Spinal Life Australia is jumping on the apartment development boom in Woolloongabba ahead of the 2023 Summer Olympics.

They're seeking to turn the prime 3,297 sqm site at 109 Logan Road, which is currently home to the Spinal Life Healthy Living Centre, into a 20-level tower with 203 apartments.

The building, designed by BSPN Architecture, will be dominated by two-bedroom apartments (108). There will be just 23 one-bedroom apartments, 71 three-bedroom apartments, and a single four-bedroom apartment on level 20.

The rooftop will feature a recessed wet edge pool, outdoor kitchen, and sunken lounge.

There will also be a number of retail tenancies on the Logan Road frontage.

"The prominent location of the site, situated within 600m walking distance to Cross River Rail, provides a great opportunity to progress the key gateway to the Brisbane Olympic Precinct in Woolloongabba whilst supporting the Logan Road Dining Precinct," Place Design Group noted in their Town Planning Report.

BSPN said in their Urban Content Report that the&nbsp;wider urban context of Woolloongabba presents three contrasting residential building typologies that have a greater contextual influence on the project site.

"These typologies include multi-storey residential developments at 10-15 and 20 storey applications as well as the traditional low density residential housing setting.

"As a reflection of these contrasting typologies and their individual strengths and characteristics, the building response aims to embody and reflect these key characteristics through the exploration of the concept of Congruent Conjunction.

"The design concept of Congruent Conjunction represents the meeting and cross over of these individual elements that intertwine to create a shelter that contributes to developing and strengthening the wider context of South Brisbane.

"Through the use of the concept of Congruent Conjunction, the design response aims to incorporate the key elements of each typology in way that in sympathetic to the urban context."

BSPN said there was an opportunity to embrace, and further enhance, contemporary connection to yards.

"These typologies have traditional connections to green spaces as front and back yards, where its differences mainly lie within its delineation of public accessibility. This is such where front yards are shared with/contributed to the public and the back yard is privately accessible by the dwellers."

The contemporary front yard typology will comprise front yard spaces that are semi-public,&nbsp;contributing to a greener public streetscape, as well as providing spaces and opportunities for community engagement, while the contemporary back yards will be spaces are semi-private backyard spaces focused on the residents. These include the back yard lawn, work from home rooms, the barbecue pavilion, playspace, and wellness lawn.

Woolloongabba apartment development plans filed for 2032 Summer Olympics gateway site

The rejuvenation of Byron Bay's main thoroughfare, Jonson Street, is set to continue.

New plans have been lodged by local developer Jason Dunn, whose JD Property Group is proposing a mixed-use development at <a href="/new-apartments/secret-garden-119-123-jonson-street-byron-bay">119-123 Jonson Street</a>. Earlier this month JD Property Group won two major awards at the 2023 NSW Urban Development Institute of Australia (UDIA) Awards for their mixed-use project Jonson Lane, down the road from the new proposal.

The latest project will be just 22&nbsp;apartments above an activated ground plane.

The 2,727 sqm site, 750 metres from Main Beach and on the corner of Jonson and Kingsley Street, will home six retail spaces and a food and beverage tenancy, set around a central courtyard.

There will be 85 parking spaces created, 44 retail and 41 residential, across the two basement levels.

The two levels above the 1,073 sqm of retail will comprise 22 two, three and four-bedroom apartments. The nine apartments on the top level have their own private rooftop terraces. They share the roof with a communal pool for all of the residents.

Architecture firm BayleyWard refined their designs after working with the <a href="/developments/byron-bay-nsw-2481">Byron Bay</a> Department of Environmental Planning for the most desired outcome.

A pre-lodgement community engagement program was undertaken late last year, with only one property making contact regarding the proposal despite a letterbox drop to every property within a 500m radius of the site, an ad in the Byron Shire Echo, and a site notice. The Community Engagement Report suggested it could be because the comprehensive project website provided sufficient information and answers.

"Whilst there were questions and there was feedback (almost all of it was positive and none of it was negative), there were no requests for changes to the draft proposal," the report noted.

BayleyWard noted in their Design Statement that the&nbsp;client and design team has developed an architectural response that addresses key issues discussed during the consultation process with the <a href="/developments/byron-bay-nsw-2481">Byron Bay</a> Design Excellence Panel.

