New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spring Square by Poly launches to market

Following the $25 million record sale of the penthouse in Ode Double Bay, Top Spring Australia has announced the second biggest apartment sale in the luxury harbourside suburb.

Sub-penthouse 403 has sold through 1st City Projects principles Brad Caldwell-Eyles and Julian Hasemer for just shy of $17.5 million. The apartment has over 300 sqm of internal living space and a further 62 sqm of external space.

Sydney-based developers, Billbergia and architects SJB will once again team up, forming part of the Rhodes East Master Plan.

Billbergia and SJB previously collaborated on the transformation of Rhodes from an industrial peninsula into a fully regenerated suburb, in a bid by the State Government to transform obsolete industrial lands on the shores of the Parramatta River adjacent to Homebush Bay Olympic Park.

Master planned in 2005 by SJB, the first stages of work wrapped up this year, with Billbergia and SJB now taking to 25-27 Leeds Street to expand on the long-term regeneration of the greater Rhodes area.

Managing Director, John Kinsella said the project will breathe new life into the Parramatta River foreshore, making it not only greener and more attractive but more accessible as well.&nbsp;

“The project will deliver 6,000 sqm of public open space, including a retail and dining precinct and will open up the waterfront promenade with an interactive river edge for the community to enjoy,” Kinsella.

Unique designs by a collaborative team of SJB and Land Form Studio were chosen from a design competition, with a jury comprising representatives from City of Canada Bay Council, NSW Government Architect’s and Nation Architects.

SJB’s Director, Nick Hatzi said the group had a long-running connection with Rhodes, having completed the first Master Plan for the regeneration of the suburb in 2005.&nbsp;

“We’ve delivered many mixed-use buildings in the area including most recently Rhodes Central by Billbergia which forms the retail heart of the suburb,” Hatzi said.

“Our proposal for Leeds Street opens up new connections to the water and reflects SJB’s approach to permeable and civic-centric mixed-use development.”&nbsp;

“Being the first development under the master plan - we hope this precinct sets a high benchmark for the incoming community,” he added.&nbsp;

A collection of varying scaled buildings will be constructed across the site, with a defined podium of a singular material and lighter-coloured concrete forms.&nbsp;

Land and Form Director, Ro Iyer said the public domain will embrace the unique geographical setting and confluence of where the Parramatta River meets Rhodes.&nbsp;

“The foreshore design represents this transition from natural to urban, creating an iconic destination that looks to restore and enhance important ecological assets and allow people to actively engage with the Parramatta River, setting a high-quality precedent for the Rhodes East Precinct,” Iyer said.&nbsp;

At the site’s juncture, there are a number of key interfaces - the foreshore to the north, the historic bridge to the west, the transitioning industrial context to the east, and a proposed public school and grounds to the south.&nbsp;

Building layouts are optimised towards the views and orientated for solar access, with internal facing courtyard apartments also receiving glimpses through the building gaps towards the river ensuring at least 85 percent of the apartments have desired outlooks.

“This project will reimagine the Rhodes waterfront and forms a critical piece in the NSW Government's rejuvenation of the Parramatta River waterfront from Sydney Opera House to Parramatta Park,” said Kinsella.

The final piece of the puzzle for one of Penrith’s newest residential areas is almost in place, with plans for Thornton Central currently being assessed by Penrith City Council.&nbsp;

The $201 million plans from St Hilliers and First Point Property outline the construction of four mixed-use residential and retail towers, as part of the wider Thornton precinct.&nbsp;

Sydney architects, Crone have designed the plans for the developments, which take inspiration from the neighbouring Mountains locale.&nbsp;

The first development application lodged encompasses what is known as Tower A and Tower B, while the second is for Tower’s C and D.&nbsp;

Located at 184 Lord Sheffield Circuit, the plans will deliver 553 apartments, along with over 6,000 sqm of commercial space.

Different types of apartment typologies have been designed to accommodate households with different needs, particularly suited to the local market, including two-storey townhouses, with direct street access and generous courtyards, as well as generously-sized studio, one, two and three-bedroom apartments with views to the Blue Mountains.

Tower A will rise 27-storeys, with 241 apartments, while Tower B is only permitted to rise nine-storeys, with a total of 75 apartments.&nbsp;

A five-storey podium will be included at the bottom of the building, with retail tenancies, a supermarket, residential and commercial lobbies, and a loading docks.&nbsp;

A childcare and medical facility will also be located on the first level, along with 333 car spaces, 35 commercial car parks and two car wash bays.&nbsp;

Tower C will rise to 14-storeys, with 74 apartments, and Tower D will rise to 26-levels with 163 apartments.&nbsp;

Thornton is rapidly developing with several nearby developments completed or under construction.

The planned future, Thornton Central Village will form a key hub within the evolving residential neighbourhood, providing an improved connection between the nearby station and the commuter parking area, while also offering a range of retail facilities including a large supermarket, specialty shops, childcare, commercial space, and residences.

