<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

You’d be hard-pressed to find an apartment building built before 2000 with solar panels.

<h2>Technology</h2>

Developers today go the extra mile to set their developments apart, and a small feature they often include is advanced technology.

Some developers offer keyless entry systems, whether through keypad door handles or facial recognition, as well as smart home capabilities like routine-driven lights or Wi-Fi-controlled air conditioning. Many fixtures in an apartment, from blinds to air conditioning and lighting, can be controlled remotely via an app, whether at home or not.

This enhances both the functionality and security of living in these buildings.

Developers creating large towers or masterplanned communities in particular understand they're not just building homes, but fostering a community. They&nbsp;go as far as offering a mobile phone application, which, depending on the project, can be used to reserve any of the bookable facilities, request concierge services, or see what community events are taking place.

<h2>Facilities</h2>

One of the biggest differences between apartment buildings from the 1960s and those of today is the level of facilities.

While the facilities offered vary depending on the size of the apartment building, developers dedicate significant resources and floorspace to ensure that residents are well-catered for within the building.

At a minimum, developers allocate large portions of the site for walkable gardens, often landscaped by a professional. Smaller boutique buildings, which may not have a pool or gym, often feature rooftop communal spaces with barbecue facilities and alfresco dining areas.

Larger skyscraper towers go all out with luxury facilities. It's no longer enough to have just a pool and a basic gym. Now, towers are offering facilities that rival those of high-end hotels.

Lap pools, accompanying spas, and daybeds are now standard. Gyms are often replaced with wellness centres that include saunas, hot and cold plunge pools, and rooms reserved for classes or yoga.

Private dining spaces with large communal kitchens have become common, and many developers in Brisbane and the Gold Coast orient these facilities on the rooftop to take advantage of the warmer climate.

In recent years, some towers have even included golf simulators, cinemas, and karaoke rooms. The majority now feature co-working spaces. Buildings with a prominent street presence often include a ground-level café, while those on larger sites may offer multiple hospitality and retail venues at street level, along with office spaces on the lower floors.

Parking is also becoming more innovative, with license plate recognition systems that sometimes eliminate the need for key fobs.

<h2>Location</h2>

The location of new developments tends to be more strategically selected than older buildings.

Developers nowadays ensure their sites are close to major transport links or local amenities like parks, beaches, and shopping areas. Buyers are less willing to compromise on location when they’re paying more than ever before for a new apartment.

<h2>The fact it's brand new</h2>

Much like the customisation reason, the fact that the apartment is brand new is a huge selling point.

There’s no need to upgrade any fixtures or fittings once the apartment is complete. New apartments feature top-of-the-line appliances, typically from brands like SMEG or BOSCH, with some luxury apartments offering Gaggenau appliances.

Additionally, improvements in flooring materials, like engineered timber and stone benchtops, provide durability and a modern finish that is resistant to wear and tear.

<h2>Financial benefits</h2>

Buying off the plan comes with several financial advantages, including potential stamp duty savings in certain states, which can significantly reduce costs on completion.

Additionally, the staggered payment structure in the off the plan market allows buyers to secure a property at today’s prices while saving for settlement during the construction period.

Generally, buyers pay 10 percent upon going unconditional on the contract, with the remaining 10 percent due on completion. Many developers, however, offer flexible deposit terms, which could be as low as five percent.

The deposit is placed in a protected trust account by the developer, ensuring that the money is safe and untouched, while also generating interest during this time. That interest is handed to the buyer upon completion.

The cooling down of Sydney's property market looks to be heading into 2025.

After a multi-year boom in both the house and unit markets across Greater Sydney, heightened interest rates throughout 2024 gave prospective home buyers a reason to sit on their hands.

The year started off positively, so the decline in markets hasn't been extensively felt. Units across Sydney, in fact, rose 1.8 percent over 2024, reaching a new median high of $859,000. Values declined by -0.3 percent in December.

CoreLogic Research Director Tim Lawless noted that the slowdown in Sydney aligns with affordability pressures and higher advertised supply levels.

He said it wasn't a surprise to see the CoreLogic National Home Value Index show a decline for the first time in two years.

“This result represents the housing market catching up with the reality of market dynamics,” Lawless said.

“Growth in housing values has been consistently weakening through the second half of the year, as affordability constraints weighed on buyer demand and advertised supply levels trended higher.”

