Buyers have started to move into the recently completed Hawthorn apartment development, Sierra.

The architecturally-friendly project, designed in the shape of an S by&nbsp;MAP&nbsp;Architecture to maximise natural light, has been developed by&nbsp;CDG Group who have a solid track record of developing quality mutli-res and high-end homes across Melbourne's most affluent suburbs.

Nest Projects Director Nick Marinakis says buyers so far have been drawn to Sierra's prime location, one of the project's biggest selling points.

'Hawthorn is a blue chip suburb within easy reach of the CBD as well as an abundance of parklands," Marinakis says, but he suggests Sierra sits in one of the most favourable locations in the sought-after suburb.

Marinakis is fielding enquiry from first home buyers looking to get their foot on the ladder in the 59 sqm, one-bedroom apartments, as well as downsizers and rightsizers who are more keen on the 150 sqm plus, two-bedroom apartments.

The amenity continues inside Sierra, with resident amenity including a wide lap pool, a state-of-the-art equipment by Technogym, as well as a number of outdoor seating and dining areas within the internal courtyards.

Mirvac has received planning approval for its $280 million all electric apartment development alongside Princes Hill in Melbourne's Princes Park Precinct in Brunswick.

The project, 699 Park Street, will bring a much needed 166 one, two, three and four-bedroom apartments, penthouses, and terraces, to the undersupplied Melbourne apartment market.&nbsp;

Mirvac are already preparing to kick off demolition on the 6,500 sqm site which they secured in mid-2021 from JWLand.

Labrador is set to lose another holiday resort in another attempt to narrow the supply v demand imbalance on the Gold Coast.

The latest plans submitted to the Gold Coast City Council are a little different to the former Sandy Point Resort, which was converted by its owners, McDonald Industries, into the Park Shore apartment development within the same building envelope.

On the chopping block is the&nbsp;Golden Shores Holiday Club at 210 Marine Parade, which is set to be demolished to make way for a 25-level tower with 85 new apartments, the same number Golden Shores Holiday Club currently has but across three levels.

Proposed are 49 two-bed apartments, 14 ofwhich will have a multi-purpose room. The smallest two-bedders start from 80 sqm.

There will be 35 three-bedroom apartments, all with MPR's, and a full floor, 458 sqm penthouse with five bedrooms, each with an ensuite and walk in wardrobe, a theatre room, two living areas, and a wine cellar.

There will be no more than five apartments per floor.

BDA Architecture wrote in their design statement that the&nbsp;site is located in the high density precinct of Labrador and it will contribute residential uses to an area targeted as a future growth corridor.

All apartments will have glimpses towards Broadwater because of the towers slender form. The building fans out towards the rear, which allows even the apartments at the back of the building to take in water views.

The 24th level rooftop will home the resident amenity, including a&nbsp;swimming pool, lounge and kitchenette spaces, and a gym. There will be 125 resident car spaces and 31 bicycle spaces.

The application seeks to tap into the 50 per cent building height uplift, which allows for a maximum height of 79.5 metres to be achieved over the 1,546 sqm site which has a 30 metre frontage to Marine Parade.

The neighbouring Windsong Apartments was cited as a comparable tower at 15 levels, as was the 22-level Lumiere Private Residences at 230 Marine Parade.

"The surrounding density of this exceptional site suggests it is the perfect location for the proposed development," the town planning report by Zone noted.

There is the provision for short-term accomodation, but Zone suggest that's just so future apartment owners can rent their apartments as a holiday let if they wish.

First look: Golden Shores Holiday Club to become new apartment tower

Trackside House at Moonee Valley Park, the first track-fronting residential offering at the $2 billion redevelopment of Moonee Valley Racecourse, has generated around $100 million worth of sales within 11 weeks of its launch.

Developer Hamton, who is developing&nbsp;Moonee Valley Park in a joint venture along with superannuation fund Hostplus and in partnership with Moonee Valley Racing Club (MVRC), had a VIP waitlist of buyers who received early access to Trackside House in October last year.

The early success of Trackside House follows its neighbour and previous stage, Stonepine House, which is now over&nbsp;80 percent sold.

The two buildings, which share the same basement, have a combined end value of around $320 million and will be built together as part of a single contract. Icon has been appointed as builder, and construction will commence in May.

