It spans a massive 650 sqm of internal floor space,&nbsp;as well&nbsp;as featuring seven balconies to take in the sweeping 360 degree views.&nbsp;

The floorplan incorporates four bedrooms, three in the guest wing and one master suite set privately on the other side of the apartment. The master will have its own sauna, spa, sitting room, and balcony. The bedrooms in the guest wing, each with their own ensuites and walk-in wardrobes, have a shared rumpus room. They sit the other side of a home gym and treatment room.

The primary living space, which is separated from the kitchen and dining area with a&nbsp;central fireplace,&nbsp;is located on the south-east corner of the penthouse, so it takes in views of both Roma St Parklands and the Brisbane River, as well as the city skyline.

The kitchen, with two butler's pantries and full width island bench, has its own balcony. The largest balcony is off the living area, and that's equipped with a full outdoor barbecue and alfresco dining space.

Completing the penthouse, between the living area and the master suite, is a room pitched as a bar with a wine cellar, complete with, you guessed it, another balcony.

Through the foyer and past the private lift entry is a library space, and a home office.

The unique prospect Sekisui is offering is that any room can be anything.

Colette Chester, Chief Sales Officer for West Village, says the penthouse is a proposition rarely ever seen in the Brisbane apartment market.

There's plenty of confidence in The Allere Collection, with construction powering ahead and over 75 per cent of residences now sold.

One of the five-bedroom penthouses made headlines earlier this year when it sold for $7,016,000, a record for West End.

Since kicking off the development of West Village seven years ago, on the site of the landmark Peter's Ice Cream factory, the $1.2 billion village has&nbsp;won more than 50 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Last October, Sekisui House Australia submitted plans for the eighth and final residential offering in West Village.&nbsp;Dubbed Callista on Park, the residences will have just 74 apartments, with the majority being three and four-bedroom configurations, with a small handful of spectacular penthouses.

Sekisui to offer ultimate tailored, Rothelowman-designed penthouse in West Village

The Melbourne unit market looks like it's following the upward swing in capital city property prices across the country.

The unit market, which incorporates apartments and townhouses, contracted -0.2 per cent over February, but that followed steep -1.1 per cent declines in January and -0.8 per cent in December.

Melbourne's unit market is now -2 per cent down so far in 2023, and 5.7 per cent over the last 12 months, the third worst performing capital city unit market behind Hobart (-10.1 per cent) and Sydney (-10 per cent).

The unit market in the Victorian capital has considerably outperformed the housing market over the last year. That's down -11.2 per cent, nearly double the unit market, after further -0.5 per cent declines over February.

Projects by Buxton Director Heath Thompson says the February rate increase has resulted in poor market sentiment from buyers, as well as decreased volume of enquiry.

"What was even more impactful was the commentary from the RBA around the rate announcement, suggesting multiple interest rates are likely to follow in the coming months," Thompson says.

There are some factors however which are pointing to a positive outlook, Thompson suggests.

"The market fundamentals have some blue sky on the supply and demand equation.

"Rents are increasing at speeds not seen in recent memory and new dwelling approvals are the lowest since 2012. New construction starts are showing even less supply is coming to the market.

"On the demand side, we see buyers with very little choice for established or new property, increasing immigration and significant lack of rental property to service growing demand."

According to data from Charter Keck Cramer,&nbsp;there were a total of 5,100 apartments launched to the market in 2022, the lowest number of launches recorded over the past decade and was almost -80 per cent lower than the peak levels during 2014 and 2015.

"In “normal markets” these conditions would see price rises which is what I’m expecting in the next 12-18 months, allowing more projects to absorb constructions costs and we will likely see a rapid rise in new development approvals and construction starts."

Thompson believes the bottom of the market can't be far off.

"The question we often get asked is “when is the market going to bottom out?” I don’t know the answer to that however, it can’t be far off and I do know that new projects will have to rise in value to become feasible.

