Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Fortis has secured development approval for a premium residential project in the heart of Woollahra.&nbsp;

The prominent eastern suburbs developer has been working with the 14 owners of the 2a James Street address for the last 12 months, recently finalising the purchase of the 3,500 sqm development site, the largest ever land consolidation in Woollahra and now the largest privately held parcel of land in the suburb.

The current existing and dilapidated buildings on the site date back to the late 1800s and early 1900s and will be architecturally restored as part of the $170 million project.

Alongside the refurbished buildings, the approved concept will also feature a collection of newly built luxury residences, comprising two-, three- and four-bedroom apartments.. Funded by Pallas Capital, construction on the project is expected to commence late 2023.

Fortis Director Charles Mellick says the team’s&nbsp;work at the nearby Pallas House Sydney and Gaden House demonstrates their commitment towards retaining Sydney’s architectural heritage.

Fortis secure approval for $170 million Woollahra development

Having completed One The Waterfront in Sydney's Wentworth Point, busy apartment developer Piety Group is onto its final stage of their Wentworth Point project.

They've submitted plans for two more buildings, at this stage just known as Building F and Building C, which will bring a further 155 apartments to the area which was not so long ago just mud flats.

The development will have 620 apartments across nine buildings with the new apartments since Piety Group started the $520 million development phase in 2010.

Turner Studio noted in their architectural report submitted to the Parramatta council that the architectural form of the two towers seeks to acknowledge the pattern of the substantially completed One The Waterfront residential development.

They noted that the&nbsp;built form of the previously approved development applications have allowed for stepping in the facade alignment, and substantial indents in the built form along Bennelong Parkway.

"These result in a highly articulated streetscape and urban design outcome," Turner suggested, adding that the proposed built form opens up view lines into the central podium courtyards to Bennelong Parkway that improves the permeability of the scheme.

"The new buildings are in keeping with their adjoining context and will marry with the remainder of the scheme. Their stepped building form will further enhance the articulation of the precinct’s streetscape."

They say the proposal significantly improves the building separation distances already achieved within the already completed components of the scheme.

Turner note that the proposal seeks to do better than 'business as usual' and has made the landscaping component key to the design excellence of the overall scheme.

"The proposal seeks to create a lush green landscape that frames and envelopes the proposed new Buildings E &amp; F. These new additional landscaped spaces will complete a network of green links that connect Homebush Bay to the Millenium Parklands, and the adjacent Bay Park to the Haslams Creek wetlands."

Plans for Capital Corporation’s apartment project on the site of the Seventh-day Adventist Church site, Wahroonga Estate, have been given the green light by Ku-ring-gai Council.&nbsp;

Lodged on behalf of the Adventist Church, the plans were approved for&nbsp;136 - 144 Fox Valley Road, following extensive planning, community engagement and modification.

Set to form an integral part of the regeneration of the 64.2-hectare site on Sydney’s North Shore, 177 apartments will be delivered across four low-rise buildings.&nbsp;

Designed by architectural consultancy firm, GroupGSA, the energy-efficient buildings aim to be visually interesting, contemporary and sympathetic to the surrounding area, with the building’s interiors also benefiting from designs by Coco Republic.&nbsp;

Ranging from four to six-storeys, the buildings will be constructed across two stages, with 143 apartments set for the first stage and an additional 34 in the second.&nbsp;

26 one-bedroom, 95 two-bedroom and 56 three-bedroom apartments will be delivered across the project, with a new two lane access road set to be built as well, providing an entry point to a shared basement.

The apartments will be located within the approved concept plan’s building envelope, just off Fox Valley Rd, with the DA approval coming 12 years after the State Government approved a Part 3A plan for the site, which included the expansion of the Sydney Adventist Hospital and a range of residential, commercial and higher education developments.&nbsp;

The entire Wahroonga Estate is divided into five neighbourhoods and includes 31.4 hectares of environmental conservation land.

