After securing a prime site in Palm Beach earlier this year, experienced developer Samy Saad has lodged plans for the Gold Coast Highway site.

His building development company, Daascon, will be building a 12-level apartment building on the huge 1,649 sqm site at 1177 Gold Coast Highway, one of the largest sites ever amalgamated and sold in Palm Beach through GV Property Group.

BDA Architecture have designed the visually striking development just off Jefferson Lane, which was thoughtfully put together so each of the 38 apartments get ocean views.

They noted in their design statement that the&nbsp;layered and curved façade responds to the surrounding local context.

"The architecture of the proposal is tailored to the coastal, sub-tropical location of Palm Beach," the architecture firm stated.

Saad is intending on retaining a foothold in the project for his family and friends, with a limited amount of apartments being first offered to Palm Beach locals. He favoured Palm Beach over the other local suburbs due to the breathtaking beach and water, sheltered by Currumbin and Burleigh headlands on each side.

"We expect to see downsizers,&nbsp;owner occupiers, retirees, locals, or people looking settle or have a holiday house on the best beach on the Gold Coast whilst being only 10 minutes to the airport," Saad said.

The whole of the ground floor will be dedicated to amenity. It will feature a pool,&nbsp;pool terrace with barbecue, and a gym. In a nod to locals and what Palmy is all about, there will be a dedicated area with outdoor showers designed for surfers and swimmers.

"There's a double height entry void with double lifts, something not commonly seen on projects in the area," Saad added.

There will be just four apartments per floor, a mix of two and three-bedders, until level eight when it becomes half-floor, four-bedroom apartments offering over 250 sqm of living space.

There are two penthouse sized apartments on levels 11 and 12, each spanning a whole floor with 440 sqm penthouse crowns the building, complete with four bedrooms, two living spaces, a multi-purpose room, a kitchen with butler's pantry, and a further 130 sqm of balcony.&nbsp;

It will be the most sought-after tower on Chevron Island for years to come.

The under construction Chevron One, the only high-rise tower on the exclusive island currently under construction by Melbourne developer Bensons, will offer its future residents exclusive benefits to Chevron Island's Home of The Arts (HOTA), the striking gallery space which put Chevron Island on the map when it was completed in early 2021.

There's been a number of drivers which has lured buyers from across the country, one being the striking design by Marchese Partners. One of the primary objectives was to maximise the rare views that the skyscraper can offer compared to any other building on Chevron Island.

Each apartment features floor to ceiling windows to take advantage of the views which cover the Nerang River and surrounding islands below, the Surfers Paradise skyline, and the Gold Coast hinterland.&nbsp;The east facing tower and its location on Stanhill Drive means views can't be built out, even from the lower levels.

Design-led developer and builder Lowe Living has announced a unique partnership with Australian personality, TV presenter and brand ambassador, Bec Judd, to collaborate on the design of two of the developer’s upcoming Bayside projects.

Judd has been appointed to collaborate on the design of both the final release of Lowe's Sera project in Brighton, launching to the market later this year with residents ready to move in mid-2023, and another project in Ocean Street, Hampton, that will launch in early 2023.

Gold Coast developer Rayjon has submitted plans for its next local project.

They'll be developing across the road from their successful Vantage Burleigh project, lodging plans for Treetops North Precinct, north of the popular Treetops Shopping Centre at 9 Classic Way.

Rayjon, led by managing director John Hembrow, are proposing a 20-level tower with 123 two and three-bedroom apartments. It will rise from a huge 3110 sqm block, which could be made even bigger with a future purchase of an adjoining 1,063 sqm site.&nbsp;

There will be between seven and eight apartments per floor, a mix of 88 two-bed apartments and 35 three-beders.

Brisbane-based Ellivo Architects drew up the plans for the tower with a two level podium which will feature a gym, day spa, sauna, plunge pool, and a residential lounge.

Ellivo note in the planning submission that&nbsp;the podium mass is broken up horizontally to give a human scale to the ground level.

"A feature horizontal planter/wall element is added to level two with additional feature planters on level three and four to draw people into the entry porte-cochere," Ellivo stated.

"Lush landscaping is mounded up from the footpath on level one to downplay the scale further.

"Simple, tried-and-tested materials are used - rendered concrete, coloured concrete and horizontal aluminium screening [has been used]"

They suggest the feature rendered and precast concrete walls give the tower a clean verticality.

"Balcony edges are expressed in some cases and hidden behind the glass balustrading in others."

Zone suggested in their planning report that the&nbsp;development is considered appropriate for the context of the site and as envisaged by the Urbia Preliminary Approval.