"In considering the urban design response to Jonson Street, it was recommended that there is a two-storey expression on Jonson Street with a recessed in alignment with the objectives of the Byron Shire DCP to support the desired street character," the report read.

"This two storey expression has been incorporated into the proposal with an accentuated ground floor retail storey with a masonry balcony element articulating the second storey above. The upper levels are set back and expressed as a darker recessive masonry materiality to minimise visual impact when viewed from the streetscape."

Apartment entry spaces have been designed with generous areas adjacent to front doors to accomodate bike or surfboard storage, planting, or a place to sit and interact with neighbours.

"These spaces extend private amenity into the semi public walkways promoting a sense of ownership, connectivity and community among residents."

Larc Landscape Architecture said the vision seeks to aligns with the aspirations of the <a href="/developments/byron-bay-nsw-2481">Byron Bay</a> Town Centre Masterplan to “connect the Centre of Byron Bay with the spirit of its community.”

"The project strives to create new diverse social hub to encourage locals and visitors to come together - centred around a new public courtyard activated with retail, lifestyle and well-being to create a unique and authentic place in Byron Bay."

The half of the site, 119-121 Jonson Street, is currently home to function and event venue Secret Garden, while 123 Jonson is occupied by a holiday accomodation block.

JD are also planning Jonson Lane, 28 apartments above a commercial precinct at 139 Jonson Street.

Jonson Lane won the Excellence in Boutique Development Category at the UDIA Awards. They also took home Silver in the Retail Development Category, bringing home the Commendation Award. They were the only Northern Rivers development to win an award or be nominated as a finalist in the 2023 Awards.

“Whilst we are proud of the awards, we are learning as we are progressing” Dunn said.

“As well as our collaboration with Architects Bayley Ward, we are working closely with sustainable development consultants HIP V. HYPE on 119-123 Jonson Street. They are responsible for some of the greenest developments in Australia and I really love what they bring to the table.

"Our intention is that this will be one of NSW’s most sustainable developments”.

Elsewhere on Jonson Street, Sydney developer Podia is working with local hotelier on&nbsp;<a href="/new-apartments/the-bonobo-by-raes-byron-bay">The Bonobo by Raes</a>.&nbsp;<a href="/new-apartments/the-bonobo-by-raes-byron-bay">The Bonobo by Raes</a>, at 116-118 Jonson Street, is offering a collection of 44 hotel-managed apartments, pitched as an alternative to Airbnb.

Luxcon have their <a href="/new-apartments/bohemian-90-96-jonson-street-byron-bay">Bohemian project</a> of 44 apartments above a 1,750 sqm retail shopping and international food plaza at 90-96 Jonson Street.

First look: New apartments planned for Byron Bay's Jonson Street

The consecutive rate holds by the Reserve Bank of Australia has put a spring in the step of both homeowners and prospective property purchasers.

The official cash rate is now at 4.1 per cent, and it's expected it's either at the peak, or is one rate hike away. Three of the Big Four banks now expect the cash rate has peaked, with NAB expecting one more hike, in November.

Now attention has turned to when rates will start coming down. The majority of economists and experts don't think it will be until at least the second half of 2024, although CBA, the nation's biggest lender, believes it could be as early as March.

<h2>How will the cash rate holds affect the off the plan property market?</h2>

Everything has pointed to continued growth in the apartment market across nearly every capital city in the country. What's been holding back significant growth in some capitals has been the RBA's rate hikes over the last 15 months.

Immigration forecasts, low building approvals, problematic construction costs, land prices, and critically low supply suggests apartments can only get more expensive from here on in.

What seems to be a more difficult conversation in the off the plan apartment market is trying to get the buyer to understand what the cash rate is now doesn't really matter (that is of course unless the building is approaching completion.)

What's important in the off the plan market is what the cash rate will be when the building is complete. If construction is 12 months or so away from completion, then you might actually be buying into an environment where mortgage rates are dropping.

For the last 12 months or so, project marketers have had wave after wave of buyer come through their display suite doors, without any confidence in what they can spend, and what their mortgage repayments might look like come completion date.

Projects by Buxton Director Heath Thompson says the pause will particularly help buyers in the off the plan market.

