Sydney's top 15 new apartments developments set to launch in 2026

Developer-builder <a href="https://www.apartments.com.au/developers/dasco-australia">DASCO</a> has pushed beyond the now-standard inclusions of rooftop pools and landscaped podiums at its recently launched new Epping project, Senso.

It has laid out over 4,000 sqm of resident-only amenity in a move designed to compete directly with low-density housing on livability, not just density. The result is a development that supports genuine daily use through purposeful spaces distributed across its five-building, 479-apartment precinct.

Two rooftop pools form the anchor of Senso. One is a 27-metre lap pool adjoining a heated spa, designed for everyday fitness rather than just summer leisure. The second sits on a lower podium, allowing different buildings to share in vertical access and reducing crowding during peak times.

It is the secondary spaces that start to distinguish Senso from other large-scale suburban projects. A rooftop cinema is integrated into a landscaped terrace, offering open-air screenings with natural ventilation and passive cooling.&nbsp;

The inclusion of a “sensory walk”, an elevated boardwalk that threads through the site, suggests a rare investment in non-commercial, non-essential amenity: space for quiet movement that doesn’t double as access or traffic circulation.

The gym and wellness centre, often relegated to a small ground-floor room in many builds, takes on more substance here. Residents have access to a fully equipped gym, as well as outdoor yoga areas and meditative zones that integrate greenery and natural light.&nbsp;

The Club Lounge is similarly designed to support multiple use cases, with a private dining terrace, kitchenette, workspace, and lockable wine storage. These aren’t superficial additions; their scale and spatial allocation indicate serious intent for frequent resident use.

Importantly, Senso’s amenities are embedded within a site that spans more than 10,000 sqm, allowing for better separation between spaces and reduced noise spillover, a critical but often overlooked factor in high-density developments. This spatial generosity also enables multiple alfresco kitchens and communal terraces without compromising individual privacy or usable space.

While many developments make claims about lifestyle, few back it with this level of built infrastructure. Senso’s mix of dedicated fitness, wellness, social and passive green spaces suggests a conscious response to the post-pandemic shift in housing expectations, especially among owner-occupiers.&nbsp;

Following the proposal by the Minns Labor Government to rezone Parramatta Road to create up to 8,000 new homes, prominent developer Ceerose has gone to the NSW Gov to increase the density of its new mixed-use residential building in Leichhardt.

<a href="https://www.apartments.com.au/builders/ceerose">Ceerose</a>, founded by Edward Doueihi nearly three decades ago, has filed plans for 154 apartments above ground-floor retail at 307-315 Parramatta Road, a key corner site near Norton Street, the main high street strip in Leichhardt.

It's an upsize from the previously approved scheme of 63 apartments across a seven-storey building.

The project is being advanced through the State Significant Development (SSD) pathway, with concurrent rezoning sought to facilitate the proposal. The 10-storey development would rise over a four-level basement and deliver two retail tenancies, one a larger-format offering and the other a smaller “hole in the wall” space, addressing the Parramatta Road frontage. 21 of the apartments are dedicated as affordable housing.

According to the Urban Design Report by Architecture AND, the scheme includes a podium and tower configuration, with a fine-grain, two-storey parapet street wall that references the traditional shopfront rhythm along the corridor. “An elegant tower form is proposed, combined with a characterful two storey frontage... articulating it as two related buildings, providing consistency with the rhythm and grain of Parramatta Road,” the report notes.

The residential component is split across two slender towers set back from the street edge, a design move aimed at preserving solar access and reducing perceived bulk. This massing strategy also seeks to improve residential amenity by focusing scale toward the quieter northern interface, away from Parramatta Road’s noise and pollution.

Architecture AND has worked with Ceerose on previous Inner West projects, and cites a deep familiarity with the local character. Their design draws heavily on context, heritage, and sunlight access considerations, and engages with the Inner West Council’s “Our Fairer Future” strategic planning framework.

The site spans 2,712 sqm and is located near key intersections with Catherine Street, Hay Street, and Redmond Street. It adjoins a public carpark to the north and is within walking distance of Stanmore and Petersham stations. It is also flagged in state and local planning strategies, including the Parramatta Road Corridor Urban Transformation Strategy, as a suitable candidate for increased density.

Ceerose recently completed The Alex Collective on McEvoy Street in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.

The Parramatta Road corridor is coming to life with the proposed rezoning which is serviced by a significant number of bus, light rail and train routes.

