Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

A design can now be put to the news reported upon during late 2014 concerning Brady Group's latest intended Melbourne project. 280 Queen Street has been in and out of planning for the best part of four years, but with the news that Brady Group is the <a href="http://www.smh.com.au/business/brady-group-push-to-develop-80level-queen-street-tower-20141111-11k5jn">intended developer</a> of the mid-CBD site, the chances of the current scheme progressing beyond approval have increased dramatically.

Weighing in at over 250 metres in height and located in an elevated part of the CBD, 280 Queen Street may become one of the more prominent buildings to grace Melbourne's skyline in years to come. Or even sooner as according to the article linked above Brady Group intent to proceed with the project in a relatively short time-frame.

<h2>Apartments and penthouses</h2>

Dwellings within the project begin within the podium, fronting both Little Lonsdale to the north and Queen Street to the west. Beyond the podium a generic floor plan covers levels 9-35 and 37-63 where 9 apartments per floor is the norm, split between one and two bedroom options.

Sitting atop the penthouse floors is a split level custom designed penthouse located over levels 76/77. The lower floor contains 290.2sqm of internal space while the upper floor contains 265.6sqm, allowing a sizeable dwelling with unimpeded views given there are no towers of equal height either existing or planned nearby.

<h2>Finlay Lane retained</h2>

There is an existing easement along the east boundary that joins with Finlay Lane, an ‘L’ shaped service lane, which connects to Queen Street. The existing easement and Finlay Lane provide rear access to the adjoining buildings. The lane is covered in registered street art. The proposed development seeks to maintain a predominately hard edge to this boundary with openings for vehicle access and loading. This will provide opportunities for future street art along the majority of these walls, maintaining the existing character of this lane.

<h2>Previous incarnations</h2>

Peddle Thorp have been active on the site in question for some years, initially devising a scheme for an office tower in excess of 200 metres, carrying a dappled facade. That particular scheme was superseded by another Peddle Thorp design which gained approval during 2013.

Championed by developers with little experience, the site lent itself to being onsold post approval resulting in the third and current version up for approval.

Image © Peddle Thorp</figcaption></figure>Also worthy of mention is that the current proposal for 280 Queen Street includes inactive precast panels to its eastern facade, reaching mid way up the tower. This is likely in response to the adjoining property at <a href="/buildings/399-little-lonsdale-street-melbourne">399 Little Lonsdale Street</a> which is also subject to a current 200 metre planning application.

399 Little Lonsdale Street's western-facing facade is also heavy with precast elements, albeit slightly activated with the sparse use of windows. Both proposals almost butt one another; the use of precast panels may go some way to mitigating concerns planning authorities may have about proximity.

With a bowed northern aspect and slanted roof profile, it adds more to the skyline than merely another rectangular box. Viewed from east and west, the asymmetrical apex is a worthwhile design feature.

Conversely the podium as presented in the renders looks less than ideal. In a case of 'misconstrued' rendering what looks to be a large blank orange volume is actually timber screening over activated levels while the yellow protrusion above the main entry is gold metal cladding. Fair to say it's quite hard to conceptualise the qualities of the podium based on the render above.

On the face of it the podium doesn't slot seamlessly into its surrounds.

Regardless Peddle Thorp have made the immediate area their own with 280 Queen Street joining the completed Melbourne Star and Melbourne Sky apartment towers (both Brady Group projects), in addition to <a href="/developments/melbourne-vic-3000">278 Little Lonsdale</a> which is at planning. Add the under construction Vision and the Brady Group-Peddle Thorp alliance is defined by a handful of deep blue towers dominating the area.

Planning Application: 280 Queen Street, Melbourne

Today we look at a planning application for a 59-storey residential tower on the site of Phillip Shirts at 274-276 Little Lonsdale Street. The Peddle Thorp-designed tower would join two other recent projects for Brady Corp in Melbourne Sky and Melbourne Star as it shares a boundary and obscures the latter's eastern wall.

