A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Developer Mirvac has announced a park spread over more than six hectares at the Waverley Park community in Melbourne.
The new park precinct in Melbourne’s Waverley Park development is Mirvac’s largest to date and will include a lake, wetlands with walking trails, boardwalks and barbecue areas.
The developer is set to unveil the ‘Finale’, the final precinct at its Waverley Park development.
Set to launch in mid October, “The Finale” will feature a range of architect-designed homes, with over two thirds of properties occupying park or lakefront locations.

The City of Sydney today released an updated design for Cloud Arch – its ambitious new public artwork outside Sydney Town Hall, to be built by March 2019.
Designed by visionary Japanese artist and architect Junya Ishigami, Cloud Arch is a majestic steel arch that will soar 58 metres above George Street and increase Sydney’s pulling power on the global tourism stage, similar to Chicago’s Cloud Gate and St Louis’ Gateway Arch.
When complete, the sculpture will span from the QVB across George Street to the intersection with Park Street, with light rail and pedestrians moving underneath.
Lord Mayor Clover Moore said the construction of Cloud Arch symbolises the moment the city centre finally becomes a people’s place.
“Making our city work better for the people in it every day has been a key priority over the last decade and the light rail project is a big part of that,” the Lord Mayor said.

The updated design includes an arch that is almost doubled in size after a number of technical challenges with the initial design.

Complex technical constraints beneath George Street have altered the location of the footings which in turn required alterations to the artwork’s structure.
The unforeseen constraints related to rail tunnels, retail tunnels, the Cross City Tunnel and major underground services.
Further challenges have arisen due to the light rail construction work and the City’s ability to access the site while construction works take place.
The loop of the arch has also been enhanced to better frame Sydney Town Hall, the QVB and important monuments and buildings at the heart of the city.
The new design and cost of materials, including the 140 tonnes of steel for the larger arch and a 43 per cent rise in global steel prices since December 2015, means the cost of the project has increased from $3.5 million to $11.3 million.
City staff have proposed that the increase in cost could be covered by postponing and using funds set aside for Hany Armanious’ Pavilion artwork and re-allocating savings from the public domain budget – a result of a number of voluntary planning agreements that the City struck with developers.

By comparison, the cost to install Chicago’s Cloud Gate was AUD $39.2 million and St Louis’ Gateway Arch was AUD $24 million in 1965.
Councillors will consider a report detailing the updated design at a Council meeting on Tuesday 29 August.
“The value that this artwork will add to the city centre cannot be underestimated,” the Lord Mayor said.
“The additional investment will be repaid many times over through the hundreds of thousands of visitors that will visit Sydney to view the artwork, dine at nearby eateries and spend money at local businesses, boosting the local economy.
“It will become one of the most photographed landmarks in our city and add to Sydney’s standing as one of the world’s great cultural capitals.”
Business, arts and community figures have voiced their support for Cloud Arch and its potential to enhance Sydney’s standing on the world stage.
Sydney Business Chamber Executive Director Patricia Forsythe said: “We congratulate the City of Sydney for its commitment to public art in the city.
“Art is always subjective and the fact is, this sculpture will be a major talking point and will enhance the city’s pulling power.
“We know Cloud Arch will be of interest to visitors and will add to the many attractions that Sydney has to offer.”
Mirvac CEO Susan Lloyd-Hurwitz said: “Public art can really make a place come to life; it's capable of transforming otherwise ordinary places into living landmarks, drawing visitors and defining areas where people gather and meet.”
Carnival Australia Executive Chairman Ann Sherry AO said: “I think cities improve both liveability and attractiveness to visitors by incorporating art into public space.
“It shifts perception, delights visually and great cities support artists by showcasing their work.”

Founder Tim Gurner says the project is “even better” than he had first envisioned.

Designed by Elenberg Fraser, FV is set to play a pivotal role in the urban renewal of Fortitude Valley and in total across all three buildings, will deliver over 3,600sqm of luxury retail, 4,300sqm of resident amenity within the FV Private Club and 981 residential apartments over three architecturally distinct buildings.

GURNER also recently celebrated signing Mantra Group’s high-end Peppers brand as the sole management rights operator for the project in what represents the largest off-the-plan management rights deal in Australia to-date.

GURNER unveils $600 million FV Brisbane apartment development

The Victorian government has approved Stockland’s plan to develop up to 5,000 new homes as part of its Mt. Atkinson project, 24 km from Melbourne’s CBD.
Stockland’s announcement of the approval confirmed details of the investment of Growth Area Infrastructure Contributions (GAIC) within the Mt. Atkinson precinct.
The developer said it will enable “early delivery of infrastructure and activation of community uses, including schools, a new train station and bus service”. 
Victoria’s Minister for Planning, the Hon. Richard Wynne and local member for Kororoit the Hon. Marlene Kairouz attended the milestone on site event.
Also present were representatives from Mt. Atkinson Holdings (MAH) to celebrate the milestone on site today.
Stockland general manager-Victoria, Mike Davis, welcomed the approval and said the agreement would “bring forward the delivery of thousands of new homes at affordable price points, allowing more Victorians to get into their own home sooner”. 
Stockland’s component of the Mt. Atkinson project comprises 315 hectares of land. The project includes schools, childcare facilities, a town centre and retail besides a business and industrial park.
Construction is expected to start later this year.
The property is located within the broader Mt. Atkinson Precinct Structure Plan in Truganina.
The company has about $2.4 billion invested across 12 residential communities in Melbourne’s major growth corridors.
Stockland previously announced a $200,000 national roll out of Tesla Destination Chargers across 31 shopping centres from Cairns to Melbourne.

