Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Malaysian conglomerate <a href="/developers/mrcb">MRCB</a> International has sold more than 50 per cent of apartments in its $200 million Maris development in <a href="/developments/southport-qld-4215">Southport</a> ahead of its formal market release, highlighting a surge in demand for well-priced apartments in key Gold Coast urban precincts.&nbsp;

The project, approved by the Gold Coast City Council, will comprise 192 one- and two-bedroom apartments across 20 levels, with the option to amalgamate into three-bedroom residences.

To date, only the lower levels of the building have been sold, with upper-level apartments to be released later this quarter. MRCB International CEO Ravi Krishnan said the response had far exceeded expectations.&nbsp;

MRCB sells half of Maris Southport apartments before official launch

Unit values on the Gold Coast edged down slightly in May, marking a rare softening in what remains an otherwise heated property market.

The decline was modest—just 0.1 per cent, according to the monthly Home Value Index by Cotality (formerly CoreLogic). Despite this minor drop, unit values have remained resilient, rising 1.3 per cent over the past three months and 5.4 per cent over the past year.

This small dip brings the median unit value on the Gold Coast to just under $850,000. However, the downward movement is not expected to persist, with demand for property in the region remaining strong, bolstered by expectations of further interest rate cuts from the RBA.

In contrast, house prices on the Gold Coast surged in May, climbing 0.9 per cent.

<h2>What happened in Gold Coast’s off the plan apartment market in May?</h2>

While <a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit values saw a rare contraction in May, prices aren't about to become significantly more affordable.

What is shifting, however, is the type of product being delivered to market.

The Gold Coast experienced a wave of money from the southern states during COVID, which led to a significant number of half- and full-floor apartments being developed in a short space of time. While these were quickly snapped up—thanks to continued demand over several years—this shift meant smaller apartments fell by the wayside. Even one-bedroom apartments were becoming a thing of the past.

But in recent months, including May, developers have begun reintroducing slightly smaller, more affordable apartments. This is helping meet an underserved segment of the market: buyers who are ready but haven’t had enough supply to choose from.

The Melbourne-based, Malaysian-backed development conglomerate MRCB is soon to launch Maris in Southport, a rare example of affordability-focused development.

There isn’t a single three-bedroom apartment in the building—just 180 one- and two-bedroom residences in the Southport Priority Development Area.

Developer<a href="/developers/polycell-group"> Polycel</a>l&nbsp;continues to target the higher end of the market, having nearly sold out their debut Gold Coast project, <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a>.

With construction now underway, the project marks one of the most ambitious and transformative undertakings in Queensland’s recent history.

Wellness takes centre stage as Pescado ignites buyer demand in Palm Beach

There arguably hasn’t been as much national—or even international—fanfare for a Gold Coast apartment development as there has been for the recent launch of <a href="/new-apartments/pescado-palm-beach-228-230-jefferson-lane-palm-beach-qld-4221">Pescado</a> in Palm Beach.

The project is being undertaken by international DJ Paul Fisher and his wife Chloe. The couple, who have just launched YLB Property Development, intend to make the two-level penthouse their base when they’re back in Australia.

The remaining six levels will each comprise a full-floor apartment, set behind a striking curved facade by locals BDA Architecture.

Beyond the fanfare of the launch, genuine interest in the apartments has been strong, according to <a href="/project-marketer/pezet-matheson">Pezet Matheson</a> Managing Director Jayde Pezet.

"Buyers may have been alerted to the project because of the broader-than-usual media coverage it received at launch, but genuine buyers look beyond that and recognise the level of finish and detail," Pezet says.

While enquiries have come from both local and interstate buyers, it's locals who are showing the most interest.

"Everyone on the Gold Coast loves Palm Beach, and Jefferson Lane is the best street in the suburb," Pezet says.

I recently caught up with Jayde to discuss the project in more detail.

“With this project being so important to Paul and Chloe, and being what they refer to as their forever home, they’ve looked at it and gone, ‘We are going to make this project within code.’”

The result is a low-density, high-amenity development that emphasises lifestyle and spatial quality rather than volume.

Each of the six full-floor residences spans around 325 sqm and have three bedrooms, an MPR, ocean-facing balconies, and interiors inspired by the Fishers' global travels.