Sydney’s off the plan apartment market saw significant activity in 2024, reflecting the shifting dynamics of the housing sector and a focus on key projects reshaping the city’s urban landscape.

It was the new development pipeline that piqued the interest of Urban readers in 2024, as well as new projects launching to the market, which have been few and far between in recent years. Data just released from the ABS showed dwellings approved in New South Wales were 42,109 over the 12 months until November 2024, 34,000 short of meeting the National Housing Accord quota for NSW.

No development application was more popular than JDH Capital's plans for the Sir Stamford Hotel in Circular Quay. JDH, fresh off completing the redevelopment of the iconic Sirius building in The Rocks, filed plans to demolish the 1988-built hotel, which will make way for a striking 150-level glass tower with commercial, retail, and luxury apartments.

The 69 apartments will be spread across 10 residential levels in the new structure. Part of the development of the 1,612 sqm site, which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed Health Department Building that dates back to 1896.

There was a similar level of interest in moves by builder-developer giant <a href="/developers/aland">ALAND</a>, who took over the Macquarie Street, Parramatta site from besieged developer Toplace,&nbsp;

The plans for the site include two 30-level towers with 425 apartments, along with significant communal, retail, and parking spaces.&nbsp;

ALAND has also stepped in to take over the final three buildings in the besieged Castle Hill development by Toplace.

Upon completion, the Skyview development is set to house approximately 2,500 residents across 964 apartments, with 532 units dedicated to build-to-rent.

Still in Castle Hill, a market which has proven strong for several years, custom home builder turned developer Kassis Homes submitted plans for a new suburb-shaping.

Under their new development arm Reve Group, Sam Kassis and business partner Romio Georges are planning a four-tower development on a sprawling 9,074 sqm site that cost about $80 million to amalgamate.

They're seeking to develop three residential towers, with 264 apartments, and a hotel tower.

"We've been building in the area for three decades, and we're passionate about delivering high-quality residential living to Castle Hill," Sam Kassis told Urban.

The demand for new and off the plan apartments in <a href="/developments/north-sydney-nsw">North Sydney</a> has meant readers have been interested in the two new projects set to hit the market in 2025.

East Walker Street will be one of two new apartment developments launching in the popular Walker Street pocket near the newly opened Sydney Metro Victoria Cross Station. Podia and its joint venture partner CASA will launch 71 apartments this year on McLaren Street, across the road from the recently completed AURA by Aqualand.

The most indemand projects for new apartments buyers have been in close proximity to the recently expanded Sydney Metro, which opened in August.

The 130 one, two and three-bedroom apartments in <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, which is being developed by <a href="/developers/thirdi-group">Third.i</a> and Phoenix Property Investors, flew off the shelves. Over half of the apartments which are located directly above the <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> Metro Station have been snapped up in a matter of months.

Elevate is the first Transit Oriented Development (TOD) to launch. The ToD is a government program which will accelarate planning, and offer different planning controls, around Sydney's extensive transport network.

Similarly strong interest was observed further along the Metro line in Castle Hill which has two metro stops, Hills Showground, and Castle Hill Metro Station.

The monthly dwelling approval update by the Australian Bureau of Statistics again painted a grim outlook for Australia's new-build environment.

Total dwellings approved fell 3.6 per cent in November to 14,998.

There were most positives found in Victoria and Queensland where dwelling approvals remained stable and closer to their targets, although New South Wales is tracking well behind where they're forecasted to be.

The total number of dwellings approved in NSW was 42,109 over the 12 months until November 2024, 34,000 short of meeting the National Housing Accord quota for NSW.

"Despite a range of State and Federal programs designed to promote housing supply, dwelling approvals data from the last 12 months shows a chronic trend in the wrong direction," Urban Taskforce CEO Tom Forrest says, adding the new data shows there is a "mountain to climb".

"The data for NSW shows that Premier Minns is on the right track in looking to fast-track planning through the Housing Delivery Authority and through changes to the planning laws. The key to success will be through ensuring that new housing and employment remain the focus, and that planners don’t become distracted with other portfolio imperatives."

There has been a -10 per cent annual decline in approvals across all housing typologies in New South Wales. Apartment approvals declined a massive -26 per cent in the 12 months to November.

Stuart Ayres, CEO of the Urban Development Institute of Australia (UDIA) NSW, says the&nbsp;NSW Government has a lot of work to do in 2025 to turn around the housing supply crisis that continues to inflict more pain on future homeowners. 
 