Stockland gets Victoria approval for 5,000-home Mt Atkinson project

The Chinese property apartment developer SJD, which recently acquired two adjoining sites in Double Bay, has unveiled its plans for the first luxury apartment complex.
The off-the-plan development, at 20-26 Cross Street, is being marketed with the Chinese development company giving it a rather bizarre name, 1788.
SJD recently secured the development site from veteran property developer Bill Roche for $54.6 million, reflecting around $1,750,000 per apartment based solely on its residential component. 
The bespoke residences are being marketed as an elegant sculptural architectural building drawing on the cultured European ambience of Double Bay with gentle concave and convex curves.
There will be 31 luxury residences.
Last month SJD snapped up the neighbouring commercial property paying a reputed $45 million.
The property, Bay Village at 28-32 Cross Street has a site area of around 1,030 sqm through father son team, Craig Pontey of Ray White Double Bay and Matt Pontey of Colliers International.
Double Bay, having been crippled by the opening of the Westfield Shopping Centre in Bondi Junction, is regaining its momentum after newly built prestige residential complexes, the reopening of the major hotel, a new library and the Kiora shopping space.
CBRE’s Ben Stewart, who is marketing the 1788 development, was having an each way bet on the direction Double Bay's demographic direction.
He noted he'd seen a change in the type of people living in and visiting Double Bay.
“Traditionally it was an older market – and it still is a downsizer market – but there is also a younger demographic coming in,” he says.
“However, empty nesters are a big part of the area as they like the village lifestyle.”
With architecture and interiors by Bates Smart, Stewart says 1788 was designed to attract the older demographic with the best finishes he'd ever seen, he said.

SJD launches luxury 1788 apartment project in Sydney's Double Bay

Developer TOGA is calling for architects to compete for the final design on Sydney's Surry Hills Shopping Village.
The City of Sydney endorsed TOGA's planning proposal for the redevelopment last month.
TOGA will extend James Street between Marriott and Baptist Streets to create a double-storey retail precinct.
A second through-site link will connect the site east to west, with a new 500sqm inner-city park.
Crown Street’s retail strip will be extended south.
Fabrizio Perilli, TOGA Development &amp; Construction CEO said architectural firms will be asked to design a mixed-use development with more than 170 apartments and 9000sqm of commercial and retail space.
“This project presents the unique opportunity to design a vibrant mixed-use precinct and transform a piece of local history into a welcoming neighbourhood with an intimate connection to popular Crown Street and the broader inner-city area,” he said.
“Surry Hills Shopping Village will be rejuvenated into a lively destination attracting local residents and visitors to its thriving retail scene and pedestrian-friendly configuration.
“A mix of apartment and townhouse-style housing within the new development will provide important new housing options for a range of people, including families, looking to be closer to amenities and transport,” Mr Perilli said.
“We are thrilled to begin the design excellence process to realise our vision for the project as a vibrant local shopping and living precinct."

TOGA to launch design competition for Surry Hills shopping village

Melbourne's iconic shopping and dinning precinct of Chapel Street's fortunes have fluctuated many a time.
And now is the time to buy, according to Beller Commercial director Fred Nucara.
Chapel Street (South Yarra, Prahran and Windsor) has a pipeline of development projects worth more $150 million, including hotels, schools and new civic amenities.
From an established, retail strip that traverses from high-end designer labels and international anchor tenants, to the slightly raffish retail strip of Windsor, where a new hip neighbourhood has emerged, there are currently 45 vacancies on Chapel Street.
"Now is the time to buy, buying during counter cycles when an area is perceived to be suffering often sees huge financial reward long term,” said Nucara.
Corelogic also noted earlier this year that Chapel Street commercial property sales increased in the three months to February.
The property data firm said that sales recorded in the quarter ending February 2017 totalled $26.6 million from nine sales, compared with $3 million from three sales in the three months to November 2016.
The popular Café Sienna on the corner of <a href="https://urban.melbourne/projects/stonnington/402-416-chapel-street-south-yarra" target="_blank">402 Chapel Street</a> above ( image courtesy Plus Architecture) is being redeveloped by Spotlight Property Group and will feature a mixed-use development of 87 apartments and a proposed 4.5-star Aloft hotel run by the Starwood group with 174 hotel rooms.
Further down and at 303 Chapel Street, behind Coles supermarket, The Cato Square Project is one of the largest and most ambitious construction projects ever delivered in the City of Stonnington.
The vast expanse of The Cato Street carpark that flanks two supermarkets will be undergoing a makeover to a new public meeting place called ‘Cato Square’.
This $60+ million transformation will become almost 10,000 sqm of multifunctional urban parkland with underground car parking tucked out of site.
When completed in 2019, Cato Square will provide urgently needed open space for passive recreation, events, festivals and markets.
Some 200 metres west of Chapel Street, a high school is under construction.
“The $25 million Prahran High School will have the capacity to enrol up to 650 students and will become a major educational destination for the area and added boon for the Stonnington community.
With the spate of infrastructure projects, Nucara advises that investors should not be too worried about present rents but consider the future land value.
“Too often buyers are influenced by short-term factors such as high vacancy rates, rather than adopting a long-term view for commercial property in designated proven shopping strips.”
The underlying land value will not depreciate, however, sometimes purchasers need to accept an investment return of 3-5% in the meantime, he added.
"History has proven that what you pay today, even if it is within a precinct with high vacancy rates at that time, has shown to be relatively cheap, as tomorrow is a different ball game” says Fred.
Recently, a tenanted commercial building at <a href="https://www.realcommercial.com.au/property-offices-vic-prahran-502364494" target="_blank">228-230 Chapel Street, Prahran</a> went under the hammer on May 18. It was sold for an undisclosed sum. Previously, the property traded for $1.7 million, according to Corelogic RP Data.
