A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

Chapter Group appoint Cobild as builder for Fitzroy Fitzroy

A Hong Kong-linked developer has been given the green light for a mixed-use development in one of&nbsp;Melbourne's Major Activity Centre-nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects&nbsp;<a href="/architects/fk-australia" target="">Fender Katsalidis</a>&nbsp;to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>&nbsp;eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid-rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher-density development.

There will be 368 apartments constructed within the towers, with 114 one-bedrooms, 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including&nbsp;<a href="/news/suburban-rail-loop-in-focus-box-hill" target="">Box Hill Train</a>&nbsp;Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. Moira has also used the bookable function rooms when she's entertained family and friends.

"The quality of the rooms and facilities is excellent, from the premium lounger through to the dining room and demo kitchen on the eighth floor. There is a function room to suit nearly all occasions, and based on our extensive review of other inner-city apartment options, has by far the best facilities we saw."

Moira and her partner have embraced the Melbourne Square community and are kept updated through the building’s WEWumbo app on all social initiatives, from wine clubs and book clubs to occasional big events like the&nbsp;Grand Prix or Lunar New Year that ignite the precinct.

Melbourne Square is also drawing lots of locals, showcasing the precinct's appeal as a central hub for residents and visitors.

"With its garden areas for dog walkers, other meeting areas, and retail venues having been introduced, it is clearly drawing lots of locals to Melbourne Square, beyond the current towers' residents," Moira suggests.

The walkability factor at Melbourne Square was another major drawcard for Moira and her partner.

"We love to walk whenever we can and the central location to everything is a main attraction of living at Melbourne Square. We walk to the footy, to the city, to the markets - everywhere we can. My son came over from the UK and he walked around the Botanical Gardens, Albert Park Lake and down to the beach, South Melbourne Market, and into the city. Everything is on our doorstep here."

The final apartments remain in Melbourne Square's complete East and West Tower, while BLVD is Melbourne Square's latest off the plan tower.

Melbourne-based developer ICD Property has created two of Melbourne's tallest residential towers in the last five years.

Their Aspire tower was the fastest-selling project in 2019, selling a significant number of the near 600-apartment project quickly following its launch.

Since then the team has also moved into different markets.

With everything going on at ICD, we caught up with their Managing Director Matt Khoo to talk about ICD's approach to development.

"We invest a lot with having the best consultants and the best builders. With the idea of doing the right thing, we can sleep comfortably at night knowing we have engaged in the absolute best."

Prominent Melbourne fringe developer Salvo is set to kick off the demolition phase of its now-unveiled Southbank tower, Moray House.

Moray House, rising 56 levels on a prime corner site across <a href="/new-apartments/moray-house-42-moray-street-southbank">42 Moray Street</a> at 11-13 Hancock Street, will be the first major inner-city high-rise apartment&nbsp;development to launch this year.

More than 240 of the 305 apartments have already been snapped up by a various cohort of demographics, from&nbsp;parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.

The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with&nbsp;never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.

Maitland said <a href="/developments/southbank-vic-3006">Southbank</a> has matured from an urban regeneration precinct to an established suburb with world class lifestyle infrastructure.

“Moray House enjoys a prime location with a walk score of 98%. Residents are an eight minute walk to South Melbourne village and market, Albert Park Lake and MSAC, as well as Southbank’s dining and entertainment precinct. A city commute also takes just a few minutes with two tram lines within 100 metres,” he said.

The development is due to be completed in late 2026.

The project’s two-bedroom apartments range from $639,000 to $765,00, and three-bedroom apartments start from $1.075 million.

Industry data reveals 16,000 dwellings are required in the City of Melbourne alone over the next three years to meet demand, research from Urbis Apartment Essentials; City of Melbourne report showed.

Data from Charter Keck Cramer also shows only 2,600 new apartments were launched in Melbourne in 2023, the lowest in a decade. Recent ABS data has shows apartment approvals in Victoria declined to a 17-year low.

“We’re keen to see the right investment and planning settings that provide confidence for both developers and buyers regarding the delivery of key infrastructure in urban renewal projects to enable multi-unit developments to do the heaving lifting to boost housing supply,” Maitland added.