Trackside House was designed by architect Rothelowman and interior design studio Carr and continues with the biophilic theme of Moonee Valley Park.

The project, on the corner of Clyde and High Street, has been designed by MA Architects to cater for those seeking a house-sized dwelling.

MA Architects Principal Karen Alcock says space is really important when it comes to designing a townhouse.

"We make sure that our townhouses have a real focus on spatial quality, because you can always change finishes.

Brisbane's unit market continues to go from strength to strength.

There was hardly any downturn felt in the Queensland capital, with lack of supply and continued migration keeping prices firm while its eastern seaboard counterparts suffered near double digit losses over the last year.

Brisbane has actually seen 1.5 per cent growth over the last 12 months, according to CoreLogic. Unit values grew 0.9 per cent across April, the second best performing capital behind Sydney.

The median value of units in Brisbane is now approaching $500,000.

Colliers Director Andrew Scriven, who is handling sales at Consolidated Properties recently launched Monarch Residences in Toowong, says that in an environment of relative uncertainty, enquiry for off the plan apartment projects in Brisbane remains healthy.

"By far the largest group is local owner occupiers who account for approximately 70 per cent of enquiry," Scriven said.

"This cohort consists of downsizers, rightsizers and to a lesser extent first home buyers all being attracted to different products types and locations."

Scriven added that affordability remained an issue for a large portion of the market, with&nbsp;less and less stock available in the sub $700,000 range, however there are good options available for those with larger budgets.

There's also been enquiry grow from investors, who are looking to capitalise on growing yields due to sub one per cent vacancy rates in the inner city.

Developer Dibcorp has timed their Bide, Newstead apartment tower perfectly. They're able to point to an under construction project, which Keenan &amp; Co.'s Fraser Bryne says is now top of the list of questions to ask when enquiring.

"Their first question is 'is the project under construction, and if not, why?'" Byrne says.

"The second question is 'who is the development team and what have they delivered before?'".

Byrne says these are completely understandable requests in the current climate.

"Buyers have access to a vast amount of information nowadays and are often well educated in buying off the plan, so they want full confidence in the project.

"I think these are completely understandable requests and in fact encourage buyers to ask these questions in their search for the right property because if they can be answered with confidence, they should feel comfortable proceeding."

The Longland Street project has benefitted from the tight supply in Brisbane's inner-city, which Bryne says is driving strong buyer demand.

The last residences at Bide have just been released to the market, a collection of two and three-bedroom skyhomes.

Richard Lawrence, Founder and Managing Director at Position Property, says there's a strong imbalance between supply and demand, which isn't likely to change in the immediate future.

"We are heading into new territory in the Brisbane market with the extreme tightening of supply of new product due to more challenging construction costs," Lawrence says.

"Simultaneously, we are seeing high demand.

"Queensland’s population is growing overwhelmingly faster than every other state, with 2,201 people moving to the state each week on average in the past year.

"The majority of this growth split between interstate and international migration, as opposed to natural increase.

"Fundamentally, demand is overwhelmingly outstripping not only current supply, but the short term pipeline of supply.

"Along with this, rental vacancies are at historic lows with yields consistently exceeding the southern states, making the timing perfect for investors to enter the market.

Neutral Bay is one of the priciest suburbs in the Lower North Shore.

But there's long been a gap in the market for brand new downsizer stock. A number of local developers however have sought to plug that gap over the last 12 months, with the likes of WINIM, Abadeen, and Podia seeking to create apartments that will suit those checking out of their grand family homes.

The latest development application, <a href="/new-apartments/palmaria-5-7-lower-wycombe-road-neutral-bay">Palmaria</a>, will no doubt turn heads, given the site is located above the Hayes St Beach Foreshore, the only beach in the suburb.

Just six apartments are planned across the 1,306 sqm site at 5-7 Lower Wycombe Road, the location giving residents direct access through a small laneway to the beach. PBD said in their Design Verification Statement that&nbsp;Neutral Bay has seen a growth of new residential development within the area, and with the sites close proximity to the city as well as unique Foreshore waterfront, it provides the opportunity for an improved new development to residents.

They said they took into account the&nbsp;existing building, with its bulk and scale being informed by the predominant front and rear setbacks.