Sydney property developers Fyve are heading south of the city for their latest residential development.&nbsp;

The group has lodged plans an amalgamated site in the heart of the Shire, with WMK Architecture behind the designs for the 36 apartments at 15-19 Pinnacle Street, Miranda.&nbsp;

A mix of apartment types will be delivered across a five-storey building, with four one-bedroom, 28 two-bedroom, and four three-bedroom apartments planned.&nbsp;

Following an open plan design, the living, dining and kitchen areas adjoin to generously-sized open spaces, in the form of balconies and terraces, connecting the indoors with the out whilst also providing additional living space.&nbsp;

Light and dark brown cladding will encompass a majority of the built form, with similar colours and materials used throughout, tying the project to the local environment.&nbsp;

In keeping with the natural surrounds, landscaping and greenery plays a pivotal role in the development, not only in the form of open communal spaces across the ground floor, but in softening the edge of the building and providing clear entry points into the building.&nbsp;

Landscaping will also enhance the privacy of the internal courtyards and balconies, without impeding views from the site. &nbsp;

Fyve has a steady pipeline of projects in the works, with the group also behind the plans for Liverpool's tallest apartment tower, which only recently launched to the market.&nbsp;

Dubbed The Liverpool, the 34-storey tower will deliver 193 apartments, along with a 93-room hotel, 6,500 sqm of commercial space, and a range of ground-floor retail tenancies.

While not only providing stock to a market that is strong in demand, especially in the Shire area, the proposed development also benefits from close proximity to public transport along with the Miranda Town Centre.

As one of Sydney’s lower north shore’s oldest suburbs, Naremburn is characterised by Federation-style detached cottages built of timber or brick.

Rarely do new apartments come to the market in the sleepy suburb neighbouring St Leonards and Crows Nest.

Local developer Abadeen, who specialises in boutique developments predominantly in the lower north shore, have just launched Naremburn Collective, their first apartment development in the suburb,&nbsp;in partnership with Phoenix Property Investors.&nbsp;

Located at 2-6 Northcote Street, the aptly named building will comprise a mix of one, two and three-bedroom apartments, built atop ground floor commercial and retail space.&nbsp;

Renowned architects Rothelowman are behind the design, which features a brick, sandstone, terracotta and concrete built form, complemented by customisable interiors throughout.&nbsp;

Abadeen are no strangers to the lower north shore area, with a string of projects both completed and in the pipeline across the region.

They're currently also selling Koyo, also in Crows Nest and designed by Japanese architecture Koichi Takada. They are soon to launch Park Residences in Cremorne, and recently picked up a development site in Mosman.

Abadeen launch Northcote Collective in Naremburn

ASX-listed Mirvac are taking to creating a hybrid community to form part of the group’s broader sustainability vision, as a way in which residential products can positively contribute to environmental concerns related to the built environment.

Stuart Penklis, Head of Residential, said within the property industry, Mirvac has the ability and a responsibility to influence change.

“In 2014, Mirvac made an industry-leading commitment to achieve net positive carbon emissions by 2030 as part of its ‘This Changes Everything’ strategy. The plan was revised in 2019 to define how the targets will be achieved, including maximising energy efficiencies and the inclusion of solar energy in all residential builds,” he said.&nbsp;

“Last year, Mirvac became the first Australian property company to achieve net positive in scope 1 and 2 carbon emissions, nine years ahead of our target and we continue to move steadily towards creating all-electric homes throughout our portfolio of future builds having piloted developments in Melbourne, Brisbane and Perth which will be all-electric as well to give customers solutions to power their all-electric homes with renewable electricity.”

The group has created a hybrid community on Sydney’s north shore, describing the project as a place “where residents can adopt electric living at their own pace.”

NINE by Mirvac, at the site of the former home of Channel 9 in Willoughby, has been built with the future in mind, allowing for residents to ‘opt in’ to an electric lifestyle including induction cooking and EV charging.

“The decision to create a hybrid model gave consumers the opportunity to opt in to electric living at their own pace, in line with consumer trends like those seen in the uptake of electric vehicles,” Penklis said.

A hybrid development model, to allow aspects of all homes to be electric as and when a resident wants, was the result of extensive consumer research that supported a step-wise approach to a more sustainable lifestyle, and has the potential to reduce ongoing energy costs by up to 20 per cent.

“NINE by Mirvac, is an example of this commitment in action, but we did so with our customers front of mind. Knowing that adoption of the new world of electric living takes time, we designed this development to allow for the transition to take place at each resident’s pace, and invested in increased sub-station capacity, upgraded backbone cabling to each building and enhanced submains to every apartment to allow a simple, progressive change towards electric living,” Penklis said.

NINE by Mirvac will also feature an all-electric building, Luma, which will be used as a pilot to identify, monitor, and adapt to usage trends over time.

“Luma provides us with the opportunity to test the market on uptake and respond to our residents’ needs. From this we will be able to gain valuable insights around water, power and charging use,” Penklis explained.

Notwithstanding the environmental and health benefits of an electrified community, the implementation of increased electric infrastructure will future-proof the site for potential technological advancements and sustainability enhancements – positively benefitting not just the initial sales strategy from a Mirvac point of view, but resale value and return on investment for customers.

Upon completion, the site will include approximately 1000 sqm of retail and commercial space, along with a 6500 sqm park, which will open the site up to the public for the first time.

Leading Australian property developer, TOGA Group, has been awarded a 4.5 out of 5 Gold Star rating by the new Independent Construction Industry Rating Tool (iCIRT), following a rigorous assessment.

The ratings tool has been launched to rebuild public trust and market transparency in residential 
construction as part of the NSW Government’s Construct NSW Transformation Strategy.&nbsp;

The award makes TOGA one of only three developers to be awarded a 4.5 Gold star rating and is the highest rating achieved by a developer so far.

While the independent assessment by Equifax is currently voluntary, developers and builders must meet the minimum average of three out of five stars or above to be deemed “trustworthy” and be included on the public register, along with a Gold, Silver or Bronze star indicator.

TOGA’s Managing Director, Allan Vidor said ultimately, the rating is a testament to the group’s dedication to delivering the highest quality outcomes for customers in every aspect of their developments.
