Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Broadbeach has remained one of the most popular suburbs on Urban for the past four years, not just on the Gold Coast but nationally. The market has experienced growth at both ends, with one and two-bedroom apartments in high-density towers selling as quickly as luxury half and full-floor apartments.

No developer has had a greater impact on the <a href="/developments/broadbeach-qld-4218">Broadbeach apartment market</a> than <a href="/developers/morris-property-group">Morris Property Group</a>. Patriarch Barry Morris moved into the Gold Coast development market nearly two decades ago when he delivered Verve. Now, Morris is working on its ninth and tenth developments in the suburb, having completed their eighth over the summer.

The company is building at both ends of the market, with the recently completed <a href="/buildings/malo-broadbeach-8-jubilee-avenue-broadbeach-qld-4218">Malo</a> offering just 16 half-floor apartments on Jubilee Avenue. Another higher-end project, <a href="/new-apartments/maison-broadbeach-22-chelsea-avenue-broadbeach">Maison</a>, is currently under construction just 600 meters away on Chelsea Avenue, with 21 full-floor apartments.

The largest project is located on the sought-after Armrick Avenue, where Morris is developing <a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest</a>—a dual-tower project with 339 apartments. Crest was one of the most popular on Urban in 2024, with the majority of the first tower already spoken for. Morris’ in-house building team has already started construction, with completion expected in mid-2027.

Sydney-based developer Iris Capital identified Broadbeach as the ideal suburb to break into the Queensland market. Iris Capital, led by billionaire hotelier Sam Arnaout, purchased the Niecion Plaza in 2021 and has since begun construction on the two towers development —<a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a>—that will replace the iconic commercial block. Iris is committed to honoring the site’s heritage, with a full retail precinct located beneath the 425 apartments.

"Choosing Broadbeach as the location for our V&amp;A project, in the vibrant heart of its dining and retail precinct, has allowed us to establish our brand with our first luxury venture into Queensland," Arnaout said. Iris launched the project in the middle of the pandemic, and of the first $200 million in sales, 80% went to interstate buyers.

The only new development to launch in 2025 so far is Affinity Broadbeach, the second local project by joint venture partners <a href="/developers/amalgamated-property-group">Amalgamated Property Group</a> and Base Developments. Affinity, located on Chelsea Avenue, will comprise 180 apartments on the same street as Nikiforides Family Park, between Kurrawa Beach and Pacific Fair Shopping Centre.

The two and three-bedroom apartments across the 39-level glass tower will feature open-plan layouts, with sizes starting from 115 sqm for the two-bedroom apartments and 180 sqm for the three-bedroom apartments.

MOTIV has sold well over 80 percent of the 182 apartments in the 42-level building on Surf Parade.

Builder-developer giant McNab is pushing on in both sales and construction at its new Gold Coast apartment development, Elements Budds Beach.

Over 60 per cent of the Azure Collection, the more premium two-bed plus MPR and three-bedroom apartments within the Oak Avenue building, have been snapped up by a mix of investors and owner occupiers.&nbsp;

The sales success comes off the back of McNab starting construction on site, demolishing the old three-level walk-up and old timber home on the amalgamated 1,013 sqm Oak Avenue and starting to excavate the four basement parking levels.

The building, of just 87 two, three and four-bedroom apartments that start from just over $1 million, has been crafted by<a href="/architects/cottee-parker-architects"> Cottee Parker</a> who says the design "pays homage to the sea and sky and responds to its unique midwater location with distinct simplicity and openness, bringing the waterways to its inhabitants."

Sales success drives momentum at McNab’s Elements Budds Beach

As their luxury Drift Residences in <a href="/developments/main-beach-qld-4217">Main Beach</a> nears completion, Dean Gallagher's GDI Group is already setting its sights on its next project.

They're not straying too far, in fact just 600m from Drift, where they're planning an even more high-end project with just 10 apartments across a 23-level building at <a href="/new-apartments/15-cunningham-avenue-main-beach">15 Cunningham Avenue, Main Beac</a>h.

The new tower will replace an old three-level brick walk-up.