"It's been hard for people to have a good understanding of what their borrowing capacity will be in the 12-18 months time when there has been such uncertainty around interest rate movement," Thompson says.

"Finance brokers have only been able to advise on what they can borrow now and this has been a moving target each month. I think we are getting to a time where people can start to forecast their finances with some confidence."&nbsp;

Thompson believes different sectors will react in different ways depending on circumstances.

"Younger and middle age demographics have been heavily impacted by reduced borrowing capacity and general uncertainty, whereas downsizers generally borrow very little or not at all to purchase so are less impacted."

Scott Jessop, Sales and Marketing Director at Sunkin who have recently launched their sustainable Highett Common masterplan, said there's certainly a lot more buyer confidence since the first RBA pause, and he expects there to be even more now they've paused for a second month in a row.

"Purchasers are looking ahead to the next 12-24 months and thinking that we should be in a much more stable economic period&nbsp; than we are now, and having additional time prior to settling gives them an advantage to get themselves ready to have a mortgage over this period," Jessop says.

Jessop says, despite winter traditionally being a slower period for off the plan property, this year&nbsp;has remained reasonably strong across the board due to the low supply volumes currently on market.&nbsp;

"Generally speaking, a lot of purchasers are still comfortable with interest rates normalising following COVID, but the speed of the increases was the major issue which can affect people's foresight and future planning, they end up thinking in the now.

"On the flip side, we've still seen a lot of strong demand even with this going on which just goes to show the underlying strength of the property market at the moment."

Jessop believes there may only be a small window however for buyers to secure apartments at their current price.

"I really think there is a slight window of opportunity to get in and purchase now prior to the immigration influx, prior to interstate migration picking up again and drastically low current and future housing supplies."

It's a sentiment felt by property advisory giant Charter Keck Cramer, who believe off the plan apartments could rise by up to 25 per cent. A study across 10 Melbourne suburbs found some developers have already started putting their prices up by 15 to 25 per cent, and buyers are paying it.

How the RBA rate holds will impact the off the plan property market

Central Element has won two awards at the&nbsp;Urban Development Institute of Australia (UDIA) NSW Awards for Excellence for their <a href="/new-apartments/coogee-nsw-2034">Coogee apartment development,</a> Anden Coogee.

Anden Coogee took the top prize in both the&nbsp;Medium Density Development and Design categories. Their Balmoral Collection in Mosman was also nominated in the Design and Retirement Living categories and Ethos Chatswood for Marketing.

Anden, a collection of 15 luxury apartments on Oberon Street, was completed earlier this year.

The project, a mix of one, two and three-bedroom apartments, was a collaborative effort between architecture firm MHNDU, interiors experts Lawless &amp; Meyerson, and landscapers Dangar Barin Smith.

Judges’ comments included praise for the careful design that retained the celebrated art deco streetscape – a prominent feature of the Coogee Art Deco Walking Tour, and sustainable features such as its photovoltaic panels, solar access, rainwater collection systems, and that open stairwell promote eco-friendliness.

Also winning the Excelling in Design award,&nbsp;where The Balmoral Collection Mosman was also a finalist, judges recognised Anden’s harmonious design that weaves together the striking original art deco architecture of the former 1930’s block with a new sustainable build.

The development was proclaimed a prime example of biophilic design promoting a greener and healthier way of life, with its central focus the communal garden that unfolds through a series of tiered lawns, complete with fitness floor, yoga space and infrared sauna.

Individual residences feature generous flowing living spaces that seamlessly spill to sun-drenched terraces or private garden courtyards along with state-of-the-art automation and AV technology.

Greenland and joint venture partners Golden Horse Australia have broken ground at Arbor, the second stage at their Erskineville masterplan, Park Sydney.

Arbor, which was first released in late 2021, will comprise 165 apartments, following the completed stage one buildings, Botany and Cascade.

Designed by award-winning Turner Architects, Arbor reflects the heritage of Erskineville’s terrace-lined streets, as well as the local area’s distinct sense of energy and creativity.

Arbor comprises a mix of studio, one, two and three-bedroom apartments starting from $693,000.&nbsp;

Since launching Botany and Cascade back in 2018, Park Sydney has become a thriving community and home to 330 residents, with 100 per cent of the completed apartments fully sold.