"Rises in value are inevitable, its just a matter of when."

The median unit value in Melbourne is now $585,000, down from $626,000 this time last year.

CoreLogic's national index declined -0.14 per cent over February 2023, the smallest monthly fall since May 2022 (-0.13 per cent), when rate hikes commenced.&nbsp;

CoreLogic’s research director, Tim Lawless, said the stabilisation in housing values over the month coincides with consistently low advertised supply levels and a rise in auction clearance rates.

“The past four weeks have seen the flow of new capital city listings tracking -17.0% lower than a year ago and -11.9% below the previous five-year average,” Lawless said.

“This trend towards a below average flow of new listings has been evident since September last year, coinciding with a loss of momentum in the rate of value decline.”

“The past four weeks have seen the flow of new capital city listings tracking -17 per cent lower than a year ago and -11.9 per cent below the previous five-year average,” Lawless added.

“This trend towards a below average flow of new listings has been evident since September last year, coinciding with a loss of momentum in the rate of value decline.”

Lawless however suggested the recent stronger results don't necessarily indicate the market has bottomed.

“Considering the RBA’s move to a more hawkish stance at the February board meeting, along with an expectation for a weaker economic&nbsp; performance and a loosening in labour markets, there is a good chance this reprieve in the housing downturn could be short-lived,” Lawless said.

“We also have the fixed-rate cliff ahead of us; arguably the full impact of the aggressive rate hiking cycle is yet to play out.”

The redevelopment of the Sydney CBD landmark City Tattersall Club has taken a step closer, with Richard Crookes Constructions appointed to handle the build.

Joint venture partners, Singapore-listed First Sponsor and the Melbourne-based ICD Property, secured development approval for the project at 194-204 Pitt Street in November 2021, which will involve the majority of the building making way for a new 50-level tower with 241 apartments and high-end hotel with around 110 rooms.

The heritage ground floor area will remain, but will undergo major upgrades.

Builder appointed for $400 million City Tattersall Club redevelopment, Sydney House

Luxury developer Tim Gurner and his wife Aimee have listed their luxury two-level apartment at GURNER's&nbsp;Saint Moritz project in St Kilda.

The two-level, 500 sqm apartment has four bedrooms, five bathrooms, a six-car garage, and is one of just 20 apartments in St Moritz that features floor-to-ceiling water views and private lift access.

The Gurner's retained the apartment when the project, designed by Fender Katsalidis, Koichi Takada, and interior designer David Hicks, was first launched.

Tim Gurner lists private Saint Mortiz apartment for $15 million

Prominent Sydney and Melbourne proprety developer Landream are well and truly ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay.

They're pushing on with their $330 million Wattle Street project, across the road from Wentworth Park and a stone's throw away from the popular Fish Markets, which following the redevelopment which will create a major food and dining precinct for the area.

Landream secured the 12,381 sqm site at 14-26 Wattle Street in 2021 from the Sydney City Council, pending approval of a Stage 1 Concept DA, which was approved in May 2021.

The Sydney City Council acquired the site in 1906 as a road works depot. Facilities to support the depot were constructed on site between 1912- 1921. They're the only buildings that stand on the large site which straddles Wattle, Fig and Jones Streets.&nbsp;The site was previously used as a sandstone quarry, formally known as Hell Hole Quarry.

Prior to the submission of the recent development application, the Sydney-based architecture&nbsp;firm BVN won the project's&nbsp;Architectural Design Competition, beating design submissions from&nbsp;likes of&nbsp;Carter Williamson, Tzannes, SJB and Bates Smart in the Architectural Design Competition.

The jury said BVN's scheme was "considered, engaging, pragmatic and rooted in concept, materiality, and place making."

"The design is underpinned by the current and future site context and character, seeking to contribute to and unlock the natural advantages of the environment and the approved concept scheme," the jury continued.

