Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Developers have been competing for development sites to build apartments across Toowoomba for the last twelve months with construction activity now continuing at a rapid pace, according to Herron Todd White.
Herron Todd White's September Month in Review said in the western suburbs a primary concern is for the looming oversupply as vacancy rates for new units in the western suburbs are increasing.
"While at present new units are achieving a premium on sale, second hand stock has seen a reduction in both sale price and volume of transactions," the report noted.
"Asking prices for newly constructed units appear to be in the early stages of decline with some sales and rentals being incentivised. Despite this, across all property types the vacancy rate for Toowoomba has stabilised at 3%. 
"The market for new units located in established, in-fill areas across the eastern and southern areas of Toowoomba are more sought after as this product is also appealing to owner occupiers, which broadens the buyer profile."
According to Herron Todd White the median unit price as at June 2015 for units in the 4350 postcode was $300,000 - a decrease of approximately 1.5% since the previous quarter.

Angus Raine, the chairman of the Raine &amp; Horne agency, is quite right when he recently advised the robust Sydney property market presented the opportunity for homeowners to sell properties that typically take longer to shift in softer conditions.
"Properties with some limitations can sell twice as fast as they would in a softer market," he suggested.
He's talking about houses and apartments that tick fewer boxes than others perhaps based on size, style and location.
It could be an apartment with no parking or balcony, a third-floor unit in a walk-up building, or a house located on a main road or across from a railway line.
"Typically in softer markets, properties like this may take longer to sell, but now they are selling weeks faster.
"This is because a bull market, like we’re seeing now, smooths out the detractors and gets properties moving, even those which could best be described as ‘having some flies on them.’
There is no doubting 2015 ranks also as an opportunity to offload any non-performing investment in your portfolio. 
While the intensity has diminished in the auction market, delaying is not in all likelihood going to yield any better result in the foreseeable future.  
Buyers agent Simon Pressley at propertyology says waiting doesn't necessarily mean winning. 
Meanwhile a financial advisor, after a decade of reviewing 100s of investor portfolios, recently estimated that 60 % to 70% of investors have had a least one dud or under-performing property. Big promises, big rewards, then big disappointment.
Quality is fundamental for the property’s long term capital growth rate. It is generally accepted that the cash flow cost of a good property versus a dud property is going to be pretty much the same as both have borrowings, stamp duty and other maintenance costs, and probably even a similar rental income.
As a rough historic rule of thumb an investment-grade property should double in value every seven years, though given recent cycles more likely to be every 10 years.
But the dud property won’t achieve any where near these returns. 
The difference between a 5% and 8% p.a. growth rate on a $500,000 property if retained for around two decades is around $900,000 in equity.
And there is another cost of holding a dud property that is the lost opportunity.
Even if a property is not costing money with the rental income covering all expenses and interest, it is still using or constraining some of your borrowing capacity that could be allocated to a better property.
Property investment has no set and forget option so it may, as unpalitable as it is, to actually crystallise a loss this spring, or to prepare to pay some capital gains tax on the sale and then to pay stamp duty on any next purchase.
Professionally achieving your financial goals starts with annually assessing your property, perhaps starting with estimating the capital growth rate since its purchase date compared to the median/market rate of the suburb and city. Look too at the historic growth rate of the property before you bought it. Review the location of the property, orientation, architectural style, floor plan in discussions with local estate agents and buyers’ agents who understand the market.
If you are seeking out your first investment, given the costs of entry, best endeavour to get it right the first time round by seeking out independent advice. Any investor ought dispassionating step back from any hasty decision.

Time to get rid of those dud investment properties

In a market where high numbers of stock exist upgraders will often opt to place an offer subject to the successful sale of their existing property, however this process needs to be considered carefully to avoid wasted time and disappointment.
Invariably, when a subject sale is negotiated, the sellers will include a clause allowing them to continue marketing their property to other buyers with a proviso that the subject buyers be given a period of time to go unconditional (usually 48 hours) after which the new offer is accepted.
To avoid this situation upgraders should consider getting their existing property sold or at least under offer prior to placing an offer on another home and perhaps ask for a longer settlement period to enable everything to come together.
The other problem with making subject to sale offers is that they don’t excite a seller as much as being presented with a cash or a subject to finance offer because the latter comes with a predictable settlement date and hence there is more scope for negotiation. 
If an upgrader does decide to place a subject to sale offer then they should also try to negotiate a period whereby the property cannot be sold from under them if or when another buyer comes onto the scene.

The marketing of an original 1950s Harry Seidler-designed Warrawee house as a "knock-down" opportunity has caused consternation on Sydney's upper north shore. 
Set on a 1,847 sqm Finlay Road block, it is an extraordinarily intact timewarp. Just look at those colourful kitchen cupboards, all very retro.
"The home has loads of character but is in need of a full renovation or knock down, rebuild and capitalise on this sought after location," the Savills Cordeau Marshall marketing suggests. It featured in the 1992 Harry Seidler: Four Decades of Architecture book with Exley House having been proudly photographed on its 1957 completion by Max Dupain. 
The late Harry Seidler, who arrived in Sydney in the late 1940s from Vienna via England, Canada America, was a student of Walter Gropius who pursued the industralisation of home building for mass housing. Seidler is considered to be one of the leading exponents of modernism's methodology in Australia, the first architect to fully express the principles of the Bauhaus in Australia.
The three bedroom home, with ensuite wing added later, has been listed by the Exley family for October 10 auction. <a href="https://www.realestate.com.au/property-house-nsw-warrawee-120753293" target="_blank">Agents Carl and Donna Ferris</a> are suggesting $1.8 million plus for the house built for Water Board engineer Cecil Exley.
Finlay Road is a special for architectural devotees as it also has the Evatt House, also known as Rickard House I, a seminal work in organic modern architecture, the first house designed by Bruce Rickard for his own family in Sydney.

Breaches of Australia’s foreign property investment laws have prompted former Treasurer Joe Hockey to announce five further forced sales of properties purchased by overseas buyers.
The former Treasurer said 500 FIRB investigations are underway into more than $1 billion worth of residential real estate.
Tax commissioner Chris Jordan announced the investigations at a press conference with Joe Hockey.
They advised the properties to be sold are in Labrador on the Gold Coast, Ardross in Perth, Sydney’s Elizabeth Bay, Underdale in Adelaide and the Brisbane suburb of Stretton.
They were acquired unlawfully by foreign nationals from Singapore, Indonesia, the UK and China.
They voluntarily came forward under the amnesty announced in May.
The highest purchase price was $8.1 million, understood to be a penthouse in Elizabeth Bay.
The cheapest was a $265,000 property.
They have 12 months to sell the properties under the amnesty that ends of November, Joe Hockey said.