Jim Hunter, Director of Capital Corporation, said the planning process was inclusive of the Council and community feedback to ensure the needs of the local area were met.&nbsp;

“The project has been years in the making. We carefully considered feedback from the community and made many amendments in response,” Hunter said.&nbsp;

“The collaborative approach we took with Council and the community ensured we are delivering a plan that meets the needs of the local community and this was evident in the amount of feedback received.”&nbsp;

A review of initial plans resulted in the reconfiguration of the residential development’s footprint, along with the addition of landscaping and open space.&nbsp;

The proceeds from the development will also unlock funding for reinvestment into facilities, new educational hubs and other community assets within the Wahroonga Estate precinct.&nbsp;

Established in 1991, the Australia-owned Capital Corporation established themselves amongst the Sydney development scene as one of the pioneers of the Norwest Business Park, completing 47 buildings within the precinct.&nbsp;

The group has also recently completed a string of developments including the Esplanade in Norwest, Parklands Estate in Rouse Hill, Veridian in Kogarah, along with Stages One, Two and Three at the $1 billion Woolooware Bay Town Centre in the Sutherland Shire.&nbsp;

Capital Corp given green light for Wahroonga Estate apartments 

Urban Property Group are continuing their take over of the western suburbs of Sydney.&nbsp;

Having wracked up a swat of awards for their residential developments in Penrith, including Navali, Lumina and The Henry, Urban are set to transform Edmondson Park in their latest project, with plans for four buildings on a site fronting Buchan Avenue.&nbsp;

The group recently submitted the plans for the project, which will form part of a greater precinct of homes.&nbsp;

Titled Site 5 of the Edmondson Park North Precinct 9, the buildings will top out at eight-storeys, with COX Architecture to design each of the stages across the precinct.&nbsp;

266 apartments will be delivered across the site, with a communal open green space to separate each of the buildings.&nbsp;

37 one-bedroom apartments will be on offer in the precinct, along with 154 two-bedroom, 65 three-bedroom, nine four-bedroom and one five-bedroom apartment.&nbsp;

The group also has plans to develop stage one to three in the Edmondson Park North Precinct 9, along with stage four with the development application currently being prepared.&nbsp;

Sydney property developers to build residential precinct in Edmondson Park 

Developers are setting their sites further west as the expansion of Sydney continues.

A Metropolis of Three Cities, the Eastern Harbour City, the Central River City and the Western Parkland City, known as The Regional Plan, has been prepared by the Greater Cities Commission in a 40 year vision for Metropolitan Sydney.&nbsp;

It envisions a 30-minute city, where residents live within 30 minutes travel of their job, education and health facilities, services and great places.

The Regional Plan projects that almost half of the population growth in Greater Sydney over the next 40 years will reside west of Parramatta in the Central River City and the Western Parkland City, where two development applications have been lodged.&nbsp;

Plans have been laid for a four-building development at 313 Bringelly Road.&nbsp;

The Salvo Group, who are a Melbourne-based property group, engaged CM+ to design the three, four-level mixed-use buildings.&nbsp;

There will be 242 apartments delivered across the buildings, with 67 to be included in block A, 84 in block B, and 91 across block C.&nbsp;

The project will be one of the area’s early developments and will foster transformation of the northern part of the Leppington Town Centre.

The site’s rural character will be transformed into a vibrant and multifunctional community that facilitates urban living

It’s projected that the population of Western Parkland City will grow to 1.1 million by 2036 and to over 1.5 million by 2056.

The mixed use development will offer living and working opportunities close to Leppington Station, approximately 400-800 metre walking distance from the site.&nbsp;

It will also create a high amenity living precinct, close to public infrastructure, such as&nbsp; the Leppington Train Station and TfNSW Commuter Car Park, along with open spaces including the future green spaces along Scalabrini Creek and Western Sydney Parklands.

There’s further development planned near Leppington Town Centre, on the corner of Ingleburn Rd and Byron Rd.

The plans are for a medium density apartment building, which will deliver a further 63 apartments to the area surrounding the town centre and 18 townhouses.

The development is identified by two building forms, one being a four-storey apartment building consisting of four cores that wraps around the Ingleburn Rd and Byron Rd corner, along with walk-up terrace style homes.&nbsp;

A mix of natural materials will be utilised, tying the project to the surrounding native landscape, with a fine-grain two-tone fibre cement panel facade donning the buildings.&nbsp;

Urban Link Architects are behind the designs of the plans, which will deliver 17 one-bed, 25 two-bed and 21 three-bedroom apartments, along with 18 townhouses.&nbsp;

Separating the two forms will be a communal open space across the ground floor, featuring deep planting creating a pocket park-like atmosphere, outdoor seating space and barbecue facilities, as well as recreational space on level three.&nbsp;

The growth of Western Parkland City is enhanced by the recently finalised Aerotropolis Planning, which will deliver the new Western Sydney Airport at Badgerys Creek Aerotropolis.