“On the demand side, revisiting off-the-plan stamp duty exemptions and reducing taxes on foreign investors would go some way to speed up the much-needed delivery of housing and easing the rental crisis.”

Abbotsford set for injection of new apartments as New Johnston project revealed

Melbourne developer Ross Pelligra is set to take on one of his largest projects to date, lodging plans for a huge multi-stage precinct in Melbourne's growing Fishermans Bend precinct.

Having worked extensively with the Fishermans Bend Precinct and the City of Melbourne over the last 18 months, development manager&nbsp;<a href="/developers/citinova">Citinova</a> has proposed a four-tower development that will bring over 1000 apartments to the chronically undersupplied Melbourne market.

One of the towers will be dedicated build-to-sell, while there will be more build-to-sell apartments in tower two that will also home 200 hotel rooms and extensive amenity.

Tower three will be a commercial office tower, that may be suit a co-working provider, and tower four will be build-to-rent apartments. All the towers will be linked by a podium that will feature&nbsp;vibrant laneways with an arts and culture hub, retail tenancies and an urban grocer.

The five-stage project will also include an unencumbered 3,075 sqm public open space.

The 1.77-hectare site at&nbsp;99-109 Lorimer Street, Australia's flagship Subaru dealership at the gateway to Fishermans Bend, was secured in 2021.

Since then the stakeholders have been in planning mode, commissioning&nbsp;Architectus to put the designs together for the towers which will be connected by a raised podium. The main residential tower will have 452 apartments and tower two, shared with the hotel, will have 244.

Citinova Director Nathan Minicozzi said since the proposal was submitted, they've received positive feedback from the council.

"There are considerably more stakeholders for precincts of this size and scale," Minicozzi says.

"You're not just going to council and submitting plans for a new development. Before you get to that stage you've spent 12 months working with the Fishermans Bend Taskforce, the DELWP, and the City of Melbourne Council, as well as their design team, to work out best practices and what will be the best project for the site."

Minicozzi says there's a lot of front-end work with these types of developments, but that allows designs to evolve and consistent feedback to be given throughout the process.

"It's almost like a pre-lodgement meeting where you're squaring off any concerns before submission, which should translate into a better proposal, a higher quality project, and a speedier approval process."

Landscape architect Mala Studio has been part of the design, as have planning consultants Tract.

The development will connect to the Yarra River and expand on Melbourne’s “Green Spine” with landscaped pedestrian and cycling links, creating a new neighbourhood green hub for Lorimer Street.

Architectus says the project has been designed as a "cohesive 'family' of towers."

"Each building will still have a unique identity and scale-shaped by its use and siting," they said.

"Materials and textures will take inspiration from the precinct’s industrial and maritime origins.

"Staggered and oriented toward the site’s southern boundary, the towers will integrate seamlessly with the evolving Fishermans Bend skyline while minimising overshadowing to adjacent green spaces."

The Victorian Government's property developer, <a href="/developers/development-victoria">Development Victoria</a>, has revealed detailed plans to redevelop the <a href="/developments/ivanhoe-vic-3079">Ivanhoe</a> water tank site, and its looking for a development partner.

The 6,220 sqm site at 421 Upper Heidelberg Road, which includes a decommissioned Yarra Valley Water tank that has been inactive since 2004, sits near the Austin Hospital on the corner of Bell Street and Upper Heidelberg Road.

Around 275 apartments designed by Architectus are envisioned for the site, with a minimum of 10 per cent for affordable housing.

Development Victoria is working with Banyule City Council, the Ivanhoe community and other stakeholders on a Development Plan for the decommissioned Yarra Valley Water tank site. The Development Plan includes provision for up to 12 levels of housing that would suit several development outcomes, including build-to-sell, build-to-rent, retirement and aged care.

Over the coming months, the project will advance to the next phase which involves mitigating risks through demolition and site remediation.

As part of the Collins Wharf precinct, Lendlease is delivering new public spaces. Ancora will be surrounded by over 5,000sqm of new parkland including a new green space being delivered in tandem with the residences. Early works for Regatta are already underway, with construction of Ancora set to commence later this year and anticipated for completion in 2027.
