A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

In late 2023, developer Wickton quietly announced themselves to the Bayside market, launching two apartment projects in Hampton.

First they launched <a href="/new-apartments/linacre-rise-hampton-8-10-linacre-road-hampton">Linacre Rise</a>, a collection of 27 apartments on Linacre Road, and then a week later followed up with <a href="/new-apartments/58-beach-hampton-58-beach-road-hampton">58 Beach</a>, just six apartments around 750 metres away.

Norton says the interesting&nbsp;part about the collaboration is that it allows them to bring the best of both worlds together,&nbsp;both Will being able to draw on his experience from VCAT and planning and himself handling the early feasibility modelling having done so previously with a range of other developers.

Leaf, who grew up in <a href="/new-apartments/hampton-vic-3188">Hampton</a>, is also a founder of architecture firm <a href="/architects/ewert-leaf">Ewert Leaf</a>. He's designed around&nbsp;50 projects in Bayside, from townhouses and single homes to apartment projects.

"We have&nbsp;a strong relationship with council and we see these buyers that are like us and that have family like us, and we've been tailoring the product to that demographic for a long time," Leaf says.

Leaf believes his and Norton's skillset bring the two most important disciplines in the project, being the architect and project manager.

"We really see this as providing assurances to buyers, in the sense that they're not being outsourced these two roles and it's about us being at the coal face and being responsible for the product."

Sculpt to launch as Hawthorn's only off the plan apartment development on the market

It can be a long and arduous journey for developers after they submit a development application to local councils.

They each have different criteria and move at different speeds.

Sometimes however, they can all come at once. That's certainly been the case for Tim Campbell and Stuart Kacir's Carpe Group, which has had two developments approved in the last few weeks.

Carpe, who develop for downsizers right across Melbourne, has secured approval for two projects in the Bayside suburbs of Hampton and Sandringham, and hope to secure one in Kew where they're currently developing The Walton.

In Sandringham, Carpe secured eight townhouses across two blocks which will make way for <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">The Coterie</a>, a Warren &amp; Mahoney-designed building of 25 apartments.

They will be a mix of 11 generously sized two-beds, starting from 100 sqm, and 14 three-bed apartments which get as large as 190 sqm internally. The penthouses will have large rooftop terraces with the option to add a spa. Every apartment will have interiors by Lisa Buxton.

The project sits in a cracking spot at <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">49-51 Abbott Street</a>, toward the western end of the street near Sandringham Station, the surrounding retail amenity, and Sandringham Beach.

Carpe's other Bayside project, in <a href="/developments/hampton-vic-3188">Hampton</a>, is another that's all about the location. Strategically located one street back from the vibrant Hampton Street with all the retail, hospitality and Hampton Station. Carpe will launch 18 apartments at 8-10 Ocean Street, designed by Martin Friedrich Architects who will also handlethe interiors.

That building, with five two-beds from 113 sqm and 13 three-bed apartments, will replace an old house, which has already been demolished, and two side by side townhouses.&nbsp;

Carpe will be developing Ocean Street alongside joint venture partner Icon Kajima. They're forecasting a spring launch after they complete their display suite on Hampton Street.

Carpe is hoping to get another project to get approved in Kew, where they're approaching completion on the nearly sold-out The Walton. They've grabbed a 3,709 sqm site at 85 Studley Park Road, near Studley Park, where they're planning 31 apartments.&nbsp;

Campbell says that while it takes more time than ever to put together a good site in a good location, it's always time well spent.&nbsp;

"Both the Bayside projects are a short walk to train stations, without being right on top of them, and with the train stations come the activity centres of the suburbs. All the shopping needs are within a walk, and with Bayside, you've also got the beach and park reserves."

Campbell says Kew presents a different opportunity compared to the Bayside.

Stuart Kacir says you can't have all of the above in Kew, so you offer something different depending on where you're developing.

"With The Walton, residents will be closer to the centre of Kew, while the new project is more geared toward being a short walk to Studley Park, with the convenience of numerous bus stops on Studley Park Road. The centre of Kew and the shops are still only a kilometre away."

Studley Park will be the last domino to fall, with a launch expected later in 2024 after Carpe complete the display suite on High Street.

Carpe Group secure green light for two Melbourne apartment developments

The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.

Having launched <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, a collection of just seven luxury apartments on Malvern East's Central Park, <a href="/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, has filed plans for its next project.

They'll be developing a boutique building in Prahran at&nbsp;<a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">616-646 High Street</a>,&nbsp;on the corner of&nbsp;Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.

Abadeen secured the 2,198 sqm site, which is the&nbsp;former Cabrini Hospital medical facility, last year.

They had Carr design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.

Carr is no stranger to having to incorporate a heritage-listed tree in a new development, nor are they a stranger to having to do so for a development overseen by Leoncelli.

Leoncelli's ALP Developments were behind&nbsp;Victoria &amp; Burke in Camberwell, where Carr had to incorporate a 220-year-old gumtree in the development of just 15 apartments. The Burke Road project broke records for the suburb when two of the penthouses sold off the plan for $5.5 million each in 2020.

There are a further three trees on the Prahran site, two Flowering Gums and an English Oak, which line the perimeter and need council approval to be removed or pruned.

The documents submitted to the Stonnington Council said the building form pays homage to the existing heritage-listed tree curving around its canopy.

"Windows and glazing are perpendicular to the building grid and juxtapose against the curved form, creating moments of interest in the facade."

There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments. They will sit above two levels of basement with parking for 56 cars.