Construction partners Alliance Project Group and Mainland Civil have completed the site preparation works on the site which straddles Mitchell Road and Ashmore Street.

Park Sydney, one of the last and largest unencumbered freehold parcels of land in the City of Sydney, is located just four kilometres from the Sydney CBD. It already features a number of pocket parks, anchored by the 7,446 sqm McPherson Park.

Arbor will be the final stage of Park Sydney handled by Greenland. Sekisui House Australia secured over 50 sales at the launch of Veue Central, the latest stage of their $1 billion <a href="/developments/norwest-nsw-2153">Norwest</a> masterplan The Orchards, at the launch this weekend.

Veue, the fourth stage and the tallest tower in the precinct at 22 levels, saw more than $63 million worth of apartments snapped up, predominantly bought by locals.

One of the sales, a four-bedroom penthouse which sold for $3.2 million, set a new apartment record for Sydney's Northwest.&nbsp;

The majority of the 53 sales were two-bedroom apartments (38). Eight one-bedroom apartments were sold, as were five three-bedroom apartments and two four-bed penthouses.

Sekisui Sales Manager David Lee said sales in The Orchards continue to demonstrate strength in <a href="/developments/norwest-nsw-2153">Norwest</a> and the Sydney market generally.

"Over 60 per cent of purchases came from locals, whilst the remainder was mostly spread across 15 Sydney suburbs," Lee said.

Veue is one of six buildings in The Orchards, which vary in height from nine levels to 22 levels. Veue homes nearly half of all of the apartments in The Orchards.

Crone Architects has created Veue’s residential towers with a vertical green spine complemented by an open landscaped recreational central core, connecting residents to parklands that extend from the eastern part of the site all the way to the creek in the west.

“Veue’s design vision compliments The Orchards’ natural surrounds with residences maximising connection to the landscape and nature," Julian Venning, Crone Architects Principal said.

Floor to ceiling glazing to capture panoramic views to nature, optional interior schemes including diverse materials and tonal finishes, oversized balconies on upper levels and EV charging within the resident car park are some of the meticulously designed features Veue purchasers can expect.

Prices start from $840,000 for the 76 sqm, two-bedroom apartments.

Veue will also home a wellness centre with gym and pool, which connects directly to the garden. Veue residents can entertain up to 100 guests within the adjacent communal function centre for parties and special occasions. A concierge service is also available to service the needs of all residents.

The masterplan, designed by Turner, is spread across five stages. When completed, the community will comprise 1,300 apartments.

The Orchards is located approximately 31 kilometres north-west of Sydney’s CBD and is nestled in Norwest. It is strategically positioned 800 metres from Norwest Metro Train Station and 600 metres from&nbsp; Norwest Marketown as well as Norwest Business Park - currently housing over 30,000 employees.

Construction is expected to start on Veue in 2024.

New developer JSMN has quickly had its first residential apartment development approved, on Fitzroy's popular Napier Street.

JMSN, founded by Sam Jamieson, the son of Harry the Hirer founder Rick Jamieson, submitted the application for the boutique block of 10 apartments earlier this year.

The project, dubbed ns227 at 227 Napier Street, has been designed by Warren and Mahoney and comprises two and three-bedroom sustainable apartments which envelope around an internal courtyard.

The six-storey building is inspired by&nbsp;townhouses seen in Paris and London, which are celebrated for the sustainable merits of their high-density, mid-rise typologies.

JMSN acquired the site in 2022 for $4.5m. Zoned for mixed-use development, the building’s facade extends to the fourth floor without a setback, a planning concession Jamieson says is key to responsible development in the area.

“Fitzroy is a suburb that is densifying and needs to densify, but it can be done in a way that honours the existing neighbourhood and avoids overdevelopment,” Jamieson says.

“With ns227, we are looking to set a new benchmark of what that can look like, taking the learnings from Europe’s mature, urban cities and applying them in a way that is thoughtful and conducive to modern Australian lifestyles — an approach that will underscore all JMSN projects in future.”