The existing façade will be retained along the Little Lonsdale Street frontage and will continue along Zevenboom Lane for approximately 17.4 metres. A good outcome considering it has been identified as having little heritage significance.

Whilst it is noted this façade has not been heritage listed, it is considered that this existing façade contributes positively to the streetscape (including in terms of scale and rhythm of window openings) and is worthy of retention to enhance the streetscape address of the site. A wrap of two ground level retail tenancies addresses the Little Lonsdale Street and Zevenboom Lane corner. The main entry lobby, loading facilities and other ancillary services complete the ground floor with bicycle parking and car parking reserved for the four basement levels.

The proposal lies in a quarter of the city currently undergoing a significant transformation with projects such as <a href="/buildings/eporo-tower-279-la-trobe-street-melbourne">Eporo Tower</a>, <a href="/buildings/the-carlson-321-la-trobe-street-melbourne">Carlson Tower</a> and <a href="/buildings/la-trobe-tower-323-la-trobe-street-melbourne">Latrobe Tower</a> to the immediate north and <a href="/buildings/380-melbourne-380-lonsdale-street-melbourne">380 Lonsdale Street</a> to the south. 278 Little Lonsdale would be one of the taller buildings in the area as illustrated by the diagram below:

<figcaption>Existing building heights diagram. © Peddle Thorp</figcaption></figure>This wouldn't be of concern unless you factor in the site footprint relative to some of the other towers of similar height. At 735sqm the site is significantly smaller than the foortprints of Melbourne Central and the future development at 380 Lonsdale Street. These towers also have frontages along major CBD streets whereas the development is within a largely small scale 'neighbourhood' defined by red brick low-rise buildings bisected by a network of laneways.

<h2>The Tower</h2>

The main tower element rising behind the retained facade shares an aesthetic quality with its older yet shorter siblings to the west. Sheer glazed curtain walls are interrupted by the revealing of balconies behind.

Similarly to Australia 108 the facade features a stripped gradation from top to bottom with the stripes becoming incrementally more contracted towards the tower's pinnicale. This volume above a 'podium' with a furrier treatment involves a bronze coloured veil similar to original designs for another Peddle Thorp design, Vision tower at 500 Elizabeth Street. This splash of colour continues to the western boundary of the tower in the form of solid spandrels which rise up the remainder of the tower.

<h2>Comment</h2>

The proposed development continues the recent trend of large scale high-rises encroaching on the relatively low scale streetscapes which define Melbourne's 'Little' streets and laneways. I've always been a proponent for skyscrapers in the CBD, I won't shy away from that fact, however I don't consider developments of this scale to be appropriate responses to the character and grain of these areas.

The footprints of these sites is generally much smaller than the larger sites on the primary CBD streets. This results in narrow skyscrapers with two shared boundaries that if built to the extremity as usually tends to occur, creates a 'wall' effect that is amplified on much smaller streets from a pedestrian perspective.

I don't consider this to be a desirable outcome and would invite anyone to tell me otherwise or convince me that these are the type of streets we wish to create moving forward. The benchmark for development in these smaller scale streets should be the more modest additions found on McKillop Street or Hardware Lane - unobtrusive yet worth tilting your head up to appreciate. Leave the big towers to the major streets and their intersections.

Planning Application: 278 Little Lonsdale Street, Melbourne

Urban.com.au has in the past <a href="/news/the-quandry-that-is-hopkins-street-precinct">lamented the state of flux</a> that had settled upon Footscray's Joseph Road Precinct; 15 hectares of private landholdings and public areas set for intense urban regeneration. With no obvious intent from local developers to kick start proceedings and a distinct lack of infrastructure investment in the area, progress was non-existent.

During 2014 a rash of site sales within the precinct coincided with the influx of tigerish Asian-based developers en masse, ready and willing to push paper developments toward reality. In addition to <a href="/buildings/boat-house-2-joseph-road-footscray">2 Hopkins Street</a> and <a href="/buildings/victoria-square-8-hopkins-street-footscray">8 Hopkins Street</a> which were offered for sale, Austpac elected to offload the largest approved Joseph Road Precinct development, <a href="/buildings/riverina-22-hopkins-street-footscray">18-24 Hopkins Street</a>.