"With&nbsp;approvals&nbsp;in the detached house market sitting at a 10-year low, it is important that the Housing Delivery Authority (HDA) remains ambitious in supporting greenfield subdivisions," Ayres says. 
 
"The hope of the side at the moment is the Housing Delivery Authority. It is absolutely critical that it facilitates high demand and more feasible greenfield development and subdivisions, and not focus exclusively on less feasible infill projects."

Multi-unit approvals in the three months to November 2024 climbed significantly in Western Australia (+207.5 per cent) compared to the corresponding period in the previous year. This was followed by Queensland (+16.0 per cent), Victoria (+9.4 per cent) and New South Wales (+1.6 per cent). The Northern Territory registered a flat result. Declines were recorded in Tasmania (-85.7 per cent), the Australian Capital Territory (-82.4 per cent), and South Australia (-15.1 per cent).

"Mountain to climb" as new home building activity falls

Deicorp’s latest Metro-connected project has been granted approval from the Independent Planning Commission (IPC), giving the burgeoning develop the green light to push on with 188 apartments in Crows Nest.&nbsp;

The 22-level building, which includes a three-storey podium with ground-floor retail and commercial space, will be built on the prominent Pacific Highway site known as The Five Ways.&nbsp;

The application for the project, known as <a href="/new-apartments/falcon-alexander-8-alexander-street-crows-nest">Falcon &amp; Alexander</a>, was lodged in April 2024 and assessed by the NSW Department of Planning, receiving a recommendation for approval in November. However, as the local council objected, the matter was required to be determined by the IPC.&nbsp;

The IPC invited submissions from the community as part of its determination, with 20 submissions received, including nine objections and 11 in support. &nbsp;

<a href="/architects/turner-studio">Turner Studio</a> won the Design Excellence competition with their design being selected by the jury as the most desirable.&nbsp;

Deicorp’s founder Fouad Deiri said he was pleased with the outcome, and the work of the Department of Planning to support the application, despite opposition from North Sydney Council.&nbsp;

“We have been working for over five years to achieve approval on this site, including three separate planning proposals and a subsequent State Significant application,” Deiri said.&nbsp;

“The time it has taken to secure approval for this project highlights the difficulties the development industry faces in trying to build homes in Sydney. &nbsp;

“A community survey we undertook as part of the consultation process demonstrated a majority of residents in the area were either in favour of the project or neutral towards it.&nbsp;

“A significant majority of residents surveyed supported the substantial Affordable Housing within &nbsp;the project and the new retail precinct being provided.”&nbsp;

Findings by the research and engagement firm Notting Hill Advisory revealed a significant portion of households polled in four key development hubs across Sydney, including the North Sydney local government area (LGA), were favourable to new housing located close to public transport and delivered with good amenity outcomes.&nbsp;

In the North Sydney LGA, where the Crows Nest development is located, 64 per cent of the residents surveyed also agreed the provision of affordable housing would benefit the community. There are 48 affordable housing units in Falcon &amp; Alexander.

The Five Ways approval adds to another recent significant project consent <a href="/developers/deicorp">Deicorp</a> received in December, with their <a href="/news/nsw/first-look-exclusive-deicorp-submit-plans-for-joynton-square-mixed-use-zetland-precinct">Joynton Ave Zetland site</a> being signed off by the Central Sydney Planning Committee. Joynton Ave includes 574 apartments across nine buildings and a contribution of $28 million for Affordable Housing.

Deicorp expects to start construction on over 3,000 apartments in 2025.

It will be the first stage which is a joint venture, with&nbsp;Hankyu Hanshin Properties becoming part of the development.

Following the success of Archibald by ALAND, developer <a href="/developers/aland">ALAND</a>&nbsp;has unveiled its latest Gosford project.

Amalfi by ALAND – a mixed-use project with 506 apartments and 9,530 sqm of retail space will rise from 50-70 Mann Street, formerly the home of&nbsp;Frogys roller-skating. Frogys was demolished in 2017, and the site has been vacant since that time.

The development, who has focused predominantly on house and land and masterplanned communities in recent years, has announced a return to the high-density, apartment and mixed-use market.

