<p>The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.</p>

<p>The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.</p>

<p>The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.</p>

<p>The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.</p>

<p>A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.</p>

<p>Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.</p>

<p>The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.</p>

<p>Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.</p>

<p>The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.</p>

<p>Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.</p>

<p>"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.</p>

<p>"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.</p>

<p>"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."</p>

<p>The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.</p>

<p>Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.</p>

Moonee Valley Park penthouse sets suburb record as sales surge clears construction benchmark

<p>A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.</p>

<p>Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.</p>

<p>The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.</p>

<p>According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.</p>

<p>Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.</p>

<p>"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.</p>

<p>"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."</p>

<p>The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.</p>

<p>Planning documents describe the building as embodying the principles of "buildings that breathe", a design approach increasingly favoured in Brisbane's apartment market as developers focus on natural ventilation and outdoor living spaces.</p>

<p>The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.</p>

<p>The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.</p>

<p>Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.</p>

<p>Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.</p>

<p>The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.</p>

<p>Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.</p>

<p data-end="429" data-section-id="10un7uv" data-start="348">ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.</p>

<p data-end="1007" data-start="665">The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.</p>

<p data-end="1655" data-start="1235">If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.</p>

<p data-end="2306" data-start="1992">The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.</p>

<p data-end="2585" data-start="2308">Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.</p>

<p data-end="3106" data-start="2729">"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.</p>

<p data-end="3274" data-start="3108">The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.</p>

<p data-end="3483" data-start="3276">"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."</p>

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

<p data-end="3659" data-start="3543">The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.</p>

<p data-end="3985" data-start="3661">Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.</p>

<p data-end="4357" data-start="4122">"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.</p>

<p data-end="4501" data-start="4359">Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.</p>

<p data-end="4682" data-start="4503">"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."</p>

<p data-end="4920" data-start="4684">The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.</p>

<h2 data-end="4971" data-section-id="s69utu" data-start="4922">Affordable housing and build-to-rent component</h2>

<p data-end="5064" data-start="4973">One of the more significant aspects of the proposal is the diversity of housing typologies.</p>

<p data-end="5304" data-start="5066">In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.</p>

<p data-end="5438" data-start="5306">The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.</p>

Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.</p>

<p data-end="6138" data-start="5897">The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.</p>

<h2 data-end="6184" data-section-id="1ngkie4" data-start="6140">Part of Leppington's broader expansion</h2>

<p>ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.</p>

<p>Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.</p>

<p>In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.</p>

<p>The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.</p>

<p>The only nod to the past in the proposed plans was keeping the curved facade of the former 1965 Les Girls hotel.</p>
<p>Arnaout's Iris Capital initially proposed 83 apartments and 101 car parking spaces, plus retail premises and two licensed bars. It is proposed the reincarnated Bourbon will have up to 400 patrons and the Empire some 920, as it the mixed use application seeks to navigate the twin outcomes of liquor outlets and quiet residential living.</p>

Stalled Bourbon, Kings Cross redevelopment returns respecting its heritage

<p class="p4"><span class="s1">With reduced foot traffic, mass venue closures, high vacancy rates and challenging head winds, the retail sector is currently experiencing an upheaval as owners are now forced to look for alternative options to generate income.<span class="Apple-converted-space"> </span></span></p>
<p class="p5"><span class="s1">The saving grace is yet to come for owners, tenants and consumers with the CBD and city fringe area having five </span><span class="s3">key changes proposed to the late-night trading planning controls:</span></p>
<ol class="ol1">
<li class="li7"><span class="s4"><strong>A 24-hour city centre</strong> – extend the late night management area along George Street across the city centre and increase maximum trading hours from 5am to up to 24 hours.</span></li>
<li class="li7"><span class="s4"><strong>Increase hours for low impact venues in local centres</strong> – align the controls with NSW Government rules and allow lower impact venues, including small bars, to trade until 2am.</span></li>
<li class="li7"><span class="s4"><strong>New areas for new communities</strong> – identify late-night trading areas in suitable urban renewal precincts. These include Barangaroo, Walsh Bay, Green Square town centre, Danks Street, East Village shopping centre and an arts focused industrial heritage warehouse area in Alexandria. </span></li>
<li class="li7"><span class="s4"><strong>Extend existing areas</strong> – recognise venues in Chippendale, Redfern, Surry Hills and Lankelly Place in Potts Point, which have emerged since the planning controls were reviewed in 2007. </span></li>
<li class="li7">
<span class="s4"><strong>Encourage performance, culture and unlicensed businesses</strong> –<br></span>a. Allow unlicensed shops and business, such as bookshops, clothing stores, drycleaners and hairdressers to trade up to 24 hours in city living or late night management areas and up to 2am in local centres.<br>b. Describe dedicated performance venues, such as theatres, concert halls and cinemas with up to 250 patrons, as lower risk premises and allow these venues an additional trading hour at closing time.<br>c. Allow venues that host performances one additional trading hour at closing time on the night of the performance. </li>
</ol>
<p class="p9"><span class="s1">We all know something has to change to help these areas continue to evolve, so hopefully these proposed changes happen sooner rather than later…</span> </p>