<figcaption>20 Moreland Street Footscray with display suite at the ready</figcaption></figure>The sprawling 1000-apartment, five tower project was reported as not having found a buyer during late 2014, yet that seems to have changed with an Asian-backed developer recently completing works on a sales display suite located within the only existing building onsite.

Behind 20 Moreland Street's dated facade lies a fully equipped, open plan display suite decked out with a predominantly white motif. Although it sits completed, protective covers are present suggesting that it may not be activated for some time yet.

Tract Consultants acted on behalf of Austpac at the time with Peddle Thorp responsible for the overall design. Further amendments were sought and permitted during 2013 with a new planning application for the site received during June 2014.

Curiously enough the 2014 application still remains active with no decision listed on the State Government DTPLI/DPCD website, even though the display suite is ready. It looks likely that a final altered design/layout for 18-24 Hopkins Street will be revealed once marketing commences, whenever that may be.

<h2>Further precinct rumblings</h2>

Elsewhere in the Joseph Road Precinct demolition work continues on the former Le Mans Toyota site. Covering 13,179sqm and designated <a href="/buildings/victoria-square-8-hopkins-street-footscray">8 Hopkins Street</a>, the site was offered for sale with a scheme holding 795 apartments, and was subsequently sold to to a holding company controlled by Chinese-born Guohua Liang <a href="http://www.smh.com.au/business/chinese-developers-snap-up-footscray-sites-20140923-10kvr8">according to Business Day</a>.

Agent Ikon Property states on their webpage that the site, with permit in place, is available for $5,000,000 (exclusive of GST) or less than $37,000 per unit cost. With a flutter of activity is seems that the Joseph Road Precinct is finally due to make an impression.

Seems quite the paradox! A lead image showing a shiny new mixed-use development cut with the title suggesting UNESCO World Heritage listing for the existing Queen Victoria Market. Change is inevitable it seems for the Vic as City of Melbourne yesterday went into overdrive, banging the drums and heralding a second phase of community consultation for the icon's redevelopment.

	<li>Retain and enhance the authentic market character and experience and explore opportunities for new retail, hospitality, events and activities.</li>
	<li>Create a major new public open space for the market and the city’s north.</li>
	<li>Connect Franklin Street to Dudley Street to improve traffic connections around the market, reducing congestion and making it easier for people to move around. Connecting Franklin and Dudley streets will link the market with the central city and surrounding neighbourhood.</li>
	<li>Create land suitable for mixed-use development, with funds raised through the development of land to the market’s south directed to the market renewal project</li>

Here's another question: will the below ground car park entry be within the vicinity of Victoria and Peel? Traffic backs up quite considerably during peak times around the market, surely the new car park facility won't transplant a bank of waiting cars from a barely manageable entry at Franklin Street further north to the intersection of Peel and Victoria. Then again maybe that's nothing new!

As for the expected large-scale, mixed-use development fronting a remodelled Franklin Street and its unnamed counterpart, Peddle Thorp have devised a concept design for the island site and describe it as follows:

UNESCO World Heritage listing for the Vic?

It seemed implausible at the time and that has proven to be the case. Last year Apartments.com.au covered <a href="/news/272-queen-street-in-depth" target="_blank">in detail</a> the near pencil-thin office tower proposed at 272 Queen Street which ultimately gained approval, yet had not advanced beyond that point.

Implausible in that an office tower of 205 metres in height carried a typical floor plate of only 832 sqm. The commercial trend of recent years has drifted toward larger, more economically favourable open-plan floor plates with ANZ Docklands, 720 Bourke Street and 121 Exhibition Street prime examples. In this light it was speculated that 272 Queen Street would go back to project architect <a href="http://www.pta.com.au/" target="_blank">Peddle Thorp</a> for reworking.