It will soon launch <a href="/new-apartments/stanton-place-rosebery-5-15-dunning-avenue-rosebery-nsw-2018">Stanton Place</a> in <a href="/developments/rosebery-nsw-2018">Rosebery</a>, 144 one, two and three-bedroom apartments, terraces and skyhomes across three buildings on Dunning Avenue. It will have&nbsp;a central landscaped courtyard with BBQ facilities, as well as multi-purpose facilities for residents, a café space and public art installation along a curated laneway experience.

Stockland Executive General Manager, Apartments, Ben Christie, said Stockland’s expertise and experience in creating connected communities meant it was well positioned to reimagine the concept of the urban neighbourhood.

Christie says their&nbsp;apartment-led, mixed-use projects will provide large-scale quality housing in preferred locations, accessible to jobs, transport, education, amenities and services, giving individuals and families the opportunity to thrive.

Christie said the medium-term outlook for the apartment market was positive, underpinned by strong fundamentals.

“We expect the apartment sector to be the beneficiary of tailwinds in replacement cost pressure, a compelling house to apartment price premium, and a material undersupply of apartments over the medium term, underpinning our intention to target pipeline growth in major urban centres."

Stockland gets back into the new apartment market

First home buyers in Victoria and Queensland are increasingly willing to stretch their budgets, surpassing spending trends seen in New South Wales.

While affordability remains a key consideration, data from November and December reveals a growing willingness among first-time buyers in these states to invest more in their first property.

In contrast, in New South Wales, where <a href="/developments/sydney-nsw">Sydney</a> is consistently ranked among the least affordable cities globally, first home buyers are primarily focused on apartments priced between $600,000 and $1 million.

<a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, above the Crows Nest Metro station, has attracted significant demand for its one-bedroom apartments that are priced just under $970,000, while the completed apartments in <a href="/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">The Grand</a> Eastlakes offer an attractive entry at $745,000.

First home buyers in Queensland, mainly Brisbane and the Gold Coast, are increasingly willing to spend over $1 million, particularly for larger homes or apartments in sought-after suburbs.

A prime example is <a href="/new-apartments/citrine-townhomes-rochedale-311-gardner-road-rochedale">Citrine</a>&nbsp;in <a href="/developments/rochedale-qld-4123">Rochedale</a>, where buyers can secure three or four-bedroom townhouses priced between $1 million and $1.5 million.

In the hot Gold Coast new apartment market, buyers are also willing to exceed the $1 million mark, as seen at <a href="/new-apartments/flourish-on-sixth-ave-6-12-sixth-avenue-palm-beach">Flourish on Sixth</a>, the newly released development by Sherpa in Palm Beach.

This development offers some of the most affordable apartments the area has seen in years.

One-bedroom apartments initially listed under $600,000 sold quickly, while two-bedroom units, previously priced in the mid-$800,000s, are now listed just above $1 million — still offering incredible value in one of the Gold Coast's most desirable suburbs.

In Victoria, while entry-level apartments remain more affordable compared to Queensland and New South Wales, first-home buyers are still opting to spend more for better properties.

The most popular price range for first-time buyers in Victoria is $400,000 to $1 million, but, similar to Queensland, many are willing to stretch their budgets for more desirable options.

Another popular project in recent months is New Johnston in <a href="/developments/abbotsford-vic-3067">Abbotsford</a>, which offers a range of apartments in the $400,000 to $1 million bracket.

Located at 398-400 Johnston Street, near Victoria Park Station, this development consists of 58 one, two, and three-bedroom apartments across nine levels, with ground-floor retail spaces.

First home buyers prepared to spend more in VIC, QLD, than in NSW

Downsizers and rightsizers have dominated the new and off the plan apartment market in 2024.

The two camps, downsizers in particular, are the least impacted by the continued high interest rates compared to a first home buyer or investor, positioning them as a key target for developers. Most of the new apartment developments that have come to the market in 2024 have been large apartments that suit the size and budgets of a downsizer.

Many downsizers have built significant equity in their family homes over the years and are now looking to move into more manageable living spaces, while also securing funds for retirement.

But where are downsizers and rightsizers looking to buy?&nbsp;

In this article, we've looked at the most popular suburbs in Sydney for both buyer demographics, highlighting some of the most popular developments in those areas.

<h2>Crows Nest</h2>

<a href="/developments/crows-nest-nsw-2065">Crows Nest</a> has attracted a wide range of apartment buyers over the past three months, especially following the launch of two of Sydney's most in-demand developments near, and above, the newly opened Metro station.