Deicorp is progressing with its $1.8 billion <a href="https://www.apartments.com.au/new-apartments/kings-bay-village-five-dock-53-75-queens-road-five-dock-nsw-2046">Kings Bay Village</a> precinct on Parramatta Road in Five Dock, as is <a href="https://www.apartments.com.au/news/nsw/toga-to-push-on-with-five-dock-mixed-use-masterplan">TOGA further down the street</a>. Those two projects alone will bring nearly 2,000 new homes to Parramatta Road.

First look: Ceerose plots mixed-use Leichhardt development on Parramatta Road

North Sydney's landmark 'SBS Building' on Alfred Street is set to be demolished to make way for a new mixed-use residential tower in the booming North Sydney.

Commercial property group FiveX is behind the plans for a <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">39-storey tower</a>, the latest project to advance under the NSW Government’s Housing Delivery Authority pathway.

They are proposing 184 apartments above retail spaces, which will replace the existing 20-storey commercial building. FiveX was set up more than five decades ago by Joshua and Marko Berger. It is currently led by Joshua's son Lesli.&nbsp;

According to the Architectural Design Report by <a href="https://www.apartments.com.au/architects/fjc-studio">FJC Studio</a>, the slender tower form has been deliberately designed to respect the site's transitional setting at the southern gateway to the North Sydney CBD, where high-rise towers give way to lower-scale residential precincts.

"The slender tower form and articulated podium establish a respectful relationship with nearby heritage and low rise buildings, including the Whaling Road Heritage Conservation Area,” the architecture firm noted, adding that the tower “completes a missing link in the urban fabric” while enhancing the Alfred Street streetscape.

The proposed building will include a mix of one-, two- and three-bedroom apartments, with 15 percent of the gross residential floor area allocated as affordable housing. There is an agreement already in place that those apartments will be managed by Evolve Housing.

The project aligns with broader state housing objectives, including the National Housing Accord target of delivering 1.2 million new homes by 2029. The Scoping Report filed with the State Significant Development Application (SSDA) suggests the site "presents no impediments to rapid delivery,” with construction able to commence within 12 months of receiving consent.

North Sydney has been one of the most popular suburbs in Sydney for new and off the plan apartment development, but hasn't had the supply to keep up with demand, until recently.

AURA by Aqualand was, for a long time, the only off the plan apartment building on the market. That completed last year, and has sold the majority of its 386 luxury apartments. Recently ALAND launched <a href="https://www.apartments.com.au/new-apartments/the-walden-173-179-walker-street-north-sydney-nsw-2060">The Walden</a> on the same street, selling over $100 million within just a few hours of its launch, while developer CASA also launched&nbsp;<a href="https://www.apartments.com.au/new-apartments/the-mclaren-north-sydney-45-mclaren-street-north-sydney-nsw-2060">The McLaren</a>&nbsp;in the same precinct.

First look: Fivex plans 39-storey residential tower in booming North Sydney

Kokoda Property Group has announced the Sydney-based Versatile Construction as the builder for its landmark $1.5 billion <a href="https://www.apartments.com.au/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe-qld-4005">Teneriffe Banks</a> precinct.

Construction of the 17,612 sqm site is scheduled to commence in December 2025 and is expected to be delivered in stages from 2028. Once complete, <a href="https://www.apartments.com.au/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe-qld-4005">Teneriffe Banks</a> will comprise 212 residences across four architecturally distinct buildings, alongside Brisbane’s first Kimpton Hotel, extensive retail, hospitality, and wellness amenities.

Kokoda Property Group Founder and Managing Director, Mark Stevens, said appointing Versatile Construction marks a significant milestone for <a href="https://www.apartments.com.au/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe-qld-4005">Teneriffe Banks</a>.

The Morrison government <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-09-04/pitt-committs-no-more-buybacks-creates-new-water-compliance-body/12627758" target="_blank">today</a> declared it will axe buybacks of water entitlements from irrigators, placating farmers who say the system has <a href="https://www.smh.com.au/politics/federal/murray-darling-water-woes-strip-another-100-jobs-from-drought-hit-rice-towns-20191126-p53e9k" target="_blank">damaged</a> their livelihood and communities.
Instead, Water Minister Keith Pitt says the government will scale up efforts to save water by upgrading infrastructure for farming irrigators in the Murray Darling Basin.
The move will anger environmentalists, who say water buybacks are vital to restoring flows to Australia’s most important river system. It also contradicts <a href="https://theconversation.com/recovering-water-for-the-environment-in-the-murray-darling-farm-upgrades-increase-water-prices-more-than-buybacks-145289" target="_blank">findings</a> from the government’s own experts this week who said farm upgrades increase water prices more than buyback water recovery.
The government has chosen a route not backed by evidence, and which will deliver a bad deal to taxpayers and the environment.