"The jury appreciated the design development of the approved concept scheme, benefiting the public realm and enhancing the residential amenity. The modified massing allows the development to be read as a ‘family of buildings’, rather than as a single complex.

"Each building is unique in design approach and they work together to establish a cohesive and comfortable environment within the site."

The jury also noted the clever design of the ‘Garaban’, the central residential building, one of five buildings proposed, which will deliver high amenity residential living.

"It is appreciated that this structure presents 100 per cent north facing apartments and 100 per cent cross ventilated apartments to deliver positive sustainability goals."

Four of the five buildings will home 237 apartments. There will be 50 one-bed units (21 per cent), 101 two-beds (42 per cent), and 82 three-bedroom apartments (35 per cent), as well as a handful of studios and large four-bed apartments.

The fifth building will solely home commercial and office space, while one of the residential buildings will also feature a recreation centre with two multi-purpose indoor courts, and a childcare centre.

BVN's Design Statement, part of the extensive submission to the City of Sydney Council, said&nbsp;14-26 Wattle Street is located in the Innovation Corridor of the Sydney Harbour CBD, a unique precinct in the city that is undergoing rapid transformation.

"Previously an underutilised area of the city, it is developing into a prime mixed-use precinct to help strengthen the Harbour.

"Capitalising on its easy access to Pyrmont, Blackwattle Bay, the Fishmarket, Darling Harbour and the central CBD Precinct, it is set to become a sought-after destination with a strong focus in connecting Pyrmont to the Sydney CBD.&nbsp;The work/live industrial history of Pyrmont and Ultimo is still evident in the urban fabric."

The report, signed off by BVN Principal Phillip Rossington, noted a number of sustainability initiatives in the project.

There will be rainwater storage, landscaping on the open rooftop with climate and location suitable plant selection, natural light and ventilation to the majority of apartments, as well as efficient services throughout the building like extensive bicycle parking, energy efficient light, and composting facilities.&nbsp;

BVN said the key to the proposed development was understanding the extremely different contexts on the three addresses (Jones, Fig and Wattle), and providing appropriate responses to each.

"This approach allows the development to be read as a family of buildings rather than one large complex," BVN said.

"The Jones building is set back and articulated to complement the existing Jones Street Terraces. The Wattle Street aesthetic draws on neighbouring buildings’ arches and strong lines. The Courtyard building is a smaller more boutique building with a focus on it’s true north facing aspect and enhanced sustainability features, and the Fig Street commercial building reflects the rhythm of the Winchcombe Carson building."

The Winchcombe Carson building, bordering the site on Fig and Wattle Street, is a landmark building and former woolstore, which opened in 1894.

After annualised -10 per cent declines, it seems the Sydney unit market has possibly bottomed out.

Property data firm CoreLogic found that, despite two consecutive monthly declines of over one per cent, the Sydney unit market posted surprising gains over February.

Corelogic's Home Value Index showed the unit market in the harbour capital grew 0.3 per cent growth, the first gains since February 2022.

Over the last 12 months Sydney's median apartment value has dropped from $831,000 to $769,00.

CoreLogic's national index declined -0.14 per cent over February, the smallest monthly fall since May 2022 (-0.13 per cent), when rate hikes commenced.&nbsp;

CoreLogic’s research director, Tim Lawless, said the stabilisation in housing values over the month coincides with consistently low advertised supply levels and a rise in auction clearance rates.

“The past four weeks have seen the flow of new capital city listings tracking -17 per cent lower than a year ago and -11.9 per cent below the previous five-year average,” Lawless said.

“This trend towards a below average flow of new listings has been evident since September last year, coinciding with a loss of momentum in the rate of value decline.”

Lawless however suggested the recent stronger results don't necessarily indicate the market has bottomed.

“Considering the RBA’s move to a more hawkish stance at the February board meeting, along with an expectation for a weaker economic&nbsp; performance and a loosening in labour markets, there is a good chance this reprieve in the housing downturn could be short-lived,” Lawless said.