Apartments in <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, the apartment development by&nbsp;<a href="/developers/thirdi-group">Third.i</a>&nbsp;and joint venture partner Phoenix Property Investors above the Crows Nest Metro Station, have been snapped up since they hit the market.

Designed by <a href="/architects/woods-bagot">Woods Bagot</a>, Elevate will comprise 130 one, two and three and four-bedroom apartments, the larger apartments proving popular with the next home buyer demographic given the connectivity to the city and the growing lifestyle on offer locally.

<a href="/developers/twt-property-group">TWT Property Group</a>&nbsp;also has recently revealed&nbsp;<a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>&nbsp;nearby, on the fringe of Crows Nest village and a short walk from the metro.

Locals have driven the sales in the first building of what will be a multi-stage precinct with extensive retail and hospitality spaces.

<h2>Newcastle West</h2>

<a href="/developments/newcastle-west-nsw-2302">Newcastle West</a> has grown in stature over the last few years, particularly with those who live in the wider Newcastle region who want to downsize to a brand new apartment closer to the city.

The most recent demand from downsizers and rightsizers has been toward the recently launched&nbsp;<a href="/new-apartments/era-newcastle-124-126-bull-street-newcastle-west-nsw-2302">ERA by GWH</a>, designed by FK Australia for the owner-occupier.

There will be over 2,000 sqm of communal space across the two buildings, connected by a&nbsp;podium will feature a large outdoor pool, gym, fitness studio, and sauna, as well as several barbecue and dining areas.

Each building will have a rooftop garden with panoramic views.

<h2>Castle Hill</h2>

After decades of limited supply for downsizers apartment from smaller family homes, Castle Hill is starting to see a new tranche of apartments that are being snapped up by downsizers.

Developer <a href="/developers/cpdm">CPDM</a>&nbsp;has targeted the rightsizer, downsizer demographic at <a href="/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a>, one of the only new developments to launch in Castle Hill in 2024.

They have large apartments, skyhomes with rooftop terraces, and low-maintenace townhouses with internal lifts, that cater for the two buyer types.

The five low-rise buildings, a rarity in Castle Hill, have been designed around a central courtyard, bringing nature through landscaping into the apartments.

Larool Crescent is also the only off the plan apartment development to have Latent Defects Insurance, the sought-after insurance policy that protects buyers against any structural defects for 10 years post completion of the building.

<h2>Norwest</h2>

<a href="/developments/norwest-nsw-2153">Norwest</a> was only established as a suburb in 2018 of the Hills District. It's another that's been popular with those who have lived in the Hills and don't want to leave the region to downsize.

<a href="/developers/sekisui-house-australia">Sekisui House&nbsp;Australia</a>&nbsp;have been one of the most prominent developers in Norwest since securing an 8.1-hectare site back in 2016 when the land was classed as being in Baulkham Hills.

Since then they've been developing their large masterplan, The Orchards, near Norwest Metro Station.

Downsizers have been the most prominent buyer type at the latest stages, Veue.

Veue, the fourth stage of The Orchards, offers 577 apartments,&nbsp;nearly half of the total apartments that will make up the masterplan.

<a href="/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a>, the most recent release, will comprise 156 apartments across two buildings.

Sekisui will be continuing to cater for downsizers in its penultimate stage, 209 apartments across two 12 and nine-level buildings designed by Rothelowman. A third building will home communal amenity.

<h2>Box Hill</h2>

Box Hill is another suburb which in recent years hasn't really had enough options for downsizers.

That's why local developer&nbsp;Kellarney Developments focused its new apartment development,&nbsp;<a href="/new-apartments/killarney-ponds-box-hill-4-alan-street-box-hill-nsw-2765">Killarney Ponds</a>, around the rightsizer and downsizer.

Located just outside the emerging Box Hill Town Centre, Killarney Ponds will have 93 two and three-bedroom apartments that will complete in early 2025.

The three-bedroom apartments offer 115 sqm of internal living space and a priced under $1 million.

Comparable Box Hill apartment developments also don't offer the same level of amenity as Killarney Ponds, which will offer a multi-purpose room, a fully-equipped gym, a&nbsp;work-from-home centre with integrated desks and meeting rooms, as well as several outdoor spaces with alfresco and picnic areas.