<h2>A brief history of water buybacks</h2>
Farmers along the Murray Darling are entitled to a certain amount of river water which they can use or sell. In 2008, the federal Labor government began buying some of these entitlements in an open-tender process known as “buybacks”. The purchased water was returned to the parched river system to boost the environment.
In 2012, the Murray Darling Basin Plan was struck. It stipulated that 2,750 billion litres of water would be bought back from irrigators and delivered to the environment every year. The buyback system was <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2011-06-02/windsor-report-slams-murray-darling-authority/2742822" target="_blank">not universally supported</a> – critics claim buybacks increase water prices, and hurt farmers by reducing the water available for irrigation.
The Coalition government came to office in 2013 and adopted a “strategic” approach to water buybacks. These purchases were made behind closed doors with chosen irrigators.
In <a href="https://www.anao.gov.au/work/performance-audit/procurement-strategic-water-entitlements" target="_blank">a review</a> of these buybacks released last month, the Australian National Audit Office found many of these taxpayer-funded deals were not good value for money.
The federal government ordered the review after <a href="https://www.tai.org.au/sites/default/files/P959%20A%20little%20more%20valuation%20%255bWeb%255d.pdf" target="_blank">controversy</a> involving the 2017 purchase of water from two Queensland properties owned by Eastern Australia Agriculture.
The government paid A$80 million for the entitlements – an amount <a href="https://www.northerndailyleader.com.au/story/6898970/government-paid-almost-double-for-watergate-buyback/?cs=14480" target="_blank">critics said</a> was well over market value. The deal was also contentious because government frontbencher Angus Taylor was, before the purchase, a non-financial director of the company. The company also had links to the Cayman Islands tax haven.

<h2>Infrastructure subsidies: a flawed approach</h2>
The Coalition government is taking a different approach to recover water for the environment: subsidising water infrastructure on farms and elsewhere. This infrastructure <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/4corners/cash-splash/11289412" target="_blank">includes</a> lining ponds and possibly levees to trap and store water.
The subsidies have cost many billions of dollars yet recover water at a very much higher cost than <a href="https://www.anu.edu.au/news/all-news/stop-wasteful-water-infrastructure-subsidies-for-mdb-%E2%80%93-study" target="_blank">reverse tenders</a>. This approach also reduces the water that returns to streams and groundwater.
 
The justification for water infrastructure subsidies is that they are supposedly less damaging to irrigation communities. But the Australian Bureau of Agricultural and Resource Economics and Sciences (ABARES) concluded in <a href="https://www.agriculture.gov.au/abares/publications/insights/economic-effects-of-water-recovery-in-murray-darling-basin" target="_blank">a report</a> published this week that on-farm water infrastructure subsidies, while beneficial for their participants, “push water prices higher, placing pressure on the wider irrigation sector”. This is the very sector the subsidies purport to help.
So why would the government expand the use of water infrastructure when it costs more and isn’t good value for money? The answer may lie in this finding from the ABARES report:

Irrigators who hold large volumes of entitlement relative to their water use (and are frequently net sellers of water allocations) may benefit from higher water prices, as this increases the value of their entitlements.
Farmers with limited entitlement holdings however may be adversely affected, as higher water prices increase their costs and lowers their profitability.
</blockquote>
In other words, the “big end of town” benefits – at taxpayers’ expense – while the small-scale irrigators lose out.
<h2>Missing water</h2>
Adding insult to injury, the Wentworth Group of Concerned Scientists released a <a href="https://wentworthgroup.org/2020/09/mdb-flows-2020/2020/" target="_blank">detailed report</a> this week showing the basin plan is failing to deliver the water expected, even after accounting for dry weather. Some two trillion litres of water is not in the rivers and streams of the basin and appears to have been consumed – a volume that could be more than <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-09-03/the-mystery-of-the-murray-darlings-vanishing-flows/12612166?nw=0" target="_blank">four times</a> the water in Sydney Harbour.
The Wentworth Group says stream flows may be less than expected because environmental water recovery has been undermined by “water-saving” infrastructure, which reduces the amount of water that would otherwise return to rivers and groundwater.
This infrastructure, on which taxpayers have spent over A$4 billion, has not had the <a href="https://www.sciencedirect.com/science/article/pii/S092134492030077X" target="_blank">desired effect</a>. Research has found those who receive infrastructure subsidies increased water extractions by more than those who did not receive subsidies. That’s because farmers who were using water more efficiently often planted thirstier crops.