In their design statement, <a href="/architects/bureauproberts">Bureau Proberts</a> highlighted that 15 Cunningham Avenue acknowledges a suburb in transition.

"A place where Queensland coastal living has thrived for a century, Main Beach has been at the forefront of Gold Coast growth, evolving from humble holiday homes to high-rise apartments. Today, Main Beach continues to embrace contemporary influences, with carefully planned multi-residential developments seeking infill sites to increase density while preserving the area’s local character and charm."

Bureau Proberts further noted that 15 Cunningham Avenue aims to introduce something fresh to Main Beach’s well-established coastal density.

"The building’s glass envelope reflects Queensland’s vernacular, offering transparency where maximum exposure is needed, and shelter where refuge is desired. In doing so, it embodies the ‘evolving’ Gold Coast—acknowledging its place and neighborhood context, while still establishing a distinctive presence within the skyline of this iconic location."

The tower will sit next door to&nbsp;<a href="/buildings/the-monaco-main-beach-2-4-macarthur-parade-main-beach">The Monaco</a>, which sold out during the pandemic with an average sale price of $4.6 million. There have been resales in the building since its 2024 completion north of $8 million.

GDI will no doubt be looking to handle the build themselves, having brought construction inhouse for <a href="/new-apartments/drift-residences-16-18-hughes-avenue-main-beach">Drift Residences</a>&nbsp;after the collapse of GCB Constructions.

At the time Gallagher said GDI had assembled a top-tier line-up with a proven track record in the industry to deliver the rest of the building.

"It's a formidable team," Gallagher says.

Drift Residences, nearing completion, will comprise 46 apartments across 31 levels at 16-18 Hughes Avenue, Main Beach. GDI just set a record at Drift, selling a full-floor apartment for $11,995,000, a record for a non-penthouse sale in Main Beach.

GDI will no doubt be looking to handle the build themselves, having brought construction inhouse for Drift Residences after the collapse of GCB Constructions.

First look: GDI Group plot two-level apartments in Main Beach

The ever-growing&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a>, one of the most in demand suburbs on the Gold Coast for new developments, is set for some more, much needed, apartment supply.

Glen Williams and Nick Parrs'&nbsp;<a href="/developers/bpg-developments">BPG Developments</a> is planning a 14-level tower on a <a href="/new-apartments/1055-gold-coast-highway-palm-beach">double-block on the Gold Coast Highway</a>,&nbsp;but will create the entry from Jefferson Lane, facing the beach.

It's a return to Palm Beach for the builder-developer who completed&nbsp;Sable on Palm Beach in 2019, just 200m away.

"We only want to develop in places we would like to live," Williams told Urban.

"I've been a part of the Currumbin Surf Club for the last two decades. We love the southern end of the Gold Coast and are looking forward to bringing more apartments to the area."

71 two and three-bedroom residences have been proposed, a mix of 42 two-bedroom apartments and 29 three-bedroom dwellings, three of which are two-level townhouses.

The 109 car spaces are spread across two basement levels and ground-level parking.

The project is located next door to 2021-completed Village Palm Beach and Gordon Corp's soon-to-be-launched Jefferson Lane project. That will offer 47 two and three-bedroom apartments across a nine-level building. It's also near Sherpa's Flourish on Sixth Avenue project which recently started construction with LPS Group.

BPG completed The Chaussy in Lutwyche in 2022 and recently welcomed buyers to their Scarborough development, The Oscar, where there are just a handful of apartments left for sale.&nbsp;

First look: BPG Developments returns to Palm Beach new apartment market

The <a href="/developments/gold-coast-qld">Gold Coast</a> has long been one of Australia’s most popular holiday destinations. It had sun, sand, surf, and Surfers Paradise, the epicentre of the action. It was lined with skyscrapers that rivalled anywhere in the southern hemisphere for height. Even today, there’s nowhere in Australia, and arguably the world, with towers of that scale so close to the sand.

Apartments were made for investors and holidaymakers who would snap them up every weekend all year round. It was an arrangement that suited everyone. But with that arrangement came a moniker. The Gold Coast became a ‘boom-bust market’. For the growth the market would see, there were equal busts.