“We also have the fixed-rate cliff ahead of us; arguably the full impact of the aggressive rate hiking cycle is yet to play out.”

Mark Bernberg, Managing Director of Ray White Projects Western Sydney, says he believes a new reality is dawning.

"I think buyers are well, well versed that 0.1 per cent were emergency interest rates, based on a once in a lifetime pandemic," Bernberg says.

"It's still well below the long term average, and having an interest rate with a three, or potential four, in front of it, is a new reality, and one that people are adjusting to.

"Humans are resilient, and human resilience is creating a new reality. Now they've got over the shock of rate rises, and now there's less of a fear of how far they can go, their expectation has been realigned, and now they're just trying to find value within their new borrowing power."

Property advisory firm Charter Keck Cramer's recently released H2 2022 report noted that, for a second year in a row, Sydney has built fewer apartments than Melbourne, which Bernberg believes will create an apartment boom.

"Simply put, demand is still massively outstripping supply, even in a correcting market, and clearly it will continue to do so as building approvals decline and apartment completion forecasts don't stack up to the surge in population we are set to experience," Bernberg added.

Charter Keck Cramer's report says there continues to be a growing mismatch between several supply and demand side metrics which is leading to a substantial shortage of supply of apartments in Sydney over the next few years.

"The NSW Department of Planning &amp; Environment significantly reduced population projections in 2022 anticipating average growth of 60,000 persons per annum, down from circa 92,500 persons per annum pre-COVID in 2019.

"Based on the reduced population projections, implied dwelling demand will average circa 28,500 dwellings per annum of which apartments will need to (and have historically) comprised the majority of new dwelling supply.

"With only 17,000 forecast apartment completions in 2023, 11,400 completions in 2024 and 2,800 completions in 2025, the imbalance between demand and supply continues to grow."

Brisbane unit values continued to show signs of improvement over February, as overall market sentiment across the country saw dwelling value declines flatten.

CoreLogic's March Home Value Index showed that, for the first time since August, units values in Brisbane didn't decline. They didn't rise either, with CoreLogic suggesting they stayed flat over February.

The previous monthly performance of the Brisbane unit market (which incorporates both apartments and townhouses) suggests values will start rising across March.

Over December, unit values contracted -0.4 per cent, then an improved -0.2 per cent decline across January. February's flatline has forecasters expecting modest growth next month.

August 2022 was the last time unit values in Brisbane rose, by 0.7 per cent, which took the unit median to $504,520.

Since then there have been modest declines, not as severe as other property market segments or locations.

The median value has now slipped to $490,000. Over the last 12 months, unit values are still 3.5 per cent higher than they were in March 2022.

The Brisbane unit market is performing much stronger than the housing market, which is now -8.6 per cent lower than it was this time last year. Values contracting a further -0.4 per cent over February, to a median of $767,000.

Melbourne’s new golden residential tower, UNO Melbourne, has reached its 65th and final level.

Standing 210 meters tall at 119 A'Beckett Street, between Flagstaff Gardens and Carlton Gardens, UNO Melbourne is being developed by SP Setia, who had renowned architect Elenberg Fraser design the project. The most striking feature is the floor-to-ceiling shimmering golden glass facade.

SP Setia top out UNO Melbourne apartment tower

The Melbourne-based developer Golden Age Group knew when they were putting together the plans for Sky Garden, the apartment project above the rejuvenated The Glen Shopping Centre, they were creating something that would appeal to a wider range of buyers

Recently speaking to Urban, Zhao says, while the three-tower Sky Garden was an ambitious project, there was clearly a need for quality high density living in the area.

It was only the third high-rise development approved by the Monash City Council in the last 15 years. The other two developments were primarily made up of investor stock, with little amenity.

"We saw a perfect fit between what Golden Age wanted to achieve and the suburb of Glen Waverley," Golden Age's Chief Marketing Officer Dandan Zhao says.