"The proposal provides a high quality and functional design that will complement the emerging development patterns of the surrounding neighbourhood," the report read.

"Further, the development has been designed with regard to maintaining the residential amenity currently enjoyed by nearby residents whilst delivering increased residential density in a highly accessible, well serviced and desirable locality."

Multi-billion-dollar developer GURNERTM has solidified its Queensland presence with a high-profile local senior team and a new office location, building on the developer’s Melbourne Head office and recently announced Sydney expansion.

Gurner to open QLD office to service over $2 billion local pipeline

The collapsed apartment developer Caydon Property has filed plans for a massive 36-level tower in Harris Park, bordering Parramatta, just days after listing the prime development site for sale.

The 1,818 sqm site at 114-118 Harris Street is just 850m from Parramatta Train station, 750m from the Parramatta Ferry and 240m from the new Parramatta Light Rail stop.

The documents submitted to the Parramatta City Council are dated across May and June, a month before it was announced the Melbourne-based developer collapsed.&nbsp;

MHNDU, led by Brian Meyerson, won the Parramatta City Council’s Architectural Design Excellence Competition for the project, dubbed Clay Cliff Point due to its&nbsp;location adjacent to Clay Cliff Creek, an important water way for the Burramattagal people of Parramatta.

There are 203 apartments planned, a mix of 38 one-beds, 142 two-bedders, and 23 three-bed apartments. There's also a marked effort for public artworks to engage the wider community.

"The heritage of Parramatta is perhaps amongst the richest in the State, but struggles with the primacy of change and that change sometimes overwhelms the scale and nature of the 18th, 19th &amp; 20th century heritage and its fabric," Cracknell &amp; Lonergan Architects noted in the documents submitted.

"The three proposed visual artists, Brendan Van Hek, Justene Williams and Gemma Smith are all contemporary Sydney based artists with nationally recognised public artworks/ installations. Through a public art proposal these stories can be retold in a contemporary and didactic manner to inspire and educate occupants of, and visitors to the building."

The plans include a large ground floor retail space and four commercial spaces on level one, which will within a red brick podium.&nbsp;The communal facilities will be located on level four, with a pool, gym, sauna, steam room and function room proposed.

Sekisui House Australia has saved the best until last at West Village, their West End redevelopment of the Peter's Ice Cream Factory site.

They've lodged plans for the final tower in the incredibly successful nine-tower project, which they started redeveloping back in 2016. Since then West Village has won more than 40 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Dubbed Callista on Park due to its premier location fronting Mollison Park, the most sculptural and refined offering in the village with north east aspect views, the new building is aiming to capture a different cohort of buyers compared to the more diverse towers that have come before it. The Callista on&nbsp;Park is boutique in nature and will feature just&nbsp;74 apartments,&nbsp;all&nbsp;three and four-bedroom configurations. There will be 34 three-bedroom apartments, each with a multi-purpose room, and 35 four-bedroom units. There will be a single two-bedroom apartment.

An extensive heritage impact statement was prepared for the building given its proximity to the heritage-listed Peters Ice Cream Factory, which sits next door.

But the designs by FJMT studio&nbsp;responds sensitively to the 1928-built factory, which acts as the focal point of the whole development. That now homes a farmers market, and sits opposite a lawn which hosts&nbsp;the annual Brisbane Ice Cream Festival, pizza and pinot evenings, gardening workshops and fashion events.

"The new podium facade adjacent to the Factory respects the built form, reflecting its human scale and overall proportions," FJMT studio&nbsp;noted in their architectural&nbsp;design submitted as part of the application.

"The materiality of the facade is a response to the natural stone in its immediate landscape context with a warm and earthy palette."

The new building is divided into two distinctly expressed volumes, with a green seam weaving through the facade. With the most impressive views and location in West End, Callista on Park will celebrate its garden character wrapping Mollison park up its façade plateauing on a true sky garden designed by RPS.&nbsp;

"As an extension of the glazed facade, the roof is expressed as a ‘lantern,’ anchoring itself as a beacon down Melbourne St where the open air conservatory sits as a celebration of Brisbane’s subtropical climate," FJMT note.

The roof terrace is a series of generous lush gardens with intimate break out spaces, an infinity pool edge a wellness area and dining areas with stunning views are nestled into the landscape. The open air conservatory with a rich planting palette crowns the top of an unified architectural form.