All residences have access to a suite of wellness-focused communal spaces, including a pool, gym, and cold plunge facilities - features reflective of the Fishers’ personal lifestyle, which Pezet describes as “heavily wellness-oriented.”

“They're both incredibly into wellness - they eat super clean, they exercise, they ice bath - and you'll see that as a reflection in the project's amenity but also in the way they live their life,” he said.

With prices ranging from $5.25 million to $7.1 million, Pescado is targeting a narrow but clearly defined buyer pool.

"We've still had an incredible amount of interest from baby boomers, but there have been younger people that have been inquiring also," said Pezet.

A "passion project" not to be repeated: Inside DJ Fisher's Pescado Palm Beach with Jayde Pezet

Melbourne developer Central Equity is reviving its Surfers Paradise tower that was shelved three years ago due to escalating construction costs.

Central Equity, HIA Victoria's most awarded apartment developer—known for projects such as Melbourne Grand, Southbank Place, and Victoria Tower—has completed over 80 developments.

Back in 2022, the plan was for Pacific One, a 56-level tower comprising 486 dwellings. Although sales began successfully, it soon became clear the project was no longer feasible due to rising construction costs.

Now, there are renewed hopes that the skyscraper—set on a prime 3,259 sqm corner site at <a href="/new-apartments/corner-of-frederick-street-garfield-terrace-surfers-paradise">Frederick Street and Garfield Terrace</a>—will go ahead.

Central Equity has returned to the drawing board with architecture firm Marchese Partners, submitting a revised proposal for a 52-level tower with 347 apartments. The new design features six podium levels, up from the two originally approved. That will home the 387 parking spaces, rather than in basement-level parking, a costly and timely exercise.

A pre-lodgement meeting was held with the Gold Coast City Council before the recent application. Council supported the podium height, and identified reservations about the dark-glazed appearance, recommending finishes that complement the residential coastal character.

"In response to the above items raised, the development was revised to incorporate a more subtropical, coastal design palette with more incorporated articulation and recesses and deep planting," town planner Urbis noted in their submission.

Marchese Partners said in their submission that while&nbsp;the redesign of the development has been approached holistically, the design changes largely relate to the podium levels and tower base.

"The tower design remains primarily the same, with only minor revisions to the central column design. Given proposed increase in podium height, careful consideration has been given to the design strategy of these levels to ensure the tower base positively contributes to the streetscape character and coastal environment."

They said the podium design has been cleverly revised to emulate residential dwellings, by incorporating balconies and glazing with false windows.

"This creates the appearance of residential dwellings while also creating visual interest through balconies of varying height, width and depth and integrated landscaping. This in turn softens the overall appearance of the podium, reducing visual bulk and positively contributing to the development character of the area while maintaining the anticipated development intensity for the zone."

The extensive amenity that was on offer in the original building has been reduced.

Previously known as the Pacific Club (below), the sixth level will still feature two swimming pools, cabanas, barbecue areas, an indoor and outdoor gym, sauna, and a club lounge. Gone however is the exclusive rooftop club, reserved only for the use of skyhome and penthouse residents. There had been plans for a glass-edge pool, gym, sauna, and alfresco dining spaces.

When Pacific One launched, Central Equity Executive Director, Karl Kutner, said the market had been starved of the type of dwelling mix being offered in the development.

"There's not many projects at the moment in this location that offer one, two, three and four-bedroom apartments," Kutner said.

It is nearly two decades since Central Equity acquired their first block on Frederick Street. They had planned a more boutique building before acquiring several neighbouring properties to create a 19-lot compound.

The new tower will be Central Equity's first outside of Melbourne.

The Gold Coast has recorded the strongest unit price growth in the country over the past five years.

According to the latest data from Cotality, the median unit value on the Gold Coast is now just under $850,000. If compared to capital city median prices, it would rank second only to Sydney, where the median sits at $855,000.

However, the style of new apartment developments is pushing many buyers out of the market, with few projects offering homes under the $1 million mark. When they do, these more affordable options are typically the first to sell.

Malaysian-backed developer <a href="/developers/mrcb">MRCB</a> has secured planning approval for Maris, its Southport tower offering a mix of just one and two-bedroom apartments, aimed at addressing the region’s growing need for affordable housing.