The two-bedroom apartments start from around 100 sqm internally and the largest three-bedrooms, the three penthouses, range in size from 180 sqm to 269 sqm internally, not including the wraparound terraces and the private rooftop terraces.

Abadeen broke onto the Melbourne off the plan apartment development scene late last year when they launched Malea.

Melbourne developer LAS Group has submitted plans for a new 25-level tower in the heart of Southbank.

Fender Katsilidis (FK) has put together plans for the 188-apartment tower at 38 Clarke Street, on the corner of City Road and Clarke Street just behind Crown Melbourne.

In contrast to the neighbouring buildings with predominantly glass facade buildings, 38 Clarke Street embraces the industrial heritage of the area, with the building's lower level finishes drawing on the 19th-century local vernacular found on City Road with rich red brick detailing and arched windows.&nbsp;

FK associate principal Kianson Tay says the design of the tower needed to respect the context of the site and the surrounding area, while offering a fresh, timeless expression for residents to connect with, both within the development and beyond.&nbsp;

“City Road has a heritage of 19th century masonry warehouse buildings which we believe offers opportunities for contemporary reinterpretation," Tay says.

"There is an architectural language here of tactile materiality and brickwork detailing which we are excited to interpret into 38 Clarke Street. The material palette of our scheme has a sense of solidity and tactility, with materials that will patina and age gracefully over time."

Comprising two interlocking tower forms, the solidity of the masonry base transitions to a lighter and more delicate tower materiality of expressed warm-coloured concrete blades with an oxide finish.&nbsp;

We were conscious that City Road can be a busy and hard-edged environment, &nbsp;and so we wanted to introduce architectural detailing and fine-scaled elements to enrich the experience at street level."

The top of the podium features a densely planted native garden bed designed by renowned &nbsp;Tract Landscape Architects. The garden bed provides residents and neighbouring towers with a visual connection to nature and strengthens the site's ecological value.&nbsp;

Sustainability measures targeting a 5-star Green Star rating include a bike-friendly lobby with extensive bicycle parking accommodating more than 200 spaces, far beyond typical allowances, &nbsp;to encourage the use of the city’s cycle lanes and reduce vehicle reliance. From an energy perspective, the all-electric building features distinctive angled fins that will passively reduce solar heat gain.&nbsp;

OSK Property hosted the competition to select the winning artist to design a visual gateway, which will connect Melbourne Square with its neighbouring arts precinct through a large-scale and visually striking sculptural artwork.

Acknowledging the site’s significant visibility from the Westgate Freeway and surrounding southeast locale, the artwork – which will feature prominently with its 18m x 15m design – aims to support the thoughtful curation of Melbourne Square’s placemaking, punctuated by Southbank’s focus on art, design and heritage.

Global art firm UAP (Urban Art Projects) – who OSK Property engaged as public art consultants for Melbourne Square – oversaw the entire competition process.

UAP put forward a selection of eight Melbourne-based artists whose creativity was synonymous with Melbourne’s renowned arts scene and those who could contribute a visionary and bold artwork to Melbourne’s skyline.

OSK Property then shortlisted three artists whose practices were diverse from one another, ensuring the final three concept designs would be highly unique.

After working with the three artists, UAP presented the three concept designs to OSK Property who selected Troy Emery’s ‘Guardian Lion’ to be commissioned due to its vibrancy, ability to engage with the site and representation of Melbourne’s rich tapestry of public artworks.

To be fabricated in UAP’s workshop, ‘Guardian Lion’ will stand as a reflection of Melbourne’s dynamic, creative community.

Emery, whose work examines the discourse surrounding human interactions within the natural world and has recently appeared at the National Gallery of Victoria, was a natural fit for the project’s ‘Together, in Nature’ ethos.

His winning concept, ‘Guardian Lion’, draws inspiration from traditional Chinese architecture and Japanese symbolism, whereby lions and dogs guard the entrances to shrines and signify strength.

Similarly, ‘Guardian Lion’ is seen to guard the grounds and people within Southbank, standing as a protector welcoming people to the city, akin to Richmond’s beloved Vinegar Skipping girl who has graced the skies of Victoria Street for generations of Melburnians to enjoy.

Emery drew on Victorian folklore to embed the piece with Australian context, specifically referencing a Melburnian story of the ‘Grampians big cat’ – a mythical big cat living in the Grampians Mountains of regional Victoria.

“I want Guardian Lion to make people happy, to give people a sense of companionship as they travel through the area, like a friendly neighbourhood cat that greets passers-by," Emery said.

"Guardian Lion is a surrogate pet for the neighbourhood and for the city.

“One part of the brief that I particularly resonated with was the idea that Melbourne Square is a ‘gateway to the creative precinct.’ The NGV, Arts Centre, VCA, ACCA, and Malthouse Theatre are all close neighbours, and the work’s location is a gateway to the CBD, so I set out to design a figure that will welcome people to the area.

“This is such an incredible opportunity to contribute to the cityscape of Melbourne with a large-scale public artwork, and I’m excited to have my work join a library of so many great artworks around the city."

Emery said the&nbsp;intense spectrum of colour in the work not only is an antidote to the greys and browns of the cityscape, but serves to reiterate the fantastical spectrum of the natural world, where the intense colours represent the magical qualities of life on earth.

OSK Property Australia’s CEO, Chong Boon Woon, said the artwork will create a Melbourne landmark to welcome visitors to the CBD.

Guardian Lion’s laser-cut aluminium fixture with LED flex lighting demonstrates an intense spectrum of colour that will be unmissable from those entering the city from the south or passing by on the Westgate Freeway.
