The Lendlease apartment community, Toorak Park, arguably holds one of the best locations in the affluent suburb.

The completed mini masterplan gets its name from the neighbouring Toorak Park on Orrong Road, which has stood proudly at the heart of the area since it was opened in 1893.

It is most well known as the home of the Prahran Football Club, who played in the now defunct VFA. More recently the&nbsp;Old Xaverians and Prahran Assumption, who play in the VAFA, call it home, as do the Prahran Cricket Club, who play in the Victorian Premier Cricket competition.

Orrong Romanis Reserve&nbsp;has two rugby and cricket ovals and a tennis centre, as well as an off-leash dog space, a playground, and barbecue facilities.

While surrounded by park opportunities, Toorak Park appeals to the city worker, given the location of Toorak train station just the other side of the oval.&nbsp;

Surrounding the train station, spilling onto Malvern Road, is a number of cafes and restaurants, as well as tram and bus stops.

Design-led developer Lowe Living has partnered with established property developer and financer ICON Kajima to deliver its $160 million mixed-use project in South Melbourne which has received a fast-tracked planning permit after just four months.

The announcement comes after Lowe Living first acquired the site at 200 Clarendon Street and achieved the fast-tracked planning permit, which motivated Lowe Living to bring on a trusted joint venture partner in the form of ICON Kajima to accelerate the project’s construction timeframe.

The swift approval was a result of Lowe Living’s intrinsic focus on market-leading design, architectural expression – led by architect Woods Bagot – and functional built-form which gave the City of Port Phillip confidence in greenlighting the notice of decision (NoD).

The appointment of Woods Bagot as architect also gave council confidence in granting the approval – the practice worked in lockstep with Lowe Living to control design outcomes and create a carefully considered architectural product.

The project will consist of a 2,000 sqm two-level commercial office building with an adjacent 500 sqm car park alongside 1,000 sqm of ground-floor retail, and 36 apartments which range from 110 sqm – 390 sqm across two, three and four-bedroom offerings. The building will be targeting a minimum 7-Star NatHERs rating in operation.

The official sales launch for the $160m project is scheduled to commence in Q3 2023, with construction commencement in Q4. The build is expected to take 18 months.

Lowe Living secure quick approval for $160 million South Melbourne development

Property developer Holdmark Group is set to create another mixed-use village in Sydney's west, submitting plans for a huge 5.5 hectare site in Kingswood, next door to Penrith

The Caddens Corner project, neighbouring&nbsp;Western Sydney University and TAFE NSW,&nbsp;will flank the Caddens Corner Shopping Centre on O'Connell Street. The plans are for a 19-building community, which will bring new residential, retail and commercial, as well as extensive landscaping and community gardens.

Just under 600 dwellings are planned as part of the&nbsp;$283.5 million masterplan.

Holdmark, who are involved in the development of a vibrant community in Melrose Park, said they took learnings from the Caddens community which helped shape the design.

"We have learnt a lot about Caddens and the greater region through our experience with the community and shoppers at Caddens Corner," a Holdmark spokesperson said.

"We understand what they love about Caddens and we also understand what they want to see for the area."

Holdmark says the&nbsp;project was created with the community at the forefront of design and place making.

"The development aims to further establish Caddens a strong and vibrant community precinct with many different civic, natural and urban spaces all connected together.&nbsp;

"New community meeting places, parks, natural reserves and walkways will be accessible to the community and delivered part of this project."

The project will be delivered in four stages, the first stage bringing 145 dwelling across five buildings. There will be around four to five buildings delivered per stage. The last stage, which will see six buildings constructed, will also include four shops and new food and beverage tenancies.

Part of the brief to architect Turner Studio was to create a number of different housing typologies which would suit a variety of buyer.

"The project creates a diverse product offering appealing to different purchasers at different stages in their lives, whether it be ground floor lofts or upper level terraces with landscaped rooftop community spaces," Holdmark said.

Turner Studio noted that the proposed design will incorporate this generic suburban shopping centre into a pedestrian friendly village centre.

"The proposal to enhance the quality of the site by transforming it into a mixed-use precinct will bring vibrancy and interconnectedness to the existing retail centre and the emerging locality," Turner wrote in their Design Report to the Penrith City Council.

"The public spaces drive the overall design of the precinct, with a series of public spaces in the form of tree-lined streets courtyards, a retail plaza, a public park that are connected by streets and laneways with unique characters."