Having worked in the family business for 15 years, Jamieson travelled the globe extensively to procure the temporary structures Harry the Hirer is recognised for, including the Victorian Spring Racing Carnival ‘Birdcage’ and marquees for iconic events such as the Australian Grand Prix and the Australian Open.

It was during his travels, particularly in Paris and London, where Jamieson cultivated an appreciation forEuropean architecture and observed that its design principles could be better incorporated into Australian homes.

European influences are identified in the Juliet windows, which allow for larger living spaces with the versatility of use in summer and winter. Juxtaposing this, a contemporary curved entrance defines the ground floor, while concrete polished lintels offer a modern contrast to the classic textured brick façade.

Warren and Mahoney principal Nick Deans says the sensitive design approach is considerate of the end user and surrounding neighbours.

Sydney's unit market continued to see growth over July, however at a slightly slower pace than recorded in the two months prior.

Property data analytics firm CoreLogic's Monthly Hedonic Home Value Index found the value of <a href="/developments/sydney-nsw">Sydney units</a> grew 0.7 per cent in July, a tad softer than the 1.2 per cent gains in June and the 1.8 per cent in May.

<a href="/developments/sydney-nsw">Sydney</a> unit values are now 4.2 per cent up year to date and just&nbsp;-1.4 per cent down compared to this time last year.

Nationally it was a fifth consecutive month of housing value recovery, however the rate of growth has lost momentum over the past two months.

CoreLogic Research Director, Tim Lawless, noted the most substantial reduction in growth has occurred in <a href="/developments/sydney-nsw">Sydney</a>.

“After leading the upswing, the monthly pace of growth in Sydney housing values has halved from a recent high of 1.8 per cent in May to 0.9 per cent in July," Lawless said about both houses and units.

He said the significant rise in fresh listings has also proven to be a contributor. They're up nearly 10 per cent compared to this time last year, and 18 per cent above the previous five-year average.

"An increased flow of new listings provides more choice and may be working to reduce some of the urgency felt among prospective buyers,” Lawless said.

While the supply of fresh listings is improving across the <a href="/developments/sydney-nsw">Sydney</a> property market, it's not the case in the off the plan property space, where there's been little to no new projects launch in the last month or so.

The recent hikes in interest rates has kept everyone guessing month on month.

Ryan Middlemas, Managing Director at <a href="/developments/brisbane-qld">Brisbane-based</a> Carrick Developments, says property buyers had become used to having many properties on the market and cheap and easy finance available. &nbsp;As interest rates rose rapidly and many vendors held properties off the market, both of those factors changed. The quick succession of rate rises was "like a game of musical chairs." as buyers were forced to rapidly adjust their expectations.

"When the music stops, you end up on whatever chair you end up on," Middlemas says.

While many prospective purchasers have seen their serviceability and budgets decrease since the RBA started hiking rates over 12 months ago, Middlemas says ultimately, people still want to buy property.

"People have still made the decision to buy, and while they now can't necessarily afford what they could 12 months ago, their circumstances and appetite to buy generally hasn't changed.

"Buyers maybe take a few months to adjust their expectations. Initially they're saying to themselves 'I could have previously afforded X and I don’t want to compromise, but after a few months, they just accept the new normal and get on with it."

Middlemas says they're seeing a different cohort of buyers because of the rate rises.

"It's almost the opposite of a bracket creep," Middlemas says.

"While many developers feared there would no longer be buyers for their product, from our point of view, it's just a different cohort of people who will be the buyers. They were maybe looking at buying a house 12 months ago, but now their budget only extends to an apartment. They've had to change their expectations. Although it is a different buyer than it might have been previously, the raw number of buyers is relatively unchanged."

Carrick Developments will begin construction on their Indooroopilly project Natura in August 2023. Securing a builder for the project at a workable price had its challenges given conditions in the South East Queensland construction industry.

"It's been a long road like a lot of projects in Brisbane," Middlemas said, noting the dynamic shift in trying to find a builder.

"The construction industry is still operating well beyond capacity. &nbsp;Larger builders are typically not accepting new work, and in any case you have to query how much exposure they still have behind the scenes to unprofitable projects priced prior to the big spike in construction cost, though we are probably past the worst of it.&nbsp;Some smaller builders are stepping into the mid-tier space."