<h2>We deserve better</h2>
It’s clear taxpayer dollars are much better spent buying back water entitlements, through open tenders, rather than subsidising water infrastructure. We can, and must, do <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/1467-8489.12288" target="_blank">much better</a> with water policy.
Today, the federal government has doubled down on wasteful spending at taxpayer expense – in a time of a COVID-induced recession.
So what is on offer from the Morrison government? Continuing to ignore its own experts’ advice and delivering yet more ineffective subsidies for water infrastructure. Our rivers, our communities, and all Australians deserve much better.

Morrison government plan to scrap water buybacks will hurt taxpayers and the environment

Farming families and communities in Queensland’s remote north are being left behind by the digital economy, putting them at significant social and economic disadvantage.
Our <a href="https://www.cairnsinstitute.jcu.edu.au/connectivity-and-digital-inclusion/" target="_blank">report</a>, launched in Cairns today, details the impacts of low levels of “digital inclusion” among farmers in Far North Queensland (FNQ), for whom reliable internet connection is not a given.
People in rural and remote areas – including Indigenous communities – score much lower than urban Australians on the <a href="https://digitalinclusionindex.org.au/" target="_blank">Australian Digital Inclusion Index</a>. This index – which measures access to technology, affordability of connections, and digital ability – shows that North West Queensland (which includes FNQ grazing lands) is one of the least digitally included regions in Australia.
The index also shows that farmers have lower digital inclusion scores than others in similar socioeconomic circumstances. Farmers’ experiences of digital exclusion are therefore worthy of investigation.
While some Australian farmers are getting online and adopting various forms of agricultural technology such as drones, sensors and automated vehicles, many are being left behind. Given that a <a href="https://www.industry.gov.au/data-and-publications/australias-tech-future" target="_blank">2018 federal government report</a> on Australia’s tech future predicted that agriculture will be transformed by digital technologies, it is important to understand how best to help farmers in remote areas get on board.

Our research revealed a range of findings about the impacts of low levels of digital inclusion for FNQ farmers. Here are four of the main insights from the report.
Farmers pay more for less
Challenges with unreliable services, network congestion, slow internet speeds, and data caps in rural and regional Australia are <a href="https://theconversation.com/regional-australia-is-crying-out-for-equitable-access-to-broadband-69711" target="_blank">well documented</a>. In rural FNQ, mobile, internet and landline connections are often intermittent or drop out altogether. Therefore, many farmers “layer up” on service plans and devices.
For example, a FNQ farming family may have several mobile phones and plans with different providers, a satellite phone and plan, a home landline, and a wireless or satellite connection to the National Broadband Network (NBN). An urban family, meanwhile, may have just one provider that guarantees access and unlimited data to all devices in the household. Farmers pay more for less.
Data is scarce in remote households
Data scarcity is also an issue for farming families, particularly in remote households with only satellite internet connection. Unlike the unlimited fixed-line NBN plans available in urban areas, plans using NBN’s <a href="https://www.nbnco.com.au/corporate-information/media-centre/media-statements/lift-off-for-first-nbn-satellite" target="_blank">Sky Muster</a> satellite are capped, and often more than half of the data is only available in off-peak times, such as between midnight and 7am.
This affects how remote families live, and limits people’s access to digital opportunities. Farming women in particular have to monitor the data consumption of adults, kids, workers, and visitors – often there is not enough to go around.
Deciding what digital activities (banking, homework, job-seeking, video-calling) to prioritise – and who misses out – can be stressful and contentious.