The developments also sit within proximity to Leppington Town Centre, along with being just 30-minutes from Sydney Airport, 30 kilometres from Parramatta CBD and about 50 kilometres from the Sydney CBD.

The precinct is also in proximity to Liverpool CBD, which is currently Sydney’s third CBD.

Leppington’s connectivity will be further improved as well by future train links to Western Sydney Aerotropolis.

Camden City set for two residential developments

Buyers at Coronation Property's Merrylands project, Mason &amp; Main, are set to benefit from a huge pipeline of infrastructure due to the project's location in the heart of the 6000-hectare Greater Parramatta to Olympic Peninsula (GPOP) corridor.

Bringing Parramatta Quay to life is Charles Street Square

The ferry terminal at Charles Street is the gateway to the Parramatta CBD for those who travel by boat, by foot or by bike along the river, in what will be known in the near future as, Parramatta Quay.

The area is also a place of cultural and geographical significance, as the fresh water of the upper Parramatta meets the saltwater of the lower reaches, connecting Sydney to Parramatta River.

The completed escarpment boardwalk provides connection from one side of the river to the other, with the pedestrian and cycle friendly thoroughfare extending under the MacArthur Street Bridge, joining to Parramatta River Cycle way, providing more than 100 kilometres of walking and cycling paths, extending all the way to Sydney Olympic Park.

The Parramatta Ferry terminal upgrade is complete and once the Charles Street Square upgrade is finished the area will become a confluence of leisure activity, cafe culture and transportation hub celebrating one of the City's special waterway experiences welcoming tens of thousands of visitors and commuters each year.

Construction of the Charles Street Square upgrade is slated to be complete by the end of 2022 or early 2023.

The Sydney Metro West project is also underway, with the new underground metro railway set to connect the Parramatta and Sydney CBDs. The NSW Government committed $6.4 billion over four years to the project, which will achieve a travel time of 20 minutes, as well as unlocking housing supply and employment growth between the two CBDs.

With trains, buses and ferries connecting the Parramatta CBD with Sydney and the wider metropolitan area, the council also runs a free shuttle bus around the Parramatta CBD for those wanting to stay close by.

Further connection will be provided through the development of the Parramatta Light Rail. Stage One of the project will run 12 kilometres, connecting Parramatta CBD to Westmead and Carlingford. Stage One will be operational in 2023.&nbsp;

The Parramatta CBD is also well-connected to major arterials, including the M4 Motorway, Great Western Highway, Windsor Road, Pennant Hills Road and James Ruse Drive.&nbsp;

A new Museum of Arts and Applied Sciences will open on the river foreshore in Parramatta in 2025 as the new centre of arts, culture and innovation. It will include the newly relocated Powerhouse Museum and a revamped Riverside Theatres.

Further boosting the areas growth is the soon to be developed Western Sydney Aerotropolis, which is set to give Western Sydney residents a more convenient option for travel and boost overall population growth.

Sydney’s new airport is set to open to international, domestic and freight flights in 2026, providing much-needed aviation capacity for the entire Sydney region.

Designed to grow in stages and over decades, the Airport will eventually become one of the biggest gateways to Australia and the primary airport for the entire Sydney region. Qantas Group and Virgin Australia Group have signed MOUs with the Airport and have already commenced discussions about the design of the Airport and potential routes and services.&nbsp;

With the Westmead precinct Australia’s largest health and biomedical research precinct, the site is also undergoing revision with four hospitals, two universities, two large research institutes, NSW’s largest pathology service, and many allied health centres currently occupying the space.

With NSW Health, the City of Parramatta Council jointly commissioned the Westmead Innovation District Master Plan project.&nbsp; The project includes aspirational targets for jobs and tertiary students, driven by the significant government investment planned for the area.&nbsp;

Last year F45 co-founder Rob Deutsche spent nearly $20.65 million on a prime site on Campbell Parade site, the exclusive strip fronting Bondi Beach.

Now, it's been revealed what he's going to do with it.

Recent plans submitted to the Waverley Council are for four luxury apartments above a retail premises at 56 Campbell Parade.

The existing building will be retained. While not heritage-listed, it is deemed as a contributory building within the Bondi Beach Heritage Conservation area and makes a positive contribution to the streetscape of Campbell Parade, a heritage statement prepared for the development submission noted.

There will be a substantial demolition of the rear of the building to make way for a striking new design by architecture firm&nbsp;Architects Nicholas + Associates.