He said previously a developer would have been able to shop around for a builder, creating a shortlist of three then going through a tender process to select one.

"Builders typically refuse to participate in tenders now," Middlemas says.

"If they're not the only one looking at it, they're not going to bother. So now instead of going to three you have to go to one, and if that one doesn't work out, you have to start the whole process again with the next builder."

Middlemas has appointed Cule Constructions to build Natura, following a successful collaboration at Carrick’s Bellevue Clayfield project.

Carrick has hit its pre sales milestones at the project of 35 apartments, and Middlemas expects that when construction has commenced, the remaining apartments will be quickly snapped up.

"What we’re seeing is that few projects are getting more than a quarter or so into their build without being sold out," Middlemas says.

"Whatever you've got left when the cranes go up is going to fly out of the door in a couple of months, as buyers then have the confidence that the project is definitely happening."

Carrick is working on amalgamating a site in Labrador on the Gold Coast for a higher density project in the near future, and will shortly submit a development application for 62 apartments in Brisbane’s Upper Mount Gravatt.

"Brisbane will produce roughly half the number of apartments per year in the next two years as it did in the years prior to Covid. The supply of new apartments will get worse before it gets better."

EG Funds Management is proposing to demolish the three-level office building at <a href="/new-apartments/675-victoria-street-abbotsford">675 Victoria Street</a> and develop a 13-level mixed-use building with offices and apartments.

There will be 134 apartments, above ground-level office and amenity on the 3,459 sqm site. Over half of the apartments will have two-bedrooms (73), while another 42 will be three-bedders and just 19 one-bedroom apartments are planned.&nbsp;There are 43 different apartment configurations.

"The integration of the building's robust architectural forms and features draw upon the Yarra River flow and Dight Falls," SJB noted in the planning application submitted to Yarra Council.

"The project's palette and materiality is driven by the Abbotsford's natural features and built heritage to deepen the connection with the areas rich history.

"The use of warm tones embody the mature gum trees present in the surrounding landscape."

One of the main focuses of the development is how it interacts with the Yarra and the character of <a href="/developments/abbotsford-vic-3067">Abbotsford</a>.

Central part of the development is its provision of a pedestrian link between Victoria Street and the Yarra River corridor. The publicly accessible link provides a visual connection with the Yarra River from Victoria Street and allows convenient and safe access for pedestrians travelling between Victoria Street and the River.

SJB has sculpted the facade around an existing canopy tree.

"The existing tree is not treated as an encumbrance but rather is built into the design to provide a distinctive sense of entry to the site and soften the visual connection with Victoria Street," the Town Planning Report by Tract says.

Tract notes that,&nbsp;in contrast to the fine-grain activity centre surrounding Church Street, Lennox Street and North Richmond Station, the eastern extent of Victoria Street exhibits an emerging urban renewal character, featuring many high-density contemporary commercial and residential buildings.

"This built form character is reflective of the subdivision patterns of the commercial and industrial activity that took place along the Yarra River historically, as well as the proximity of this precinct to public transport, open space, and other amenities which makes it suitable for development of the emerging scale."

The building will also incorporate ground-level amenity in the form of a communal lounge, multi-purpose room, gym, two private dining rooms with kitchens, a cinema, and an outdoor terrace which meets landscaped gardens fronting the river.

The proposal includes a partnership with the Little B.I.G Foundation, a charitable organisation set up to tackle loneliness in Australia by developing places, programs and events for social connection.

The Foundation will manage and operate a residential community space located on the river-fronting side of the buildings whch forms part of the residential amnities and provide an events program for residents and the surrounding community.&nbsp;

The community space can also be booked through the Foundation for use by residents an the broader community, with the spce having a strong onnection to the Yarra River Corridor.

The building will be services with 203 parking spaces, 187 for residents and 16 for office use, and 198 bicycle spaces.

The City of Yarra is required to provide 12,800 additional dwellings under Melbourne 2030, in line with population growth forecasts.

"Yarra has become a preferred location for many smaller and medium-sized buisinesses, and this trend is expected to continue," Tract added.

"Yarra's vibrant Major Activity Centres, including Victoria Street, are a powerful economic engine for the municipality. These activity centres are considered a vital part of Yarra's culture."

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