"The vision of Monash Council is very considerate in regards to community needs and what's good for the community. It shows the level of research and care we put into our development proposal that it was greenlit."

"People's desires have changed, and they want to be near amenities and infrastructure, and Glen Waverley is very rich in resource," Zhao says.

Once you go central to a suburb and become closer and closer to infrastructure, you sort of have to go vertical, not hortizontal.

"The $500 million redevelopment of The Glen, turning it into a world-class shopping centre, as well as extensive connectivity including the railway, poublic road, and new urban loop, makes Glen Waverley a very attractive proposition for both owner-occupiers and investors."

There's also a major draw for families, Zhao says. They've been keen on securing some of the larger apartments in Sky Garden due to the abundance of education institutions, some 24 of them, from daycare and kindergarten through to the Monash University, one of Australia's leading universities.&nbsp;

Zhao says Golden Age like to look at suburbs and find ways they can improve them.

"What we do well is looking at a suburb and saying to ourselves 'how can we better shape this community?'"

That ethos saw Golden Age stay in Glen Waverley, having gathered insights during the sales process at Sky Garden.

"While we have had a number of families and downsizers buy the larger apartments in Sky Garden, an apartment doesn’t suit everyone’s needs or preferences," Zhao says.

Starting to see a pattern emerge among a large cohort of enquiry, Golden Age went to the drawing board.

"Following a number of conversations, we decided there was a gap in the market for an architecturally-designed and high-end townhouse product in Glen Waverley, based on buyer feedback at Sky Garden and researching the local market. We were being asked if we had a townhouse product that carried the same design philosophy and quality of what Sky Garden offers."

Zhao says it was a case of 'when not if' Golden Age had a townhouse project ready in the area. Then, about four kilometres south of The Glen down Springvale Road, they picked up a 1.65 hectare site that lent itself perfectly to a collection of 77 townhouses.

Even before launching Floret, Golden Age had a large database of buyers wanting a townhouse in the area.

"We wanted to bring luxury apartment living into a townhouse development," Zhao says.

"The location is perfect for families, across the road from a kindergarten and Brendan Park Shopping Centre, while also having convenient access to the Monash Freeway.

So far Floret has been targeted by families, of all ages, some who are seeking multi-generational living, which apartments don't offer.

Golden Age again tasked Rothelowman with the designs.

"There's no other townhouse product designed by an architecture firm held in as high regard as Rothelowman in Glen Waverley," Zhao adds.

"There's so little townhouse stock in Glen Waverley. Traditionally there are maybe two or three townhouses, which present more like a duplex or triplex, rather than a true, architect-designed townhouse in a community rich in greenery."

Floret is over 25 per cent sold, thanks to a robust pipeline of interested buyers.&nbsp;

Golden Age is planning a 1,000 sqm central park, with amenity for families and kids, as well as a tree-lined central boulevard.

Later in the year, Golden Age is heading to the affluent suburb of Brighton, where they believe they've identified another gap in one of Melbourne's more bluechip postcodes.

"Brighton has never seen a townhouse and house development at this scale," Zhao says.

"There's little product between apartments and huge, multimillion dollar houses in Brighton. We're aiming to plug that gap.

"Brighton is such a premium suburb, people are wanting to get in, but either the product isn't right, or they are out-priced.

Zhao says they will also likely see local downsizers show interest.

"Most houses in Brighton are so big, and some don't want to downsize from a six or seven-bedroom house on 900 sqm to a two-bedroom apartment.

"We'll again be creating a community with beautiful amenity, in the most price pointed project Brighton has seen."

Golden Age secured the massive 3.3 hectare site mid-last year, buying the the junior school of Xavier College for $100 million.

The junior school, Kosta Hall, on South Road, currently homes school buildings, sports fields, and the historic 1867 Maritima mansion.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Otello launches wellness-focused Flowe Bowden with Adelaide-first mass timber apartment design

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