Turner says the&nbsp;development proposal builds upon the vision and objectives of the Caddens DCP by creating a vibrant and diverse mixed-use development that responds to local needs by supporting the future culture of the local community.

The project is around five kilometres from downtown Penrith.

Aria Property Group have come a long way since their first multi-residential development on the Sunshine Coast in the early 2000’s.

While they're currently creating some of the best apartment developments in Brisbane, in both sustainability and design, the path Aria and its senior management has taken over the last two decades wasn't a particularly well-trodden one.

I recently caught up with Aria's longtime Development Director Brent Liddell, who was a founding member of Aria alongside fellow Development Director Michael Hurley, Managing Director Tim Forrester, and Chief Financial Officer David Marsland.

The trio all went to school with each other on the Sunshine Coast.

"Tim and I have never not worked together," Liddell says, having worked with Tim's dad in the first holidays out of school.

Tim's dad was property developer Rod Forrester, who co-founded the previously ASX-listed developer FKP Limited. They at one time was the biggest owner and operator of retirement villages in Australia and New Zealand.

Liddell said the experience they got at such a young age from Rod and senior figures in the development industry was invaluable.&nbsp;

And while they spent the first six or seven years developing residential and industrial and even subdivision, everywhere from Ipswich and Caboolture and even the USA, Liddell says they learnt the hard way as they never became the master of anything.

"We call those the apprenticeship years," Liddell says.

The aforementioned "apprenticeship years" however came to an abrupt halt when the GFC hit Australia. It was then when Aria narrowed their focus just to Brisbane, and just to apartments.

Having grown up on the Sunshine Coast, their self-confessed lack of knowledge of Brisbane somewhat worked in their favour.

"We just sort of ended up here, but we never really understood the difference between north and south Brisbane as none of us were from there," Liddell recalls.

"South Brisbane had the art gallery's, Southbank, and all the transport infrastructure in place, but the prices were half the price of Fortitude Valley and New Farm. It never made any sense to us."

So Aria went on a spending spree in the early 2000's, and as the business grew, they decided to shift their focus primarily to Brisbane's inner south and create mixed-use project, and dispose of the rest.

They stake claim to the first completed project in Brisbane post the GFC in 2010, and haven't looked back. Since then they've&nbsp;ventured into the Gabba, Kangaroo Point, and East Brisbane.

Much like the GFC but not quite as challenging for Aria, the team were afforded a similar pause for breathe where they reviewed their next steps. And that next step was sustainability.

"Among the three of us we have something called BHAGs, Big Hairy Audacious Goals," Liddell says.

"We said: 'why not go on this quest for our fifth pillar of our developments as sustainability.'"

Aria had played with a few things over the years, trying out solar panels on the roof of projects, rain water harvesting and smart irrigation, double glazing, timers and sensors through our common areas, green walls and or extensive landscaping in every building.

"We knew we wouldn't see a huge return, but we also knew it was the right thing to be doing in the projects."

<div>Their first cab off the rank with the new sustainability lens was Riviere in Kangaroo Point, which is due for completion in July.</div>

<div>"It's as much as we've done on any project," Liddell suggests.</div>

<div>The whole roof is covered with solar. Energy harvested during the day is used through a battery at night. The lobbies are cross-ventilated, and each apartments features an innovative front door. Sitting in front of a regular front door is a mesh-like lockable door which allows breezes to come through the lobby and into the apartment.</div>

<div>There's 124 apartments across the 12-level building at 480 Main Street, as well as 2,150 sqm of residential amenity. Part of their sustainability initiatives, Aria disclose on every project how many trees and plants they use as part of the development to both reduce carbon emissions and bring more green to apartment living. Riviere utilised over 8,000. Aria projects will have over 100,000 plants and trees by 2032.</div>

<div>There's also Trellis, which is expected to be wrapped up mid this year. That has a facade which fully opens up, an interpretation of the modern Queenslander with a big verandah. Aria is hoping to offset 100 per cent of the electricity with solar at Trellis.</div>

<div>Construction timelines are around the same for Upper House, which will be a striking addition to the city skyline due to the "birds nest" roof.</div>

How Aria have honed their craft over the last two decades

Urban Property Group (Urban) have expanded their $2.5 billion residential apartment pipeline, purchasing The Halston, the <a href="/developments/north-strathfield-nsw-2137">North Strathfield</a> apartment project.

