Just a few months after acquiring a prime Broadbeach site on the corner of First Avenue and Surf Parade, family-run developer <a href="https://www.apartments.com.au/developers/raptis">Raptis</a> has filed fresh plans for a new apartment development.

Raptis is seeking to deliver a <a href="https://www.apartments.com.au/new-apartments/17-19-first-avenue-broadbeach-qld-4217">29-storey tower with 73 apartments</a> on the 818 sqm site. It will be the developer's seventh project in the suburb, as they are approaching completion of The Sterling on George Avenue.

There will be a pool, barbecue and outdoor dining area, residents lounge and dining, sauna and steam room, gym, and a Yoga and Pilates studio.

Brisbane development veteran Kevin Seymour's Seymour Group is set to deepen its presence on one of Brisbane's most tightly held riverfront addresses, lodging revised plans for a luxury apartment development on Oxlade, just a few doors down from The Oxlade, which it completed in 2024.

The <a href="https://www.apartments.com.au/new-apartments/70-72-oxlade-drive-new-farm-qld-4005">new project at 70-72 Oxlade Drive</a>, directly north of The Oxlade, will have 27 apartments across a seven-storey building&nbsp;overlooking the Brisbane River and Merthyr Park. It's a revision from a 2021-approved design.

Designed by bureau^proberts, the project has evolved from the previously approved 26-apartment scheme, introducing an additional penthouse level while maintaining a low-density, boutique character. The development will comprise 26 three-bedroom apartments and a single four-bedroom penthouse, supported by two basement levels with 86 car spaces and 34 bicycle spaces.

The architectural response is centred around two distinct building forms separated by a landscaped open-air atrium.&nbsp;"This dual composition captures and embraces Brisbane’s subtropical environment whilst breaking down built form and scale," the submission to the Brisbane City Council noted.

The design report notes that the separation of the two building volumes is intended to maximise natural light, cross-ventilation and outlook while strengthening connections to the surrounding riverfront setting.

Curved balcony edges, integrated planting and extensive landscaping throughout the façade reinforce the subtropical design approach. The building's façade is softened by elevated gardens and planter beds, creating a green edge that complements the established landscape character of Oxlade Drive and neighbouring Merthyr Park.

New Farm has become one of Brisbane's most sought-after suburbs for developers delivering premium downsizer-focused apartments.

GRAYA has been particularly active in the precinct, completing both Chalk and York in recent years, while construction of Moray House, being delivered for Spyre, is now nearing completion. A key feature of the development is its expansive rooftop wellness and recreation precinct. Plans reveal a resort-style pool deck, gymnasium, sauna, steam room, hot and cold plunge pools, rooftop terraces, barbecue areas and landscaped relaxation spaces positioned to capture views across the southern Gold Coast coastline.

The rooftop wellness focus builds on the vision S&amp;S Projects first outlined when it acquired the site for $20.25 million last year.

"We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden," S&amp;S Projects founder and director Paul Gedoun said at the time.

The proposal seeks a 57-metre building height, representing a 50 per cent uplift on the site's mapped 38-metre height limit. Planning documents argue the additional height is consistent with recently approved and emerging towers in the immediate Boundary Street and Rainbow Bay precinct.

Urbis, acting as planning consultant, said the development would provide "88 dwellings, comprising a mix of two and three-bedroom apartments, contributing to housing choice and supply within an established medium to high-rise coastal urban neighbourhood."

The scheme has undergone extensive pre-lodgement consultation with the City of Gold Coast, with the design refined following feedback relating to architectural expression, landscaping, traffic access and podium treatment.

A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The National Housing Finance and Investment Corporation (NHFIC) has finalised a $100 million agreement with NSW Land and Housing Corporation (LAHC) accelerating the delivery of new social and affordable housing in NSW.
The deal will allow LAHC to access up to $100 million in loans and grants through the National Housing Infrastructure Facility (NHIF), which is administered by NHFIC.
NHFIC CEO Nathan Dal Bon said the funding would deliver crucial infrastructure supporting the development of much-needed community housing.
“NHFIC’s infrastructure facility was established to improve housing outcomes for everyday Australians. This agreement with NSW will support infrastructure works to enable the delivery of 781 new social and affordable homes at significant development sites across Sydney,” Mr Dal Bon said.
The NHIF offers both concessional loans and grant funding for new or upgraded infrastructure needed for new housing, such as roads, water, sewerage, electrical, communications, and remediation.
“This historic financial agreement showcases the opportunity for states and territories to work together and benefit from the NHIF, resulting in more housing supply across the country,” Mr Dal Bon said.

NHFIC funding to deliver 781 new social and affordable homes for NSW

Residential construction plays a vital role in supporting jobs both on and off building sites across Australia.
It has the second largest economic multiplier of the 114 industries that make up the Australian economy, according to new analysis.
Nine jobs are supported across the economy for every $1 million spent on residential construction, the report, Building Jobs: How Residential Construction Drives the Economy, found.
The data came from the National Housing Finance and Investment Corporation’s (NHFIC) research unit which found residential construction contributes around five per cent to annual gross domestic product (GDP) accounting for about 134,000 jobs.
Of the total of nine jobs, around four can be considered on-site jobs, while the remaining five can be considered off-site, people who supply materials and other off-site services.