Caitlin Rosenboom, Head of Projects for Ray White on the Gold Coast, says the Gold Coast property markets were heavily influenced by external factors it essentially couldn’t control.

“Because the Gold Coast was traditionally always a holiday destination, the type of apartment built was for that,” Rosenboom says. “But when the economy wobbled, like it has at certain points over the last few decades—such as during the GFC—the Gold Coast market was impacted more than anywhere else. The first thing to go in an economic downturn is the secondary residence, and proportionally, the Gold Coast was well skewed toward those properties.”

Rosenboom said it then became a fight to the bottom. “Once one person, whose hand was forced to sell, sold, then it reset prices in a negative way. Then there would be floods of listings and little demand, which put incredible downward pressure on pricing.”

Indeed, during the GFC, data from Ray White showed house prices across the Gold Coast region declined by around nine per cent across 2010 and 2011 combined, just a little more than the eight per cent for units. But looking more granularly, the picture was a bit different.

Since then, however, the Gold Coast has truly rid itself of its so-called boom-bust reputation. 
From the start of 2012 to the end of 2020, house values rose by over 56 per cent, showing growth in every calendar year apart from 2018, when prices contracted by just one per cent. It was the same story for units over the same period, albeit with slightly more modest 30 per cent growth, and also with a minor one per cent dip in 2012, which houses didn’t experience.

“The Gold Coast has really matured as a region over the last decade,” Rosenboom said on the property market growth.

“It became more and more attractive as a place not only to holiday but to live. Better, larger apartments were being built, alongside an increased level of infrastructure upgrades and investment.”

The Gold Coast was certainly a region on the up and up. However, uncertainty reigned once again in 2020 as the COVID-19 pandemic shut down the country, locking both international and state borders.

The fear of another economic downturn, much like the GFC, could have put the Gold Coast in a problematic position, with a lack of tourism driving the economy. In the end, it was the opposite.

The way the Queensland Government handled the pandemic was broadcast around the country. Gold Coast locals were still on the waves, enjoying coffee on the beach, and living life, while Melburnians weren’t allowed out of their houses, and Sydneysiders weren’t much better off. 
The race was on for those southern capital city dwellers to rush to the Gold Coast.

“The pandemic changed everything,” Rosenboom said. “A lot of people who lived in Sydney and Melbourne made the move for what they considered almost to be a secondment to another part of Australia. The vast majority hadn’t been to the Gold Coast before, or not since they were kids coming on holiday. When they realised how far the Gold Coast had come, no longer just a big holiday resort, most never left.”

Over the 12 months from June 2022 to June 2023, the Gold Coast gained nearly 20,000 people, accounting for 13 per cent of the migration to the whole of Queensland. The property market became one of the best-performing in the country as the demand v supply equation was heavily skewed toward the demand side. New apartment developments that came to market over 2021 and 2022 would spend less than a few weeks online before being sold out. Prices were both unrealistic and realistic at the same time.

Then came another potential bump in the road. The borders reopened, and employees had to show their face in the office, albeit just a few days a week. Would this be the start of the decline the Gold Coast property market hadn’t felt in a decade? In short, no. No, it wasn’t.

Much to the surprise of most in the property industry, growth continued. Another stellar growth cycle in 2023 and 2024 saw house prices rise by 57 per cent in the four years to December 2024, the same growth they saw in double the time up to 2024. Units boomed by 57 per cent too over the four years to the end of 2024, almost double the 30 per cent in the eight years prior.

“The Gold Coast is no longer a holiday destination but a lifestyle destination,” Rosenboom said. 
“The pandemic shone a light on everything locals already loved about the Gold Coast. We have gone from being dominated by holiday lets to an owner-occupier-driven market due to the increased infrastructure, medical facilities, industry, and employment opportunities.”

Rosenboom has seen a mix of buyers at ARC Residences, the luxury tower on Garfield Terrace, considered the best street in Surfers Paradise, given it’s the only one that faces the beach.

A few Sydneysiders, locals from the northern Gold Coast suburbs like Hope Island and Helensvale, as well as a couple of overseas buyers, have all staked their claim in the building of just 37 half- and full-floor apartments with an oceanfront pool, gym with yoga room and infrared sauna, and a cinema, along with a suite of other amenities that are more common in a luxury hotel.