"A layered and dialectic approach of two contrasting materials is employed with the use of new and light materials for the northern volume and a warmer palette as a sympathetic response to the heritage building and the contemporary Queenslander vernacular for the southern volume,"&nbsp;FJMT&nbsp;state.&nbsp;

“The largely glazed northern volume provides a long perimeter of glazed facade to the most desirable orientation.&nbsp;The taller of the two volumes is characterised by a unified and continuous louvres on the outside, shading the north facing balcony gardens and living spaces.”

Fabcot, the development arm of supermarket giant Woolworths, has gone back to the drawing board to increase the size of their Kangaroo Point, Brisbane, mixed-use development.

They've had local architecture firm Cottee Parker Architects add a further seven levels to the previous development approval, taking the total levels now to 17. That will see the apartment numbers increase from 62 to 130.

The project, slated for 25 Ferry Street which will also front&nbsp;Deakin and Prospect Street's, will have a mix of just seven one-bed apartments, 75 two-bedders, 44 three-bed units and four four-bed apartments.

Town planner Urbis noted the change application was through further design planning, and the acquisition of another lot to make a 3,197 sqm site.

"The site is in a well-positioned location that boasts strong connections to the river, CBD, Howard Smith Wharves dining precinct, the Story Bridge and a variety of walking and cycling paths," Urbis noted in their submission to the Brisbane City Council.

Approval for the former 10-level, 62-apartment project had been granted in December 2021.

The Kangaroo Point project is yet another application submitted by Fabcot so far in a busy 2022. In May they submitted plans in Sydney to&nbsp;reinvigorate an existing retail space in Neutral Bay Village, activating a pedestrian laneway and plaza and building 91 apartments above a Woolworths. The proposal also includes extensive office space.

It was revealed late last year that Woolworths were venturing into the residential development space, with the first announcement a $200 million mixed-use building in Sydney's Waterloo.

The project, to be known as Bourke &amp; Young at 923-935 Bourke Street, is being drawn up by&nbsp;Sydney architects Bates Smart. It is expected to have some apartments dedicated to affordable housing for key workers.

Fabcot plans similar residential and retail projects in Elsternwick and Glen Iris in Melbourne and at Scarborough in Perth.

The RBA has hiked rates for the sixth month in a row, with the Tuesday meeting seeing rates rise by 0.25 per cent.

Three of the big four banks expected a half a percentage point rise, with just Commonwealth Bank predicting the 25 basis point rise.

The official cash rate is now at 2.6 per cent.

The RBA noted in their statement that, as is the case in most countries, inflation in Australia is too high.

"Global factors explain much of this high inflation, but strong domestic demand relative to the ability of the economy to meet that demand is also playing a role," RBA Governor Philip Lowe noted in the announcement.

The RBA predicted a further increase in inflation over the months ahead, before it then declines back toward the two to three per cent range.

"The expected moderation in inflation next year reflects the ongoing resolution of global supply-side problems, recent declines in some commodity prices and the impact of rising interest rates.

"Medium-term inflation expectations remain well anchored, and it is important that this remains the case. The Bank’s central forecast is for CPI inflation to be around 7¾ per cent over 2022, a little above 4 per cent over 2023 and around 3 per cent over 2024."

As for mortgages, Lowe noted that higher inflation and higher interest rates are putting pressure on household budgets, with the full effects of higher interest rates yet to be felt in mortgage payments.

"Consumer confidence has also fallen and housing prices are declining after the earlier large increases.," Lowe suggested.

"Working in the other direction, people are finding jobs, gaining more hours of work and receiving higher wages. Many households have also built up large financial buffers and the saving rate still remains higher than it was before the pandemic."

Graham Cooke, head of consumer research at Finder, said Aussies with a $500,000 mortgage will be paying almost $9,000 more a year in interest compared to just six months ago.

“Australians with a $500,000 mortgage will be forking out $735 more per month compared to what they were paying in April.&nbsp; 
 
“That’s a whopping amount of extra money to pay every month – especially when everyday items like groceries and petrol are skyrocketing in price."

The RBA noted in their statement that, as is the case in most countries, inflation in Australia is too high.



RBA hike interest rates by 0.25 per cent, points to high inflation

Chevron One, the sky-high tower currently being developed by Bensons Property Group on Chevron Island, has secured the highest price per sqm for an apartment on the Gold Coast.

The four-bedroom apartment, part of the Daylight Sky Homes collection, sold for $9 million to a well-known Sydney family, who intend to make the luxury apartment a local base for their vacations and school holidays. The family also acquired a three-bedroom apartment for family members.

The $9 million sale of apartment 3802 transacted at $25,000 per sqm, topping the previous record of $24,725 per sqm. The four-bedroom apartment spans over 364 sqm.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.