The development approved, 145-unit project will be Urban's first project in <a href="/developments/north-strathfield-nsw-2137">North Strathfield</a>. It has a forecasted end value of $150 million.

The Australian-owned development company, who operate all over Sydney with projects from Little Bay to Penrith, bought the George Street development from Piety Group.

Laver Residential Projects Director&nbsp;Dennis Vertzayias says Urban's one-stop-shop as a developer builder breeds confidence in the off the plan market.

"It gives us as agents, and the prospective buyers, assurances that the project is going to get built, which is particularly important in this current environment of high labour and construction costs,"&nbsp;Vertzayias says.

"There's a certainty behind the time frame, as well as quality control, when the developer is also in charge of the build."

Vertzayias says there's not a lot of brand new apartment stock in the area.

"The Halston is the only project under construction, and is the only choice for brand new living, in a precinct close to transport, retail, and with all of the Olympic Park amenity also close by."

Demolition on site has commenced, with completion slated for the end of 2024. Laver Residential Projects Project Director Sam Elbanna is handling the sales at The Halston.

Designed by FUSE Architects and Sydney-based architecture studio Jackson Teece, The Halston offers a range of one, two and three-bedroom apartments across three buildings.

The site occupies a well-serviced area referred to as “the triangle of hubs” between Rhodes, Olympic Park and Burwood with proximity to Sydney’s CBD, as well as restaurants, parks, schools and Westfield Burwood.

Urban Property Group Chief Operating Officer Mark Elias, said the team are excited with the acquisition and to continue to expand their development pipeline.

Exclusive: Urban Property Group buy The Halston, North Strathfield apartment project

Aria Property Group is set to continue its development in South Brisbane, lodging plans for a glass-swathed apartment tower.

Aria, who completed the&nbsp;award winning project The Standard and the Fish Lane Precinct down the road on Cordelia Street, have had world renowned architect Woods Bagot put together the plans for the 30-level tower.

There will be 256 apartments on offer, a mix of one, two, three and four-bedroom apartments, including a handful of penthouses.

True to Aria's focus on extensive rooftop amenity, the new tower will also feature a&nbsp;rooftop pool and&nbsp;sky terrace, various amenity rooms, and dining and lounging areas.

The 2023 UDIA National award-winning developer drew inspiration from the circular motif of its sister tower, The Standard, creating a proportioned form with a three storey crown rising above.

In the Architectural Report submitted to the Brisbane City Council, Woods Bagot highlighted three key ideas upon which the designs for the Cordelia Street tower was based on:

1. The tower, podium and ground level are clearly expressed, with considerations of proportion to its scale and context. The height of the podium is complementary to the neighbouring developments. 

2. The tower volume is articulated as a series of cylindrical forms, to create an expression of verticality and slenderness in the tower The circular motif presents a striking counterpoint to the immediate urban context. 

3. The verticality of the tower is further enhanced by extending the tower volumes to different heights, creating a feature 'crown': a recognisable feature on the South Brisbane skyline.

The new project will continue Aria Property’s streak of green walls, sleeving the building’s podium façade, with brick finishes throughout the ground plane referencing South Brisbane’s rich character and heritage.

Throughout the lobby, an array of work-from-home spaces and private offices will be available for residents, along with lush landscaping and outdoor seating and lounging areas.

Aria Property Development Manager Michael Hurley said the project has been designed to fit in with the existing style and feel of the surrounding streetscapes, including Fish Lane which Aria Property has helped revitalise and re-develop along with Brisbane City Council since 2014.

"Our vision was to continue to support and invest in the area, building on our long-term relationships and establishing new connections within the community. We're excited to contribute to its future growth and opportunities,” Hurley said.

After undertaking over $500 million worth of projects since 2018, the Southport-based Aniko Group has become&nbsp;the only Gold Coast builder to be ranked among The BCI Construction League’s top 30 construction companies nationally for 2022.

Aniko Group, founded and led by George Mastrocostas who has more than 20 years experience in the development industry, has debuted on the BCI list at number 27.

The company was one of only a handful of Queensland builders and the only Gold Coast builder to be ranked in the list. It was also one of the few integrated development groups to make the top 30 behind the likes of Lendlease and Mirvac.

The BCI Construction League lists the nation’s top 50 builders, including developer-builders, and ranks them by the total value of projects they have commenced construction in any given year.

Billionaire Harry Triguboff's Meriton is continuing its rapid expansion across the heart of the Gold Coast.

