Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

<div>As at June 2015 the total of residential term loans to households held by all institutions (ADIs) was $1.33 trillion. </div>
<div> </div>
<div>In total this represented an increase of +$31.8 billion (+2.4%) from the prior quarter, and a solid increase of +$97.1 billion (+7.9%) over the year to June.</div>
<div> </div>
<div>There were a total of 5.4 million loans outstanding, with an average balance of $243,000.</div>
<div> </div>
<div>Investment loans surging higher</div>
<div> </div>
<div>Investment loans totalled $518.3 billion, an increase of +$17.7 billion (+3.5%) from the March quarter and massive +$81.1 billion (+18.6%) from one year ago.</div>
<div> </div>
<div>That's huge, and well ahead of the rate that the regulator would or should be comfortable with.</div>
<div> </div>
<div>Interestingly while loans held by the major banks increased by +7.5% over the past year to $1,076 billion, loans held by other domestic banks increased by a much faster +18.8% pace to $155 billion.</div>
<div> </div>
<div>The major banks still accounted for close to 80 per cent of the domestic new housing loan market, however, with the remainder of the market comprising other banks, credit unions and particularly building societies.</div>

It should be noted that there have been a few issues relating to the reclassification of loans between owner-occupied and investment loans, with material revisions (&gt;10%) pushed through for the September 2014 to March 2015 quarters relating to ANZ and National Australia Bank. You can see the jump in the chart below.  This has had the impact of accentuating the rate of increase in investment loans while dampening the growth in owner-occupier loans.

<div>In any case the trend in total loans outstanding since March 2008 has been more than clear, with total residential term loan exposures captured by this data more than doubling over that time.</div>

<div>This is at least partly because the investor segment of the market often opts to amass new debt rather than paying loan balances down, particularly because Australia has prevailing tax legislation which encourages this behaviour.</div>

<div>With very few low doc loans written and the overwhelming majority of loans being written with deposits ranging from 10 to 40 per cent, where lies the risk?</div>

<div>After all, it is hardly as though the market is highly leveraged in aggregate with around ~$1.4 trillion of debt sitting against a stonking $6 trillion residential housing market.</div>

<div>For my money, in terms of the residential mortgage market the answer is that the risk lies in the very high percentage and concentration of interest only loans, whereby typically no repayments are made against the principal in the first five years. </div>

<div>It is true that loans with offset facilities are continuing to flourish, but nevertheless a whopping 45.8% of new housing loans written in the June 2015 quarter were of the interest only variety.</div>

<div>Although only 4% of new housing loans in the June quarter were written outside serviceability, it would not be a surprise to see APRA looking more closely at the elevated percentage of interest only loans with renewed interest.</div>

It overlooks Little Austi Beach and has panoramic views of the Glastonbury Garden and the ocean. 
The block was originally much larger, but the family gave some of their land to Wollongong City Council for what is now the Glastonbury Garden.
The Thorn family owned the brickworks at Woonona before selling the site to the Village Building Company which then developed the 40-hectare residential Edgewood Estate.
The previous highest sale of an Austinmer residential dwelling was $3.295 million in 2005.

The Putney Hill Residents Shuttle Bus Service, which commenced on the 17th of August, runs between Lardelli Park and Kissing Point Wharf from Monday to Friday between 6.30 - 8.30am and 4.30 – 6.30pm each day. 
Each morning the bus will run at 15-minute intervals, arriving at Kissing Point Wharf to connect with ferries bound for Circular Quay.
In the evenings, the bus will meet each ferry offering their service for travellers coming from the CBD.
Frasers Property has invested over $100,000 to fund the free bus service.
It is designed to offer the current 550 residents at Putney Hill an alternative commute both to and from the city each day, as well as reduce road traffic and ease congestion locally during peak hours. 
City of Ryde acting group manager, Environment and Planning, Sam Cappelli says this private business arrangement with Frasers Property is fundamental to building on the Council’s strategy to address some of the traffic issues in the area. 
“The City of Ryde has a mandate to improve traffic flow in the area by encouraging residents to use public transport to commute into the city. The use of one of the Council’s community buses under this arrangement will make it simple for Putney Hill residents to catch the ferry to and from Sydney CBD each day, reducing the amount of traffic on the roads, which causes congestion and pollution,” he said.
Frasers Property Development Director Warwick Dowler said this service underlined Frasers Property’s commitment to investing in the long term well being and sustainability of the Putney Hill community.

Frasers Property punts on Putney Hill shuttle bus service

Prior to this week, the year to date clearance rate across the combined capital cities was 76.9%, indicating that this week’s preliminary clearance rate of 77.7% is performing above this level. 
This week, there were 1,998 auctions held across Australia’s capital cities, with 1,307 results reported so far. Over the previous week, 1,827 residential auctions were held with a clearance rate of 75.4%. In comparison, at the same time last year 67.9% of the 1,705 auctions were sold, indicating the current auction conditions remain stronger than they were one year ago.

The preliminary clearance rate across Melbourne was recorded at 76.5% this week across 638 auction results. There were 845 auctions held across the city this week, up from 759 last week when the final auction clearance rate was recorded at 76.0% and similarly, higher than at the same time last year when there were 736 Melbourne auctions with 68.5% of homes selling. This week, there were 3 sub regions which recorded a clearance rate above 80%; Outer East at 89.0%, North West at 82.5% and North East at 82.2%. The region with the highest volume of auctions this week was the Inner region (141).

For Sydney, the clearance rate across the city this week increased, up to 82.7% from 79.7% last week and 75.4% at the same time last year. Across the city, 841 homes were taken to auction this week, more than last week (794) and significantly higher than one year ago, when 660 Sydney auctions were held. Since mid-August, Sydney’s auction clearance rate has been trending downwards, after the city has seen a record strong performance over the first six months of the year. Despite this, the clearance rate still remains stronger than any other capital city and there are still sub-regions across the city where the clearance rate remains above the 90 per cent mark including Ryde, Eastern Suburbs, Inner West and City and Inner South.

This week, Brisbane’s preliminary auction clearance rate was 66.0%, compared to 60.2% the previous week and just 44.7% last year. So far, 17 Gold Coast auction results have been reported and the clearance rate for the region is 64.7%.

There were 80 Adelaide auctions this week, with a clearance rate of 60.6% across the 33 results reported so far. Last week, Adelaide’s final auction clearance rate was 64.3%, while one year ago the city saw 60.3% of homes taken to auction sell.

Across Perth, 10 auctions have been reported so far with a clearance rate of 80.0%, compared to just 18.8% last week and 50.0% at the same time last year. Perth’s clearance rate is often subjected to highs and lows given the low volume of auctions across the city.
Canberra’s preliminary clearance rate was 80.0% this week across 25 results. Last week, 82.1% of Canberra auctions were successful, the second strongest result for the city so far this year.
So far this week, 4 Tasmanian auctions have been reported and of these reported results there has been 1 sale.

Lowanbrae in Burradoo has sold at an undisclosed price through Drew Lindsay Real Estate, in a sale that highlights unseasonal NSW Southern Highlands activity. 
The 1920s walled garden estate was initially listed by International Publishing Group's chief Philip Greader in 2012 for $5 million.
The most recent price guidance <a href="https://www.drewlindsay.com.au/?property=lowenbrae" target="_blank">was $4.5 million-plus</a>.
It last traded in 2005 for $5.65 million when sold by the Tyree family who bought the two-hectare estate since in 1978 paying $122,400 to solicitor John Read.
