Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

Danny Avidan's Bronte Place development secures $1.55m one bedroom sale

Developers Abacus Property and Linear Group have redesigned a number of apartment layouts and features in their Sydney residential development, One A Erskineville.
Iain Halliday of BKH and Kannfinch and Breakspear Architects has designed new 1 and 2 bedroom penthouses which are now on sale for between $788,000 and $1.195 million.
Some 125 of 175 apartments have already sold, with a number of 3 bedroom penthouse apartments in the development already selling for between $1.5 million and $1.975 million.

One A Erskineville release new penthouses

China's state-backed property firm Greenland Group has entered into a joint venture with another Chinese developer Golden Horse for its proposed $1.6 billion residential project in Erskineville's Ashmore precinct in inner Sydney, according to a media report. 
Greenland will take a 60 per cent stake in the project, while Golden Horse, the original purchaser of the $380 million, seven-hectare site in Ashmore, will retain 40 per cent, the Australian Financial Review reported citing industry sources. 
Golden Horse snapped up the site from Goodman Group in 2014, beating other bidders and raising eyebrows for the premium paid on it. It was the largest Chinese real estate acquisition at the time. 
Golden Horse and Greenland will now settle the purchase together at the end of June, after which construction for 1,600 apartments on the site will commence, the report said.  Greenland, Golden Horse and Goodman all declined to comment, said the AFR report.
There was market talk late last year that Golden Horse was searching for a joint venture partner to share the risks of the project and provide much-needed building and development expertise to its construction. 
While Golden Horse is a well-known and established developer in China, it was new to Australia, and Greenland already had a foothold in the Australian property scene. 
Greenland is building Greenland Centre – made up of the five-star Primus Hotel and Sydney's tallest residential tower at 77 levels – as well as apartments in North Sydney, Leichhardt, Macquarie Park and Potts Point. All of which are underway. 
The group recently ended its Greenland Centre apartment building contract with Brookfield Multiplex due to commercial differences but said it would continue to deliver all apartments on time. Primus Hotel has already completed, just before Christmas last year. 
Golden Horse and Greenland will now develop Ashmore precinct together with Greenland in the driver's seat. 
Golden Horse submitted a stage 1 development application last year but it has not been approved. 
Plans indicate there will be several buildings up to eight storeys on the site bordered by Mitchell Road and Ashmore Street. A new supermarket, gym and possible childcare centres are also expected to be part of the project.

Chinese developers partner to build 1,600 apartments in Sydney's Erskineville

CoreLogic RP Data's weekly update shows the biggest sale of last week came from Double Bay.
It was <a href="https://www.realestate.com.au/property-apartment-nsw-double+bay-121296482" target="_blank">9/45 Cross Street</a> which fetched $4 million after previously being 2014 rental at $2,200 per week (below).
It came up for sale with $4.2 million hopes in mid-2015.

Located in 'the Gallery' and marketed as a prominent cosmopolitan residence by selling agents Tom Murray and Julian Hasemer of 1st City, the three bedroom apartment featured a large north facing terrace.
Last traded for $3.7 million in 2009, the architecturally designed apartment features a streamlined gourmet kitchen, a separate family room with terrace and a master suite with terrace.
The apartment block has a communal gym, spa, sauna and heated lap pool.
The next dearest national sale was a five bedroom house in Seaforth (below).

The vendor was the selling agent Ian Fox of McGrath, who was helped sell his family home at <a href="https://www.realestate.com.au/property-house-nsw-seaforth-121408718" target="_blank">62 Edgecliffe Esplanade</a> with fellow McGrath agent David Rothschild.
They secured a $3.16 million sale despite hoping for $3.25 million when it was first listed over two months ago.
Previously traded for $1.45 million in 2000 and set on 927 sqm, the architecturally designed home features a barbecue alfresco area which overlooks designer gardens and a heated pool.
The house comes with self-contained accommodation with a private entry, something Ian Fox advertised as the 'in-law accommodation'.

Double Bay apartment secures most expensive sale

Gav and Waz, the Bondi Block’s designer boys Gavin Atkins and Warren Sonin have secured a $2.3 million Rushcutters Bay apartment.
It is in the Altair building, a 16th floor apartment sold through BresicWhitney who fell short of the $2.5 million asking price.
It was snapped up after being listed by former ABC TV director Paddy Conroy, who is buying again elsewhere in the Kings Cross Road building.
Conroy paid $1.81 million in 2011 for the two bedroom, two bathroom apartment which first sold at $917,000 in 2001.
The Kings Cross Road block has been mired in controversy since the first residents moved into the high-rise in 2001.
Pets were initially a huge issue right down to the size of permissible pooches - in the memorable battle to allow occupancy of two miniature papillons, Max and Chien.
Gav and Waz sold their Rockwell Gardens, Potts Point apartment to Fleming family matriarch, Lois Fleming, for $2,725,000 earlier this year.
It was a ground floor apartment on Tusculum Street (pictured below) advertised on realestate.com.au by Richardson &amp; Wrench Elizabeth Bay.

Bondi Block's Gav and Waz secure Altair, Rushcutters Bay harbourview apartment

"We've been inundated with buyers," Crown Group chief executive Iwan Sunito said. 
The total value of the off the plan apartments sold had reached $350 million at 3pm Saturday in the Infinity by Crown Group's Green Square project.
"After years of planning and hard work it's immensely satisfying to see hundreds of buyers leaving here happy.
"We released 326 apartments and 105 apartments sold in the first hour.
"It's great to see so many people proud and excited to own their own piece of Infinity by Crown Group." 
Some 60% of the buyers were investors and the rest owner-occupiers, the Australian Financial Review noted, with exchange e-contracts on an iPad for one-bedroom units to penthouses priced from $650,000 to $3.5 million.
Some 70 of them were local buyers of mostly Asian descent. Construction of Infinity by Crown Group will be completed in 2019.
Infinity By Crown is the latest multi residential complex offering from Crown Group, designed by Japanese pioneer and Sydney based architect, Koichi Takada.
Ambitious in design, the landmark tower is located at the gateway of the Green Square town centre. 
Infinity by Crown Group challenges conventional residential apartment design with a unique looped shape at 301-303 Botany Road Zetland.
Crown Group CEO Iwan Sunito says <a href="https://infinitybycrowngroup.com.au/" target="_blank">the building’s curved form</a> ensured a world-class development with architectural significance.
“The project draws on Crown Group’s 18 years’ experience developing residential property in Sydney and will showcase the world’s best in innovative residential design," he said.
Awarded the UDIA NSW Concept design award, the unique looped shape with a void in its north-facing façade will allow natural light to penetrate a central landscaped plaza and apartment balconies.
The amenities on offer will include a fully-equipped gym, music room complete with baby-grand piano, media theatre and a sky lounge with Sydney CBD views.
The collection of 401 luxury apartments were price from $650 000.