<p>The popular Kings Cross watering hole Gazebo Wine Bar &amp; Dining has been listed for sale</p>
<p>One of Sydney's original wine bars, Gazebo sits on the fringe of Elizabeth Bay and Potts Point at <a href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-elizabeth+bay-503121426" target="_blank">2 Elizabeth Bay Road.</a></p>
<p>Its name derived from the Gazebo Hotel, which opened its doors in the late 1960s. Back then the ground level bar was named Pavilion.</p>
<p>The hotel closed in the 1990s and was sold off as residential apartments in 2005 after a four year conversion of the 18 storey tower nicknamed 'the corncob.</p>
<p>There was an $8 million sale in 2014 when Anthony Frogatt, the vice president of the Brewers for Europe, <a href="/expert-insights/buying/syd-fischer-sells-8-million-gazebo-elizabeth-bay-apartment">bought the whole floor apartment</a> of Syd Fischer.</p>
<p>In 2014 The Keystone Group, the former hospitality giant who went in to receivership two years later, bought the bar.</p>

<p>Gazebo was picked up by Sydney restaurateur Liz Taylor, after a reported $3 million refurb from The Keystone Group over their brief ownership.</p>
<p>Taylor teamed up with seasoned chef Tristian Hope and redesigned the space in 2017.</p>
<p>Knight Frank agents Kate MacDonald and Mike Wheatley are marketing the property.</p>

Gazebo Wine Bar & Dining at Kings Cross listed

<p>A Woolworths Metro has become the anchor tenant of Greenland Australia’s $320 million Omnia apartment building in Kings Cross.</p>
<p>It is in the final stages of completion.</p>
<p>Positioned on level one of Omnia’s podium level, the Woolworths Metro will be joined by seven other retail spaces on the ground floor, which are currently available for lease.</p>
<p>Greenland Australia’s managing director, Sherwood Luo, said the Woolworths Metro store underpinned Omnia’s key points of difference - convenience.</p>
<p>Luo said the group is now targeting premium bar and restaurant operators for the ground floor retail tenancies.</p>
<p>Located on the Victoria Street and Darlinghurst Road corner, adjacent to the iconic Coca-Cola sign, the Woolworths Metro will be open from 6am until midnight seven days a week.</p>

Woolworths Metro opens at Omnia, Kings Cross

<p>The infamous Bourbon nightclub in Kings Cross is set for demolition following a redevelopment proposal for a $47 million luxury eight storey apartment block.</p>
<p>It would be the end of an era for the standalone hotel that comes with more folklore than any other in Sydney since being opened in 1967 by Bernie Houghton.</p>
<p>The <span class="m_-4462631763877072612gmail-il">Bourbon</span> premises, initially the haunt of US servicemen on R&amp;R, then colourful underworld Sydney identities, more recently had a reputation for late night sporting star fistacuffs as it was among Sydney's first seven days 24-hour licenced premises.</p>
<p>It was in the late 1990s when cricketer Ricky Ponting, four years after his Test debut, was involved in a fight which left him with a black eye. Drag queen Carlotta happily gave her insights into the night to the inquiring news hounds.</p>
<p>"Everyone who drank there has a Bourbon &amp; Beefsteak story," writer Paul Ham once suggested, adding Ponting's "sobering experience helped put the young cricketer back on the path to greatness."</p>
<p>Local novelist Louis Nowra wrote that between 1988 and 1996 the Kings Cross police were called to the venue no fewer than 550 times.</p>

Last drinks for Bourbon at Kings Cross with eight storey apartment redevelopment plans

<p>Australia Finance Group chairman Tony Gill and wife Camilla have quietly sold their penthouse in the Altair building at Kings Cross for $7,825,000.</p>
<p>They paid $5.2 million in 2013 having downsized from their Castlecrag waterfront that sold for $8.5 million.</p>
<p>Set atop the award-winning Engelen Moore's designed Altair building, the penthouse has 240 degree views from the 19th level.</p>
<p>It has 215 sqm of internal living space with three bedrooms and two bathrooms. The master bedroom has its own dressing room and ensuite.</p>
<p>A 185 sqm L shaped terrace looks out across the city skyline to the Sydney Harbour.</p>
<p>Richardson &amp; Wrench agents Jason Boon and Geoff Smith sold the apartment which was first sold in 2000 at $2.5 million.</p>
<p>Gill has been the chairman of the AFG board since 2008.</p>