Rosenboom believes there’s no reason why the Gold Coast market should take a step back at all. “We’re now in an interest rate environment where they are only going down and not up, which tends to fuel further increases in price.”

All of the pent-up demand is even without taking into account the 2032 Brisbane Summer Olympics, and the G:LINK light rail extends all the way down to the airport and Coolangatta, essentially connecting the whole of the Gold Coast. If the response to the light rail is anything like Sydney’s, then values are in for one hell of a ride.

Ray White Senior Economist Nerida Conisbee echoed Rosenboom’s sentiment, suggesting the economic stability the Gold Coast now has, with the shortness in supply, scarcity of land, and in particular, the rapid expansion of its population. 
 
“The influx of nearly 20,000 new residents in a single year is a testament to the Gold Coast's appeal, offering a combination of lifestyle, employment opportunities, and relative affordability compared to other major Australian cities,” Conisbee says, adding, however, that this huge increase in population is putting pressure on the housing market.

“Despite the positive outlook, the Gold Coast faces significant challenges in accommodating its projected growth. The shortage of land means that the city will need to embrace higher-density development to house its expanding population.”

“A lifestyle destination rather than a holiday destination” Why the Gold Coast is now more boom than bust

Rainbow Bay is the epitome of the true Gold Coast lifestyle.

It's all about the surf, sand, and relaxed coastal living. Locals have adored the area for generations, but since the pandemic, it has become a popular destination for interstate buyers from both sides of the development boom.

Sydneysiders and Melburnians made up a significant portion of buyers during the pandemic, as the country was shut down, while developers from Melbourne and Brisbane also made their moves to this coastal hotspot. Over time, Rainbow Bay has transitioned from 1960s walk-up apartments to stunning new developments, attracting those looking for a modern, beachside lifestyle.

One of the developers leading this change is Brisbane-based<a href="/developers/chapter-two"> Chapter Two Group</a>, which recently began construction on<a href="/new-apartments/holm-rainbow-bay-44-50-eden-avenue-coolangatta"> Holm Rainbow Bay</a>, on the dress circle Eden Avenue.

Jon Quayle, who heads Chapter Two alongside Oliver Bagheri, said that the desire to develop in Rainbow Bay had been on their radar for quite some time, with the dream realised in 2021 when they began amalgamating four separate blocks of flats to eventually secure the Holm site.

“Rainbow Bay is recognized as one of Australia’s premier beach destinations—north-facing like Noosa and Byron Bay but more accessible and attainable, with stunning lifestyle amenities, natural beauty, and some of the coast’s best dining and entertainment," Quayle said.

Last year, the penthouse at Holm sold for $4.5 million to a Sydney buyer, believed to have set a price-per-square-meter record for a non-beachfront or front-row apartment in the area.

The 246 sqm penthouse, featuring three bedrooms, two decks, and a rooftop terrace with outdoor dining and a spa, sold for $24,590 per square metre.

What was once a relatively quiet area has rapidly transformed. Its proximity to both Burleigh Heads to the north and Coolangatta to the south has seen it become a hotspot for both investors and owner-occupiers. It was one of the best-performing new apartment markets during the pandemic, with developments selling out in a matter of weeks.

Although the new development market slowed due to supply issues, demand remained strong, with developers fiercely competing to secure sought-after sites.

Sydney-based developer&nbsp;<a href="/developers/chanine-developments">Chanine Developments</a> is too looking toward the luxury end of the market.

They're making their Gold Coast debut on The Esplanade with 15 half-floor apartments and a five-bedroom penthouse with a private rooftop pool.

Chanine is led by Marwan Chanine, who says he wants to bring&nbsp;the luxury of Sydney's Eastern Suburbs to Palm Beach through high-end finishes and design.&nbsp;

Developer David Devine's luxury Burly Residences in North Burleigh Heads is one step closer to being realised.

Construction firm Gowdie Management Group has started the build phase of the $535 million apartment development on a prime beachfront site at The Esplanade.

