beach entry just steps from AURA's front door.

ASF have also previously developed the masterplan Peninsula Collection on Hope Island, which is sold out and currently under construction.

Also offering a point of difference due to its site is AALTO, the new project from Sydney's Weiya Holdings, another who has already cut their teeth in the local market with DE-LUXE in Burleigh Heads.

AALTO, at 75-79 Garfield, sets itself apart by having 24 metres of beachfront, more than any other project currently in development. It is also located across the road from the BMD Northcliffe Surf Life Saving Club, which will protect the views down to the south.

The luxury tower has been in high demand since launching late last year, with a number of whole floor apartments snapped up.

Prices start from $2.32 million for the two-bedroom apartments, which span nearly 200 sqm of living space. There are 66 apartments in the 38-level tower, including a luxury two-level penthouse which is priced at $15.8 million.

Another Sydney developer, Iris Capital, who are prominent in both Sydney and Newcastle and are developing the&nbsp;$800 million Victoria &amp; Albert mixed-use precinct on the site of Broadbeach's famed Niecon Plaza, are awaiting to launch their beachfront project.

Next door to AALTO, the development approved 71 on Garfield will have 51 apartments across its 38 levels.

Floorplans will range from three-bedroom half floor layouts, through to four-bedroom plsu study full floor apartments with their own private plunge pool.

The tower will be crowned by an exclusive collection of dual storey five-bedroom sub penthouses and a triple storey penthouse complete with its own rooftop retreat.

The Sydney-based Sammut Group were debutants when they launched their luxury development Coast, which will be the first to be completed on the strip.

There are local development firms however who are taking on the beachfront.

KTQ Group, who are redeveloping the Kirra Beach Hotel down in Kirra Point to a contemporary mixed-use precinct, have recently secured approval for Seren at 27 Garfield Terrace.

Seren will comprise an independent luxury, 60-room hotel, with some suites offering over 100 sqm of living space.

The hotel will occupy levels three to six, then above is the hotel and the residences pool and recreation decks. Then above the level nine wellness level are the 60 residences, the smallest on offer spanning a huge 350 sqm and offering three-bedrooms and a multi-purpose room.

Frank Licastro's Frank Developments recently secured approval for MIRA, which will have just&nbsp;11 two-level apartments, which are being pitched as "vertical beach homes".

The 25-level tower will be the first of it's kind for the Gold Coast.

“A double-level floor plan is traditionally reserved for the penthouse purchaser," Licastro says.

"At MIRA, every apartment is dual-level, meaning every resident will experience the penthouse way of life – private, elevated and life enhancing."

There's a few projects lined up just off Garfield Terrace, which are pitched at a different type of buyer.

Malaysian developer MRCB's first development on the Gold Coast, 26 Vista, starts from $600,000 for a one-bedroom apartment, and up to $15 million for the penthouse.

Matt George, national sales and marketing agency Urban Activation, says the apartments have been well received since launching.

“We’ve had a great amount of traffic throughout the display since opening – a number of groups from Melbourne, Sydney and Brisbane and a lot of people who are looking for a property on the Gold Coast.”

Set to rise 51 levels home to six three-storey townhouses, 267 apartments, six sub penthouses and a full floor penthouse, 26 Vista will reside within walking distance of everything Northcliffe has to offer, from the iconic beach to acclaimed restaurants.

Level 51, which offers 360-degree views over the Gold Coast, will house a secondary residents lounge located beside the level observation deck, bordered by a lush rooftop garden.

George says the whole&nbsp;Garfield Terrace precinct has really come to life in the last two years and there are a lot of significant players circling around sites to be a part of the area’s transformation.

Brent Thompson's Siera has development approval for a high-end project just off Garfield Terrace at Enderley Avenue.

They'll be developing just 54 apartments across the 25-level BDA Architecture-designed tower at 8 Enderley Avenue, offering a maximum of three apartments per floor.

Residents will enjoy extensive amenities in the project, which is becoming a signature of Siera's Gold Coast developments with their recent Tapestry development showcasing a rooftop amenity not yet seen before on Chevron Island.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco and dining space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

$1 billion apartment development pipeline to transcend Garfield Terrace 

The Gold Coast's Palm Beach has become an increasingly more difficult proposition for developers in recent years, as the small coastal suburb receives more and more attention on a national scale and land valuations soar.

Development site amalgamation specialists GV Property Group have combined five properties in a line to put together one of the&nbsp;largest development opportunities by land size in the area. They're expecting to see a number of developers submit offers for the 19-27 Philippine Parade site, around the corner from Laguna Park and only a few rows back from the beach.

"Rarely does a parcel of land of this scale, diversity and location present itself in what is arguably one of the most desirable locations in South East Queensland," GV Property's Antonio Mercuri says.

Mercuri says it's not only an opportunity to create a mixed-use precinct that will benefit the wider community.

Of the 9,000 plus properties CoreLogic has in Palm Beach, including commercial, retail, industrial, residential and land, only around 100 have a land size of over 2,000 sqm.

Last year GV Property Group sold 1177-1181 Gold Coast Highway, a 1,649 sqm site, to Samy Saad's Dascon for around $14 million. He's <a href="/news/qld/first-look-exclusive-apartment-project-revealed-on-one-of-palm-beachs-biggest-sites">planning a 12-level building with 38 apartments</a>.

In 2021, fellow Sydney-based developer Abadeen secured 26 Mawarra Street for near $16 million. That was a 2,000 sqm site, where Abadeen are developing Villea, which will have 69 apartments.

Local project marketers Pezet Matheson were engaged to offer their expertise as to what will be the most beneficial type of development for both developer and buyer, having had success as master agents locally on Seaclusion, The Tally, and The Monroe, as well as S&amp;S Projects' Flow Residences and Esprit in nearby Rainbow Bay.

Pezet Matheson Director Todd Matheson believes the site "represents an incredible opportunity due to its central location and access to the beach, parks, and waterways of Palm Beach."

Matheson suggests the site will best yield a project with one and two-bedroom apartments on the lower levels, and larger apartments for the top floor, as well as rooftop amenity.

"We have seen a shift from larger apartments to smaller more efficient designs on the lower levels, for affordability, with larger apartment designs for the higher levels," Matheson says, also recommending the amenity to be located on the roof so&nbsp;the lower floor apartments with limited views can utilise the roof top to entertain and take advantage of wide open vistas.

Matheson also suggested an&nbsp;addition of a home office design could be a unique and well received layout from the market.

He expects a sales rate of between $9,500 to $11,000 per sqm in the current market, dependent on the final breakdown and finishes of the application.

Developers to swoop on one of Palm Beach's largest sites

The two-level penthouse crowning developer Weiya Holdings' beachfront Northcliffe, Surfers Paradise tower AALTO, is set to be one of the most impressive penthouses on the sought-after Garfield Terrace when completed in 2025.

Priced at $15.8 million, the penthouse, sprawled across levels 35 and 36 of the Conrad Gargett-designed tower, will offer a massive 848 sqm, a price per sqm of under $19,000.

Weiya Holdings Sales and Marketing Director Patrick Pancur says the penthouse will have a number of elements which are unrepeatable on the beach.

"While there's a lot of competition on Garfield Terrace for high-end beachfront stock, AALTO sets itself apart by having one of the best sites on the strip," Pancur says.

"AALTO has 24 metres of beachfront, which the penthouse takes full advantage of with double-storey walls of glass.

Inside the $15.8 million luxury penthouse crowning AALTO, Surfers Paradise beachfront apartment development

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