"By conforming to the existing setbacks, it has allowed for a harmonious integration of the new structure with the surrounding environment. The front setback has been carefully considered in terms of the buildings approach and how it will present itself to the street."

A Heritage Statement prepared by Weir Phillips Heritage and Planning suggested the building could have stood for over a century, with listings from as early as 1912 showing an unnumbered property Conisboro, later known as Conisburgh Flats.

The new building will home just six apartments, each with three bedrooms. The lower ground floor apartment and the penthouse are the largest units on offer in the project. The lower ground floor apartment has 256 sqm of liveable space, an extra rumpus room, and a spa on the balcony. The penthouse has 247 sqm of living area and a full width balcony.

The four half-floor apartments on levels on the ground floor and level one range between 150 sqm and 162 sqm.

Residents will have a communal wine cellar on the lower ground floor, and a private swimming pool overlooking the beach.

There will be two basement levels with&nbsp;11 parking spaces.

PBD said the apartments are generous in size, aligning with the density provided by other new developments of a similar upscale design.

"The density of the development is considered sustainable within the existing and future availability of infrastructure, public transport, community as well as culturally significant facilities and environmental qualities on the site.

"Furthermore, the proposed design provides an appropriate density for a residential development in the immediate context. The bulk and scale as well as the density of the proposed building, fits organically within its surrounding context and will contribute to the neighbourhood’s atmosphere rather than obstruct the streetscape or view from Hayes St Beach."

The plans were filed by the St Leonards-based Vergome Pty Ltd, directed by Killara and Mosman locals Robert Virgona and Kathleen Quinlivan.

Last year saw a number of development applications submitted targeting the local downsizer.

Local developer Podia is expected to be the next to launch a project to the market, a 23-apartment development at 96 Ben Boyd Road.

North Shore developer WINIM is working with Rothelowman to redevelop a landmark 1905-built duplex at&nbsp;112-114 Wycombe Road.

They're seeking to blend original character with a modern extension to create The Wycombe, which will have just nine apartments across three levels.

Property developer ITUM believes now is the time to strike in the Melbourne apartment market, choosing to launch not one, but two apartment projects within a week of each other.

First they had&nbsp;Mimosa Row, 40-apartments in Carnegie, hit the market through 360 Property Marketing. Now they've had 360 take EIRA Apartments in Bentleigh East to the market.

They've used the same team for both projects. BG Architecture have handled the design and Platinum Construction will deliver the build, targeting completion by the end of 2024.

ITUM double down on Melbourne's low supply levels by launching two inner-city apartment developments

<a href="https://www.urban.com.au/developers/far-east-consortium">Far East Consortium</a>’s 640 Bourke Street stands as a testament to&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic-3000">Melbourne</a>’s ability to bridge its storied past with a bold vision for the future.&nbsp;

Rising above the heritage-listed Eliza Tinsley building, the development reflects a broader shift toward adaptive reuse in the city, where historical assets are retained and reinterpreted as part of new residential development.

Designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>, <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> incorporates the Eliza Tinsley building as its foundation, housing a grand gallery and lobby space that serve as both a functional and symbolic centrepiece. The heritage façade informs the tower’s design, creating a connection between Melbourne’s past and its contemporary skyline.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Lauren Sheldon, Far East Consortium’s Director of Sales and Marketing, said.&nbsp;

Rothelowman Associate Jun Chang added, "We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."&nbsp;

Amenities spanning more than 3,000 sqm across multiple levels further reinforce this focus on resident experience. These include a pool, gym, co-working areas, and a range of hospitality-inspired spaces such as a whisky lounge, library, and private dining rooms, many drawing reference from traditional bathhouses and Melbourne’s laneway culture.

"We wanted to make both the pool and the gym area to be absolutely destinational, and when you traverse across to these spaces, there is a gentle familiarity to the beautiful notions of the hammams and the Roman baths, a gentle nod to history," Chang noted.

At street level, the project contributes to the ongoing transformation of the western CBD, with upgrades to Langs Lane and the introduction of retail, hospitality, and gallery spaces designed to activate the precinct and strengthen its connection to the surrounding city fabric.

640 Bourke Street is Far East Consortium’s 14th building in Melbourne’s western CBD.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Mould said the design intent was to balance that outlook with a sense of retreat.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.