Australia Finance Group chairman Tony Gill sells Kings Cross penthouse

<p>The Piccolo Bar, just off the main strip in Sydney’s Kings Cross - which recently featured in the ABC-TV series Rake - is closing its doors after 65 years.</p>
<p>“It is very sad,” says its longtime owner-operator Vittorio Bianchi, 82, who came to work as the barista in the tiny café as a 29 year old in 1964.</p>
<p>He said the Cross was so quiet now - blaming the lockout laws and the ban on smoking inside, and outside, cafés for the likely end of the Cross's oldest coffee bar.</p>
<p>"The politicians have done a good job of killing the place,” he told Fairfax Media</p>
<p>The Piccolo Bar, on Roslyn Street, had a clientele that’s included prime ministers from Gough Whitlam to Malcolm Turnbull.</p>
<p>There were the screen stars like Mel Gibson, Judy Davis and Jeremy Irons, artist Brett Whiteley, writer Dorothy Hewett and murdered activist Juanita Nielsen.</p>
<p>“We used to be open 24 hours,” says Italian émigré Bianchi. </p>
<p>His café is now up for lease through agent Ron Danieli with hopes that someone will keep it running as a coffee shop.</p>
<p>The lease is around $500 per week, plus GST and outgoings.</p>
<p>The café opened first in the 1940s and in its current form as the Piccolo Bar in 1952.</p>
<p>After Bianchi suffered a heart attack, a triple by-pass in 2014, and then suffered a bout of cancer last year, his niece-in- law Tina Newton-Carra took over the cafe.</p>
<p>Bianchi still dropped in regularly to chat to his regular loyal clientele, and take a turn on the coffee machine.</p>
<p>Now she wants to work full-time on her new business, creating a same-sex online wedding directory, OneLove Wedding Directory.</p>

Office with lease in Sydney's Potts Point sells for a cool $710,000

<p>Coca-Cola has put its redundant vintage Kings Cross billboard up for auction, with proceeds going to the Wayside Chapel.</p>
<p><a href="https://stores.ebay.com.au/bidsforgood/cocacola" target="_blank">Pieces of the former sign</a> will be sold on ebay while held in storage at a<span> Girraween warehouse in Sydney</span>. </p>
<p class="standfirst-content">Coke will auction the eight letters individually over five days from September 7. </p>
<p class="standfirst-content">The two largest letters, the “Cs”, are more than 5.4m tall, up to 6.6m wide, 29cm deep and weigh 65kg each. The smaller letters are around 2.8m tall, between 1.2m and 2.6m wide, 29cm deep and weigh between 25kg and 40kg.</p>
<p>The flashing neon billboard has been refurbished with the old lights being replaced with a more energy efficient billboard.</p>
<p>The billboard was built in 1974 with its 800 neon lights switched off permanently last September for work to begin on the billboard’s refurbishment.</p>
<p>The charity fundraiser is being promoted on the billboard, Mumbrella reported.</p>

<p>According to the promotion, proceeds from the sale will go to Kings Cross charity Wayside Chapel. </p>
<p>The Wayside Chapel recently expanded to Bondi Beach. On 1 July 2016, the Chapel by the Sea in Bondi Beach officially came under the management of Wayside. </p>
<p>Following an interim 12-month arrangement, The Sydney Presbytery of the Uniting Church of Australia (UCA) will officially grant The Wayside Chapel of Kings Cross all responsibility for the governance and management of Bondi’s Chapel by the Sea and its related operations.</p>
<p>This includes the Community Services Centre at Norman Andrew’s House, and the North Bondi Op Shop, as well as the programs, worshipping communities and the resources that form part of the Chapel by the Sea.</p>
<p>Reverend Graham Long, Minister and CEO of the Wayside Chapel, and Reverend Graham Anson, Minister of Chapel by the Sea, welcome the opportunity to work together.</p>
<p>The first priority following the announcement will be a $100,000 upgrade of the facilities at Norman Andrew’s House, followed by a $630,000 redevelopment of the Chapel by the Sea to transform the site into a beacon for the community with a café, chapel, performance area, co-working space and two serviced holiday apartments.</p>