The 25-level apartment development will have just over 100 high-end apartments, serviced by a full suite of facilities unseen in the exclusive pocket of North Burleigh.

GMG, responsible&nbsp;for delivering a whole range of developments over the past 20 years nationally, expects to complete the build in 2027.

GMG is headed by John Gowdie who has more than 30 years experience in the Australian construction industry. Gowdie’s early years were spent working for some of Australia’s major construction companies, including Lend Lease and Walter Corporation, before establishing GMG in 2004.

DD Living CEO David Devine said it was exciting to see GMG on site bringing Burly Residences to life.

Burly Residences will comprise two, three and four-bedroom apartments with two full levels of facilities including several swimming pools, a gym with Peloton room, steam room, sauna, yoga and Pilates lounge, a private cinema, barbecue area, casual and formal dining, kitchen, teppanyaki bar, private office, executive lounge and a bar.

Legendary Japanese architect Koichi Takada designed Burly Residences, and the interiors were handled by the equally regarded interior practice, MIM Design, led by design doyenne Miriam Fanning.

The two-bedroom apartments start from 116 sqm and the four-bedrooms reach 743 sqm.

First Home Owner Grant: Provides a $10,000 grant for first-home buyers purchasing or building new homes valued up to $750,000.

Stamp Duty Benefits: Offers full stamp duty exemption for properties up to $600,000, with concessions available up to $750,000.

<h2>Queensland First Home Owner Grant</h2>

First Home Owner Grant: Offers $30,000 for contracts signed between 20 November 2023 and 30 June 2025. The FHOG applies to new homes valued up to $750,000.

Stamp Duty Concessions: Provides additional concessions for properties valued up to $800,000.

Every First Home Owner Grant for new property by state

The unit market on the Gold Coast shows no signs of slowing down.

After a brief cooling in December, where the market remained flat, 2024 still saw values climb by more than nine per cent.

The <a href="/developments/gold-coast-qld">Gold Coast</a> unit market kicked off 2025 strong, with a 0.5 per cent gain in January. CoreLogic’s Monthly Index for February revealed further growth of 0.6 per cent, pushing the median unit value on the Gold Coast to $832,000.

House values have followed a similar trajectory, with a 0.7 per cent rise in February. The median house value on the Gold Coast is $1.2 million.

The growth in Gold Coast property market aligns with national trends, as February saw a reversal of the short-lived housing downturn.&nbsp;

Although the national index increased by just 0.3 per cent, regional housing markets, including the Gold Coast, continued to outperform capital cities.&nbsp;

CoreLogic’s research suggests that this growth is being driven by improved buyer sentiment, spurred by expectations of lower interest rates and a slowdown in new property listings. &nbsp;

<h2>What happened in Gold Coast’s off the plan apartment market in February? &nbsp;</h2>

Sentiment in the Gold Coast off the plan property sector remained strong in February.

Although slightly softened from its 12-month highs in January, interest in new projects on the Gold Coast remained elevated in February, surpassing levels seen throughout most of 2024.

In February, views of projects in Surfers Paradise reached a new 12-month peak, surpassing even January’s numbers, reflecting continued strong demand in the heart of the Gold Coast.

While the market remained robust, February was a relatively quiet month in terms of updates.

<a href="/new-apartments/avva-19-anne-avenue-broadbeach">Avva</a>, the Greek translation for Anne which reflects the heritage of Bassar Director Leo Sarris, will feature a range of amenities on the podium levels, from a lap pool with day beds to a wellness area with a gym, yoga deck, hot and cold plunge, and a sauna and steam room.

Sarris said the conditions are right for their next installment of luxury in <a href="/developments/broadbeach-qld-4218">Broadbeach</a>.

"We're excited to announce the next Bassar tower following on from Infinity which sold out before construction completion," Sarris says. They've kept the same design team, with BDA again on board.

Broadbeach is always the most popular suburb on Urban for new apartments. Bringing more timely supply to the market in Febraury was&nbsp;<a href="/developers/amalgamated-property-group">Amalgamated Property Group</a>, who officially launched Affinity, their 39-storey development on Chelsea Avenue.

It's the first new development in Broadbeach to hit the market fresh in 2025.