“I have loved the Gold Coast since my first visit in the 1960’s, and after all my travels internationally, I still believe the Surfers Paradise beachfront is one of the best in the world," Triguboff says.

“I have been very passionate about designing and delivering buildings that are in tune with the ocean and the golden beach that is just metres away.”

Following on from Ocean and the two-tower Iconica both on The Esplanade, Meriton will add a further three towers in their new development Cypress, at&nbsp;3346 Surfers Paradise Boulevarde, on&nbsp;top of the Cypress Ave G-Link light rail.

The nine site, 8083 sqm amalgamation spreads across Surfers Paradise Boulevarde, Palm Avenue, and Cypress Avenue, the latter which inspired the project name.

Cypress will sit one street away from Gurner's DA-approved LA Pelago and two streets from SPG's DA-approved Paradiso Place.

Triguboff says, recalling on some of his earliest developments, that he didn't think he'd ever be able to purchase a site like this one.

“Meriton’s first Gold Coast towers were Florida in Surfers Paradise and the Nelson at Paradise Waters at the start of the 1980’s, almost 40 years ago," Mr. Triguboff says.

"Xanadu in the late 1990’s and Pacific Views in 2002 on the western side of Main Beach Parade that overlooked the Pacific Ocean continued our high-rise love affair with the Gold Coast.

"Little did I know that one day I would have the opportunity to purchase a site that is so dear to me, arguably the most central land in Surfers Paradise and design a trilogy of the country’s tallest towers."

There will be 994 apartments across the 73 and 80-level towers. The smaller 53-level tower will home 327 serviced apartments. Each of the three towers feature a rooftop garden with a pool and a gym space.

Meriton had DBI, who designed their Iconica project nearby, have taken the architectural reigns for Cypress.

They said in their design statement submitted to the Gold Coast City Council that the design of the three towers aims to create a bold and iconic presence as a gateway site to the Gold Coast CBD, while incorporating subtropical principles and street activation.

"The integration of the design elements creates a unique and vibrant addition to the Surfers Paradise skyline, creating a landmark destination for both residents and visitors," the local architecture firm noted.

"The towers are designed to maximize the potential of the site, with careful consideration given to the orientation, views and access to natural light and ventilation."

DBI said one&nbsp;of the key design features of the towers is the slab projection facing the streets, which creates a strong visual connection with the surrounding urban fabric.

"This design element not only provides shading and environmental control to the towers but also creates a sense of scale and texture, breaking down the massing of the towers and providing a human scale to the development."

"A golden spine acts as a unifying&nbsp;element that ties the towers together, providing a strong visual presence on the skyline. The spine is also designed to provide shading and environmental control to the towers, while also serving as a sculptural element that adds to the overall aesthetic and elegance of the development."

The five-level podium engages with the street level and will feature a mix of retail, dining, and entertainment spaces.

There's an elevated pool on level six, designed in a lagoon style to take advantage of the subtropical climate.&nbsp;

"The sculptural elements of the podium create a cohesive design language throughout the development, adding to its elegance and sophistication," DBI added.

"The towers are deeply rooted in subtropical principles, with careful consideration given to sun and wind orientation, thermal mass, natural ventilation, and shading. The towers are designed to provide a comfortable and sustainable living environment for residents and guests while minimizing their environmental impact."

Meriton have long had a reputation as one of the most prominent developers across New South Wales. Their most recent developments near the Glitter Strip have been Ocean by Meriton at 84 The Esplanade, a soaring 76-level tower with 722 apartments. That's now 85 per cent sold, with just 40 apartments remaining in the completed project.

Down the road they more recently launched ICONICA by Meriton, a further 637 apartments across two&nbsp;50 and 70-levels at 152 The Esplanade. Works recently began on the prime site opposite the beach.

They've just lodged plans for their fourth, fifth and six towers in Surfers Paradise, part of a three-tower development at 3346 Surfers Paradise Boulevarde.

National masterplan developer Frasers has revealed their plans for the former Keppera Quarry in Brisbane's north-west.

There are two residential precincts planned, as well as one sport and recreational precinct and one conservation zone precinct. They were approved in 2017, well before Frasers bought the site for $31 million in 2019. It had provisional approval for 700 dwellings, a mix of apartments and townhouses.

The recent plans reveal Rothelowman's designs for the first precinct, 91 townhouses which will be delivered over six stages.&nbsp;They will be spread across 5,043 sqm, a small section of the overall 18.9 hectare residential site.&nbsp;

The larger Keperra Quarry site adjoins the Enoggera Barracks (also known as Gallipoli Barracks) in the east which is heavily vegetated land utilised for military operations, such as live firing practice and other training purposes.