That has proven to be the case with the third and most recent site design (above right) now holding approval. The mixed-use site and permit which incidentally has been listed by <a href="http://www.realcommercial.com.au/property-land+development-vic-melbourne-500975255" target="_blank">Paragon Real Estate</a> as for sale via an EOI campaign closing May 9th 2014, would now see a mixed-use development of 210 metres grace the 1288 square metre site. Somewhat odd given <a href="http://www.afr.com/p/business/property/chinese_developer_wins_huge_permit_qxFyYvPida8d1eNmcl6OdL" target="_blank">AFR</a> reported in December 2013 the site was purchased by a mainland Chinese developer for $23.9 million.

Nonetheless where previously 35,561 sqm of office space was available, that number has dropped to 10,000 sqm contained within the lower levels. Consequently 624 apartments have been added with total levels numbering 62, an increase of 12. Assuming there are 50 levels of residential use and floor plates remain at 832 sqm, average apartment size for the complex would equate to over 60sqm, likely indicating a healthy proportion of two bedroom dwellings.

Externally the tower maintains its feature faceted facade addressing Queen Street and Little Lonsdale Street. Gone is the blue facade and mid tower plant level, in their place a glazed, black curtain wall with recessed balconies running the height of the tower component.

272 Queen Street is not alone with the adjoining easterly property at 399 Little Lonsdale Street (above) also currently on the market with <a href="http://cbre.realcommercial.com.au/property-land+development-vic-melbourne-500871539" target="_blank">CBRE</a>. Another Peddle Thorp design, the prospective tower of 39 levels would carry 219 apartments, although there is scope to increase both density and height.

It'll be interesting to see who purchases either site, particularly in the case of 272 Queen Street given its perceived level of stature in the eyes of potential overseas buyers. Early days yet but together these projects have the potential to deliver well over 1000 permanent residences to a generally placid part of Melbourne's CBD.

Most readers would be aware of the AXF Group project titled Sovereign Square which has garnered considerable media attention of late owing to the fact it will become suburban Melbourne's tallest building. Whilst Sovereign Square has moved to public registrations of interest via its <a href="http://www.sovereignsquare.com.au/" target="_blank">website</a>, a raft of other projects in Box Hill are set to rapidly transform the scale and feel of the area.

Looking through the Apartments.com.au database Sovereign Square is one of nine projects in Box Hill and Box Hill North that are at various stages of the development cycle. Together these projects will deliver near 1000 new dwellings to the area.

With established education, health, transport and retail options plus a diversified population base Box Hill also lends itself to a myriad of mixed-use developments. Leading the charge is the currently under construction 20 level, near 80 metre office complex at 913 Whitehorse Road. Built by Grocon for Cromwell Property Group, the 19,680 square metre facility is 97% leased to the Australian Taxation Office and marks a break-out tower for Box Hill both in terms of height anf bulk.

On the hotel scene, 1 Elland Avenue (below left) is currently for sale with a pre-lease for the development's 49 serviced apartments held by City Edge Apartment Hotels, adding further diversity to the City of Whitehorse's primary hub.

The latest proposal for Box Hill comes in the form of a dual tower development designed by Peddle Thorp Architects. At 26 levels the complex may well raise eyebrows in the area due to size and height, yet the approval of Sovereign Square has set a precedent to a degree.

Peddle Thorp's take on the project:

So what will the Box Hill of the future resemble? South Yarra immediately comes to mind, particularly in terms of developing a mini-skyline with similar proportional characteristics - a throng of medium sized towers of 7-12 levels perforated by a handful of high-rise buildings nearing or beyond the 100 metre mark.

The major advantages that Box Hill holds over suburban centres such as South Yarra, Doncaster Hill or Preston is its well established and centralised institutional and commercial sectors which act as strong employment generators for the area, allowing in part apartment developments to flourish. All the ingredients are there for Box Hill to expand immensely, the question posed is how big could Box Hill of the future become?