Farmers need to be online to comply with the law
To meet their <a href="https://www.mla.com.au/meat-safety-and-traceability/red-meat-integrity-system/about-the-livestock-production-assurance-program/lpa-accreditation/" target="_blank">accreditation requirements</a>, FNQ cattle producers must complete online modules on various topics including biosecurity, transport methods, and animal welfare. Complying with <a href="https://www.qld.gov.au/environment/land/management/vegetation/clearing" target="_blank">vegetation clearing laws</a> also involves accessing <a href="https://www.qld.gov.au/environment/land/management/vegetation/maps/map-request" target="_blank">maps</a> that are only readily available online. Many farmers struggle to gain access to the internet, log in on a suitable device, navigate the online platforms, and complete the mandatory training. Many therefore risk noncompliance.
For similar reasons, some graziers are resisting digitisation of the <a href="https://www.nlis.com.au/" target="_blank">National Livestock Identification System</a>, which is used to track the movement of cattle nationally. This system is essential for biosecurity, meat safety, product integrity, and market access. Breaches to the system could have catastrophic consequences for the beef industry, for instance in the event of a freeze on the wider movement of cattle.

The network is essential
FNQ farmers rely on mobile and internet coverage across properties and between townships for all sorts of activities, from coordinating the everyday school run to responding to an emergency such as a bushfire. Although two-way radios still play an important role in emergency response, people can only respond if they are in range.
In many instances, FNQ farmers can only access reliable phone or internet from their house or the nearest township. While the national <a href="https://www.communications.gov.au/what-we-do/phone/mobile-services-and-coverage/mobile-black-spot-program" target="_blank">Mobile Black Spot Program</a> is helping to bridge gaps in mobile phone service along major road routes, affordable solutions are needed to beam wifi signals substantial distances from the house.
What can we do to help?
There are several things government and industry could do to help improve digital inclusion in FNQ agricultural communities:
<ul>
<li>Improve mainstream telecommunications and internet infrastructure, and embrace alternative hardware solutions in communities and on properties. For example, <a href="https://www.wi-sky.com.au/" target="_blank">Wi-Sky</a>, which began as a rural cooperative, has built its own towers to offer alternative internet plans to locals in several remote sites in Queensland and New South Wales.</li>
<li>Redefine affordability to take account of the “layering up” phenomenon when developing telecommunications policy at all levels. Current methods to determine affordability do not accurately reflect the true cost and value for money of digital connectivity in rural areas. Telecommunications companies could revise their plans to give their rural customers better value for money, for instance by offering tailored mobile plans for intermittently heavy data users who are out of range for long periods.</li>
<li>Boost farmers’ digital ability to help them do business in the digital economy. Targeted digital ability programs could foster specific skills that farmers want and need, such as using the livestock identification system. These programs could be delivered in partnership with industry organisations such as <a href="https://www.agforceqld.org.au/" target="_blank">AgForce</a> that already have people on the ground in rural and remote areas.</li>
<li>Finally, give farmers a voice. Our policy-focused report was accompanied by two other reports focusing on <a href="http://accan.org.au/grants/completed-grants/1432-connectivity-and-digital-inclusion-in-far-north-queensland-agricultural-communities" target="_blank">participants and particular case studies</a>. Farmers are telling us what they need to take part in the digital economy. It’s up to government and industry to listen, and to work with communities to devise solutions for improved access, affordability and digital ability.<img src="https://counter.theconversation.com/content/121743/count.gif?distributor=republish-lightbox-basic" alt="The Conversation" width="1" height="1">

Farmers in Far North Queensland are being left behind by the digital economy

Queensland cattle farmers affected by flooding are being urged to contact their banks by the Australian Banking Association (ABA).
The Australian Banking Association CEO Anna Bligh said Australia’s banks stood "ready to help" farmers, including cattle farmers, who have been devastated by floods over the last few days and urged anyone needing assistance to contact their bank directly. 
“After suffering through an extensive drought, many Queensland Cattle farmers have now been cruelly devastated by these floods,” Ms Bligh said. 
“Banks stand ready to help cattle farmers and others affected by these floods and other natural disasters through deferred loan repayments, waiving fees and other arrangements.
“Banks have dedicated hardship teams ready to assist, however it’s important that customers contact their bank directly to flag they are experiencing hardship,” she said. 
Services on offer to customers who have been affected by natural disasters or other circumstances beyond their control can include: 
<ul type="disc">
<li>A deferral of scheduled loan repayments</li>
<li>Waiving fees and charges, including break costs on early redemption of Farm Management Deposits</li>
<li>Debt consolidation to help make repayments more manageable</li>
<li>Restructuring existing loans free of the usual establishment fees</li>
<li>Deferring interest payments on a case-by-case basis</li>
<li>Offering additional finance to help cover cash flow shortages</li>
<li>Deferring upcoming credit card payments</li>
<li>Increasing emergency credit card limits</li>
<li>Waiving early termination fees for customers who wish to access their term deposits.</li>
</ul>