The existing retail premises will be expanded to spill over two levels and face Campbell Parade.

There are already four apartments within the building, so the density won't change, but at the moment they are only spread over two levels. There will four levels for the new building, offering considerably more size.

The ground level apartment will have nearly 140 sqm of internal space with three bedrooms and a rear terrace.

Above will be two two-level apartments, which share levels one and two. Each will have four bedrooms and around 220 sqm of internal space, as well as a balcony with gun-barrel views across to the beach.

Topping the development will be a two-level penthouse spanning 250 sqm. The whole top level is dedicated to the master suite which opens to a private 25 sqm terrace with plunge pool.

The application comes a few months after next door, 58 Campbell Parade, <a href="/news/nsw/first-look-rare-new-apartments-to-hit-bondi-beachs-campbell-parade">sought redevelopment into a luxury development of 10 apartments</a>.

The project, designed by MHNDU, is currently under appeal to the NSW Land and Environment Court. MHNDU noted it was important in the design&nbsp;to&nbsp;retain a number of notable original building features. They opened the façade, creating more established viewpoints of the iconic neighbouring beach.

When Deutsche secured the keys at the December auction for the Campbell Parade site, a number of Bondi's most prolific developers were in attendance, including&nbsp;Rebel Property Group’s Allen Linz, who developed Pacific Bondi, and investor and developer Vaughan Blank, both of whom have recently submitted development applications for new apartments around the corner on Hall Street.

“Penthouses close to the CBD and within walking distance to lifestyle amenities like great cafés, bars, fine dining, and parks are high on the list for penthouse buyers right now,” he said.

While a property’s location is vital for retaining value for any purchase, buying a penthouse is as much about prestige.&nbsp;

Iconic architecture that stands out against the city skyline combined with timeless interiors created by sought-after architects and designers will win out over less salubrious developments when it comes to steady capital growth prospects.&nbsp;

“Overall, our clients are looking for beautiful high-quality interiors, an elegant materials palette and a sense of permanence,” explained Stanisich.&nbsp;

The layout and planning of penthouse spaces are also essential, says Stanisich.&nbsp;

“Living and sleeping areas should be separately zoned, and there should always be a sense of arrival at the entry as a transition from the building’s common areas to the privacy and intimacy of the penthouse.”

“We carefully consider connections between living, dining and kitchen areas and include amenities like a back kitchen or scullery to minimise cooking smells and visual sight lines of daily clutter,” she said.&nbsp;

Generous shower sizes, huge guest powder rooms, high-quality appliances using the latest technologies, with steam ovens and warming drawers, generous pantries and a separate bar or wine cellar with temperature-controlled wine storage are high on Stanisich’s design list.

“Penthouses with private pools are right on trend at the moment also. High-net-worth buyers want expansive spaces to entertain outdoors, so large, luxuriously appointed terraces and private rooftop gardens will appeal in any market,” she said.&nbsp;

Many architects specify penthouse finishes one would typically find in a stand-alone family home, like statement fireplaces and sculptural island benches.&nbsp;

These add to the sense you’ve arrived somewhere truly extraordinary, says Stanisich.

“Often downsizers moving from larger homes are looking for the ease of apartment living without compromising on size,” she said.&nbsp;

Bedrooms and bathrooms should create a feeling of welcome retreat from the work-a-day world outside.&nbsp;

“Main bedrooms should be generous and open to views and abundant natural light. Robes and ensuites should feel spacious and well connected, while each bathroom feature should create individual moments for restfulness, thought or relaxation. I think using natural materials is also important for their beauty and ultimate longevity.”

Ample parking is another must, says Stanisich.&nbsp;

“It may sound pedestrian, but a great lifestyle location often means parking is at a premium.”

"A penthouse must have multiple, spacious, secure and convenient parking for multiple cars, and if it includes a private lift from the carpark to the penthouse, all the better.”

Leading personal injury lawyer Gerard Malouf and his wife Dana has lodged plans for a boutique development at 116-118 Marine Parade.

MHNDU has designed the four-level building which will home just 10 apartments.

All of the apartments will adjoin to private open spaces, in the form of balconies or courtyards, and while no communal open space has been proposed, the site benefits from its location near to Maroubra Beach, and a reserve directly across the road, which provides additional public recreation space.&nbsp;

The development will also include a total of 483 sqm of landscaped greenery at the front, rear and sides of the site, with the designs handled by Wyer &amp; Co. Landscape Design.&nbsp;