<a href="/new-apartments/maris-southport-20-queen-street-southport">Maris</a>, a 20-level building,&nbsp;will bring 180 new apartments to 20 Queen Street, in the&nbsp;Southport Priority Development Area.

The approval aligns with both the Queensland Government’s Homes for Queenslanders strategy and the Federal Government’s National Housing Accord, which aims to boost housing supply in key urban centres.&nbsp;

With 92 one-bedroom and 88 two-bedroom apartments, the development delivers a rare configuration mix in the local market, where larger and more luxurious units have recently dominated.

This new housing stock is designed to be more accessible for first home buyers, downsizers who don't have significant budgers, and key workers — a key focus in the context of a nationwide housing shortage.

The tower, designed by Plus Architecture, places a strong emphasis on verticality and textured facades, enhanced by a natural, earthy colour palette.&nbsp;

The approved plans include a three to four-level podium that will home car parking and a communal recreation deck with a swimming pool, sauna, gym, and barbecue areas.

Lush landscaping across podium levels will soften the structure’s visual impact and provide a more human-scale experience at street level, contributing positively to the urban character of Southport.

The 63-metre building height represents a notable uplift from the previous 43-metre limit approved on the site in 2016. Planning consultants Urbis argued successfully that the tower’s scale and design align with the overarching vision for Precinct 3 of the PDA, and the approval now confirms that view.

Strategically located just steps from Broadwater Parklands Station and several bus routes, the site ensures strong public transport connectivity, while offering north-facing apartments with uninterrupted Broadwater views.

The Southport project is MRCB’s second foray into the Gold Coast apartment market, following the $500 million 26 Vista tower in Surfers Paradise. That development is over 80 per cent sold of its 280 apartments.

MRCB International is a wholly owned subsidiary of Malaysian Resources Corporation Berhad (MRCB), a publicly listed developer with a strong track record in urban regeneration and infrastructure delivery across Southeast Asia.

The Sundale Motel, currently occupying the 1,743 sqm site, will soon be demolished, paving the way for construction commencement later this year.&nbsp;

MRCB greenlit for Maris, Southport apartments

Busy Gold Coast developer Dankav is on a one-man mission to turn Mermaid Beach into a thriving new lifestyle precinct—one development at a time.

Having recently completed The Oxley on Lavarack Road, which is already serving as a key hub for one of the Gold Coast's most popular suburbs, Dankav, led by developer Daniel Veitch, now has plans for another similar project.

They’ve secured the 4,095 sqm site of the Mermaid Beach Shopping Village at 2375 Gold Coast Highway—a site that hasn’t traded in 14 years—and have filed plans for <a href="/new-apartments/the-alfred-2375-gold-coast-highway-mermaid-beach">The Alfred</a>, a new mixed-use village featuring 80 apartments and several hospitality venues, strategically located just a stone's throw from the new Mermaid Beach South light rail station.

Dankav enlisted BDA and J.AR Office to design the seven-level building, which will house 80 one- and two-bedroom apartments.

In their submission to the Gold Coast City Council, the architecture firms noted that “an opportunity exists to create a flagship mixed-use development that redefines the urban experience along the Gold Coast Highway.”

“Through considered analysis of the existing context of this area of Mermaid Beach and the envisaged potential for adjoining urban redevelopment, this design outcome will result in the addition of an elegant and visually interesting mixed-use tower with a highly active ground plane, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the ever-emerging light rail corridor of Mermaid Beach.”

The design proposition, they said, “provides a clear strategy of a generous and active ground plane, defined sight lines, visual permeability and creates a focus on the public realm.”

“A central atrium creates a human-scale and sub-tropical environment, extending the public realm into the site with connections to the existing street pattern. Above this sits a luxury residential tower which leverages the abundant amenity in the podium.”

Daniel Veitch founded <a href="/builders/dankav-developments" target="">DANKAV</a> in 2006 and has completed several new developments in Mermaid Beach, the most recent being Mali, 52 apartments on Alexandra Avenue that were completed in 2021.

The team is approaching completion of LAANI, Mali's sister development just 200m down the road. LAANI will comprise 48 large-scale apartments which have been popular with local empty nesters and downsizers, LJ Hooker's&nbsp;Dean Muldoon, who is handling sales, says.