Commenting on the research, NHFIC CEO Nathan Dal Bon said this meant that every new home built generated an average of three jobs throughout a range of industries, based on the average dwelling construction cost.
“Understanding how residential construction activity may affect jobs and flow through to the broader economy is increasingly important and timely, given the impact of COVID-19,” Mr Dal Bon said.
It comes at a time when data shows substantial job losses have already occurred in the construction industry following the onset of COVID-19.
Recent ABS payroll data showed that employment fell by 5.8 percent between March and May.
The NHFIC’s research unit, established this year by the Federal Government, has dual roles. It is to undertake independent housing related research and also to monitor housing demand, supply and affordability across Australia.
The Building Jobs report, which draws on the most recent available data from the 2017-18 Australian Bureau of Statistics (ABS) input-output tables released last month, found that $1 million of output in residential construction supports around $2.9 million of industry output and consumption across the broader economy.
Relative to other industries, residential construction activity has strong economy spillovers in terms of economic output and jobs, particularly when there is spare capacity.

The employment impact on construction services such as plumbing, electrical, bricklaying and carpentry is almost four times that of any other industry connected to the residential construction industry, the report found.
Recent insights from internal discussions within the Reserve Bank of Australia highlighted its such a vitally important industry in the Australian economy in terms of its contribution to jobs and economic growth.

Demand for new housing remains weak. 
Builders of detached housing expect the recent weak demand to weigh on construction activity and cash flow beyond their current pipeline of around four to nine months.
The pipeline of residential construction work in the major east coast markets is at the longer end of this range, the RBA noted.
Builders and developers report that domestic banks and non‐bank financiers have become more conservative in their lending.

It assumed 20 per cent of the labour force in the construction sector will be unable to work at some point in the June and September quarters.
The RBA economist Richard Evans anticipated the negative confidence shock higher than that experienced in the global financial crisis.
There was a late April RBA memo indicating demand for new housing had declined substantially since mid-March and was expected to decrease further.
"There have been sharp falls in sales, enquiries and foot traffic following the introduction of stricter containment measures," it noted.
There were increases in contract cancellation rates, particularly for new detached houses and greenfield land, so financial risks had increased for builders and developer as a result of the decline in demand for new housing.

First home buyers have now reserved all of this financial year’s First Home Loan Deposit Scheme guarantees, in a major milestone for the scheme.
The scheme was a key May 2020 election commitment of the Morrison Government, billed as helping Australians get into their first home sooner with a deposit of as little as five per cent.
National Housing Finance and Investment Corporation (NHFIC) data shows applications for guaranteed loans are being received from capital cities, regional centres or rural areas.

The scheme has proven most popular with first home buyers under the age of 30 years of age who have secured 58 per cent of guarantees.
Another positive Scheme outcome is the fact that 12 per cent of guarantees have been secured by Australians over the age of 40. This is a clear indication Scheme is helping Australians who are a bit older and may have struggled in the past to get a deposit together.
Also, the largest amount of applications for guarantees, 44 per cent, have been made through mortgage brokers.
Despite the COVID-19 health crisis causing a slight flattening of demand in the Scheme in mid-March, first home buyers have shown confidence in the housing market and have moved quickly to secure the remaining guarantees available before the 30 June deadline.

He is currently a director of Brickworks Limited, <a href="https://www.gpt.com.au/about-us/board-of-directors/brendan-crotty" target="_blank">General Property Trust</a> and Dennis Family Holdings Pty Ltd and was Chairman of Western Sydney Parklands Trust for nine years to the end of 2017.
He was also the Managing Director of Australand Property Group from 1990 to 2007 and has been a director of a number of property, construction and technology companies since then but has resigned from most of these positions to take up the role of NHFIC Chair.
The NHFIC will administer an affordable housing bond aggregator to provide cheaper and longer-term finance for community housing providers. The NHFIC will also administer the $1 billion National Housing Infrastructure Facility which will invest in critical infrastructure to unlock new housing supply.
These important measures, announced as part of the comprehensive housing affordability plan in the 2017-18 Budget, continue the work of the Turnbull Government to ensure Australians have more opportunities to own their own home or access more affordable rental accommodation.
The NHFIC Board will comprise members with one or more qualifications, skills or experience across a range of disciplines, including banking and finance, law, housing (including social or affordable housing), infrastructure planning and financing, local government and public policy.
The Government will make further NHFIC Board announcements shortly.
The Government will provide an initial $9.6 million in 2017-18 to establish the NHFIC, which will commence operations from 1 July 2018.
The Government will settle the final details of the NHFIC following advice from the Affordable Housing Implementation Taskforce, due by mid 2017. 
Stakeholders from the finance, community housing, developer and government sectors have shown strong support for a bond aggregator.
The bond aggregator model has been successfully implemented in the United Kingdom through The Housing Finance Corporation (THFC) which administers £5 billion in loans to housing associations. 
The NHFIC will also administer the NHIF, a five-year $1 billion facility that will provide local governments with concessional loans, grants and equity to finance critical infrastructure required to deliver more housing supply sooner.