Rothelowman says in the architectural report submitted to the Brisbane City Council that the masterplan is designed to prioritise pedestrians and create meaningful and deliberate interfaces between public and private realms.

"Vehicular access to townhouses and private vehicle parking is provided via minor roads, allowing living spaces and outdoor rooms to address the boulevard and public open spaces," the renowned architecture firm noted.

"The removal of crossovers from the boulevard allows for significant landscaping to this corridor, resulting in a landscape-rich public realm and a layered interface between private and public spaces.

"This layering of streetscape creates an idyllic suburban street filled with life, colour and texture."

There's a generous mix of nine townhouse configurations proposed. They will have three or four bedrooms across two or three levels, with a minimum gross floor area of 140 sqm. Each townhouse provides a minimum of area of 35 sqm. dedicated to private open space. There will be 67 three-bed townhouses, and 24 four-bedrooms, which will be serviced by 182 resident car spaces and 77 visitor spaces.

The collections are dubbed The Garden House, The Pavilion House, and The Sunset Houses.

Frasers has frequently been tinkering the plans as the design process evolves, tweaking boundaries for the precincts.&nbsp;

There was a pre-lodgement meeting late last year which discussed some key issues and opportunities in the plans, namely the communal facilities, the landscape designs, and the use of some of the extensive large open spaces throughout the first stage which have no proposed use other than tree planting.

There are extensive facilities planned for the first precinct, including two swimming pools, which will be flanked by a recreation centre on one side and a gym on the other. Next to the rec centre will be a large lawn area. The facilities will be located&nbsp;in the middle of the precinct.

<h3>The Garden House</h3>

The conventional laneway townhouse has two primary facades - one dedicated to vehicular entry and the other to pedestrian entry. Landscaping and access to natural ventilation and daylight is isolated to one facade. The introduction of a courtyard allows for landscape, light and ventilation to permeate further into the dwelling, and provides an additional layer of privacy - a secondary outdoor space pulled away from the street edge.

The landscape-focused townhouse takes the concept a step further, introducing a single garage and flexible carport space. The resulting outdoor space and landscape stretches from front to rear boundary, providing excellent access to light, ventilation and outdoor living.

<h3>The Pavilion House</h3>

The Pavilion House is designed to absorb a one-storey level change in the topography of the site and allow the living space to be located as an elevated “pavilion” accessed by pedestrians from street level. An outdoor room at either end of the dwelling allows the living spaces to open completely for access to daylight and cross-ventilation. The primary outdoor space engages with the boulevard, however is offered privacy through a combination of elevation and landscaping.

A collection of robust forms hold the edge of the neighbourhood, inspired by the unique landforms of the quarry Their form reads clear and consistent from afar, defining the edge of the precinct.

The Canberra-based apartment developer Amalgamated Property Group have doubled down on the Broadbeach apartment market.

Having successfully recently launched Amaya Broadbeach at 30 First Avenue, now under construction and 40 per cent sold, the Graham Potts-led company has secured a prime site just 700 metres away near Nikiforides Park.

It's the 1,820 sqm Chelsea Avenue site that was&nbsp;put together for Raptis by local development amalgamation specialists GV Property Group in early 2022.

Raptis had&nbsp;development approved plans for a 41-level, Archidiom-designed tower with 180 apartments.

Three-bedroom apartments dominated the plans, some 144 on offer. The remaining 36 apartments were two-bedders.

The recreation level was planned for level four, where there&nbsp;will be a&nbsp;swimming pool, residents' lounge, community living area including barbecue and outdoor dining area, gardens, a gym, sauna, and a&nbsp;yoga / meeting room. APG has tweaked the plans and will launch&nbsp;<a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>&nbsp;in late 2024.

Raptis are still in the Broadbeach apartment market. They're soon to launch The Sterling at 6-8 George Avenue.

They recently went back to council to chop 17 levels off the tower, dropping the density from 138 apartments to 80, an even split of two and three-bedroom units.

APG's new acquisition will be another joint venture with their project partner Base Developments, who they are working with on Amaya.

Amaya is now on track for completion in late 2024 after a strong start to its marketing campaign.

Gold Coast Builders GCB Constructions kicked off the earthworks in December, and started the foundation work in January.&nbsp;

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.
